This apartment is excellent.The most wonderful thing about Gables Water Street is its serviceability and hospitality.The employees here are very helpful and prompt.No matter what the problem is, they solve it quickly and sincerely.This team is outstanding.In particular, the way Amy worked was so impressive that even the labor-loving Japanese could feel respect for her.If I ever come back from Japan again, I will live here.Thank you Amy and team!

Ive lived here over a year and am very pleased with the experience. The apartment is quieter than most (rarely hear noise from neighbors - maybe an occasional stomping above). The insides were just refreshed with new paint and carpet.The maintenance team is quick to reply to any issue - usually in (much) less than 24 hours, and any problems Ive had were correctly handled (replace a malfunctioning ice maker, changed the toilet flapper, etc). No big issues - just regular maintenance things.The staff organizes community events periodically, and those are fun to attend.The key fobs typically work properly on my apartment door, but sometimes they are finicky opening a building door. I tried the wristband they offer, but it is not reliable at all, so I wouldnt recommend it (plus, theres a fee to get one).The parking garage usually has enough parking (at least when Im coming home) and people seem respectful of the parking spaces. The gate seems to have an issue every couple of months, but it gets repaired quickly to restore the secure access. The newer tolltags dont work with the gate, so thats annoying to have to pull out my key fob instead.Overall, this is a nice place to live and Id recommend it.

I have had a 5 star experience with Gables Water Street! The duration of the leasing process was smooth and the communication was exceptional (especially since I was leasing sight unseen). Ed was such a great help and went above and beyond to make my experience enjoyable and easy. The staff is very personable and called me by name while passing in the hall which made me feel welcome. I would 100% recommend leasing at Gables Water Street to anyone I know.

I moved to Gables when first moving to Texas and I cant say enough about how great it was to live here! They always have cool events for the residents and you cant beat the area/location! Its walking distance to some great restaurants, great view of Lake Carolyn, walking distance to The Toyota Music Factory for concerts, and maybe most importantly right next to the DART which takes you straight to the airport. I fly almost once a week so I really couldnt ask for a better spot. Looking forward to moving back to Gables next month 🤠Special shout out to Leasing Agent Amy for always having a smile on her face and being a great host/help while living there!

My husband and I moved to the 5th Floor of Building 3 in November. We cannot say enough amazing things about Gables Water Street, Sonya Andrews and the rest of the team. We actually need to upgrade to a 2-bedroom and wouldn’t think of living anywhere else. The apartment, sunrises on the lake, shopping, dining and other amenities are top notch. You cannot go wrong making Gables Water Street your home.

February 18 2021: our complex has been in the middle of a winter crisis between power outages extending 24+ hours over a period of 3 days, water pipes bursting as a result of freezes and floods from these burst that have led to water supply shut offs. We’re all struggling through this as a community, BUT Gables Water Street (Windy and her team) have been incredibly responsive, helpful and assistive in ways that go ABOVE AND BEYOND what other complexes could and would do in the same situation. I can’t thank them enough for the updates and the ‘round the clock work they’re doing to help keep the community stable. Thanks all!Other than this particular situation I’d like to point out that on normal days this apartment complex is a great place to live. We enjoy the cleanliness and availability of amenities, the staff again is super supportive and responsive with inquiries, and the place felt like home the minute we walked in.

Ive been here since mid-April, and its great. I looked at over 20 apartments in two trips to the DFW area, before relocating for work. The Gables by far caught my eye the most, and Im glad Im here. Im new to the area, but it seems to be close to everything I need so far. The property is nice, and the amenities are top notch. Being right on the lake is great for taking walks after dinner, and the area is very nice. Staff is very helpful, and always friendly. I truly feel like they care about my enjoyment of the time I spend here, and do their best to look out for me. Theyve been great with suggestions for local hot spots, and even helped my father get a rental car before I moved in. Every month, they seem to do something fun for residents to get to know each other, and interact. A few hiccups have happened along the way, but seem to have been resolved quickly. I would recommend this place to anyone looking for that hotel experience at home.

