Sylvan Thirty is an awesome community to be part of. However, this community would not be if not for Kita (Property Manager). Kita is the ultimate professional who shows a genuine care for the residents and the property. The communication and customer service is outstanding. I hope that another property does not try to take her away, that would be a great loss for the Sylvan Thirty community.

I recently moved into Sylvan Thirty and I couldnt be happier with my decision. From the moment I walked in, Kita was incredibly helpful and welcoming. She took the time to answer all my questions and made the application process smooth and easy. The location is fantastic—just a short drive to downtown, which makes commuting a breeze. Whether Im heading to work or enjoying a night out, everything I need is conveniently close. The amenities here are top-notch. The fitness center is well-equipped, and the pool area is perfect for relaxing. I also appreciate the communal spaces that encourage residents to connect and unwind. Overall, the area has a great vibe, with so many shops & restaurants at a walking distance, and a friendly community atmosphere ☺️

I will be moving into Sylvan this month, and have to thank Kita so much! She has been such a great help, and is very caring and intentional when helping new residents and current residents from what I witnessed! It’s not always easy to find an apartment building with such good help from the leasing office, so super thankful and look forward to living here!I wanted to update this review to add that Kimmie has been super helpful and fast if I had any questions or needed help with a quick issue! I truly appreciate how amazing she has been since I moved in this weekend!

Time to renew my lease is around the corner and just like the previous 3 years I will happily renew . I’ve yet to find a property that can come close to Sylvan Thirty . I love this place so much that my best friends have also moved in and we are now neighbors. If you’re looking for a clean property with great restaurants that are walking distance from you . Sylvan thirty is your dream come true . Ask for Kita or Kimmy and let them know I referred you .

We have lived at Sylvan 30 for 16 months while renovating our nearby home and are moving back soon. We have two kids and a dog. Living in an apartment after so many years was an adjustment, but overall I recommend Sylvan 30. Our apartment was updated before we moved in and feels modern. I personally love the concrete floors. Not everything is brand new or high-end but nothing is junky or non-functional. Maintenance is quick to respond and in general the property is nice. Our A/C condenser went out late one Saturday evening in mid-summer and a maintenance crew fixed it Sunday morning. The office staff switched over this summer but they seem as capable as the previous managers. The layout works well for us, without feeling cramped.What is awesome: the location. The proximity to I-30 cant be beat. We also love being able to pop over to Cox for groceries and the many surrounding restaurants, plus Another Round and Manhattan Brewing are right around the corner. Our dog appreciates the gated dog space.What could be better: security. That being said, people are going to find a way to break-in to cars, steal, vandalize, etc., especially when valuables are visible. Its not unique to this complex or neighborhood or city, it happens all over. I learned years ago not to leave valuables in your car- it goes a long way in prevention. However, the police do respond and the complex hosts crime-watch meetings. We have never felt unsafe, just annoyed. My kids walk our dog to the park, they go on their own to Cox. I worry more about those who speed through the development parking lot.Other residents: Most of the people Ive met have been nice and friendly. I have however realized that some people are just jerks who dont care, which unfortunately is not a prerequisite for renting. There are people who litter, smoke in the stairwells, dont pick up after their dog and more. Others have annoying car alarms that go off with the breeze. However, most of this also happens down the street where we live in our single-family house neighborhood. Jerks are going to jerk, they arent exclusive to location.Rent pricing. Its been a long time since I paid apartment rent, but I can say that Sylvan 30 is competitive with surrounding and comparable complexes. What made us choose S-30 is the location within the Sylvan 30 development- Taco Deli and Cox sealed the deal.Yes, the gates and elevators do occasionally break down and repair can take days or weeks depending on the reason.I cant emphasize enough that this happens at every complex, building, etc. Management has no reason to delay repair, they are typically on top of it and communicative. Its a complex with 100s of tenants, things are well-used and its not a surprise parts need to be replaced. I dont believe its ever been both elevators at once, which is important when moving in/out and for residents who cant take the stairs for health/mobility reasons.The only thing I will complain about are the vertical blinds in the living area. Why do they still make those things? I would definitely advocate for pull-down roller-style shades like the ones at the adjacent complex.All that said, we were comfortable and happy with our time and stay at Sylvan 30.

