    Lived here for 2 years and have always had maintenance come quickly to fix problems, and never had any pest problems. I feel very safe in this area and the community itself. Haven’t had problems with the office since a bit of a bait and switch on price before we signed the lease. The only problem is the insane parking policy everyone else complains about. If you plan to invite people to your apartment often, even if it’s not overnight, I wouldn’t move here. But if you keep to yourself and don’t have too many friends or family (or you need an excuse to keep them out of your house) it’s been a great place to live.Also Dmitri is a great maintenance worker 👍 along with the rest of the maintenance team.

    We had a problem with the washer and thankfully after like a day or 2 of telling them we got a new working washer. And thanks to Dmitri for installing it at a good quick pace.

    First time renter and my overall experience so far has been pleasant. Office staff were very friendly and helpful, especially Blaike. Quick responses and very knowledgeable. Maintenance has also been exceptional, quick to fix any issue no matter how small it may seem. Looking forward to extending my lease here.

    We have lived in this apartment for 6 months, we really appreciate and give appreciation to the Maintenance team who are alert and fast in handling complaints and carrying out repairs for sudden damage or periodic repairs and maintenance.     Very pleased with the staff & amenities. I have a carport & I understand the parking is limited. I support the new towing policies. Only those who DO NOT follow the rules are upset about it. The parking spots are for the people who live here not go to church across the street!

    Great customer service when it comes to issues. I find it very unfair that some parking areas are unavailable because of those attending the church across the street are parking in our parking areas. Ms Gina was very understanding when it came to my concerns. I won’t think twice to call the towing company next time I see someone parking and crossing the street.

    Unfortunately I can not rate this review above 5 stars, because it definitely deserves it with the excellent customer service that Blaike offered!!! Was looking into moving into the area from Austin, TX with my spouse and had spoken with Blaike on getting a tour setup, which she had reached back out quickly to help me figure out the best time that fit well with our schedules. She also helped me figure out which of the amazing amenities that this complex offer fit well with what we are looking for to moving into! If anyone is looking to setup a tour for this complex, reach out and ask for Blaike, shell get you right!!!

    Maintenance guys here are stellar. Been in around 6 different apartments in my life, and these guys rank among the top when it comes to promptness and effectiveness. If the issue is not resolved in the same day (which they almost always are), then its solved by the next day. A special shout out to Oscar for getting my washing machine fixed as prompt as possible. The maintenance guys here dont mess around.

    Ive had alot of apartments in my life and let me tell you, this one has been the most impressive. Especially when it comes to maintenance. They always have someone available incase anything goes wrong and they get it done fast and right! Especially if the guy doing the job is Dmitri! Thats a guy who know his stuff!

    My name is Mohammed Islam. I live in MAA Losrios Apartment more than 6 years. I like to live here because it is very close to EPIC Masjid. The another reason I love MAA Losrios Apartments, the management of Losrios Apartments are really good. Specially, I want to mention the name Villafana Gina( Property Manager), Brenda Walton ( Assistant Property Manager), Michelle Senderling, Cynthia Mendoza Flix, and Baucom Blaike. They are so helpful. If you have any issue in the apartments, they always try to fix as soon as possible. If anyone wants to move this area, and looking for apartments, I highly recommend you to move MAA LOSRIOS APARTMENTS without any hesitation. Thank you.

    I was in a crunch to find a place to live and I cannot recommend MAA Los Rios enough, ESPECIALLY Blaike!! Blaike was amazing throughout the whole process and she understood how urgent my situation was. She was very helpful in helping me secure a place to live and I know she will do the same for you!

    I had just finished out my 14 month lease last month and I enjoyed the community. If I did not move out of state then I would have renewed with no second thoughts. I never had an issue with parking but as I see a lot of people talking about it, but it may have just been my building. Trash does become an issue as they do need more dumpsters and it fills quickly but there is a herd mentality when it comes to trash. Some people are just too lazy to actually throw it in the dumpster itself and others follow suit.People complaining about extra fees do not read their lease agreement. It states on there the community charges as well as the internet/cable package charges. Only fee you do not know is your monthly water which is billed in the rears.I will say that as a pet owner maybe half the people actually clean up after their dogs though. There are pet waste disposal station all around but some people I guess just cant be bothered. Nothing like taking your dog out in the middle of the night to step in multiple piles sometimes. This by no means is the community fault but lazy owners fault.

