It’s FineTL:DR – You know when someone asks, what did you think of XYZ, and you just go “It’s fine” with no real emotion? It’s just average? That’s what I think of the complex.My lease was from Sept 23 to Oct 24. The move in experience felt simple and easy. Rakel was very nice in showing me the property, amenities, and the benefits they offer to their residents.Unit A1-E, at 618 sq ft, felt modern and updated despite having basic appliances. It was a decent space for a single person, but the lack of good storage made it difficult to keep things organized without them being in the way.I appreciated that the complex provided a washer and dryer in the unit, saving the cost of buying them. However, the units are located outside on the balcony, making laundry inconvenient in extreme weather. The pipes are on outside walls, requiring the heater in the closets to be set to prevent freezing. The basic units make laundry slightly frustrating; the washers agitator stretched my clothes, and the dryer only worked well on timed settings, often running for hours without progress on other settings. This issue was hard to show maintenance as I often forgot about the laundry (since it’s outside).The complex having covered parking was another benefit since they do not have garages. At $40/mo per spot, there were many times that only 3-5 spaces were used out of the whole row. All others were parking on the uncovered spots as those were a first come first serve basis. I think the property could offer to their residents the option to get a covered spot at a discounted price. (Benefit for the PMC in additional revenue, benefit for residents who want to keep their car protected and open uncovered parking for visitors).During the winter, the unit felt unusually cold, prompting me to buy insulators for the windows. I could feel the chill on the walls when I placed my hand on them. Initially, the AC system seemed fine, but in the summer of 2024, it started running constantly from 10 AM until late evening, even though I kept the thermostat at 74°F. I submitted a maintenance request, but the maintenance man was very negative, suggesting I was causing the issue. His words… “How do I know that you are not going in and out of your unit all day?”. I had to explain that I work from home and wasnt leaving doors open. Despite his dismissive attitude, he eventually found that the entire outside unit needed replacement (only after he went to check it out and then the system would no longer operate).After the new unit was installed, the AC worked efficiently, maintaining the desired temperature and reducing my electric bill by almost 50%. This made me wonder if the AC had been malfunctioning for months without my noticing.The property is gated but for the last part of my 2 months in my lease one gate was off track, and it stayed off track up until my final move out day. The complex left the gate open and at this point I didn’t feel like the property was as safe as it could be and was partially thankful to be moving out.Overall, for someone that this is their first apartment or for a college student, this property might serve them well. Would I ever rent back from The Roots at Waco in the future, probably not. I wanted to at least provide my experience while living here so that others who are searching for a new place to live or move to, can make a confident decision if they want to live here.Lastly, some tips/notes… DO NOT LIVE BY THE POOL. You will hear E.V.E.R.Y.T.H.I.N.G. I’m not exaggerating. When everyone is using the pool you’ll hear the music, laughter, screaming and anything else. That’s not the complex’s fault but keep that in mind. Doesn’t make living by the pool any better than another unit. Beware of traffic both from I35 and University High School. To avoid morning traffic, you’ll probably need to leave no later than 7:10AM and be back by 4:00PM. Frontage Road traffic is awful during rush hour and New Road isn’t any better.

The roots at Waco was a great place to live. The management staff was very nice and very helpful with any questions I had. The maintenance workers came out quickly anytime I put in a work order for something to be fixed. All the amenities were great. Also, the neighbors are great. Everyone is very friendly and kind very animal friendly I must say I made a lot of new friends just going to the dog park. And living at a place that does special gatherings for their tenants such as Having an ice cream day during the summer or going to the front office to make your own fruit basket and other fun Community gatherings. I definitely would recommend this place for anyone looking for a apartment.

Roots at Waco is amazing! The community is beautiful and there is a lot of access to cool amenities. The staff has been so kind and responsive and really set the standard for Greystar managed apartments. I would definitely recommend them!

We lived here for almost two years. The apartments are nice, super clean with good appliance. The facilities including the pool and dog park are kept in good clean condition. Trash pickup is a great perk here too. Quiet for the most part. The staff always responded swiftly to our needs and concerns. If you pay your rent, follow the rules, and do your part to keep the place nice they will go out there way to make sure you’re happy. It is apartment living so there are some issues that are inherent to that, but overall great experience living here. We moving out only because we bought a house.

I found very friendly neighbors and staff. I had some troubles with a light in my apartment but the staff fix it very quickly. I also love the garbage valet, they been really good taking away our bags and boxes from the move in. I love this community.

