    Been living here for the past 10 months and it has been a good living experience. I like the price point and amenities compared to few other communities around when compared.The team here hosts events for various occasions and they are fun to attend and interactive.One of the managers, Ricky is great and assisted us with any issues we had with the unit.

    Have been here for a while now. The stay and the locality are amazing. The management office team is very good and has helped us to settle quickly and sorted all the issues promptly. They have been pretty responsive and quick to help. Special shout out to Ricky for making our journey of finding a house to settling in very smooth.

    MAA Valley Ranch has a great management team. Weve been living here almost 3 years. They are always quick with our maintenance requests. Maintenance team is amazing too; they are respectful, professional and fix the issues in the same day or the next day. Also, the community is quiet. I have a good experience living here.

    The maintenance team is so good, I just placed a service request for changing the garage door battery and with in one hour of raising the request, maintenance man Philip came and replaced it super fast and super clean.

    Stopped by today to inquire about a 2br/2b. I just wanted to give a shout out to Azar. He was very knowledgeable and helpful took me and my family to explore the property. He was very welcoming from the time we stepped into the doors although he was busy helping another family! So big kudos to you Azar!

    This place feels like home so far. It’s hard to find a decent apartment complex without a laundry list of problems mostly consisting of maintenance or without charging $1800 for base rent on a 1 bedroom. The building is older, but the issues we’ve had (garage being off the track, and fridge turning off) have been fixed within 2 hours of putting in a maintenance request. Renee, the maintenance technician, was very nice, helpful, and informative about our apartments features. Ruby, our leasing agent, is the best I’ve met and dealt with in the 7 years of me personally renting from apartment complex’s. All of our questions and emails during the leasing process were answered within an hour of sending them. Every time I have called the complex office, Ruby is the one who answers. She has gone out of her way to make us feel welcomed and happy in our new home. Thank you Ruby and Renee!

    The move in process was efficient and quick. The office staff was more than helpful and welcoming! The unit I moved into was cleaner than any Ive moved into previously. The few things that needed to be fixed were fixed within 24 hours of notifying them. Im hoping in my time living here they will continue to deserve the five star review theyre getting today! So far it is the best experience Ive ever had with an apartment complex.

    Very nice community. Maintenance team is really great , they fix any issues immediately . All are very polite and good at work . No roaches problem at home . Pool is well maintained always . Community is well maintained always.

    Hi, I am resident at MAA valley ranch property since April 2022. I am very satisfied with the apartments so far. The maintenance are usually satisfied and closed at within a couple of days! They do a really good job in terms of handling maintenance requests. I also really like the smart technology they have established in the apartments; one is able to control the door locks, lights etc etc using the phone app, which can be really convenient. The folks at the office are also very friendly and helpful.

    I recently completed my one year stay at MAA valley ranch . I am really happy with the overall experience. The staff is very nice & enthusiast which is an A plus for me .The environment is always clean and fresh, I like the apartment atmosphere.

    Great place to live, as long as you dont mind being greeted with the pungent odor of dog urine and feces when you get home. Ive now had 2 different neighbors ( same apartment ) with multiple dogs living year-round in the garage. They simply wash the feces and urine out of their garage and across my driveway daily, which is wonderfully aromatic in the summer months. Nothing was ever done by management about the first neighbors doing this, so Ive not even wasted my breath about the current neighbor.Maintenance has been attentive overall. Responded quickly when Ive had AC issues and do the best they can with the equipment provided.Both times my bedroom has been water damaged by the upstairs neighbors flooding their bedroom the maintenance staff were helpful. They quickly brought me industrial fans, scheduled carpet cleaners and drywall/painters. Although the last time I had to push for them to replace water damaged drywall rather than paint over the damage. The last painting was half hearted and I still have visibly water damaged areas in the closet, bathroom, and bedroom.Unfortunately on both occasions the personal items damaged where not worth claiming on insurance. I had to replace a rug and a few personal items the first time after the toilet was plugged and overflowed in to my room. The second time I had a TV and X-box completely drenched and ruined when the neighbor left the tub filling and fell asleep. Management just said it was unfortunate that my deductible was $1000 and my things were ruined.I would like to add that while I have seen an occasional roach, I do not have any pest problems.Overall decent. 5/5

    I have had nothing but great experience at MAA Valley Ranch. No major problems with my apartment. It was very clean when I moved in. The maintenance staff is very helpful as well as the Management team. Ive had no issues with neighbors. Overall, Im very satisfied and plan to renew my lease.

    Current resident. This apartment complex is one of the best in the area. Some of these negative reviews are the people that do not want to clean up their area, and put the trash out an hour or two before scheduled trash pick up as supposed. Maintenance is the best. Most of the time they fix any issue between 24 hours or less.The only negative issues is not the complex fault; instead, some people do not want to pick up after their dogs, especially the big dogs. (Please be kind to others) and be sensitive when walking in your apartment as are people below you. Other than that great place to live in. Shopping is close and safety is not an issue.