    While I agree with peoples complaints about the rising cost of rent, that is a nationwide problem and is not the sole responsibility of the lovely staff here at MAA Los Rios.The women who work in the office are wonderful. They are kind and are always willing to assist you to the best of their abilities; even when they are drowning in work related emails and phone calls. Everyone works tirelessly and does their best to ensure the community is clean and presentable. The maintenance crew also readily fixes any broken AC units, dishwashers, or other devices as soon as they can to ensure the comfort and security of the tenants. The only time you will see trash piled up is during the days the trash company does not work, which MAA does not control. But it is ALWAYS picked up and cleaned the following business day.I would also like to address complaints from people who are scared of having their cars towed. When you sign your lease, you receive a sticker to put on your vehicle that shows you are a resident and that will prevent towing. The people who have had their car towed were either not residents, parked illegally, or made the personal decision to not put the sticker on their vehicle. If you have people visiting, dont worry! The visitors parking is clearly defined. If you have any questions regarding the community or fees, MAA is fully transparent and they can answer any and all questions you may have!In short, MAA Los Rios is a great community and its staff does not receive the gratitude or respect they so very much deserve.

    I lived at Los Rios for 5 months because our house was getting built. Even though it was a short period my family enjoy living here. It felt like we are a small vacation. Let me just tell you the size of that pool was awesome! We moved out in November 2022, just in time for the holidays. I will always remember Los Rios because of their resident events. The breakfast on the go was my kids favorite and my wife and I loved Thanksgiving dinner. We will recommend MAA Los Rios.

    Lived here for 3 years before moving. It was the first apartment complex I’d ever lived in and the experience was not perfect but very good. Michelle was always professional and efficient and maintenance requests were always filled in a timely manner. It’s in a good location and the price is right. My only complaint is the lack of noise insulation. You hear every single car that passes on 14th street from inside your unit.

    Los Rios is a great community to live in.Pros:Michelle, the leasing manager, is the nicest and most helpful staff member that Ive ever met. She always goes out of her way to take care of residents and make us feel comfortable. There have been many times where Ive been able to count on her even if it was just for a small request. Michelle is also extremely polite, courteous, and even tempered. Would like to give her a big THANKS!!All the maintenance staff are prompt, hard-working, and very efficient. I always see them taking care of the property be it early morning or late night. Really appreciate their help over the years, a big thanks to you guys!Location is nice, its really close to downtown Plano, and Murphy. The community is nice and quiet. The gym is pretty solid. Decent set of equipment and cardio machines. I like thats accessible 24 hours.Cons:Trash disposal is hassle. Sometimes garbage can pile up for days by the dumpster. I wish it were taken care of in a more sanitary/efficient manner. The apartment complex looks pretty beautiful but the presence and odor of trash kind of ruins it.

    It is a very nice, quiet place to live. Ive never thought of writing a review but after a wonderful experience today, I have to!Our AC broke down and I called in an emergency service request around 11:00pm. Not 20 minutes later I had a representative from maintenance come and tell me that hes figured out the problem and is gonna get it fixed immediately. Pleasantly surprised and grateful for the prompt response, especially in this heat in July!Not just this once, but any maintenance requests weve put in over the last few months are always promptly taken care of, within a week at most. The office staff is always very nice and helpful. And in general, the place is beautiful and well maintained! The entire complex just got a fresh coat of paint and looks great!Safety wise, Ive never faced a problem, or heard of anyone else facing any problem either. The gym is well equipped, and the pool is really great too.Only problem I found was parking space wise, when we initially moved here, we had a LOT of trouble finding parking later at night, and would have to park far away. Now were paying $100 a month for a garage since there were no carports available, and anytime we have guests they have to park far away. It would be great if there was one open parking designated per apartment at least.Id definitley recommend this place to other people. :)

    Overall the community is nice. I must admit there is zero crime at this complex. One of the issues I had was how high apartment rent is, so I purchased a house. The other issues are people do not know how to empty their trash and parking is a chore.

