I’m giving a five star review. While I did experience some issues, I’m super happy living here. It’s close to campus, it has in unit washers and dryers as well as personal bathrooms, it has a nice pool, and a study room and the employees including maintenance are super friendly and helpful. As far as issues I’ve had, they can mostly be attributed to bad painters that where hired prior to move it, there were drips of paint on the floor and appliances, and the painters broke two of the door in my room and scuffed the floors which sucks, but i don’t blame the complex too much and they have been super helpful about getting it resolved. I have also had a few other minor maintenance issues (leaky sink, issues with toilet flush petal, frayed blinds cord) that were fixed pretty quickly. there is on ongoing problem of the trash chutes getting clogged but that’s more so just residents cramming too big bags into the chute. I honestly think people are too harsh, this is easily one of the top three complexes in town and doesn’t charge nearly as much as the others.

Staying at this apartment was fantastic from start to finish. The location was perfect, close to great cafes and campus. The apartment itself was super clean and cozy, and had lots of space. What really made my stay special was Armando, one of the staff here at The Local. He was always around to make sure I had everything I needed, as well as being super energetic and welcoming. Overall, it was a wonderful experience. Id definitely recommend this place to anyone looking for a welcoming stay.

Fantastic place to live. Front office is friendly and looks out for their residents. Apartments are well maintained. If an issue does arise they promptly take care of it. Within walking distance of Texas State and the downtown square. Lots of great eating places nearby.

This place has reached my expectations! The pool area is so fun and the place overall is a clean and friendly environment; the neighbors are really nice! I never have a problem with the people in the front office as they are always attentive to my needs! in fact, mando is always available to help even after hours. he never makes me feel like a bother!! This is my favorite stay to stay in San Marcos so far. If you’re thinking about moving in at The Local Downtown, you won’t regret it!! 😁

My experience with Greystar and The Local Downtown has been absolutely amazing! As a first-time renter, I was a bit nervous about finding the right place, but as soon as I walked into The Local/moved in, I knew it was the perfect fit for me. The leasing process was super easy and straightforward, thanks to the friendly and helpful staff who guided me through everything. They took the time to answer all my questions and made sure I felt totally comfortable with everything. Living at The Local has been a dream come true for my living experience. The apartment itself is modern, spacious, and beautifully designed, with everything I need to believe comfortably.. The amenities are fantastic—theres a well-equipped gym, relaxing communal areas where I can unwind, and the pool is great for enjoying sunny days and to grab a breath of fresh air. It really feels like a community where I can thrive during my college years. Safety was a big concern for me, and Im happy to say I feel really safe and secure here. The building is well-maintained, and knowing there are security measures in place gives me peace of mind. I especially appreciate that theres a CA (Community Assistant) on call every night for anyone in need after hours. Its reassuring to know that help is available whenever its needed. I don’t have a vehicle and one of the best things about living here is the location. Its so convenient being close to campus, great restaurants, and Sewell – So I do great even without a car. Everything I need is just a short walk away, which has made me feel more independent and connected to the great community around me. Whats even more special to me now is that Im part of the staff here at The Local. Working here has been an amazing experience, and I love being able to give back to the community that has given me so much. The team here is supportive and dedicated, and Im proud to be part of such a positive environment. Knowing that The Local is owned and managed by Greystar is a huge plus. Its clear that they prioritize their residents satisfaction and comfort. The place is well-managed, and Ray Hernandez does an excellent job ensuring everything runs smoothly. This has made me feel comfortable and secure, especially with my family being six hours away. Rating 5 stars feels like an understatement. It has truly exceeded all my expectations, and I couldnt imagine living anywhere else during my college years. The warm atmosphere, friendly community, and caring staff have made it feel like a second home to me. I will for sure miss this place when the time comes to move out but Im excited to continue my journey here. If youre looking for an amazing living experience in San Marcos, I wouldnt recommend living anywhere else but here!

Mando has always been so helpful since I’ve moved here. I’m excited to have resigned for next year as all their amenities are 24/7. I recommend this apartment complex as a senior student because it is walking distance to every place around. The office downstairs always makes sure they have snacks for us and coffee ready for us to make. The pool just opened and it’s been so fun !

The Local Downtown has been my daughters home for 4 years and we couldn’t be happier. Not only is the location fantastic, the amenities are fabulous and the office staff is incredible. The office staff is always so thoughtful and friendly, especially Macy and Ray! Maintenance is also very helpful and quick to fix any issue! We will seriously miss this place when our daughter graduates next month! Thank you for all you’ve done!

