    Best renting experience Ive ever had. The staff was always extremely attentive and friendly. The location is great and very close to Katy Trail and the Ice House as well as all the hot spots in Uptown. I read some of the negative reviews about parking security, but I never had any issues over 2 years. Also, this place is built like a battleship....no noise from neighbors whatsoever which was a huge plus, unlike most apartments with poor construction and thin walls. Great views too!!

    Ashley was amazing showing the Villa Rosa amenities and building. She answered all my questions and made me feel very comfortable. Villa Rosa is my new home. The pools were awesome, gym was anything you can ask for. Maintenance staff is prompt and efficient. Couldnt be happier!!

    Jolie, Kim and Ashley are amazing! They always go above and beyond. The renovated apartments are great. The pool is awesome. I go to the gym everyday. I use the golf simulator as much as I can (I wish it was open earlier like 5am so I can go before work). We walk to Sixty Vines, Flower Child, Ocean Prime, and Capital Grill alot. They Katy Trail and Katy Trail Ice House are the best things that have ever happened to us.I was worried about the fire alarms when we moved in, but theyve gone off maybe 3 times the whole year so not really a concern. And Ive never seen a bug in my apartment.We toured 15 places in the Uptown area and this is definitely the best choice.

    We love our apartment, the location and the staff so much! But they increased our rent and it is just too high, also the packaging system is a pain and we did have lots of packages lost / stolen.

    I’ve lived here for over a year and am sad to be moving out! It’s a great property with friendly support staff and great amenities.Things I love:- Apartments are spacious and I generally feel like you get a lot for the price- The pools and gym are awesome and usually not too crowded- The leasing agents and maintenance people are very helpful. I moved into an apartment and 3 days later construction started. It was very loud and Ashley helped me figure out that I could move to a new apartment which actually would be cheaper. Grateful for that support! Ashley even helped me move my stuff in - she’s Fantastic and I’ll miss her- Free EV charging by the leasing office- Great neighborhood! It’s in the middle of uptown but not too too busy. Lots of things are walkable or a 5 min drive awayWhy I didn’t give 5 stars:- There is a lot of construction happening around the building. There is also a night club on one side. If you move in would recommend carefully assessing the way your windows are facing. The construction is really disruptive and it’s a busy area of town in general so can be loud- The new parcel service, Fetch, is frankly very annoying. It delays all deliveries at least a day - I miss the parcel pending lockers

    Great place to live! The location is awesome and close to so many things. The staff is very accommodating and friendly. Nice layout of apartments, and amenities just got an update. Ive really enjoyed living here for the past 11 months, just renewed my lease

    We just moved in today and absolutely love our new home. Jolie was our leasing agent and she was so helpful and great. We were convinced we were going go write a review on this property regardless if we chose it to be our new home because of her great customer service. We visited about 10 other properties when we were searching for an apartment and without a doubt, Jolie provided the best customer service. She showed us layout options and move-in date options. As far as the apartment itself, it’s our fist night here today and we couldn’t be happier. I know a lot of people are complaining about the new package delivery but honestly, I’ve always had an issue with package deliveries at other apartments. There is only so much they can do to manage packages. So it wasn’t a big deal for us. I stopped shipping packages to my apartment years ago.

    I loved living at Villa Rosa. The amenities are great, maintenance is phenomenal. I only have a 4 star review because of the elevators always having issues and being out of service. Otherwise the staff is always responsive and the neighborhood is great; everything is within walking distance

    It’s been nearly 6 months since I moved in and I absolutely love this complex.Although renovations started the minute I moved in, the management is doing such a great job at communicating the plans for renovation and informing all residents when and where there will be work done every week. If I know an apartment is being renovated near me then I just make sure I’m working from a coffee shop or my office instead!Most apartments in uptown are undergoing renovations so I don’t want to write them off for having them done but coming from another apartment complex that did a poor job at planning and communicating updates made me appreciate Villa Rosa staff even more.Pros:- Communication with the office/management/staff- Maintenance is so quick and very kind- Two pools- Huge parking garage with corner mirrors- Lots of visitor parking- Location- Front lobby feels like a hotel entranceCons:- Callbox doesn’t work all the time so you may be forced to go downstairs to get people in- Overall construction- Noise from fire trucks etc., and from the newly opened bar if your apartment faces that way-

    Ive been hear about 3 weeks and couldnt be happier. The apartments are super nice and the amenities are great and all in working order. It is super quiet which is a big deal for me. The best part so far has been the staff. Amazingly friendly and helpful and extremely patient. Mia Hill helped me out on my apartment from day 1 and was great. She answered all my questions and was patient in showing me a bunch of apartments. There was a plumbing issue with the apartment I did choose and she was great in finding me a new one that was bigger and on a higher floor at the same price. The prices are also great. I looked at a ton of places before choosing this one and it was by far the nicest for within $200 of the price I am paying.