I moved in a month ago and I LOVE everything about living here. Everything went smooth! The staff here made it so easy to get moved in! I love the amenities we have here to offer, my fav is definitely the pool and gym! I don’t have a dog but the coolest thing I have ever seen is the dog washing station!!! The location is another plus and the evening skies make do the best sunset photos!

Just moved here from Houston,Tx. Let me begin by saying that Manager Stephanie went above & beyond to accommodate my needs. Attention to detail and very professional. Thoroughly explained the entire process from start to finish. Answered all my questions & kept up with my moving process.After going back & forth with office staff manager took initiative to fully conduct the customer service experience to a full level, even got me a great deal on my covered parking for two vehicles, & took time on her day off to walk me through my new apartment after driving in from Houston. I strongly recommend anyone to speak to Ms. Stephanie to further suit your needs. All inquiries were answered. Maintenance is always on time & everything can be completed online.Pricing is great compared to Houston rates. If you want an experience that fits your lifestyle I would recommend Roots at Waco.

The relocation from El Paso to Waco had so many ups and downs; before moving into The Roots at Waco I had an apartment that was supposed to be ready on the first of March I received a call from the apartment complex, two days before move-in, to have the leasing agent say my apartment would not be ready for another month, frantically I asked them for a recommendation for another Greystar property and Madison recommended The Roots at Waco. I was reluctant and didnt know if I would feel welcomed here or if this could become my new HOME.I called the Roots at Waco and met Rakal. I explained to her what had happened at a different Greystar property, and she immediately told me they had an apartment with immediate move-in. Rakal asked me what my preferences were, and she accommodated every request; when I moved-in all of my service request orders were taken-care-of the next business day!I had the opportunity to meet Tammy who assisted me with questions about my apartment and she stopped what she was doing and answered all of my questions her actions made me feel valued. Tammy made sure a package that was delivered to my door wasnt going to get wet, it was power washing day, and put my package inside my door. The warm welcome from two shining stars, Rakal and Tammy allowed me to let my guard down.I have embraced my new life in Waco and have begun enjoying my new HOME at The Roots in Waco!

I appreciate the upkeep and communications from the property management. My overall experience here at The Roots has been pleasant. Thank you to the property management for your attention to detail and professional approach. My only complaints are that I can hear my neighbors pretty clearly through the walls when theyre having regular tone conversations. Also people are letting their dogs use the restroom throughout the property and not picking it up. Again, my overall experience has been enjoyable, and Id definitely recommend the property to others.

Wonderful experience every time we interact with the management staff and their team. Stephanie, GM, is right on it when you need something and always has a smile. Tammy, maintenance supervisor, always goes above and beyond. She is extremely knowledgeable in her craft. I never doubt that the job will get done right and be done quickly. She so friendly and I love the step above she takes handing out treats to the pets on property. She has a huge heart!!

A friend of mine moved in not too long ago. While I was visiting she had a problem and need to call maintenance. Not even 5 mins later, I think it was head of maintenance (Tammy J)knocking on her door. She was very polite and thorough. Everywhere my friend took me though out the apartment complex was very clean and well maintained. Im really impressed.

By far the best apartment complex I’ve found. The location is perfect and they’re spacious and really nice. Rakel was my guide and she was amazing! She knew the answers to all of my questions and was very knowledgeable about everything; additionally she was upbeat and funny which made my day. I’d recommend her as your tour guide and I’d recommend these apartments to call home.

I absolutely love this place! The staff here is amazing and they are always so helpful and welcoming. Joel is always in the office when I come in with questions or needing help and he always gets things done right away for me! In other apartments Ive lived in, the office would typically tell me to just submit the work order online and wait, but Joel always submits them for me when I come in and sends someone asap, so he goes above and beyond with helping people that live here! Maintenance is great and if you just ask, they will get it done. Karina at the front helped me find my apartment in the beginning too and she was super helpful and is always very sweet! I highly recommend this place and think they do a great job with the community and making you feel safe in the complex! Best apartment in Waco that I have experienced!

He has taken good care of me since I’ve moved from Georgia making it an easy transition. I would highly recommend this community. Vintage at Waco is a very nice place to live! My family and I have lived here for 9 months and love it here. I sincerely recommend it. Our encounter with Ms. Karina from the first day we stepped into her office made it possible and easy for us to choose Vantage and relocate from Houston. Ms. Karina has a great personality, a superb customer satisfaction skill, and she just enjoys helping residents to choose, move-in, settle and enjoy their stay at Vantage. Management seems to be working hard to upkeep the property. They redid the front landscaping. They are constantly power washing. They also added extra refreshments in the office for us. The front office staff is really down to earth, and help me carry my packages to my car. The pool is amazing. I love the waterfall. Im very happy to call this place my home!!