I recently applied for a unit online while living out of state, and Kita was the agent who assisted me throughout the process. She was really helpful, answering all my questions and ensuring everything went smoothly. That made what couldve been a stressful experience, seamless and painless. Once I was approved, she walked me through all the steps needed for move-in, which made my transition to TX so much easier. On move-in day, I arrived straight from the airport, and everything was ready for me. Overall, it was an excellent experience thanks to Kita’s help!

Kita and Kimmie are a dynamic duo! To make a long story short, my interactions with these two convinced me to withdraw my application from another complex and apply to Sylvan Thirty, instead. Note, they didnt persuade me directly: They persuaded me by simply being themselves. Kita was warm, personable, and polished while Kimmie was witty, passionate, and memorable! However, both ladies were knowledgeable, professional, and endearing.I also appreciated how much Kimmie, the assistant manager, was complimentary of her manager Kita. It was clear that Kimmie genuinely respected Kita as a leader and spoke quite highly of her in her absence. Little did she know, Kimmie earned my respect by displaying such great character. And though my other housing option was wonderful, I got the sense that Id be very well taken care of at Sylvan Thirty. I dont know how long Ill be a resident here (my application was approved, by the way 😉), but I hope Kita and Kimmie are here as long as I am!PS: The residents love it here: One guy even told me hes lived at Sylvan Thirty for 8 years!

They are friendly, kind, and I feel heard and cared for. They love on my dog, and take the time to chat and check-in if Im ever passing through their offices. The maintenance men are also very pleasant and you can tell they take pride in their work. Sylvan Thirty checks all my boxes and more!

I am writing the review I should have written 8 months ago. The Sylvan Thirty Apartments are Amazing!!Kourtni and Jazmyne are Awesome. When I first moved in I was like “What are they not telling me?” The whole deal seemed too good to be true.After all this time I can comfortably say the apartment is everything I wanted and more.I needed a downtown apartment that was safe, and I always feel safe. I needed a place without any bugs or pest. I have never seen any bugs or pest. They even have a cool parking garage with a working gate.But the thing I appreciate the most is the price. I have checked everywhere, and I promise you will not get more value for your dollar!

I moved in early September. The current property Management team came in just shortly before I did. Ive been blessed with seeing each of the changes they are implementing. Already a great apartment complex, this place is only improving week by week. The management team themselves are smiley, inviting and absolutely wonderful. Smart, attentive critical thinkers, below are a few of the changes theyve implemented:-Luxer Boxes for packages (increases security)-Weekly reminders for things like the dog park rules, parking, and valet trash process-Security patrols at nightLike I said, I fell in love with the location and facilities initially, and its only gotten better.

The view from these apartments is a tough one to beat. I posted one that I took from the upper floors from our apartment when we stayed here. The staff here is great to deal with. Some of the residents though is another issue. but that shouldnt reflect upon the staff at these apartments. For the most part these apartments are clean but like i mentioned the residents throw their trash around especially in the parking garage. Now that we no longer live there I truly do miss the views we had of the city skyline. And the sunrises from our apartment would stop us in our tracks and just admire it for as long as we could. I added a pic from one of these sunrises that just looked amazing.

This has been the best experience living here. The management is amazing. Kourtni and Jazmyne are so professional and they go above and beyond to make it great for everybody. They have resident events, great amenities an ice cold brew machine. They are so friendly. The negative reviews have to be from people that don’t follow the reviews. Would recommend to a friend for sure can’t wait to renew my lease !

Maintenance team is outstanding! There are several restaurants, bars and a grocery store in the complex. A great place to call home and quick access to all major highways.

I am a new resident of Sylvan Thirty and had the most wonderful experience with Jazmyne in the leasing office. Not only was she incredibly professional and well versed with all things related to the property; but she was so kind and helpful throughout the experience. I had several apartment options in mind and after touring with Jazmyne I immediately signed a lease with Sylvan because if the leasing staff goes this above and beyond for their residents, I know it’s a healthy and worthwhile place to live. Much kudos and appreciation Jazmyne!

When we first toured here a year ago we met with Kate who was super nice and showed us everything and helped make applying super easy. Over the last year we have had many times where we needed maintenance and Thomas is the best guy you could have come help. He is incredibly knowledgable and super quick. Only once did we ever have to wait for a repair and that was for a part being ordered. If he leaves Im leaving he is the best ever. As for the location and amenities you cannot beat it, literally everything you could need is right downstairs, the food choices are great and all the shops are great. Amenities in the apartment complex cover any need you have and the staff are always ready to help and make life easy. I am renewing and staying because even with the bad storm we had and all the problems it caused the people here made it as good for us as they could. They really care about residents and it shows.

