    Love living here! Like living in a Batman movie! Management, maintenance and office staff are extremely nice and helpful. The pool feels great and is clean. This is a great place to live geographically. Liquor store a block away, dollar stores are a few more, taco trucks, auto maintenance shops, and my dogs veterinarian are down the street as well. Its perfect!

    LLSAMS is the best place to live! It’s close to campus, has great amenities, responsive and caring staff, animal friendly, and super safe. I love having an inside entrance to my unit and gate accessed Parking lot, pool, gym, etc. The management is kind and accommodating. They know everyone by name and invest time into their living experience. I highly recommend!

    I love living here! The staff is amazing and the amenities are fantastic. Shoutout to Daniel, Madison and Nina for being the best leasing office people ever. This place feels like a family and a home :) The management answers so fast and they are incredibly helpful.

    I have lived at LL Sams for the past 2 years and it has been nothing but terrific. The grounds are always kept tidy and clean as well as the pool area. It is gated so I always felt safe, plus there was a security guard to patrol at night. Any time I had an issue Management was always right on top of it. They have fun events like donut Fridays and Taco Tuesdays, and always had a stocked fridge and snacks in the office. They even gave me a Starbucks gift card for showing my apartment! Overall this is a wonderful community to live in and I couldnt have been happier. Not to mention it was only a short walk away from Baylors campus. I would definitely recommend LL Sams and I would live here again.

    I’ve been living at LL Sams since August 2023 and I genuinely do love it here! Literally just came from the leasing office because they made cookies and had ice cream for everyone. They are always having little events like that for their residents where they are offering snacks or food. When it comes to the apartment too, both leasing office staff and maintenance are amazing! They’re very on top of things and help with any and all concerns. And a good amount of the time things have been fixed day off. I also just love my apartment. All apartments are unique in their layout, and I’ve been able to really make it my own. Me and my roommates already resigned for next year! 10/10 would recommend :)

    I love living at LLSams! This is my second year here and it’s awesome! The management is great and the staff are super friendly and helpful, especially Daniel and Madison😁! The pool and chairs in the summer is definitely a place to be because it’s so peaceful and quiet there. Not to mention the inside of the apartments themselves are awesome! My ceilings are so high! Everyone that comes over is always in awe. If you can live here I definitely recommend!

    I absolutely love this place! It’s so unique and feels more like a home rather than a hotel. There is plenty of space for 4 of us and our dog! We even ended up with an extra bonus room and turned it into a guest room for our friends and family!!! The staff is also SO AMAZING. Maintenance is super friendly and very quick. Shout out to Madison, Daniel, Nina for being the best managers!!

    I think this place is so awesome! I’ve lived here for 6 months, and it already feels like home. The staff are so chill and real people. They’re very easy to get in contact with and so kind. The facilities are amazing and we love our apartment. Such a cool design and everything works so well. I have only good things to say about this place. Fire cookies btw!

    The front office staff and maintenance team at LL Sams are amazing! I have never had an encounter where they were not friendly or helpful. Michael and Brandyn always respond to my maintenance requests promptly and seem to have the magic fix every time!

    I just went through the process of trying to find a place to live next year and wanted to find the best option for me. Upon contacting LL Sams, I was greeted with nothing but kindness, professionalism, and hospitality by one of their office workers, Daniel. He explained every aspect of LL Sams to me and answered any question I could even think of. Everything sounded so awesome and I had no doubt in my mind after my conversation with Daniel that this is where I wanted to live, I SIGNED MY LEASE THE SAME DAY. I dont know where they found this kind of worker, but he did an awesome job and deserve all this praise and a HUGE raise. Lets go LL SAMS 2024!!!

    I love living at LL Sams!! This is such a unique property and I honestly couldn’t be happier with my stay so far (moved in August 2020). The office staff are so friendly and helpful. There’s always giveaways and fun little parties. The property is historic so occasionally maintenance is needed, but staff is very responsive and prompt. I had a window leak at midnight and the property manager and maintenance man literally came to the rescue just 10 mins later. I appreciate the effort management is putting into renovations and improving the property. They’re about to replace my counters with granite counters and I can’t wait to see how it turns out. Can’t recommend this place enough!

    I love living at LL Sams! Staff is so friendly and helpful, and makes an effort to get to know residents. They provide so much engagement and fun opportunities for residents. Amenities are nice, especially the pool and hot tub! Maintenance is quick and thorough, they are happy to help out whenever needed!

    Incredible location for Baylor students. The apartments are very neat. They are installing new equipment right now as well which will be especially nice for anyone new moving in. Management keeps unlimited snacks and drinks in the front office as well, which is generous. The management team has been very nice and courteous as well.The downsides are somewhat unavoidable: (a) Somewhat thin walls which impacts hearing others (b) Water pipes in apartment are fairly loud when someone above you uses water, you hear the water come down.Overall, Id highly recommend this location.

    I lived here last year and recently renewed my lease for this year! I absolutely love it! The management is incredible and sincere. They host fun events and always show appreciation to there residents. The property is clean and well maintained. I would recommend LL to anyone!

    I’ve lived at LL Sams for a almost a year now and have no complaints. The apartments are in very good shape and aesthetically pleasing, the pool and gym are high quality, and the management team has been terrific. 5 Stars!!

    I have lived at LL Sams for four years (2015-2019). The apartments have amazing architectural character, with huge windows, high ceilings, exposed brick, and concrete/wood floors. This charm was a major selling feature for me, although it does present some problems. The old windows are a bit leaky which, coupled with the incredibly high ceilings, run up your electric bill when trying to heat or cool the place. Besides the loft aesthetic, I appreciated that LL Sams is within walking distance of campus, has in-unit washers and dryers, and there is optional covered parking.The biggest issue during my time here has been the frequent change in managers which causes a lot of disorganization. The current managers, Maddie and Madison, are very helpful and will hopefully stay for a while.Overall, if you are looking for a place near campus that isnt cookie cutter, LL Sams is the place to be.