    Great adult Community: I have positive experiences on MAA at Valley Ranch Apt. Excellent service, they fix any problem at a reasonable time. I do recommend this Apt complex. I being living on this Apt for over a year. Love the fact of the proximity locations of shopping, restaurants etc...It is a pet friendly community; as long as you keep your dog in a leash and clean and tie properly after dog pop.Pest prevention is must do in Texas, however MAA ranch got you cover with a weekly pest control if you need it. If keep your home clean, trash out at 6:00PM and have MAA pest control to fix your Appt up you wont have any issues with this little Texas creatures.This is a great community for adult couples. From small indoor car garage to huge auto garage depending of your needs. Not recommend for kids since is no play ground but a nice pool, club house and small gym. No smoking in the community including the apt and all areas. Other than that is quiet place to live in.Maintenance team are the best. Rapid response to your apt needs.MAA Valley Ranch is working hard to fix any Texas structure cracks on all buildings to make it more safety make the community more pleasing for the tenants.The only recommendation it come to my mind is that I wish they have a area for table tennis. It would be great.

    My experience has been pleasant. No criminal activity to my knowledge, very quite neighborhood especially at night. Families can walk around the complex with their kids safely. The maintenance answer request within 24-48 hours depending on the urgency of the request. Management has changed often but still maintains the same property requirements. Everything is basically done online payments and maintenance. Also, I love the discount t with spectrum through the apartments.

    It’s been a year I lived here and the experience is very great. We haven’t seen a single roach in our apartment which makes our life very easy. Maintenance team is quick in resolving our issues. Working on to extending our lease for another year.

    Our stay has been pleasant so far (7 months). I havent had the experience like the other reviewers. Apartments will have problems, but having the helpful maintenance crew around resolved them all so far. We really like the privacy of each apartment: private entry, your own attached garage (*stand out feature), very convenient location, and more.

    Im glad I didnt let the bad reviews defer me from coming to look at this complex. I really enjoy the floor plan, the area is really close to anywhere that I want to go to, but still on the outskirts of the city. Quiet neighborhood. My entire process from applying to moving in was smooth. Leasing agents are extremely helpful and wonderful to interact with.On my move in day, I placed a work order that it was fixed immediately. The only issue I have that I did see in the prior reviews...are the roaches. They were in my unit from day one when I got my keys and opened the door. Im pretty good a keeping a clean place, and Im buying my own pest control to get rid of them. Ive seen a decline, but its still extremely unsettling to see them ANYWHERE in your home. You pay for pest control every month with rent, but Ive only seen them spray outside? Other than that problem, I really do love living here, and would suggest this place to anyone. Im more than likely staying here until I buy a house.

    So far so good. The girls in the office appear to be nice. The 2 maintenance requests I turned in were taken care of promptly. My neighbors are quite and not noisy. I think it feels like home. Its definitely nice to go to my new apartment after a nights work and get some sleep.

    My experience thus far at Colonial Grand has been amazing. Maintenance is always prompt. I LOVE how big our one bedroom is. People complain about the parking, however I find having an attached garage plus a driveway for FREE is awesome. A lot of communities charge you to park in the community garage. BBQ area by the pool has been the best part. I dont feel like I live in an apartment, it feels more like a town home. Very cozy, quiet, pleasant community.

    Truly have enjoyed living here. The front office members are always very polite. I really like that they take the time to email you instead of just posting a rude yellow note on your door (our old apartment did this). For a few Saturdays we were leaving our trash out for pick up, we confused the trash schedule. Instead of being rude and slapping us with a fine or leaving a note on our door, someone took the time to email us a polite reminder of the schedule. Its the small things like that I really appreciate. I came from a poorly managed complex before hand. Even when gym equipment is down they will send emails of updates on the repairs. Extremely quiet neighborhood, we are on the bottom floor and our upstairs neighbors our quiet. Very pet friendly.As far as the roaches, I did see a few water bugs (theres a difference) probably like 3 total when we moved in which is common for the summer. But it wasnt an infestation or a severe problem. I almost didnt lease with this complex because of the reviews I read. BUT Im so glad I didnt base my decision based off those reviews. We LOVE our apartment! Comes with a garage AND washer and dryer, really hard to find in the area. All of the other apartments that offer the same amenities are way more expensive. We are sad to be moving when our lease ends. Only reason we are not renewing is because of the increase in rent, which is still reasonable for the area and the amenities you get.