Zack and Jorge in maintenance have helped address every request issue that I’ve put in and are very helpful with learning the community! Sylvan Thirty has been my home for the past 2 years and I have loved it here. I have stayed through 2 management companies and I can positively say that Magnolia is doing an incredible job. The staff are super friendly and incredibly attentive to whatever you may need or request. Maintenance handles all requests almost immediately and I have never had an issue getting a repair done in my apartment.The close proximity to the highway and downtown Dallas make the convenience of this apartment outstanding. There are so many things to do in this area that even after 2 years of staying here, I continue to find something new to explore. Cox Farms Market is walking distance away for convenient and healthy grocery shopping, not to mention all of the amazing and delicious restaurant options in the area. There is plenty of parking available for all residents in a gated area beneath the apartment and plenty of parking for your guests.The only (minor) con of this place is the elevators, which go down every so often due to residents stuffing the elevator shaft to keep the doors open or when it rains too much. Luckily, the maintenance and office staff are very attentive and address the issue as soon as possible to let residents know what is going on and the status of the repair.One thing I have been truly grateful for while living at Sylvan Thirty is that management continuously sends email updates about any activities going on in the apartment. They are very prompt when notifying residents of any crime going on in the area, which is rare but unfortunately unavoidable, and have also taken steps to make sure residents feel safe. The office staff will also host occasional events where they have free breakfast/lunch/dinner for all residents and even one time had mimosas for us! Not only do they celebrate the 2 legged residents, but they also have special doggy day treats for your favorite 4 legged fur babies.The only reason I am not renewing my lease here for another year is because it is time for a change of scenery. Thank you, Sylvan Thirty for being home for the past 2 years.

If I could give more stars I would!! This was a beautiful property and the manager Kourtni was super helpful and very understanding. Any questions I had in regard to the unit that I inquired about she answered them with no problem! There’s plenty of shopping centers around and it’s great as far as location. The prices are awesome as well. I’ll definitely be leasing with Kourtni and if your in the Downtown area definitely check them out!

This is a Great place if you are looking for somewhere to live. The apartments are really nice and the common areas are always in great conditions and well maintained. The complex is not far from shopping and food, so that is a huge plus. The best part, by far, is that the staff is amazing and always willing to help. I was exceptionally impressed with Kourtni Burrell who ensured that all my questions were answered and that I felt welcomed. I would highly recommend!!

I am new to the Dallas area and also a new resident here. So far, I like the property and it’s amenities. I would like for us to have more cameras in the parking garages as a safety precaution. Overall I am very satisfied and happy with the property as well as the staff. Every issue I had, which were all very small, were taken care of as soon as they were brought to my leasing agent immediately.

My wife and I have been here for going on 4 years now and have loved it! Being so close to many of Dallas’ best places to visit, shop and dine is an added bonus. Not to mention all the restaurants we have right downstairs! The community here keeps the retail parking full during the day and people having a good time with their family while they dine at some of our restaurants here makes it feel very family-friendly. Kyle, our property manager is very helpful and will make sure we are taken care of. I definitely recommend SylvanThirty. I think it’s definitely one of the most unique places to live here in Dallas!!!

We absolutely love living at Sylvan Thirty. The Apartment Management is very responsive and helpful - something we havent had the pleasure of experiencing at other apartments. If there are residents who arent quite neighborly in the way they treat the complex (whether its trashing the place or leaving pet messes), management handles the situation and informs the residents on their expectations.The units are spacious and our appliances are top notch. Any time weve had an issue with something wrong in the apartment, they are quick to fix it. If theres a delay, weve been notified of the delay and the reasons so we can set our own expectations.One of the things I love about the complex is the convenience - with restaurants and an organic grocery right outside our door, I dont have to leave the complex for anything if I dont want to. And the view - well, its incredible - whether you are facing east or west.Even our dog loves it! She loves the dog park and just romping through the gardens. She practically drags me into the office so she can go see the people in there. (Ok, she probably wants to go because they have treats - but well say its for the people.)Most of all, we feel safe here. Its definitely home.