    In my one year of living hear - I have loved everything about it! The apartment and building is absolutely beautiful. The location cant be beat with Katie Trail, the Icehouse, bars, and restaurants within 1 minute of walking. The M-trolley stop is also 1 minute away, which makes it easy to travel to the art district.As for the building itself, it is always well kept and clean. Maintenance is quick to come to your apartment. Elevators can often be down for one reason or another, but with 4 elevators near my apartment, there is always at least one still operational while others are down - so its never been a big deal for me personally. They also have recycling on the second floor - Im a little sad that this can be hard for people to find, but at least I have the option to recycle, which I often do. The office staff are also very helpful in answering questions and helping with anything I need.One thing that I was scared of from the reviews were the car thefts. I took the advice of not leaving anything valuable in my car and have had no problems. My car has always been safe so far.I also was a little lucky too in that normally bars can be heard down the street, but one of them has been temporarily shut down due to an accident. Since then, I havent heard anything from the bars. So now I get quiet nights - which is excellent given the location.With the view, location, apartment, and staff, it will be a sad day when I have to move.

    Beautiful property and location and super attentive and friendly staff. China has been phenomenal since day one on getting us the exact apartment we wanted. Also we had a couple of maintenance things to be tied up and they were already here today to fix. Again, super friendly and super fast!Amazing value for the apartment and location we have.

    You should live here for 3 reasons: 1) location (Katy Trail access across the street, Uptown restaurants and walkability, inc the famous Ice House) 2) it’s a concrete building (so noise is way lower than most buildings) 3) closets are not for five year olds and have actual space. Bonuses: the staff is excellent esp. maintenance crew who actually cares about doing a good job, the landlord is investing in updates, there’s multiple elevators, it’s generally priced better than it’s neighbors.

    *Took a tour, not living here currently*The tour lady was nice and very enthusiastic. The lights in some of the rooms were yellow tinted and there was one dead cockroach outside an apartment on the second floor which was kind of off putting, but it was dead. There were 2 rooms that were old/not used for a bit (not sure how long), so they did have some smell, but doesnt matter because that really only happens when no one is there because sitting water I believe.The view is nice, the place does seem quite quiet, and they have a nice community kitchen with a small gaming room nearby.Most of the amenities are included in the rent (not the massage therapist nor the lifestyle fee ~$61). The pools both looked clean and I loved the in-unit washer and dryer.Only rating the tour for this.Good tour!

    So far my experience here has been great. There has been a couple of hiccups with the fire alarm going off while Im trying to work, but nothing else to give me pause. Ive lived the residents events and cant wait until the clubhouse is complete so they can be bigger and better.

    I have lived at Gables Villa Rosa for over a year now and to this day I am extremely happy with the choice of choosing this apartment complex. The quality is unmatched, my neighbors are very friendly, and the complex does a great job making things fun for the residents (food trucks, free succulents, and pizza parties - just to name a few). It is also walking distance from the Katy Trail!! I truly feel at home here in this big city of Dallas and recommend this complex to each of my friends who are looking to move to the city.

    Lived here for almost 2 years now and love GVR! The staff is so kind and accommodating. Need something fixed? Maintenance is usually there the next day if not the day you request it! Exterior and pools make living here feel like a permanent vacation. Best price for the location in uptown. Gym is great too!

    The staff here at Villa Rosa is their greatest asset! Extremely knowledgeable and personable. Location is incredibly convenient! Very accessible to all the hottest locations this city has to offer. There is no shortage of restaurants or bars within walking distance along with immediate access to Katy trail. Maintenance is great! All requests are resolved in a timely manner. Definitely my favorite place to live in Dallas.

Legitimately have not met someone as perfectly cut out for the job as her. Extremely thorough, while also super down to earth.     Henry was the absolute most help when we needed him late in the evening. My dog locked the deadbolt from the inside leaving me outside locked out with no way to get in. He got the deadbolt out and me in my apartment within 30minutes of him arriving. Great job!

    My boyfriend and I have only lived here a few months but we are in love with the location. It’s literally central to the major highways so we can quickly visit our families, and close enough to grocery stores and restaurants that we can just walk to it. My job is only a trolley ride away as well. The staff has been responsive and courteous to my needs. I do miss our leasing agent, Dynasy. She was the best!