I would recommend the Gables water base on the location, amenity and the beautiful lake view. The apartment is well kept, managed and very secure. It has a new feel and ideal for anyone that wants clean, secure apartment in the best location.

Ive lived here about a year and really enjoy the property. The location is just what I was looking for. I have a great view of the water from my apartment, there are good restaurants right out the door of our building, and a five minute walk to catch the train to go downtown which is a great service. As much as I enjoy the property and the on site staff (they are super friendly and helpful), I recently had an issue with the corporate customer support I feel necessary to share. My bank put a fraud alert on my account on the 1st of the month. I was unaware of this and a received an email a few days later alerting me that my rent was late. I checked my app and it depicted that my rent was paid. I emailed the front office to inquire about it, but they didnt have visibility of my account. When it was finally confirmed that my account was actually late, was when I received an email letting me know that I was being charged an extra $85.00 plus 10% of my total rent. When I inquired about disputing these charges, I was told no consideration would be taken until I provided a letterhead statement from my bank stating that I had sufficient funds at the time of my rent being due. This ended up being a complete waste of my time because after submitting that, I received an immediate response that described how their withdrawal process works and why it is depicted that way on the app and that I still owed them approximately $300.00. So basically zero compassion that I had funds and absolutely no way to know that I was actually late. Very smart on their part not to alert their tenants until after the date in which the high fees are already added (good profit making strategy). I like the property and love my view, but this has definitely made me extremely unhappy to the point that I will be looking to move on next year. Be aware that you probably wont get support if it means cutting into their profits, so I recommend you consider that when deciding which apartment company to go with. It is sad that the great job the local staff do, gets overshadowed by corporate.

I currently just transferred to a smaller one bedroom apartment and have been very pleased with maintenance especially James I believe he’s a new employee here. I’ve only been here a month, so a short-term review, but everything has been great so far. The management team is excellent – on top of being really nice people, Wendy, Windy and Sonya were extremely supportive and helpful during the move-in process and have been a great help with a few minor things since. Most of the apartments in this area are similar in design so I chose the Gables because of the reviews the management team received, and they have definitely lived up to those expectations. I really like my apartment space, the amenities – terraced areas and work out rooms – are great and the location is ideal. I’m completely satisfied with my decision to live here. Well done, Gables!

The building is very clean, and the garage is well kept on top of that. It exceeds expectations in every regard.

We love the gables community and everything it provides. We are located right in the middle of different stores and restaurants which is awesome. We love the views of the lake and the people around. The leasing office staff are amazing and we enjoy attending the monthly events. The only reason I’m giving a 4/5 is because of a neighbor issue we’ve had but otherwise we highly recommend! It’s definitely a 5 stars ⭐️

I moved to Water St. in early June. My move-in was smooth and seamless thanks to Sonya and Windy in the leasing office. This property is spacious and well kept. The amenities are wonderfully designed and kept clean by an energetic maintenance staff. The views on Lake Carolyn are soothing and relaxing. My neighbors are friendly and courteous throughout the property.

We moved in in early December. This place is top notch all the way around. The staff couldnt be any nicer or more helpful. The amenities are amazing and the apartment is beautiful. Already feeling at home.UPDATE: Wish I could add a sixth start here. During this winter storm in Feb 2021 the Gables Street team has gone above and beyond to keep residents updated and informed on progress for power outages and water loss. They are putting in seriously long hours rotating fire watch duty as the recent winter storm has damaged the complex fire alarm system. I personally am very impressed with the effort and greatly appreciate it!

