(Updated Dec. 2024)We have seen some improvements since our initial review, so we wanted to provide an update. While the property still has room for improvement, we appreciate the efforts made by management and staff to address several concerns.HVAC Issues: After months of high utility bills (+$200) and multiple maintenance visits, the HVAC system was finally replaced. Our bills have since dropped significantly to $70-$100. Additionally, the air ducts were cleaned, which alleviated allergy issues caused by dust buildup.Infestations: The grease ant infestation in the kitchen has subsided, particularly during colder months. There were gaps in the building structure that allow rodents to enter the ceiling, occasionally causing noises at night.Appearance: The property still appears outdated and does not match the website photos. Paint jobs remain inconsistent, and the pool cleanliness could be improved. As for the tennis courts, one net was broken when we moved in, and now both are broken. This continues to be disappointing for those who value these amenities.Staff: One of the biggest positives has been the staff. Both office and maintenance teams have been polite, attentive, and hardworking, and very professional. While most fixes are reactive rather than preventative, their efforts are commendable.While the property has addressed some issues, it would benefit greatly from more proactive maintenance and modern updates. We feel comfortable raising our rating to reflect the improvements made so far and the ongoing efforts of the staff. We hope management continues making meaningful upgrades to ensure a better living experience for residents.

I like this place so far, have had no problems with bugs, but there is definitely some rodents around the buildings like possums and such which arent a big deal until they camp at your doorstep 😂.Ill be honest, I dont feel totally safe here but I dont feel scared to be here either, I think more lights around the place would be nice. I think we should invest in big lights at the tennis court and dog park?? I think its so stupid to have those as amenities but not have them lit up at dark.Anyways hopefully this review stays the same

I have lived here in the past and have returned since. The pricing here is very reasonable and many improvements have been made since I last lived here.The staff here has been very friendly and its a great location.The biggest issue Ive encountered is cleanliness. There arent enough dumpsters so trash gets left out, broken and debris all over the complex such as beer cans and broken glass in the parking lots. There is also a huge issue of residents not picking up after their dogs. There are a good number of dog waste stations although they arent always stocked with baggies. But dog owners should always have bags of their own to use for pick up.Update: Ive seen efforts to clean up the complex and restock common place resources.

I had 2 urgent maintenance requests and Chris and Julio came and took care of them with no problem after the first maintenance man did not initially complete the order. Thank you for the Super fast, super knowledgeable, and courteous work to repair my only 2 sinks in the apartment.

I have lived here for three years between two apartments. The front office staff is incredibly friendly— Meilanie and Estevan were so helpful and accommodating when moving apartments.Chris of the maintenance team always has a smile on his face, and the few times I’ve had to call them for minor repairs, he has been quick help and we catch up like old friends.Would definitely recommend to a friend looking for an apartment complex in the area.

I’ve been living here a few months and don’t have a thing to complain about. The front office and the maintenance team have been extremely attentive and prompt in addressing any concerns or messages sent to them. Its quiet, the grounds are kept clean, haven’t had any pests issues, they communicate with the tenants regarding anything we need to be made aware of, and the overall location of the complex is close to so many stores/places.

Hidden Gem. I cant speak highly enough of the maintenance team here at Balcones woods. They are hyper-responsive and efficient. Always with a smile and willing to go the extra mile every time. They even manage the dumpsters when slacker tenants do the least. The pools are well maintained and, the whole team here is wonderful.

You can tell a lot about a community by how they treat people who dont rent from them. The team at Balcones Woods offices (Melissa, Gracie, Jared, Esteban, Julio and Keith) ALL took part in helping a friend of mine recover her lost pet. They went out of their way to keep her pet safe in the office, they called local pet stores and searched websites to try to find the owner, etc etc. Through their conscientiousness and genuine care, my friend was reunited with her pet. It was truly against all odds. When I went to pick it up, everyone in the office was so personable and friendly, sharing stories of their own pets and being truly empathetic and neighborly. Again, I do not rent from this community, nor does my friend. The team at Balcones Woods was just plain nice, and took measures most others would not take. Thank you so much!

I signed two leases here, and its my favorite complex Ive lived at that wasnt student living.The office staff are friendly, the pools are nice, the area is pretty, and the maintenance is quick.The gym is admittedly pretty barebones, with a few treadmills, ellipticals, a cable machine and some other assorted bits.I never personally had issues with roaches or bed bugs like other reviewers have stated, but your milage may very. Overall, I enjoyed my stay here and imagine most people will.