    While I did not love my apartment sliding down a hill, I will say there were a lot of great things about living here. First off, the staff is stellar. No matter who I dealt with, they were always warm and really professional, even upon move out. Maintenance was particularly great, always attending to my needs quickly (generally same day). Really unique floorplans with a ton of space--what other apartment has dual sided fireplaces where you can enjoy in your living room AND bedroom? Shopping and restaurants were convenient. Everything you need is 5 minutes away or less. The foundation issues were pretty annoying though. Maybe some sides of the complex get it worse than others? There seem to be constant repairs though so it looks like theyre at least trying to fix the issues. If you choose to live on the Mcarthur side, you get incredible sunrises.

    We have been residents here for more than a year now I can say I pick the right place for my family. It’s quiet and clean, staff is friendly and maintenance is also nice, I used cabana for family event and my guests appreciated the place , overall great property to call home

    My parents just moved in and so far things looks nice! The apartment was lovely and the Maintanace guy made a point to introduce himself while we were moving in (LOVED THAT) felt very personal. My mother said her application process was very pleasant and as a person in the property management industry that makes me happy she’s being taken care of there were minor things I notice upon move in (hence the 4stars) but nothing I would say isn’t going to be a easy fix DEFINITELY RECOMMEND!!!!!

    The complex is well kept and the apartments are spacious and affordable. The office staff is friendly and maintence responds quickly to work orders. Its conveniently located next to many restaurants and stores which is a huge plus. Would definitley recommend!

    Moving in was easy and our apartment was ready for us in perfect condition. They had to delay our move in a week later than usual, but that was okay with us and im happy they told us ASAP. Friendly staff. The only downside is parking when you have guests over but besides that, everything has been perfect.

    Loved this place. Beware there are some foundation issues because it sits on a hill but its close to all major freeways. Shopping is walking distance away (wouldnt recommend walking due to traffic) but everything is close. I lived at this place for 2yrs. The garages are HUGE!!! I once lined up 3 cars in my driveway. My street was like a neighborhood which is different for an apartment complex. Its a huge property. So, i recommend driving around when you 1st move in to get your bearings (food deliveries, families and friends will get lost when visiting)

    I instantly liked these apts and I should say it was very pleasant staying in these apts. Apts are very calm and clean, moving in was very easy and I got everything taken care on time.Maintenance requests were also taken care on time. staff was very professional and helpful,I actually ended up moving out much before my lease expired due to some personal constraints, Manager Lori understood my issues really well andhelped me by talking to regional manager, sister property manager and taking care of everything needed for my transfer on behalf of MAA.

    Im a current resident and Im REALLY glad I ignored the negative reviews. Bear in mind a lot of times negative reviews are more dominant in the review section (of course not taking anything anyway from others personal experiences). Anyhoo, I moved from Florida to DFW for a work assignment and needed a place to stay. I moved into a 3 bedroom/2 ba with a 2 car garage. There is so much storage space in the garage and apartment overall that condensing what I previously had in my 3 bedroom house into this apt was a BREEZE! Also, anything that Ive asked to be fixed has been done correctly the first time in less than 24 hours. The neighbors are quiet overall (save for the occassional big football game/fight party which is ok by me). There have also been a handful of times that neighbors or their guests parked behind my garage but that got quickly taken care of. No place is perfect. And I was definitely apprehensive moving into an apt after selling my home. But I would definitely recommend this property. Best of luck to everyone.

    I was looking for an apartment with garage and Colonial Grand is the first place we looked at. It is very near to Indian grocery stores.As far as move-in process was concerned, it was a breeze. Josh (Joshua Bayles) was awesome. He was so helpful and patient in explaining everything, he even talked to Spectrum on our behalf to explain them the requirement as its a bit complex with CGs contract with them.Every apartment complex comes with some cons and its true with Colonial Grand as well hence only 4 stars. Two things I didnt like were: first you have to use the Spectrum (cable) as the internet provider and secondly the complex lacks a kids play area, you have to go outside to some park.Other than these two cons, I liked everything else and would recommend CG to anyone who can live with beforementioned cons.

    Even though I did not select these Apts to be my new home I still want to make a review. I took a took Easter weekend with Fatima. Very professional and positive young lady. If you are looking to tour these Apts ask for her. Also I can’t speak on the other reviews but I drove through the complex before going in and what stood out to me was the property was well kept. No trash in sight. I didn’t select these Apts because I found a bigger 2/2 1/2 unit for cheaper. Again thank you Fatima

    Great renovated apartments! Quiet community ATTN PITBULL OWNERS THEY ACCEPT OUR BABYS HERE THERE IS NO BREED RESTRICTIONS OR WEIGHT LIMIT!!!! The office staff is friendly, cuddos to Ashley Belvins the Assitant Manager she gave us the tour and was awesome. The application process was extremely quick. It is a great place and everything is accessible.