Ive been living here since May 2017. I ti has been a very pleasurable experience. The location is great with a grocery store, ramen shop, crepe restaurant, Taco Deli, coffeeshop, sandwich shop, bahn mi shop and a couple of bars downstairs downstairs....not to mention minutes away from downtown, Trinity Groves, Bishop Arts District and Tyler/Polk/Davis.One thing I really like about living here is the management. Michelle who was the apartment manager here for almost all of my time here (recently promoted to the regional office) was super cool and on the ball. The relatively new manager, Kyle, appears to be cut from the same cloth. He is super-friendly, super-helpful and super-responsive.Another thing that separates these apartments from others where Ive lived is that I cant hear my next door neighbors like theyre living in my apartment! These apartments are pretty quiet. Also, kudos to the maintenance staff headed up by Tomas. They are on the ball too.

I just moved in here two weeks ago and Hannah and Kyle helped me so much and made the transition a breeze! both Hannah and Kyle, made sure I was all taken care of considering how fast the decision was to apply, get approved and get moved in. ll in all, great staff.I love the concrete floors, and gated parking. no there arent assigned spots but it really isnt a hassle when theres two levels and two elevators. the area is perfect to live in, gas station, amazing food and the new Sylvan Tavern just opened which is great for a late night snack/drink! AT&T next door offers affordable wifi to get set up super fast post move in too! love the dog friendliness and the residents are always nice!

We loved living here. The office people are super nice and do a great job! We love our view and living so close to awesome food. Apartments are large and open concept compared to some alternative layouts in other places. Maintenance does a great job and really helpful. So close to highway 30 but you cant hear the noise and its easy to hop on the highway in the morning. My favorite is the location. Whisk is my go to and closes 10pm. Cibo is fun and closes at 10, ten ramen is so close! We love living next to Coopers, the only place to get consistently always ripe avocados. Alas if they had apartments that had more than 2 bedrooms we would be tempted to stay forever. Would highly recommend.

Ive lived here for about 3 months now and only have positive things to say! Reading some of the previous reviews, I was a little skeptical to move here at first. However, I think many of the previous problems have been solved. Elevators are a bit slow, but they absolutely do not flood. I have never experienced flooding in the parking garage. I feel very, very safe here, even when coming home late at night. The community is top-notch, filled with happy and friendly residents! Plus LOTS of dogs running around which is always cute! If considering this apartment, do it! Its great!

After sending my youngest off to college and considerably downsizing my nest that is now empty, I landed on these loft apartments for the next phase of my journey. From the leasing office superstars - Kyle and Baylie - to the restaurants, night life, location, easy access to interstate, etc., I am extremely pleased! Kyle and Baylie have been amazingly helpful, attentive, on point and just fun to interact with throughout the leasing process. They have great energy and delightful senses of humor. (I mean, how often does one get to say that about their leasing office personnel?) Both even called me after my move-in to check on me and see if there was anything that I needed. Thus far, I am thoroughly enjoying Sylvan Thirty. Thanks Kyle and Baylie!

I completed a walkthrough with Kate Bonzo. It was great her customer service was awesome she took her time and explain each floor plan and also offered to show me alternate floor plans to help my wife and I make a good decision. I inquired personally about the reviews and asked her for her feedback and she seemed to give honest and genuine feedback about some of the things that related to the reviews. I experienced no one being in the office on first attempt but came back a few hours later and realized that they were doing chores all day and seem to be only a two-person office. Nevertheless thanks Kaitlyn

Sylvan Thirty apartments are the best, hands down. I have lived all over DFW, and i am thrilled to say that I have found this complex to be my favorite so far! The close location to downtown is perfect; it only takes about 5 minutes to drive there. The restaurants and shopping surrounding the apartments makes it such a fun atmosphere for family and friends. I love having people over to my place; they never want to leave! The complex itself is always clean, and the staff is warm and welcoming. They were especially helpful during my transition into Sylvan Thirty. They answered every question that I had about residency, and made sure my moving experience was efficient and smooth.Each month, the complex hosts resident events, and they always go above and beyond. One month they supplied the residents with tacos from TacoDeli and beer from Texas Ale Project! There was a fun mixer in the clubhouse where the community could come together to eat, drink, and meet new people. This is just one of the many things I love about living here. If I could rate this 10 stars, I would! 10 out of 10 would recommend Sylvan Thirty to anyone searching for a home in Dallas.