I lived there in the 1992/93, having been there on an assignment from IBM Australia. I think some of these comments might be a bit unbalanced. Our apartment was really nice and the people in the office terrific. People were friendly and pool excellent. That pool was fabulous on hot Austin days... and it is still there. We enjoyed our stay a lot. The only issue I had was I was charged for a new lounge room coffee table, because the old one got a few indelible marking pen marks after 8 months of having three of our little kids there... fair enough I guess. The location is fabulous, being right close to HEB, Will Davis Elementary School and many high tech companies nearby... still. Never had any problems with ants, roaches, bad service, etc. Parking is good too. Other ex-colleagues of mine stayed there over the years and they all enjoyed the place. OK we lived there 27 years ago, but we did visit Austin a few years ago and the place still looked pretty good from the outside.

Jared has been a huge support in helping us move into our new apartment. He’s been extremely patient with us throughout the entire process from touring the different layouts, to helping answer a number of questions we had with ease and grace. We truly appreciate his warm accommodation and service. Also, would like to give a shout out to Esteban who was also very helpful in getting us the documents we needed to officially call this home!I’ve lived here for over a year and really enjoy this apartment complex and it’s convenient location.

I don’t know why this place doesn’t have better reviews. Maintenance is fast, front office is always helpful. No issues with crime. Most of the complaints are from people that forget it’s apartment living and everything can’t be perfect. Quiet community , huge dog park. The pictures on their website don’t give this place justice it’s actually a really nice place. Everyone always compliments our 1 bedroom apartment when friends come over. Give this place a try the lady’s upfront are super nice . During the winter storm they have been so helpful and informative keeping us up to date with everything.

It’s our second year renting the apartment in this complex. At the beginning I was concerned about the online reviews but so far we had only good experiences, even if it happens to put some maintenance requests (maybe @3 times in a year)- they are trying to get it done fast. The staff is polite, welcoming and friendly, all the time trying their best to help. Most of our neighbors are nice people and did not complain about issues. As someone mentioned, probably the only people who leaves reviews are those who had very big expectations or in the moment of being angry about something.

I truly have enjoyed living here. It’s quite and a great dog park for my dogs (when behaving) can enjoy. Dianna and the other ladies in the office are always friendly and helpful when I have questions or when my packages are overflowing in the stockroom. They recently painted and spruced up the exterior of the complex along with a few minor tweaks here and there. I just renewed for a second year and for 2/2 the rent is reasonable for the area.

Great price, perfect location to shopping and restaurants, beautiful landscaping, no pet restrictions.. Whats not to like. Maintenance is friendly and attentive and the office staff is very helpful, empathetic and genuine! I have lived in many apartments all over Texas and this one is so far my favorite all around. Online payments and maintenance request make it easy for me to take care of things with my schedule in mind. Neighbors are friendly and respectful.

We needed an apartment asap, Diana, was VERY helpful and helped us get situated ASAP! We really appreciate her helping us find a unit and making the move in process speedy and as stress free as possible, EVEN working through her lunch break to help us out. Apartment was nice and clean (with the exception of a few roaches here and there, which is nothing too crazy for me tbh, they were treated and havent seen them since). 10/10 def would recommend this place to anyone!!

Ive lived at Balcones Woods for 2 years now and I am very happy here. I fell in love with the apartment initially because of the 2 bedroom 2 bath town home layout, easy to clean wood flooring, and the very low pet fee. The location is perfect, just down the street from The Arboretum. It is an extremely safe area. There are plenty of grassy areas with plenty of trees. There is a soccer field right by the tennis courts that my dog loves to play in. Ive never had any issues with bugs. I have very friendly and quiet neighbors. I have had a few maintenance issues that I could do without (leaky sink, broken cabinets) since it is an older apartment but maintenance has always come right away to fix the issues. I would say overall, its a great place to live.