    L.L. Sams is a great place to live as far as apartments go! The apartments themselves offer so much potential if you are a creative type and all of the staff seem to genuinely care about us residents as individual human beings. Definitely one of the best living experiences if you are a college student, or anyone for that matter.

    EDIT: Since my original review, management has really stepped up their game to make my roommate and Is experience at LL Sams a positive one. We have moved apartments and are now very satisfied with our living arrangements! Also, our new apartment has just been renovated and is very nice. Shay has gone above and beyond to make sure we feel comfortable in our new unit and the office staff has always been very kind to us. We are very thankful for the quick response to our review.We originally signed on a completely different apartment and they promised us that this one was better because it is more spacious (not true) and has another bathroom. Unfortunately the shower in said bathroom is completely unusable because its so small that I literally cannot raise my arms. We also were promised a fully renovated apartment with all new appliances and they are just now beginning these renovations. When I moved in, my blinds were ripped halfway across so you could literally see into my room at all times. I once caught one of the roofers watching me sleep and management still didnt fix anything. They promised it would be the first thing maintenance fixed, but they still havent touched it and its been months (even though I was told on September 20th that the replacement blinds came in). Now theyre telling me that theyre on back order. I told them that I was going to contact a lawyer about mot having proper window coverage and FINALLY the manager came in and put duct tape on it. I literally had to threaten to bring a lawyer in to get something fixed. I also submitted a maintenance request for the roach infestation and it was marked as completed but nobody ever came. On top of all of this, theyve recently been fixing the roof which has caused chunks of the ceiling to fall in our apartment.

    LL Sams staff is amazing. They organize weekly events like wine tasting, BBQs, and painting with a twist. Not to mention weekly contest for all residents to win gifts cards, prizes, and cash.Originally, I signed for a unit in building 1 but my potential roommate and I didnt get along, so Madison (LL Sams manager) worked with me to find a new unit and roommate. She said her focus is to make all residents content and feel welcomed here. I was beyond happy with LL Sams generosity and willingness to help me find a new unit and roommate. LL Sams staff is very understanding and will accommodate you to whatever your needs are.Overall, LL Sams has the most friendly and down to earth staff. I would highly recommend anyone to live here.

    This apartment complex is an ideal location for Baylor students. It is right across the street from campus. The new managment team is really working hard to make the renting experience as good as the location. I lived here five out of the last seven years while attending school and the current staff is definitely working the hardest of any I’ve leased from to make this a top notch complex. Keep it up.

    Lived here for a year and thought this place was pretty amazing. They do a good job of making it feel like a community rather than just an apartment complex. Management was always friendly and willing to help with anything related to your apartment. Facilities and amenities are also a huge plus.

    I love the staff. Specifically, Lacy, Gavin and Madison have always been extremely great to talk to and have always helped me right away with any requests. We have about the best maintenance crew in all of Waco. Im forever grateful to them. Additionally, Madison and Maddy always greeted me with poise and smiles. Great staff and property!

    An overall great place to live. I lived in building 4 and never had a problem with noisy neighbors.Management: The old management was here when I first moved in and they were HORRID. That being said, when new management took over I really saw a good change. All of my work orders started being processed in a timely manner, they started doing little things for the community, and the pool area got a face lift with new pool furniture and a basketball court. Theyre very nice overall and they really want to get to know you.Noise: While Building 4 is pretty quiet, Ive been to some apartments in building 1 and it is definitely the party building. Avoid it if you actually want to sleep on the weekends during the schoolyear.Utilities: I live in one of the biggest units in Building 4 and yes they were definitely larger than a small apartment because its like 20 ft ceilings and sooo big. So keep that in mind.Pets: Dog poop was a really big problem when I first moved in, but new management cracked down and its gotten a lot better.Ultimately, if youre okay with higher than normal utility bills youll be fine. Theres free snacks and drinks in the office at all times and you can customize your apartment any way you like. Id highly recommend it.

    The staff from office workers to maintenance is hands down AMAZING. Never have I lived at an apartment complex where I’ve felt so welcomed and my problems were heard and taken seriously. I’m already renewing my next lease 6 months early! GREAT pool and UNQUIE floor plans!! Thanks to Maddison, Gavin, Lacey, and all other staff personnel I’ve found a home in Waco

    The most friendly staff. Apartments are huge and definitely different than anywhere else. I’m never waiting for something to be fixed, it always gets done ASAP and Madison goes out of her way to be helpful. Even on move-in day.

    I just want to make a review about Gavin O’Brien, I believe that’s how you spell his name. My car was having trouble the other day as he was walking by and he asked if I needed help. He helped me out for a few minutes to get my car battery fixed, I am very thankful for this because I was running late for work at the time. Great staff at ll sams, always down to help!

    I miss Madison :( Other than that, it’s ok. Everyone is still friendly, but Madison was above and beyond. They don’t really do the pest control like they did before and they text you either one day before or the day of when they need to read the meters. When Madison was here, we knew a week in advance. Then got another text the week of. These are just minor complaints. Let’s see... I like maintenance. They’ve come when promised and have always been friendly. The hallways sometimes smell like feces.uhhmmm can’t really think of anything else. Just that I could see some changes here and there after Madison left. She was a huge selling point for us when choosing to live here. It’s still a cool place to live.