The hostility at the local downtown is really great. They always have snacks and drinks for residents to take on the go with them. Most of the time I stop by Mondo is working and always has positive energy. Great gym and pool too!

The Local has been such a great place to live. Ray and all the staff are so nice and helpful all the time and they go above and beyond to do anything for their residents. We love Mando at the front office. Hes so nice and has gone out of his way to make our experience extra enjoyable. Now that the pool is open finally and that the saunas are fixed, I have absolutely no complaints about living here. The staff this past year has completely transformed the living experience. They redecorated the study room and front lobby and made more resident events. The lobby is a great place that my roommates and I go to often to get coffee and snacks, and we use the sauna all the time. Also I have to give a shoutout to Scott, the head of maintenance. He is amazing. He takes care of our maintenance requests in no time at all and always has a smile on his face. The location is great for walking to campus and getting anywhere around San Marcos. Wish I could stay here another year after graduation. Ive really loved it and Im sure theres so much more to come.

Ive lived here for 4 years and it has been the perfect option for me personally! The location is unbeatable, two blocks from campus (the theatre buildings in special), one block from the square, and one block from the park and the river! The pool that has recently been redone is the perfect spot to relax and get some sun- I am currently soaking it up! The office staff does a wonderful job at making everyone feel welcome and they provide goodies for the residents to grab daily! Ray, the property manager has gone above and beyond for this building- he is here longer than anyone else and even though there are so many things he has to attend to as the manager, he is dedicatedly involved in every aspect of resident life and satisfaction. The workers in the office, Mando, Riley, Clayton, Daniel, and RJ are always so helpful! Shout out to Maintenance, Scott is so kind and he gets work orders done very timely and efficiently! I will be very sad to move out at the end of this year, but I will always cherish and revere my time at The Local Downtown. Thank you so much!

Ive lived here for about 3 years, and I would say that it is perfect for students who are living on their own for the first time. Location is close enough to the school that you can walk to the campus or the campus shuttle, if your classes are further away. You are also right on the Square, so you have walking access to grocery stores, the Saturday Farmers Market, and the night life. I havent had any major issues with noise complaints, but even when I did, the On Call staff has always been able to help me get it sorted out. I will definitely miss living here next year!

The Local is by far the best place I have lived in San Marcos. Management really did well picking out the location and stocking the building with phenomenal amenities. The fitness center is a legit gym. I can get an actual workout here. I canceled my membership at Golds because of it. The maintenance team is super quick and friendly. The office staff is literally always smiling and eager to chat and help us with any issues. They are constantly looking for ways to improve our experience here and genuinely care about our happiness. The building is super clean. The only drawback is there isnt enough parking for all of the residents, so you have to sign up for a space early in the year. I wish this was here when I was a sophomore. I would have liked to have lived here my entire college career. Highly recommend!

I have been a resident of The Local Downtown for the past two years and am signed for my third. Being super close to campus is a great perk, especially as a Theatre Education Major. My walk to class is truly five minutes. The staff is super friendly and Maintenance always comes out quickly to fix any issue. Having a gym that is 24 hours is also great because you can just go downstairs at any time. The Study room is also 24 hours and has free printing which makes it convenient to grab assignments before heading to campus.

The local is a place that I call home. Whether I accidentally lock myself out of my apartment or I just need a question answered, the staff was always there. The building itself is nice inside and they just upped the security so we can be safer and not have random people come up in the building. The convenience of having the local by campus and less than a 10 minute walk to HEB is heaven sent and I could not ask for anything more.

My son moved here last fall. It is very nice and new. High end granite and nice finishes. His roommates make a mess in the kitchen and they don’t clean up after themselves but there not controllable and just a part of student life but the staff is very nice and accommodating at anything we have ever asked for. Parking is great and well lit. I feel that it is safe and a block from his classes. We will be renewing for next year. A++++ experience.

Without a doubt, THE best place to live in San Marcos. I felt so welcomed by all of the staff, and even met the managers on my tour. The location is perfect and I love the amenities. The management/maintenance is SO quick and responsive. Seriously cannot say enough great things about them! If youre looking for a place to live in San Marcos, The Local should definitely be your top choice.