    When we first moved in we had a lot of problems. So much I really regretted moving in here. But now the front office has its stuff together and has gotten a lot better. I wish people wouldnt just leave their trash next to the trash compactor instead of putting it in. The front office cant really help with bad neighbors. They sent people the clean the apartment I think one a week. So its very clean has a nice dog place and playground. I would suggest moving here its very nice for the price.

    4.5 of 5 starsNo apartments are amazing and a large majority of the persons leaving reviews are those whom are upset. Ive lived here a year now and I would continue longer.To all those who say I was charged this fee or that fee or it cost this much and the late penalty was this.... you should have read the lease. Before signing or asking those questions in the beginning. Thats your problem for not reviewing the fees you could have prevented for not making late payments or promptly explaining a situation to the office staff.Not once have I gone to the office and had to wait unattended, been treated badly, or felt disrespected by anyone except tenants like yourselves.The trash problem is ridiculous sometimes but once again... the tenants. If they cant aim for a huge hole in the side of the dumpster I cant imagine how their own apartment looks like.There is now new maintenance supervisor named Carlos, which is great. Came to my apartment at 11pm on a Sunday because a pipe accidentally busted. Sure I was Pissed my wash room was flooding but he arrived quickly and ready to go. They resolve everything promptly IF YOU RESPECT THEM. If not,they will Help the residents that put the requests in first that treat them with respect.Gates are an issue but its once again from residents trying to speed,into the,gate and hitting them knocking them off track and breaking the chains. Ive seen it happen, 3 times already because my previous apartment was in the front.Safety wise, it is just okay. But so is anywhere. Its not safety issues from the,complex its people giving this complex a bad rep. They maintenance come in twos. Aswell you have the option to request to be present when they do repairs or enter the unit. Police center across the street and they are improving lighting with brighter lights as we speak. Know how I know? I asked. Ask and you shall receive, dont tell them to do something. How would you feel, to be the adult you are, being talked down to. the children that roam around here at 5,6,7 years old with no parents so control them before trying to control someone else. Control yourself, your children, and treat the leasing/ maintenance staff with respect and this complex will go a long way.Pros: this apartment complexCons: the persons residing in the complex

    So Ive only lived here a month, but so far I love it. The staff has been friendly, our apartment was clean when we moved in, and our maintenance requests have been handled promptly. The lights in our corridor were out when we moved in, and they were fixed within a reasonable amount of time. I feel totally safe, and everyone Ive met so far (tenants and staff) have been friendly. Yes there is trash piled up by the dumpster...and?? My advice would be dont rent an apartment by the dumpster. These negative reviews almost kept me from renting here, but Im glad I didnt listen. People will always find something to complain about, and the reviews were so negative I felt it necessary to share my story in case there is someone like me who might miss out on a good place because of negative reviews. Of course, if things change Ill update/post a new review.

    Very, very nice apartments and clean inside and out. Staff are very helpful with my dad when he apply, two bedrooms are big with lots of space, especially the closet doors with mirrors. My dad really loves it here and he appreciate the welcome home. Thank you.

    Pros: Reasonable rent, good amenities, helpful staff, shopping opportunities in the Murphy area improving, disc golf baskets (!!!).Cons: Mandatory basic cable TV fees, many of the residents insist on piling their trash against the dumpsters instead of just waiting until Monday for them to be emptied, poorly designed parking layout, weird apartment layouts that make it somewhat difficult to arrange (my) furniture.I moved here from the west side earlier this year to be closer to work and so far I am happy with the apartment. The staff is awesome and the common areas are well-equipped. The trash system could use some work. There are only two dumpster/trash compactors for the complex, and during the weekend a lot of people will just pile their trash up instead of waiting for Monday so the dumpsters can be emptied. I feel bad for the site maintenance guys because this must be disgusting.

