I have lived at Waters for coming up on a year and have absolutely LOVED living there. Management has been extremely responsive with any issues and concerns. The location and price cannot be beat! It is tucked away in its own little canopy of trees.Waters is an older complex. As such, the kitchens are a little tight and the water temperature can be finicky but that is to be expected for the era of construction. Management has been making huge strides in improving each unit. The team is very committed to improving the community and constantly seeks feedback from residents.Lastly, I cannot speak highly enough about the community as a whole. I have made some truly fabulous friends while living here. People are so friendly and open, its easy to become fast friends with your neighbors.10/10 would recommend.

I moved out of this complex several months ago, but I lived at Windsor for a year prior to moving. This is definitely a great place to live. The biggest pros are: 1) location (you can walk to ACL or Trail of Lights; youre also close to a bunch of stores and restaurants in West Lake/Rollingwood); 2) the homey feel of the apartment and complex. You dont even realize youre next to MoPac; 3) The maintenance and office staff. The maintenance team is great, and they fix everything quickly. The office staff rotates people a bit frequently, but most places do. Still, the office always has really nice people.I know some people worry about bugs and pests. There are these black beetles that look like roaches, but they are actually beetles, in the area. However, the apartment does offer pest control. When used alongside a preventative product, I really had only an occasional pest issues. (I hate bugs, so I have a low tolerance, and I felt comfortable there)The apartments themselves are also really nice, with really large porches. The only reasons I left were that I wanted a slightly bigger 1 bedroom apartment with an open kitchen (the kitchens in the 1 bedrooms are a bit small, similar to a galley kitchen). Otherwise, this place was great!

I lived here for 6 months and had a wonderful experience with the management. They responded to repair/maintenance requests with efficiency and speed and everyone in the office is very kind and helpful. The location is fantastic and I loved the beautiful trees that they take care of so well. Would highly recommend making waters At Barton creek your new home.

After reading the reviews ill admit i was skeptical, but i decided to give this place a chance due to its amazing location. Best decision i made! I understand that people can be jaded when they dont get their way and so i take all reviews with a grain of salt. I prefer to make my own judgment and boy im so glad i did. Chad in the office is so great and he will go above and beyond to handle any issues that arise. Maintenience staff is not only prompt but so friendly. The previous managment company i heard wasnt the best but now Chad is in charge for the time being and it has made a whole world of difference.

Moved here cross-country, sight-unseen. I had a few hiccups prior to move-in, but Brian from resprop management was attentive, helpful, and flexible every step of the way. Brian deserves accolades for handling a difficult job with grace and professionalism. My experience with Brian and with Resprop gives me confidence that he & resprop understand how important their business is for their customers well-being.My unit is home-y, spacious, and clean. Located on the second floor, Im sandwiched between an upstairs neighbor and a downstairs neighbor, and I have one shared wall. nevertheless, I havent heard a peep through the walls, ceilings, or floors. My deck/patio is surprisingly large. Since the patio faces outwards from the complex, it is quiet and very private. Its a relief to be able to sit outside with my morning coffee and see nothing but trees.I arrived here with considerable skepticism based on older reviews, but my experience thus far has been positive.Editing for an update -- Brian and resprop departed and the new mgmt co took over. Ben and the rest of the crew have been very helpful and accommodating throughout. Ive paid with a money order every month and meticulously documented each payment.All told it was a really solid place to land and a well priced, conveniently locateded place to live. The pool is awesome too .

I have lived at the Waters at Barton Creek Apartments since January 2019 and will be moving out in October as Im moving out of state. The apartment complex is a great location as its 2 miles from downtown Austin, less than a mile to Zilker Park, and is reasonably close to the Barton Creek Mall. In addition, Trader Joes and Randalls are a mile west of the apartments. The apartments are tucked into the trees at the intersection of Mopac and Bee Caves Rd. Mopac is extremely convenient for heading North to the Domain or South to go to Target and the 360.My one bedroom apartment is spacious and comfy. I think its approximately 700 sq ft, but not sure. The bedroom is large and the walk in closet has washer & dryer hookups. There is also a washer and dryer room on the premises. I like the set-up of the living room and kitchen area, there is a fireplace, and an outside patio.There was a slight hiccup during my time here as ownership change property management companies 3 times from late June to early September. However, Mimie (an owner representative) and the now full time office staff have done a fabulous job during the transition period. The maintenance man, Arturo, is always on top of any maintenance issue. For example, my air conditioner dripped condensation into my shower tub and he came over the same day to fix it. Subsequently, the water heater went out one day and they were able to get a repairman over immediately to restore it. Overall, Ive had a pleasant experience living at the Waters and would live here again if I ever move back to Austin.

Waters is the absolute best apartment complex in close proximity to downtown Austin. Although old, it is well maintained and very affordable, and Zilker Park is within easy walking distance. Angela is by far the friendliest and most understanding manager I have ever encountered in all my years of apartment living!

The most beautiful property & location in Austin, TX. The management is awesome! Property is very clean and the swimming pool is so well kept that you just want to go swimming all the time! Great leasing choice!

IGNORE PAST REVIEWS... this complex has changed management companies and theyre nothing short of amazing now! I met with Tricia who paired me with the perfect apartment that met all of my many needs. She was more than accommodating (of my long and specific list of demands) and was informed about all of the promotions and specials, and believe me there were SO many! I felt like I was taking advantage by accepting all of their generous offers. This place sells itself really... a half mile to Zilker, less than 3 miles to downtown, easy access to Westlake, great pool and gym, and did I mention mountain bikes and kayaks for tenant use? Give them a call. Ask for Tricia. Start loving where you live!

Although I ended up not renting here, I wanted to leave a positive review for Heidi. She was professional, patient, informative and just very sweet. She really listened to my concerns as a prospective renter and tried to troubleshoot with me. I think she has some wonderful ideas for that community.

I have lived at the Waters for 5yrs and through three separate management teams. I can say with full confidence that the current team we have is 5 Stars. Angie & Chris are always taking care of things and thinking ahead to troubleshoot any possible issues. They have brought in so many service upgrades to the community such as package delivery texts; emergency messages for community; dog park upgrades; and community events. The community is a bit older and the reason I cant give it a full 5 Star, but that is no reflection on the team that supports our community.

Enjoyed living there for 2 years. Best location and good staff/maintenance team. Walking distance to Zilker Park and Trader Joes, right next to Mopac but cannot hear the noise from my apartment building. My unit was right next to the pool and surrounded by trees, beautiful. Also, can catch all kinds of pokemons everyday!

Lived here for 7 years. Staff is good ( keeps changing ). Place is getting old and they have started upping their rent because of the location. Overall a nice place especially if you have pets.

Great location right by Mopac on Bee Cave road. It is in the Eanes school district. apartments are great a fairly priced. Great place to live in Westlake!
