I enjoy living at these apartments. Its close to some nice stores and restaurants, the maintenance guy responds very quickly to issues, and the office people are always super friendly and helpful. The only downside is that there is only one dumpster. And sometimes the trash compactor breaks down, and then garbage starts piling up. They usually fix this pretty quickly, though.

We have lived here for 5 years and the last 3 have been a little rough. The trash compactor has been an issue for longer than weve been here. They have 1 bin for a couple hundred residents, but refuse to buckle down and add another one to offset the main one being broken 25% of the time. Theft has crept up around the area as well, having packages stolen, our mailboxes broken into, as well as equipment stolen from our vehicles in the parking lot. Parking is bad and they are just now towing cars that have been broken down for years taking up spots. Good luck finding one near your apartment after 7pm.The apartments themselves arent too bad. Upstairs units have carpet and downstairs has hardwood. The appliances we have are a bit on the older side, but if we need anything the maintenance guys are great. There could be improvements, but overall this place has served our family well. A bit overpriced, but thats everywhere right now.

Maintenance rocks…things break. So, 2 AM reported an issue 4 AM issue was addressed. We hopped on the phone first to decide whether or not the visit was actually necessary. After a brief back-and-forth, he decided it was best to come out, Get eyes on the issue and start working on a solution. Very grateful.

We toured earlier this week and the manager was very nice and seemed to have things very well under control despite being the only one in office. The apartments are nicely priced, had really nice grounds, and huge bedrooms, but the grounds unfortunately smelled like pure garbage. The apartments are nice, exactly like you see in the photos, but had a cigarette smell. Overall it wasn’t the apartment we went with but if you don’t mind some smells it’s a great deal.

Weve been here for about a year now and have loved every minute of it. The staff is friendly, we love Jessica the assistant manager she really really helped us out when we needed a place like asap last minute. Thank you Jessica! 💐💐!! we really appreciate you!. The Maintenance crew fixes any problem usually within a day or within hours. Everyone is so nice here. Management is also on top of things and are great at communicating .You cant beat the price to be honest in this economy, and the area is super safe plus my neighbors are all pretty cool. Deciding tovstay another year was a no-brainer for us .

I really like this place. Its not what I would consider pristine. There was some work that needed to be done, but the staff here is on their game. Maintenance requests are quickly taken care of. Staff is always so very pleasant to work with. The apartment itself is spacious and comfortable. I feel at home here, and despite the ever rising cost of rent, I want to live here for as long as possible. As and aside, the rent here is reasonable for the area.

Just renewed my lease. Please read if you are considering this location.We moved to the area last year, and of all the properties I researched and of all the leasing agents and managers, CG @ Canyon Creeks office staff strives for customer satisfaction, even with an impatient person as myself. The only real issue I have had was when the maintenance team refused to call before knocking.A note was added to the maintenance request and ignored. When I called(frustrated) I expressed how discomforting it was and Heather put me at ease with her reassurance that it would not happen again. From my experience, when you call the office, it is a matter of importance and they will exhaust the options to find resolution for you.No issues with the amenities as they are regularly cleaned. At times, as a community we create quite a bit of trash but thats normal to see at any complex(IMO).Grounds are clean 99% of the time around building 3.Parking isnt too bad.When the mailbox was broken into, a cage was built within the month to protect from reoccurring theft.The unit was well kept and anything we need to fix or replace was an easy process.Overall, the ease of service and the ease of communicating with the leasing office is the biggest point here. They will work to make things right, and that is EVERYTHING. Its always nice to have a rep that will work for satisfaction.Current leasing office reps I commend are Heather and Deedra. Professional as they come.

I decided to wait until I moved out to leave my review so I could share about my entire experience from move in to move out.... Colonial Grand is a great complex and I would definitely recommend staying here! Jason and the rest of the team were extremely professional, friendly and made me feel like family. All my maintenance requests were completed within 48 hours of being submitted (and sometimes the same day lol). This team goes above and beyond to take care of their residents. Now does the recycling bin and trash can overflow from time to time?? Yes! BUT dont let that keep you from moving here. You spend like 5 minutes at the trash can... Its not that serious. The team does a great job of communicating to their residents and addressing all concerns. I miss those parking lot chats =) I wish this team much success in the future.. Take care!!!!!

First of all, i shall thank Heather 👏👏 who has helped me in making the move in process easy for us and she is very helpful and patient in understanding all my queries.I just moved in this week and the surroundings are very quite and good.The apartment is very clean before movein.The door is equipped with smart lock system. Being a tech guy, i like this change on modernizing the security with new features available in market. Hope it wont malfunction or lock you out 😉.Just be cautious when exiting or entering the apartments as there is continuous traffic on 620 road. Especially for new drivers i recommend to take right always and keep car on right most lane, if possible wait for clear traffic.I shall update again after few months of living.Thank you management, especially Heather and jessica.

Below you will see a lot of reviews from people who were at this apartment years ago. As a current resident who has lived her for 1 month I can assure you our apartment was clean when we moved in. There was a broken cabinet and the disposal wasnt working well but they fixed both within 24hours of my wife submitting the request. They just need a pest control spray and gave us ample warning so my wife could take our Great Dane and toddler to her parents for the day.This is a great place to live if you have kids or animals. They are super pet friendly with dog poop stations situated in between almost every building. Moving from a house to an apartment has been a little easier because of how great the staff has been.Mallory Rhodes took us on our tour and guided us through the entire leasing process. She went out of her way to make sure we got the best deal and best apartment for our family. These five stars are just as much for her as they are for the complex.The maintenance guys are GREAT too. Super helpful, polite and they treat our Great Dane like a kind.

