I cannot say enough good things about the team at MAA! From the moment I moved in, the level of professionalism and care has been outstanding. A special shoutout to Crystal and Emily at the front desk, who have gone above and beyond to assist me with every issue I’ve encountered.Recently, I was having trouble with my Amazon deliveries, and they took it upon themselves to help me sort everything out. Their dedication and persistence made what could have been a stressful situation completely hassle-free. They were proactive, communicative, and genuinely cared about resolving the issue for me.The customer service here is truly top-notch. It’s rare to find a management team that is not only efficient but also so friendly and approachable. I’ve lived here coming up on a year, and truly it’s been a great living experience. The office and management are on it for any of my concerns, and are always so helpful. Ive had little to no issues maintenance wise and any issue I have had, has been handled quickly and accordingly. Crystal is an associate in the leasing office, she has always been helpful from day one- and truly goes beyond expectations. Even things i’ve needed outside of her job title she has always helped with, with no issue and with a smile. She is helpful, punctual, professional and kind. She really does above and beyond and takes helping tenants to the next level. Any experience i’ve had with her has always ended with a smile on my face. Crystals hospitality represents excellence for the community of MAA medical district. She is greatly appreciated and in me and my daughter’s book and plays a huge role in my appreciation living here. I really have enjoyed my time here at MAA Medical District. The staff has been receptive to all my questions and requests. The leadership by Emely fosters an environment of friendly customer service across the leasing and maintenance staff.In reading the reviews, remember to take criticism with a grain of salt as many people have unrealistic expectations from a community management standpoint. Regionally being close to Parkland Memorial will have newly released patients walking in the vicinity of the community. Other residents lack of cleanliness are not a reflection of the staff and if there is ever an issue you have to communicate to the staff for them to be able to assist. This is my second MAA property I lived at in the DFW area and I have had minimal issues with the property compared to the first property. -

I want to share my experience with Crystal and Vic in the leasing office. Love my apt! I was concerned about previous reviews on parking/break ins. But there are no issues here. Its safe here, and the prompt attention Ive recvd on ANY issue have been top notch, handled in a timely manner, and with a great customer service attitude! I can be extremely critical, so trust me, you can take my review to the bank! Thanks Crystal and Vic for all you do!! -

I lived here for three years and would recommend the property. It’s not perfect, but the apartments are nice and spacious, the location is incredibly convenient, and the rent is reasonable in comparison to similar properties. All of the staff I encountered during my tenancy were super helpful and attentive, but Vic was my go-to person from the time I applied all the way to my move-out inspection three years later. If I ever have a need to move back to the Medical District area, I would absolutely consider applying for an apartment here again. -

Enjoyed my stay at MAA Medical District, and may come back after college who knows. Obviously there a few issues regarding the homeless wondering around the property, but Ive never really had a bad experience with anyone that isnt a resident. Move in process was simple and easy, Vic helped me with practically almost everything. My Apartment came with a Washer and Dryer installed, that was a huge plus! -

The staffing are great across the board from the leasing off all the way to the maintenance crew I put in a request yesterday to get some stuff handled in my apartment and it was done within 24 hours. I’ve lived here for a few months now and I can say that I really enjoy it. Moving near downtown Dallas I did expect homeless and other city things but I have not had any issues with anybody since it feels like everyone keeps to themselves. My mom works early mornings so it’s nice to know she feels safe walking to her car since we do see security walking around throughout the day. Crystal was our leasing consultant and has been great with delivering everything that was told me when I decided to move to MAA Medical district -

Emely helped showed me the property and answered all of my questions. She was very honest throughout the tour, which allowed us to have very candid conversations and I appreciated that. I was interested in the 1 bedroom townhome with a 1 car garage. The floor plan had its pros and cons. The 2 outdoor spaces, including a private yard were definitely pros. There is carpet on the steps and entire 2nd floor which wasn’t ideal for me. The home was a bit dated and the appliances were a little older. The homes come with a washer and dryer and the required fee includes cable and internet. The large vanity in the master bathroom was a dream. The price point for this floor plan with a garage is comparable to newer complexes without a private garage in your home. -

Great apartment complex with a gorgeous pool and super friendly staff. This place was more affordable than most comparable complexes in the area. The process for moving in and getting a lease was very easy and quick. The staff at the front always have a smile and remember you by name. If there were any issues, they were very promptly and professionally addressed. The area is centrally located and easy access to many things. There are restaurants downstairs, and a Kroger half a block away. The building always felt safe, as you needed a fob to get in, and go from area to area. Large parking garage with ample parking spaces always available near your closest entrance. Gym available at all times. A beautiful pool with bbq grills available. Upon ending my lease, the move out process was just as simple and they are not nitpicking every little thing, or trying to keep your deposit. Sad to be leaving, but moving across the country. If I come back to Dallas, I will most definitely be staying back here. Would 100 percent recommend it. -

