David is a great inspector! Very knowledge, detailed, to the point, and goes above and beyond! I hired him twice for my initial inspection and a follow up inspection on my first house to verify that any repairs or issues identified in the first inspection have been properly addressed by the seller before the final closing. In which the seller did not do a good job. And I thank David for catching their mistakes. I definitely saved my self thousands of dollars.

David was very thorough and found discrepancies that I would have never found if it took me years. To say it plainly, “the man knows what he’s doing “. If you’re buying a house it only makes sense to have it inspected. Invest in a little bit of money to protect your biggest investment. Monsivais is the professional you should trust your home with. His reports are very detailed and he will gladly explain anything you have questions about.

Before purchasing a One Year old Beautiful home we hired Monsivias Inspections and I am so glad we did ! Monisivias inspections Saved us over 300k and from a nightmare waiting to happen. This home was beautiful and absolutely perfect to the average buyer. What we could not see was another story.. This home was not built to code and many short cuts were taken . We were willing to pay top dollar for this home and Thanks to Monsivias Inspections in San Antonio we did not. This home was beautiful from the outside and Ugly on the inside. Some of the problems the inspectors found were inside the walls, to the entire stucco exterior needing to be re done due to no weep holes that cause mold in the walls, the roof under-layment that was installed backwards and nothing was to fire code, not even the fire place! The list could go on and on... Who would think a 1 yr old newly built beautiful home could have so many problems. Thankfully We hired the Best Monsivias Inspections were efficient , Through and Communicative. The report, pictures and how they took time to explain there findings exceeded our expectations. We would recommend Monsivias Inspections to all of our friends and family and we definitely will be calling them again when we find our dream home.

David is a very detail oriented inspector. He inspected every square inch of the house including going into the attic and roof. He is very approachable and likes to explain things as he does the inspection. I am a first time home buyer, he was kind enough to help me explain what details to pay attention too along with how to tackle those issues. Davids is also quick in giving the report back, he had it done the same day as the inspection. The report was on point and has given me a better scope of the repairs the house needs before I purchase. Will hire him again if I need another house inspected and will recommend him to my family and friends.Update 2020 - I got David to inspect another property and let me tell you, he did an amazing job in finding details with the property that were not easily visible for the untrained eye. He worked very long hours to get the report done on time as the closing of a home is very time sensitive. If I could give him 10 stars I would. He will be continued to be hired in the future and referred to anyone of my circle of family and friends. Dont think twice with this inspector!

I cannot say enough positive things about this company. Our realtor who has been in the business for >12 years recommended David to us due to years of good service. We are first time home buyers and David helped us to not loose thousands of dollars. He pays attention to details that we never noticed and picked up on multiple short cuts that the renovating contractor took to save money which would ultimately have cost us a lot if it was missed. He worked hard to compile a very detailed report including photos of all the deficiencies he found and sent it to us on the day of the inspection.If you are looking for someone to do a thorough investigation and truly tell you exactly what youre paying for he is the guy. We would definitely be using his services in the future again.

I spent several days on google trying to search for the right inspector. After many phone calls and talking to many inspectors, everything was very overwhelming for me. David was the last person that I called and I immediately knew after my conversation with him that he was the perfect choice. He took the time to explain to me his entire process. And he told me that if I wanted to hire his company, give him a call back to schedule. I told him that I needed to talk to my husband about everything. I seriously sent him a text within 10 minutes and told him that he was hired. Later that day, he sent me an awesome video of him working on a roof. Fast forward to today, our inspection day, David showed up right before our appointment time. He introduced himself and told us what to expect and he immediately got to work. He walked us through the entire inspection and explained everything to us. I was amazed at how thorough he was. After reading all the amazing reviews about his company, it is what I expected, but to actually see it happening was a very good feeling and I knew I made the perfect choice. I would give Monsivais Inspections 6 stars if I could. I had my roof replaced by a roofing company and had some issues that I could see from the ground. I wanted to be sure that the roof was installed correctly before I paid the hefty sum. I contacted Mr. David Monsivais and he came the next day to complete the inspection. He was extremely thorough and very knowledgeable. Very detail oriented and professional. He took a lot of photos of the problems that he found and took extra time to explain his findings. Some home inspectors we have used in the past do not spend too much time on the roof because of the possible dangers, but David inspected the roof thoroughly. The final report was sent to me the very next day and was extremely detailed, well written and organized. I presented the report to the roofing company management and they had no choice but to offer a complete new roof installation because of all the problems detailed on the report. I am so glad I found Monsivais Inspections and I will definitely use their services again. David went above and beyond and I would highly recommend his business.

