Palazzo is a beautiful property, a great place to live. Short walking distance to public schools, public transportation, shopping centers, quick meals. With the crazy weather weve had throughout summer, and winter sneaking up. Maintenance does their very best to keep, not only our apartment up and running but all others as well. They always greet with a smile, respectful, and efficient. JT, Monica, and Jose Thank you for working hard to help keep us comfortable.

From the moment I first inquired about an apartment, Valerie demonstrated professionalism, attentiveness, and a commitment to finding the perfect fit for my needs. Valerie took the time to thoroughly walk me through multiple units, carefully explaining the features and addressing my questions with detailed explanations. If that isnt dedication, I dont know what is!overall, Valeries dedication, friendly demeanor made the experience truly enjoyable, and I couldnt be happier with my new place!

Good staff, and reasonable rents for the Austin Metroplex. The complex is well maintained compared to others in San Marcos. Maintenance staff is very well run, especially compared to many other complexes in town. A recent incident involved maintenance crew members Monica and Jose whom worked very hard to get my maintenance request repaired within a day. Definitely worth checking out in you’re living in SM.

Every time I walk into Palazzo, I am always greeted with excellent customer service. Caitlyn and Valerie are extremely helpful. Raquel the property manager is always ready to help. Maintenance staff is excellent and quick to respond. Highly recommend.

We lived at the Palazzo for two years and were pretty satisfied with the apartment, the pools and the office staff. For most of our stay, maintenance was awesome. Always really quick to respond to any maintenance request and very respectful and knowledgeable. However for the last few months, after a new maintenance manager came on board, their service really slipped. Weeks would go by and we wouldnt have any response to maintenance requests. But honestly my biggest complaint would be the inconsiderate fellow tenants - leaving trash and dog poop everywhere. I feel like the Palazzo management needs to be a bit more strict with that type of tenant. Not sure how other complexes manage that type of thing but there has to be a way.

Atlantic Palazzo is a great an apartment complex to live in. Whenever I needed maintenance services the support team was always responsive and professional. The admin team is always helpful and friendly. Shoutout to Caitlyn! Thank you for your help. I recently bought a house and she was very accommodating during the process. If it wasn’t for getting a new house I will still live here in Atlantic Palazzo! I strongly recommend this place.

I am a current resident of Palazzo and have been here for almost two years and lived in two different apartments (1 and 2 bed). I am also a first responder here in San Marcos, and have been to probably every apartment complex in the city. I can say Palazzo is one of the few communities with a working gate (any previously mentioned issues with the gate have been fixed, and when they aren’t working the management is always in regular contact with the company that fixes the gates). Palazzo is also extremely close to the hospital, the police department, and a fire station. With that being said, responders rarely have to come to Palazzo for any issues, and most residents here are quiet and easy going. During the snowstorm I never lost power due to being on the hospital grid. Every apartment comes with a covered parking spot, whereas most places you have to pay for a spot. Prices are comparable to everywhere else if you’re avoiding student living. There are two pools that are maintained regularly, and maintenance has always been very responsive to every request. My 2 bedroom apartment is beautiful and incredibly spacious, and after coming from a 3 bedroom house I feel very comfortable here. The apartments are older, so issues mentioned in other reviews are going to be consistent with any other properties of this age. However, with an older complex you get pretty tall trees, established management and maintenance that isn’t switching employees every few months, better neighbors, and peace and quiet. I’d highly recommend Palazzo to anyone, especially compared to every other complex that I regularly respond to and deal with.

I lived at The Palazzo this past year and it was great. Management and maintenance were always quick to resolve any issues. I had more interactions with maintenance staff since I needed a few repairs throughout the year. They were always quick to fix the problem. Everyone at the main office was helpful and more than willing to make living there as comfortable as possible. Also, never had any major issues with the neighbors. Overall, it was a peaceful place to stay.

I lived at the Palazzo for a year from 2016-2017 while I was an undergraduate student. I was in a 3 bedroom unit on the second floor with some roommates. Overall I would say that our experience was fine. I do not recall any major issues in obtaining or signing the lease or move-in. We did get a flea infestation one time (we had an indoor cat, so we suspected it may have come from an adjoining unit or been a random one that snuck in) but once we reported it maintenance sent someone to spray within a week and that resolved the issue fairly quickly. Sometimes it was frustrating that the office would be frequently closed while staff was out giving a tour or closed a little early if you were trying to pick up a package or ask a question, but I think that happens everywhere. The features within unit were up to par (carpet/blinds/appliances not brand new but not old, didnt have landlord special paint jobs) and having in-unit washer/dryer was nice. The location was around a lot of things, but Wonder World traffic can get pretty nasty around commuter times in the morning and later afternoon. I also dont recall any issues with move-out. Overall the complex was fairly quiet and maintained well enough. Despite being by the highway, the walls were thick enough that traffic sounds were never an issue for us. I would say they were a bit overpriced for the amount of space/features you get as the units are totally fine but unimpressive, and sometimes the office could be hard to reach or slow to respond. In general, it was a decent experience, at least when we lived there.

I lived at the Palazzo from December 2015 to December 2017 (moved out to be closer to work) and didnt have any major issues with management or maintenance. The staff (excluding one or two outliers) were always friendly and inviting when I would visit the office to pick up packages or for maintenance issues. Tori (the assistant facility manager I believe) was always really nice and helpful with my girlfriend and I.For maintenance issues, they are really responsive. My dryer broke and wasnt fixable so they replaced it within a week. Even something as small as the handle on my toilet broke and they fixed it the following day. They even gave me some paint to patch holes in my walls from mounted TVs, pictures, etc.The most glaring issue we had while living here were the gates . The gates were broken for probably 40% of our time at the Palazzo so they were just left open. I still have no idea why it takes so long to fix those things.Just wanted to level the playing field because it seems like only the unhappy residents are posting reviews while the happy residents dont think to post a review.

We moved to Palazzo when my wife went back to school. We wanted somewhere that felt like home in a nice community, on the bus-route but not too college-oriented. Palazzo is all of that. Almost 2 years here and I havent had 1 complaint. Awesome staff, fast maintenance, beautiful grounds/amenities/upgrades. Def deserves 5 stars. Best in San Marcos!

Reading all the reviews and it seems like not everyone is giving it the credit it deserves. Although it’s a bit rustic, the management does do their best in making you feel comfortable and at home. Also, neighbors are friendly. I’ve been here for a year and don’t plan on leaving any time soon. Plus it comes with a covered spot.