    My husband & I have been living at Los Rios for about a year in a half. We love it here!! Although its expensive, its rather worth it. There are so many great amenities on this property such as a 24 hour gym, a dog park if you have dogs, a great pool area with a grill, a great clubhouse with a pool table, computers to use with internet, 2 tvs to watch tv and enjoy your time in the front office clubhouse, a fridge that you can keep food and snacks, the apartments also comes with a washer/Dryer machine already hooked up in your apartment, the staff members also provide complimentary breakfast on Saturdays from Grandys.The apartments are very spacious & beautiful in the inside & outside, with a wonderful Golf course next to the complex. It also has a great location of many stores to get to such as a valero gas station, kroger, nearby banks, walmart, and lots of fast food.The staff members are SUPER nice and helpful, and the maintenance crew ACTUALLY does their jobs, you put in any requests whether its calling the front office to put it in or through the online portal THEY ALWAYS GET IT DONE QUICKLY within 1 day. They are always keeping the property looking just beautiful and have maintenance cleaning up and cutting grass and always doing productive things here.The staff members Ashley, Michelle, and Daniel are Great people, & they really do such a great job. Although I would recommend when it comes to paying rent I would say to bring back using money orders, and providing more than 2 dumper compactors here because its a big community, other than that...This is one of the best apartments I have ever lived at. If you and your family are thinking about moving here it would be a great choice you wont regret.

    Los Rios Park Apartments is a nice and safe place to live in. The management staff are professional and helpful.The neighbors here are so friendly. The maintenance team is very nice.I can recommend anyone to live here .The only issue is the parking lots that needs to be addressed.I wish you all the best.

    The staff is great. They dont bother you in your home as long as your neighbors arent complaining. They keep the exteriors clean and landscaped. Maintenance does their job quickly. The front office people are polite and helpful and in my experience very reasonable. Im the type of person who treats his apartment like its my home. I keep it clean and make my own minor repairs if necessary. I try not to bother the staff with frivolity and I think they appreciate that. Buy some raid spray and baits and ask for pest control to come lay additional bait. Roaches exist but under control. Parking sucks so if you can, try to purchase the covered parking or garage. Rent is already 1000, so whats another 25? Overall I like the live and let live culture of this community. Oh yeah, if you need to move mid lease they will let you transfer to another MAA property for 500 as long as your apartment isnt trashy.

    Just moved in at the beginning of march.. Michelle was my leasing agent. She is wonderful!!! Maintenance is very fast and gets the job done within a day or two.. Im leasing the 3bed/2bath and it is very spacious.. i love it here.

    I lost my dog yesterday and was panicking. I called the office to ask if they seen him and they said yes! Next thing I know I see my dog on the golf cart with one of the office ladies driving up to my building. I was so happy. Thank you ladies for all you do for us.

    Ive been at this complex for just over two months now, its been a pretty pleasant experience so far. Im in the back of the complex and parking is a bit of a pain back here. Neighbors are a bit noisy from time to time, but thats expected in an apartment. The green areas around the complex are a huuuge plus. The staff are a bit slow sometimes, but theyve got alot on their plates. As long as you stay on top of them, things work out.The layouts are nice, better furnishings than similar aged complexes. They just updated the gate system and computer system, so it is nice to know that they are actively trying to improve things and make life easier for the residents.

    The best thing about this place is Dmitri Borissoff... That man doesnt quit, handles everything with professionalism and the biggest smile no matter what time or task! Give that man a RAISE!

    I moved in to this complex recently and I love that this place is nice and quiet, clean and above all affordable, especially in this area.The staff were very helpful and expedient when it came to my lease and maintenance is very polite and professional. There is a grocery store, an emergency room, and a police station each within 3 minutes of the front gate, this location is great!

    Its a very quite place near by a golf club. Leasing officer very nice and maintenance is fast. But old apartment had too many problem to fix. BTW, Gate never close.

    I just moved here few months ago , nice pool , gym and spacious apartment complex with great helpful staffs who takes care of their tenants immediately , but apartment noise insulation systems are not so great on the wooden floors & ceiling here so neighbors with kids can easily hear each other everyday and parking system needs more improvement, thanks

    I have enjoyed living on the woods side of the apartments. However the old air conditioners are so loud I can’t leave my window open on cool nights.it is very quiet otherwise