By far the best managed and maintained apartments in San Marcos. Ive lived in several other apartments in SM and this one rises above them all. The management is top notch, 10 out of 10 and always goes out of their way to help with whatever I need. The front desk staffis professional and enthusiastic every time I step in the door. I am so impressed by the customer service and will be recommending this property to all of my friends. Plus they gave me free chapstick that tasted like coconut!

I moved in for this fall semester (2019) and everything was so smooth and easy! The staff is very professional and inviting. They plan a ton of resident events and get the word out clearly. The apartment, itself, is nice, and it exceeded all of my expectations with the location and great amenities it has to offer. I cant wait to continue living here.

My roommates and I LOVE living here. Ever since we moved in in July, weve been nothing but happy with the property, location, cleanliness, organization, safety, and most importantly, the staff. Ray, the manager who handles payments, is always so sweet and professional and has never given me an issue whatsoever regarding payments or fees. Though all of the office staff are excellent, too.Were all seniors and have lived at a few other places around town, and this is BY FAR the best place to live in San Marcos. All our friends are jealous of our place. When we were looking at apartments, we were torn between a few spots, and we all agree unequivocally that we made the best decision choosing The Local. A group of our friends who live at Pointe really regret their choice, and fully plan to move into our apartment after we graduate because they love where we live so much.For real, I am so glad that I chose to live at The Local. Im glad that I am getting to make the most out of my last year at Texas State, and I recommend it to all my friends. Be my neighbor!

I absolutely love it here! I began looking for a place at the last minute, and they offered immediate move in. On top of this they have the most amazing amenities. I love living at the Local. After my horrible experience last year living at Ella Lofts, I was nervous to sign a lease to live in a 4 bedroom again. My experience here has been more than I could have hoped for! The gym is massive and high quality and theres saunas you can use 24/7. They gave us a discount card to use downtown and we get 10-15% off at like 10 places I regularly go to! I can walk to campus, the river, the restaurants downtown, or I can even use the free bikes they provide us 24/7! What really sets The Local a part is their friendly and responsive staff. I told the staff a month ago that I wish they had desk top computers and printers for use and they actually ordered them for us and just installed them! I resigned my lease for another year and I look forward to the new things they will bring in

The staff was so unbelievably helpful during the leasing process and move in, my apartment is SO nice, and I love all the amenities I have access to! Other places had some really great things to offer, but The Local was just a step above. The genuine, kind-hearted staff sealed the deal for me though!

I have been a resident at the local for a little over six months at this point. At first I was hesitant to sign due to price and conditions (COVID), but I am so glad I did. Since I have lived here I have had little issues with the apartment. Every maintenance request I have filled out has been resolved within 24 hours. On top of that, there are no apartments that can beat the location that the Local can offer. The square is literally right across the street from either exit so my Uber costs have gone down, and the walk to campus is literally less than 5 minutes. Overall I have had a wonderful experience during my residence here. Finally, the staff are some of the most friendly people I have had the pleasure of coming in contact with. Averian specifically was instrumental in my decision to resign at The Local, she was extremely helpful while maintaining a high professional standard.

I love living here! The staff is so helpful and sweet and maintenance has helped me within the same day every time Ive had a request. We have a huge media room and game room lounge and my sorority loves to come here on thursdays to have meetings and get togethers before we go out. The Local has an unbeatable location, one of the shortest walking distances to campus, and appeases the needs of all of the individuals who take pride in being environmentally friendly. Several food options in walking/biking distance, as well as H-E-B. Even though I graduated from Texas State in 2015, I would have signed here and know that I would have been a very happy resident. And shall I add-being an apartment locator in college for a couple of years, all of the new latest-and-greatest student living properties were never completed on time-leaving students to find their own temporary living or maybe live in a partially paid for hotel. The Local is finished on time! Go drive by it for yourself, especially in the evening time. It is such a beautiful building!

After I just resigned my lease for another year today, I had to come online and finally leave a review because the staff has always been so helpful thus far. The past few months of living here I have received SO many perks including a $1250 amazon gift card just for signing my lease and I received $800 for both of the friends I referred to live here. The staff is responsive to my requests, as well. I told them I wanted a Smith machine to bench press and they got one this past month! They got an Xbox and Playstation in the media room too like last weekend and me and my friends have 2k tournaments here every friday now. The location is the best part of living here and The Local even gives you free bikes to rent and use 24/7 along with a huge bike storage room. Im getting a bang for my buck and I look forward to spending another year here and seeing what else theyre going to bring in.