My experience here has been very good , I have been here for a year or so. Idk why there are so many bad reviews maybe the people who enjoy living here dont think to put a review , maybe people dont give the staff enough credit. My apartment was not exactly ready when I moved in but they fixed and cleaned what they had to, and I worked with them not against them . My apartment is very nice ,there was a rat in the wall when I moved in, wich they are not in full controle of , I called emergency maintenance at night and they came very quickly to try to catch the rat. The rat had moved on and has not come back. Whenever I put in a maintenance request they may take a day or the most a week to come out and fix it . Whenever a contractor is needed to fix something it took about 3 weeks, but it got fixed. I had lived in other apartments and the maintenance and office staff are absolutely horrible as if they are always ready to verbally attack a tenant, but here are the best I have come by as far as customer service, friendly, and helpful, whenever they are not able to meet my immediate request they apologize and try to work things out.When I lived at other apartments I wanted to have pool birthday partys for my children but most apartments dont allow that however , not only did they grant me permission but Dianne or Dianna also let me store the cake and other treats in thier office refrigerator , and let my guest use the office restroom when needed. I thanked her with cake and pizza. The Manager ,Gracie , and other staff are always very helpful . I noticed the maintenance people have left and there are new ones now. I have not met them yet but they wave hi to me in the mornings and they seem nice much like the last ones. I will miss the maintenance manager Victor he was very nice and professional , Thank you!

I have lived here 2 years and have never had any serious problems. They are prompt and professional when doing maintenance.The person that complained about roaches probably isnt from Texas lolI like the fact they it is an older apartment - the grounds are nice and well kept. My only complaint is the dog stations are few and far between.

I have to say that Im pretty surprised to see so much negativity relating to this apartment complex. I mean, you have to realize first that people use these outlets to complain more than they do praise. With that said - I find that for Austin our 2 bedroom, 2 bath, 2 story townhome layout is a great value. This place is about 30 years old, so yes, it will have some quirks, but we do have update lighting fixtures, faucets, faux wood floors, etc. Our utilities are relatively low for how much space we have.I have my own washer and dryer, and therefor cant vouch for the laundry rooms, but the lawn is pretty well kept and the area is pretty quiet. The area is GREAT, close to everything! I have no complaints so far, been here 4 months and plan to stay a while as long as my rent doesnt sky rocket at renewal.

Have lived here for 5 yrs, the aparymemts are nice and and are the best value you are going to find in this area of austin. Im close to work and its only a 15 min drive to downtown. Diana in the office has always treated me like family and has helped me transfer into a larger apartment without any problems. She put the time in to find me the best deal and help me time it so i could afford it. The manager is new and since then the apartments have been improving greatly. A lot the reviews on google are from people that didnt take care of their own apartment or wouldnt let maitenence in when they needed to adress the problem. Everytime i have called maintenance if it was an emergency i got a response within the hour, for non emergency it was always next day at the latest sometimes same day. I have friends and family that live in other apartments here as well and they would say the same for this place. Thanks guys keep it up.

I am an apartment locator, and am accustomed to getting such poor customer service, due to the high demand for living space we have here in Austin. This creates another problem for us, when we already have a ready, willing, and qualified customer, and cannot serve them, because onsite leasing agents are too stressed, over worked, understaffed, and just plain miserable.. it makes it harder for us to close the deal. That was not the experience I had with Rachel Anderson! Not only was she the ONLY leasing representative that called me back (out of 10 of your competing properties) but she professionally and sincerely apologized for the delay, and proceeded to give excellent service!! Delivering, ABOVE AND BEYOND her competition, should definitely be rewarded and recognized.

Amanda and Dianna are just amazing. Theyre both equally sweet, patient, and understanding of any situation that you are currently going through. They accept ASA~!! Dianna personally held a unit for almost one week just to ensure my happiness and satisfaction with my new home. Extremely quaint. Lots of trees and floor plans. Nice to walk around to say hi to a fellow neighbor. Only need 2x rent to qualify, not 3x! =] Keep up the fantastic work guys~!!

This is a wonderful place to live and I could not be more pleased. Im so glad we took a chance and came by to see our townhome. I have lived in Austin for more than 30 years and have passed this complex more times than I can remember. Honestly, I have thought more than once ... what a nice looking complex... I wouldnt mind living there at all. It was just a passing thought through the years. I never thought Id have a reason to actually come in and check it out! Im sooooo glad I did!. The grounds are well kept and the maintenance response is on point! Best of All the Ladies and Gentlemen that work here are fabulous.I would encourage anyone to give Balcones Woods a look, they will not be dissapointed!

Wonder if Calley Hollon works for another apartment complex.I helped my son move in this past January, and found the staff to be very nice and professional and the apartment to be clean and tidy....Cockroaches??? Never saw one nor has he had any issues in the 7 months hes been there.

Good place to live, staff is coordial and professionsal . apt are old but well maintained . They do not enforce the lease law even if you complain ........so if you have a small dog best to go elsewhere or you will have a pitbull or shepard going after your dog . Small dogs not safe there.