Number one, my experience at MAA has been exceptional. The management make you feel as if they care and their words are genuine. They don’t promise you anything or make excuses - they just tell it like it is and most times that is the best business/patron experience.Secondly, what apartment you know sends out anniversary check-ups? Just got my three-month anniversary email which asked me how they’re doing. Not to mention the almost weekly “tell us how we’re doing”.Lastly, MAA as a community shows care. they cleaned and re-striped the parking garage, which was a vast improvement for the apt community. I had issues with my key fob and Erin walked around the complex with me and tested my fob for me because I didn’t have the words to explain what was going on. Even the residents are willing to speak with each other and also mind their business.I would say the only issue(s) I would have with MAA are ones I haven’t talked to them about, so this is a very good track record compared to other complexes. -

My original post had this place as a 1 star, but that was with Clyde as manager. Once he was no longer with the company, the place was much more accommodating, communicative, and kind.Vic was a HUGE help in my move out process and the maintenance team was accommodating during my walk through. The unit I lived in was amazing (a loft) and the location was awesome.There are homeless people around but the gates are usually working/locked, but honestly thats just Dallas.My rating has gone up to 5 stars!! -

Ive lived at CR for a little over a year and love it! My apartment has a great layout, feels safe, and is comfortable. Theres an onsite gym- which isnt anything super special but its so nice and convenient to have. I think most tenants are in the medical field and/or mature so its mostly quiet, which is nice. The best thing is the office team. Theyre responsive, accommodating, and friendly- which makes it enjoyable and easy. -

If you are reading this review and thinking of moving here-don’t hesitate! First & foremost MAA is such a great management company. I previously lived at a MAA property & had such a great experience which is what led me here. Colonial Reserve Medical did not disappoint. This is coming from someone who expects no less than the best.Personally, I’ve had a wonderful experience. It’s quiet, and the neighbors are friendly. Ashton the property manager is phenomenal. Any issue I have had she has gone above and beyond to assist or resolve. She is truly a gem-the company is lucky to have her. She is compassionate, friendly, diligent & overall a great person.Cody is also great (assistant property manager) and the maintenance staff is divine. Ontario & Roberto are so sweet & have things fixed within 24 hours or less. I’ve seen them both walking the grounds and keeping things clean at 7AM in the morning when I leave for work. Mind you, the office does not open until 9AM.The property is always clean & well maintained. The elevator is always working which is a plus if you live on the top floors. They email you when you have a package & have even offered to deliver mine to my apartment as I am out of town for work sometimes & can be unable to make it to the office at times.There is a courtesy officer on staff & signal 88 who patrols the garage & property at night. I am currently moving (due to miscellaneous reasons) which have nothing to do with the property & people who work here. I appreciate Colonial Reserve so much! If you are looking for a place that values their residents & are not just about a dollar, move here. I promise you won’t be disappointed! -

The front office staff have been very helpful and friendly this whole time. I’ve had a couple of problems, not anything at the apartments fault, but once I contacted them the problem was resolved quickly and efficiently. The entire staff are amazing to work with and extremely helpful. -

I like this apartment very much. Security is very good, gated garages. I chose Colonial Reserve at Medical District over Vibe because their gym room is larger. I don’t smell anything bad here and it’s very clean all over. I live on the 4th floor. The apartment staff are extremely helpful and respond to my requests very quickly. Cody is super helpful. Our maintenance Ronze is very nice and he takes of my maintenance needs right away. I’m very very happy making Colonial Reserve at Medical District home. -

I have been living here for about three months now, and I am incredibly pleased with the staff and maintenance at this complex. The management staff is always available through email and in person and responds quickly. The apartment was clean when we moved in and there is so much storage space. Were in a prime location next to a kroger and the hospitals/schools. The second we need any form of maintenance done someone comes in the same day to take care of it. I am so glad my roommate and I found this place and would definitley recommend it!! -

We are in 2 bedroom apartment and I can say that construction is nice and room are spacious. Staff is very cooperative and respond quickly. Im giving 4 stars because I dont like the 2 things in these apartments. Firstly, the speed breakers in garage are too bumpy. Secondly, the stray cats roaming around the property.Also it would have been better if they had multiple entrances. You may have to walk a lot to reach parking lot, depends on your apartment though. -