We have used David on multiple occasions (two inspections before purchasing a home, as well as, an unfortunate roof leak caused by a roofing company we used). He is very thorough in his inspections and has super detailed reports that stay useful for you throughout your ownership of the home. I recommend him to anyone who I know who is purchasing a home and demand my parents use him when they move down here. Additionally, if it was not clear, we chose David to help us evaluate a roof leak as I wanted someone I could trust who performs great, independent work and does it for YOU.An example. When they were repairing my roof, David went on the roof and pointed out items they were doing wrong (they needed to add a better kick out and they were not installing the underlayment correctly). He did that for us. He didnt need to as part of his review (as the review was for interior water damage) but he still went above for us.If you want peace of mind before purchasing a home, hire David immediately. He is SO much more thorough than other inspectors and is a pleasure to work with. He answers any questions you may have and lets you know of any limitations in his knowledge or ability to evaluate anything rather than lie to you. He is a trust worthy, hard working guy, who I will continue to hire in the future.

We first met David when he came to the home we were selling and did an inspection representing the buyers. The home is fairly new and very well built, but he still found issues after a very thorough inspection. Based on that experience, we knew we needed to hire David when we purchased our new property. David did a thorough inspection of our property currently under contract and found issues that I believe others would have missed. He is knowledgeable, honest, and very professional. Thanks to his expertise, the owner of the property is doing important repairs before closing that would have cost us a lot of money!

We needed a home inspector quickly and even though David was booked, he made time for us! He and his colleague showed up on time and were both so courteous, I felt like we were in good hands right away. After the inspection David asked if I would like a summary since it would take until later that evening to receive my report. We sat for about an hour (sorry David) because I had so many questions. David took his time not only explaining but educating me on his findings. When I received his report, I was so impressed with his attention to detail! Its hard to find people these days that are really good at what they do, and and take the extra time to really help you, but David is one of these people! He re-arranged his personal schedule on more than one occasion because he knew we were on a tight timeline. He has all the latest tech to ensure you are getting the most accurate inspection possible, i.e. thermal imaging and foundation survey equipment. I cant recommend his services enough!

Covid precautions taken very seriously. I am not surprised at how many overwhelming 5-star reviews he has. Let me share why I chose 5 stars....David has inspected multiple properties for me and I will continue to hire him as he is consistently efficient, insightful, knowledgeable, and he embodies integrity. Ive been very pleased with all three inspections he has done for me.This last inspection he was an integral part of when I had a re-inspect in which the sellers fix it guy faked a electricians license number. It was Davids feedback that led me to go look up the license which I learned was fraudulent.This experience has brought out the best in this company. He is exactly why you hire inspectors. It saves you from making a large purchase in which people say are repaired but were not. He protects you from fraudulent claims and from bad repair jobs as well.He is thorough and because of that quality, we have caught instances where plumbing was left unconnected and running water was seen under the home (not all inspectors would have caught this).Further, he hires out the termite portion of the inspection and even that guy is incredible! The reports are fantastically detailed so the professional can go in and fix what needs to be fixed. David was wonderful! The property that we are purchasing already had an inspection completed on it a month prior yet we hired David just in case. I’m so happy that we did, he found that the underlayment was not put under the shingles. A HUGE problem and one that was missed by the other inspector. We are trying to buy a second home in San Antonio. We went under contract and our realtor ordered a home inspection. The report came back with NO checking of the foundation for level. Being a 60 year old pier and beam home I demanded that we have an engineer, foundation company, or another inspector look at the level of the home and crawl underneath it. We were getting short on option time and our realtor found David. A reasonable price and next day service to tell us that the foundation is in bad need of repair. Needless to say I am not very happy with the first home inspector. If you are in need of a COMPLETE home inspection hire David. He will inspect and tell you the way it is. Keep up the good work David!!!! If this purchase fails through Ill be calling you.

Mr. Monsivais could not be better. Hes friendly, professional, courteous, and extremely knowledgeable. We had an accepted offer in on a house, and were certain it was the right place for us. However, Mr. Monsivais found several issues that required our attention: improperly installed roof, an HVAC system that was not fully functional AND improperly installed to the point that gas would leak when the valve was engaged, water leaks from the improperly installed roof, and many other problems. Additionally, the house had extremely significant termite damage through about 1/4 of the property, which we learned from EPest, a company that David partners with.Ultimately, we decided to rescind our offer on the house because Mr. Monsivais was honest & straight-forward. What a RELIEF to have not wasted a significant amount of money in purchasing a money pit. We would have been upside-down in the house before we ever got in it, and David kept us from making a horrible mistake.Mr. Monsivais ensured two things from us:1) We will not hire another home inspector unless hes not available in our option period.2) We will recommend him above all others to our friends.Thank you, David. You have helped our family make a great decision during one of the most important periods in our lives.Well be hiring Mr. Monsivais again - hopefully, hell have better news for us the second time around!