I was concerned by their google rating but looks like a disgrunted previous resident that spammed reviews with different accounts - Im a stickler for reading anything I sign and any move out costs are made transparent.Apartment was really clean, maintenance is timely, front office is friendly. Neighborhood is pretty quiet and lots of area to take the dogs out for a walk. Happy overall right now.

I moved in March 2012 and am getting ready to move out now, March 2013. My apartment was very clean and in great condition upon move in. I was very happy with the layout of the space and the price for the square footage was excellent! I had a 2 bedroom/2 bathroom + den and an attached garage and no other complexes near here offered the same amenties/space for any price close. The first few months I lived here they were a little slow to respond to some requests but once the new property manager Darryl came on board they were very responsive. On site amenities are not overly fancy but the work out room is adequate and the pool was nice. Location is also great, close to a lot of restaurants and shopping.I am moving out because I purchased a home, if not for that I would have renewed and stayed. We had some snags with getting paperwork taken care of with the closing on the house and once I communicated the issues with the staff they were very flexible and willing to work with me through the process.Overall, very happy with the apartment, location, and staff.

I absolutely love this apartment complex. The staff is kind and will go out of their way for you. After reading the reviews, I was nervous but these must have been disgruntled individuals because my experience was never unpleasant. Clean, quiet and a beautiful view from our apartment. Any issues were addressed quickly. Looooved the pool. It was my place of solitude during the week. Never really busy except at the very beginning and end of the season. Im moving in a month but only because I found a job downtown and wanted to move closer. Otherwise, I would definitely have signed on for another year at least!!

I absolutely love living here at Colonial Grand. I moved here, sight unseen, from St Louis in March 2016 and was pleasantly surprised with how big my apartment is. Like another reviewer mentioned, there was a parking issue for the first several months but the management took initiative and implemented a parking permit system and that has really helped with the parking. Any issues I have had, the management has responded to in a timely manner. My fridge broke one morning and within a few hours of submitting a work order, it was fixed. The grounds are really well kept and I love our pool. And the elementary school this is zoned to, Grandview Hills, is absolutely amazing.

I just moved out of Colonial Grand a week ago. I lived in two separate apartments over a period of 18 months. My experience has been totally positive. The apartment was very clean and well maintained. All of the staff has been very friendly and helpful. We have had a couple of maintenance requests over the 18 months and they responded the following day. The grounds are always kept very clean and it is a quiet place to stay. It is also located close to 2 HEBs a Walmart and a great mall.I highly recommend it.

I really enjoy the Colonia Grand at Canyon Creek. The staff are amazing, the maintenance team is awesome, and the neighbors are pretty nice! There are a few not-so-cool neighbors, but I guess you have them everywhere. I highly recommend living here because you can decorate your porch, they have upgraded their parking lot game so that there are more parking spaces available and less non-residents using them, and they are always there to help you in any way they can.

Rent will be more than they quote you after taxes and some charges and other small things they neglect to inform you about, but not too terrible. Dogs can be really annoying sometimes. I received an email about these apartments and then Jessica Amador reached out to tell me more about the apartments. Instantly I felt like I was talking to an old friend who wanted to make sure I did not pass up on her apartment complex. Ms. Amador, asked me what I was looking for, what my timeframe was and did I have time to look online at the apartment link she sent me. All that I needed to do was explained the application process, fees and what the next steps would be. So, with joy and faith I submitted my application GUESS WHAT I was approved! I was sent an email welcoming me to the community and I did the happy dance. In closing, take the time to look at what this community has to offer, call or stop by and become a new resident just like me.

Ive lived here for about 5-ish years and was shocked to see we (community) only had a 3.8-ish not evey a 4!I love it here, I think Ive lived in almost all 2b2b floor plan as well as the bigger 1b1b. Also all the units were in separate Bldgs some in the middle, one facing trees and one currently facing parking lot. I have really nothing bad to say only good things.Office staff is on pointProperty Manager is pretty awesomeAsst Property Manager is extremely caring & nice, responsive. Side note she will tell you how its but I admire that and know how hard it can be to give people the reality of a situation.Maintenance: i love both the maintenance guys Chris is epic as always. The other guy (I feel so bad for not remembering is name) is very informative and quickNot a fan of Colonial Grand going super corporate with MAA but its business and if it gets them better business and opportunities while maintaining such amazing repor thats what business is about. I hate when people leave trash, in fact I pick it up because I dont want my home to look yucky.I would HIGHLY recommend Colonial Grand at Cayon Creek!!!Sorry for the novel

I have been living in this place for 3 years now and I really like it a lot. Comfortable apartments, efficiency in services, includes laundry and dry machine. I would like the play ground to be a little bigger but it is still acceptable. It is a quiet neighborhood, I have not had security problems so far, although you should always be alert because other neighbors have been involved in robberies and other unpleasant situations. The other point to consider is the entrance and exit of the complex, it is located on a curve on the 620 and you have to be very careful. The maintenance service is also punctual and efficient. In short, I recommend it. If I left it would only be if I found myself in the situation of not being able to afford it.