I am writing this review a year after moving out but I lived here for two years and really enjoyed it. I first lived alone in the smallest one bedroom they had and the only downside about it was that the design of the bedroom was a little weird that made it awkward for my dresser set up. Other than that it was the perfect apartment for a young professional. After living there for almost a year I decided to get a roommate and we moved two doors down from my first apartment. I always enjoyed having a view of the pool though the noise from the pool did get to be too much later in the year but management instituted cut off times based on the seasons, which is a plus. I own a pit bull and he was loved by a lot of the fellow community members so much so that people learned his name. Maintenance was always super responsive, anytime I had a problem they would fix it the next day and me and the head maintenance guys developed a relationship to the point that they were sad to see me move out. One of the best things about this apartment is the location, it is convenient to everything. My ubers to clubs and bars in uptown and deep ellum were always no more than $10. My job was in the southern part of the city so every morning I just jumped on 35E and got to work in less than 20 minutes. Whether I was picking up friends from DAL or DFW, the ride to the airport(s) was always quick. And my favorite part is that its right next door to Kroger, there were many times where I didnt have an ingredient and simply walked next door to get it. Also, when you dont feel like cooking you can go downstairs and you have three different options. As my time came to an end in the apartment the leasing office got better with developing a sense of community and they would host movie showings, dinners, and other types of events, which was really fun to participate in. The reason why I am not giving it a five star is because of security. Though I was never hurt or had anything happen to my car, I knew residents who did have their cars broken into and also experienced some scary things. But most of the security issues tie back to the location. Homeless people looking for someplace warm to sleep is going to happen when your apartment is across from a train station and public hospital (this speaks more about the city of Dallas than it does about one apartment building). The apartment also sits at the intersections of some of the busiest streets in Dallas so of course there will be people roaming about the outside of the complex. All in all, I enjoyed my experience living here but also understand that the location speaks to their ability to provide topnotch security. -

Living at C.R. at Medical District, my roommate and I really appreciate the leasing team and their effective communication with us on things that happen throughout the property, as well as the updates on new events and things happening in the community. Weve utilized the common living room in the main office and the pool area a lot this summer with our guests and the experience has been great because of the upkeeping of our amenities.We most definitely appreciate Ronzi and the rest of the maintenance team for all they do around and inside the property. Our request for some of the issues we have had with our apartment have been completed in a timely fashion and makes our living experience there at Colonial Reserve that much better. We appreciate our team in having a sense of urgency to completing maintenance request and tending to our needs. Thank You -

I love this place! It was my first apartment in Dallas when moving from a smaller town and it is the best. The team at the apartments is always so helpful and kind, everyone from the office to the maintenance team. Anytime anyone asks me for suggestions on apartments near Uptown but not in Uptown, I always tell them about Medical District! Five/ten minute drive to Uptown and Deep Ellum, super close to any highway you need, and in general a great, easy location. -

Great place to live if you are gonna work in any of the UTSW facilities. Traffic in Dallas during rush hour can be brutal and living so close to work was a life saver. Probably saved me anywhere from 30min to 2 hours daily. Maintenance at this place is the best for an apartment complex you ever gonna get! They are fast and reliable. Gets job done first time around usually. Now on to the bad... My apartment faced Medical District drive, sooo at night you can hear the lovely homeless screaming outside every so often. It can get pretty loud if you are a light sleeper or have a small child. Overall, I would likely choose to live here again, but probably in an apartment more towards the back. -

I have lived in the apartment complex for 3 years goin on my fourth! I first started in a studio, then moved to a one bedroom and now to a townhome with my fiancé! We absolutely love it here! The staff is so nice especially Cody! He has been here since I moved in three years ago and has always helped me! The other girls are nice as well! They have coffee in the clubhouse so when ever I run out I run to the office! I’m also In nursing school so I have to use the computer in the club house and the staff is always so nice and helps me print things off! The cats are not an issue they don’t go near people, and they are very sweet and don’t mess with you or your things. The trash comes Sunday through Thursday and valet trash picks up the townhomes trash first so no animals will get into the trash or anything. There has been some updates going on, but they haven’t been in the way or anything, in fact we are so happy with the new paint on the town homes, they look so beautiful! -

I lived here for about 8 yrs. Then, I moved to The Vibe for LONG 12 MONTHS--worse move ever! I am gladly back with MAA Medical District! The reason for my 5 stars: Clyde, the manager is very reasonable, fair, respecful and professional. Clyde and his team did all they could to have my unit available before the projected date. Therefore, I am very appreciative with MAA Medical District from making the necessary accomodations for me. Other positives: there is bulk package for internet and cable through them. The internet speed is very good, the channels I get are more than plenty. There are many cameras in the garages lower levels. Parkland is across the street, the train/bus stop is across the street. Jimmy J, Thai to Go, Dickies are on the first floor. Kroger and CVS are a few steps from the 4th bld. Oh! the GYM has NEW TREADMILLS. This GYM is way better that The Vibes (across the street) --just saying!How do you know which build/floor the units listed are at: Example 01442501= the location in general4= fourth building4= fourth floor25= the unit number.building one facing the garage/skyline is the quietestbuilding 2 is in the middle of the garage and the court yardbuilding 3 faces the medical district street and the garage is on its other sidebuilding 4 is by Kroger, the inner part of building 4 faces the pool!Things to consider: Most units are carpeted (except for the kitchen and bathroom floors), no natural green/grass areas or dog park for dog lovers. There is fake grass in some areas around the property. -