This is a review based off of my first month and the pre-process. First, the staff at Gables are extremely helpful and responsive. I worked with Amy Dillon and the additional staff stepped in when she was out of office. I had a ton of questions on the leasing paperwork and every email was answered professionally and quickly. I moved from a different city and my move in experience was smooth. I did need a little extra time at the end of the day to move in and they were flexible even for being a Saturday! The apartment complex is clean and the building I am in is quiet. I cannot speak for other buildings or areas except for my own. Its convenient to restaurants and coffee shops (literally in the complex) and has easy access to Lake Carolyn. The apartment appliances are very nice and when I needed a maintenance request my first few days to fix the tub drain, someone was sent immediately. Also, the gym in my building (which is a plus for me) is clean and well kept. There are a few things that Ive noticed, please note these are not a complaints at all just some things to note - if you are expecting a delivery outside of the normal Amazon, UPS, Fedex types, youre going to have to help or find the drivers with their delivery. Its not an easy complex to navigate if they have never been. The same goes for any Uber or Lyft pickups / youll likely need to walk a bit to meet them. There is a particular part of the complex where a wading pool is easily accessible to people that are casually waking along the lake. Again, not a complaint, just a note since the noise levels due to playing children or young adults after 10pm may be a disturbance to some people (Just remember you are choosing to live in a multi-use complex and some noise may occur) Im looking forward to continuing to live in this community and I hope my review helps!

I had such an amazing experience moving in to gables. Such an easy step to fill out paper work. I highly recommended moving in to gables. Our apartment is so spacious and comfortable. I love waking up looking towards the lake. Everyone in the building is so respectful in the building and keep the noise down. If you like hanging out and having a few drinks there are amazing bars and restaurants in the main floor. A great distance from Toyota music factory. If you like to exercise the building has great gyms on property and access to the lake as well. Highly recommend. Thank you Sonya for all the help getting evything done.

On Lake Carolyn, restaurants a few steps from your door or a short walk, nice features you will not find in apartments in the same price range, nice size gym. The leasing office and maintenance staff have been great. The best part of GWS is Assistant Manager Windy Beasley she truly does go above and beyond to make sure future and current residents are glad they chose GWS.

My Wife and I lived at Gables Water Street for two plus years. It was out first apartment together and tons of memories were created during our stay. Had we not bought a home, we’d likely still be tenants. The leasing office ladies: Windy, Wendy, Amy, and Kylie are professional and exceptional at responding to their residents. I’m not the easiest person to deal with, but they always treated me with respect and took care of us expeditiously. The maintenance personnel is top notch: Louis and his team are absolute rockstars and greet each resident with a smile every time you see them walking about the property. The ladies at the leasing office and the maintenance personnel set Gables apart from other properties in the neighboring area. Many friendships were made here and we were blessed to have called Gables home from 2019-2021.

Ive been a resident at Gables Water Street since early 2018 which is was fairly close to when they first opened. Im not normally one who takes the time to review anything online but felt the staff here deserves the recognition. The office staff is always friendly, helpful, and courteous. Anytime Ive needed anything theyve always gone above and beyond to assist me.The maintenance crew is hands down the best Ive come across which is why Im writing this review. This afternoon I put in a request for an issue with my refrigerator ice/water dispenser and error code on my washing machine. Within 10 minutes Maintenance was at my door and fixed both problems in no time! I renewed my lease here last February and this is one of the main reasons. There are plenty of options available to lease in this area but if you genuinely want to live on a property that is well maintained and managed then I highly recommend Gables Water Street.

This morning I had an unfortunate altercation with a person walking outside of my apartment. However, I am very pleased with the way that the manager on duty was able to resolve the situation for me. As someone who suffers from anxiety attacks and is on medication, I can be quick to react. However, he noticed I was in distress and deescalated the situation without making me feel like a bad person. He is definitely a great asset to Gables.

From the first day I walked in to look for an apartment, to the day I moved out almost 2 years later, I was impressed with everything about Gables Water Street. The entire staff was responsive and knew what they were doing, the property was always well maintained, all the systems worked well and when they didnt, were fixed quickly. The communications between the office and tenants was very good, and you always felt as a tenant, you know what was going on. On the business side, all of the documents that tenants are required to sign were evidence of the experience of the management company in running a successful business - the message was Dont even think of messing with us!!! For those of us who always follow the rules, thats a good thing, and protects us from tenants who dont!!! Overall, I would tell people looking for an apartment in Las Colinas to look at Gables Water Street first. You probably dont need to look any further.