I absolutely love Vantage at Waco, My apartment was new when I moved in. I have a pool side view. When I have any issues the current manager address my issues and concerns. I did not appreciate the rent increase when I renewed my lease If my rent goes up again I will need to move. Over all vantage at Waco is the place to live. I appreciate the new security. The staff is Amazing kind friendly and approachable

I just love my apartment! The hardwood floors + patio space are some of my favorite features. Having both the washer + dryer was an additional bonus that makes it even better. Being so close to I-35 makes for a prime location that truly can’t be beat in Waco. Definitely recommend!

The property is pretty decent for Waco. Ive lived in Boston, Kansas City, Omaha, Columbus, OH...so Ive had big city experiences in terms of renting. The community is great, everyone is really sweet, Ive never had an issue with noise or anything like that.The pros: Its affordable, gated, great community and amenities. Fairly clean and Ive never had an issue with management or maintenance doing things in a timely manner. The pool is really nice and its never crazy busy which is nice. The mail room is right near the office, the package drop off lockers are amazing. I love being able to scan my phone code and it just pops open. Theres lots of parking and Ive rarely ever had an issue finding parking near my building so thats also a plus.The cons: Green areas can be pretty gross since people dont pick up their pet waste. There are pet waste posts around but there could be more to encourage people to pick up their pets waste. I think this property would benefit from Poo Prints or something similar to enforce the pet waste pickup because green areas are gross, especially the dog park. I dont even take my dog to the dog park because theres poop everywhere and the chances of him stepping in it or me are very high! Any apartment complex Ive ever lived at had something like Poo Prints and it definitely made a difference.Im an avid gym goer so the gym doesnt do much for me. If you just want to get some cardio in or maybe light lifting with the cable machine, its okay but I think it could use some dumbbells and bands. Its also pretty small so you may be better off getting a gym membership if you want a real gym.The pool area is great, love it. I will say, Texas sun can get pretty HOT and the lounge areas could use way more umbrellas. There were lots of times I wanted to sit near the pool without going under the cabana thing but didnt because there isnt any shaded areas closer to the pool.Overall, I like Roots at Waco. Its better than average but I wouldnt say its the best apartment complex in Waco. Schedule a tour and see for yourself.

Living there, new to the place, hopeful it works out. Seems very nice, staff/maintenance is responsive and pleasant. Extras like garbage collection, pool, gym package concierge service, automated gates, onsite security, covered parking. My apartment is nice, was clean and well prepped when i moved in, seems like a nice quiet place to live. 🤞🤞🤞Ill post more later after ive been there awhile. So far i would definitely reccomend it.

Once I scheduled a tour, a young lady by the name of Kozetta responses to my online request and was efficient, and thoroughly walked me through the application process. Vantage at Waco won me over for many reasons. The staff is amazing, the leasing process was a breeze and the property is beautiful. I visited many properties but it came down to this one because of the location, the price point for me, the amenities and again can I mention that YOUR STAFF knocked it out of the park!!! Last week, I had a package that was suppose to deliver on Wednesday and didnt. They delivered it on Friday, Christmas Eve Day. I was out of town by that point and didnt know that was going to happen until it was too late. They even left it sitting in front of my door out in the open. Very odd. I called the Roots number and got ahold of someone who reached out to someone named Tammy who I think is the Maintenance Supervisor at Roots at Waco, but dont quote me on that. She went out of her way on a Holiday to get my package and put it in the office for safe keeping until I got back into town. We dont know each other, yet she still took care of the needs of a stranger...…pretty amazing. Kim and Stephanie, in the office, have also been great since I moved in.

I love the apartment, it isvery beautiful, I love living here, I love the pool, wish they had a park for kids like they do dogs but not complaining. The only downside to these wonderful apartments is ever since I moved in ,the downstairs neighbors have been torturing me, literally the first 5 minutes I had the key they were banging on the ceiling. I’m sorry if the floors aren’t that soundproof and you can hear our footsteps but that’s not my fault! Every night since I have lived here the security has came knocking on my door because they say we are running and jumping but every security that has came to speak with us have seen we are not doing anything, we are trying to live our lives in this apartment which I absolutely looooovvveeee but man this is getting really frustrating and it’s making me want to move all over again! I shouldn’t have to tip toe and worry if I closed my microwave too hard because that means a security gaurd is going to be knocking on my door. Today I was cutting potatoes to make for dinner and sure enough the head chief of security was at my door, that’s a shame.