Great Community! We were originally going to move to the Uptown area since I work downtown but was hesitant since we have a little one. My husband discovered Gables Water Street so we took the drive to see how far the commute would be for me each day and i was SHOCKED. This community is SO close to downtown Dallas. My morning commutes are 16-20 minutes top! Its also a beautiful community with great amenities and a wonderful staff to boot. Cant say enough great things about living at Gables Water Street. Love it!!!

There are truly not enough good things I could say about this complex. After living in downtown Dallas for a year, I was ready to make the switch to the Las Colinas area since it has a lot of cool up and coming spots and plenty to do. Number one, the location is perfect. It sits right on the lake (could it get any better?!) and has great restaurants/bars below that are walkable to without being overly populated and too loud/crowded. The office staff has always been super helpful with any questions Ive had and they respond as quickly as possible. And especially with all the current issues with COVID-19, they have kept us as safe and up to date on any changes as possible. Couldnt ask for a better place to rent from, and didnt even hesitate when asked to renew my lease! Highly recommend :)

What a way to live! Fantastic location near lots of new and upcoming entertainment. Lovely apartment even while still under construction. Quick access to DFW airport on the train as well as right up the highway, it seems, from Love Field. And the staff is super kind and attentive, and they put forth a lot of effort to make my living experience here great. Theres no perfect apartment community but this one is pretty close.

As stressful as that part was, we were instantly greeted by Sonya who has been nothing but helpful with all of our questions and requests. Maintenance requests are completed quickly and the community is quiet. There is plenty to eat within walking distance and the amenities are nice. So far, we love it here!

Overall, a top-notch experience. The staff is very knowledgeable and responsive during sales, lease signing, move-in, and living. Beautiful new, clean, and quiet property with lots of usable amenities: lakefront, gym, grills. Convenient location with retail and restaurants easily within walking distance. And covered, secure parking! I highly recommend. Pet-friendly.

The pending lease that my husband and I had with another Las Colinas property didn’t work out (at the last minute, not our fault) so I called The Gables and Sonya had us come in that day, showed us a fabulous apartment, we filled out an application and were approved a couple of hours later! A situation that had been so stressful, turned out to be a blessing. We have a City view apartment and absolutely love it! We love being able to walk places, instead of driving and can’t wait for the rest of the shops to open in our area. So great to park the car on a Friday and not worry about driving EVERYWHERE over the weekend. Can’t say enough good things about these guys, or this property. If you’re in the market for a new place, it’s definitely worth your time to check it out.

I just moved November 9 and everything has been great! Love the building, neighborhood and the cost of rent. Front office staff is super helpful and responsive. Moving in is typically a burden and Gables Water Street has certainly made it 10 times easier.

My wife and I loved our experience here. Sonya, Amy and the Wendys are all outstanding, and made the place feel like home. Special s/o to Amy for saving our dog Pablo’s toys from many a drop into the courtyard! 🤪The complex is right on the lake, and within walking distance to plenty of restaurants and entertainment. Really can’t ask for more.

Great management staff, great place, great apartment!Kudos to Sonya, Amy, Wendy and Windy for making this place rock.Outstanding canal location, extremely beautiful area, canals are perfect for walking and exploring, DART is very close. There is even a fun little train that runs around here, it’s not super useful, but it’s a cute little legacy from the original plan.Los Colinas is a master planned area, very organized and calm. The Los Colinas mustangs are right across the street.The canals are gorgeous, they wind around between the office buildings, have a few little shops on them... there is even a gondola company that will drive you and your sweety around on the water and feed you.It is also one minute from I-114 and ten minutes from I-635.I love this place. Local office buildings’ architecture are very beautiful and the canal is a great place to walk, bike, run, just sit and take in the views. We sometimes sit on the benches at night and just talk and take in the gorgeous architecture.There are also a number of higher end restaurants in a little area run by the apartment complex... both high end and hole in the wall Mexican, Italian, coffee, fish, nitrogen made ice cream, large brewpub, has fountains and a nice green area.You can also go two minutes from here and have dinner, hit a number of pubs, take in a movie, watch a concert and have froyo at Toyota Music Factory. You can literally walk there along the beautiful, peaceful canals.It’s just nirvana here.