    Gable Villa Rosa is a wonderful place to live and the staff here is truly amazing! Ive been out of town for a few weeks and was getting very worried about some of my house plants dying due to lack of water. I gave the front office a call and asked if there was anyway they could go by my apartment and water my plants and they said YES! Mathew T. was so kind and willing to help me out. He even gave me an update once it was done and offered to go back in a week to water them again! The service here is far superior to any other complex Ive lived in. They are always willing to go the extra mile to help out the residents. On top of all of this, the building is clean and well maintained and very quiet for where it is located! The price is good for the location and I look forward to re-signing my lease here! Thank you Mathew for taking care of my plant babies!!

    Love living here! The leasing process was very easy, they walk you through everything and all of it can be done online or remotely. Move-in was a breeze, they met us with the keys gave a tour and everything. Location is fantastic, walkable to many restaurants, bars, some shopping and grocery store. My only qualm is that the pools are pretty rowdy on the weekends, kind of like a giant frat party. And I dont like having to walk across the parking garage to get to the lobby. Minor really. Again, love living here and would definitely recommend.

    Ive lived at the Gables Villa Rosa Phase 2 for almost 3 years now and I just re-signed my lease for a 4th year. I love living in this community. Everyone is extremely helpful (Nathan, Oliver, Jennifer), maintenance is quick to fix issues and the property is kept clean. I only gave 4 stars because sometimes, on the weekends, things can get a little crazy in the hallways and Ive seen some property damage - nothing on the GVR, but we pay a lot of money to live in this complex and some of the tenants and their guests dont always treat it with respect - that would be my only complaint. The location is great (close to bars and restaurants), we have an amazing pool and fantastic amenities - I wouldnt want to live anywhere else.

    The leasing experience was very easy. Yani was great and guided me through everything perfectly. Move-in day was stressful as my movers cancelled last minute, but Yani made sure to let me know he was available for any questions or concerns. After a week and a half of living here, Im loving it!

    Such a great place to live. The people really take care of you, and the parking is great (both for residents and visitors). Every maintenance request is quickly fulfilled (except to fix the elevator - we would really appreciate that getting done soon). Kind people.

    I love the building, security and the team. I love the gables app. The staff are very nice, but my move in was a bit confusing. Emails were not responded on time. I had trouble navigating through whole new building and finding the right elevator, while moving lots of furniture. It could have been easier if someone walked me there, instead of explaining it. But very nice staff.—After living 3 monthTrash fees are not acceptable. I pay 57$ per month just for trash. Valet trash is not optional, and everyone should have it, costing 30$. They only pickup certain hours. You need to put recycables in another colored bag that you have to figure out how and where to buy from?! There is trash chute in each floor and that suffices. I would have give 2 star for this reason. Not acceptable service. They ruin their reputation by this excess costly not effective service

    We have loved living at the Gables Villa Rosa! Beautiful property and apartment. Staff is super nice and helpful. Property is always getting updated, even before it needs it. Maintenance is always done in timely manner. You can walk anywhere from here. Restaurants and spa downstairs. Katy Trail one block away.

    I have recently moved in and I am extremely satisfied with the apartment and location.I would like to thank Oliver for all the times he has gone out of his way to help me with the process. He has always replied to my questions and concerns immediately, even outside of his work hours (including weekend and night). He is truly passionate about his job and helping others. Gables is surely very lucky to have him!On a side note, I am very happy with the wall thickness and insulation in the apartment, which makes it soundproof.

    We are new to Dallas. With so many apartments in Dallas, how do you choose. For us it was easy. When we walked in it felt like home. The leasing team knew the residents (and their dogs) that walked through the lobby. We were impressed.We met with Chantz first who took care of us right away. We had so much fun looking at apartments with him. He hung in there with us while we were working on a move in date.When we were ready to sign we rushed down and Darn it Chantz was off this day. However Jim took care of us like we were already part of the family.And it is like this with everyone one here at Gables Villa Rosa! They are family!!!The property management team and Maintenance team is very attentive Our request are always answered promptly.Thank you Gables Villa Rosa for your smiles and warm welcome.

    I lived here for two years and will be moving into a bigger unit in August to hopefully stay another three or four years. Buying a condo in Dallas to save up for a home someday just isnt worth the money.The staff is always friendly. I never get the notion that im bothering them. The apartment has better amenities than the other 11 complexes (yes 11) that we looked at in the area. Two large resort style pools, real hardwood floors, stainless steel appliances, lots of cabinet space in the kitchen, a large covered patio, a block from Katy Trail and youre still within walking distance from everything in uptown.I do agree with the other posts that we see vandalism in on exterior doors of the apartment and it can get a little noisy on the weekends but youre next door from #1 and #2 most profitable bars in Dallas soooo.... maybe you should move to the burbs if that scares you because theres not an apartment in the area that doesnt see crazy every once in a while.For what it’s worth I’m a female and I’ve never felt unsafe at any point. We love it here.My minus 1 star would be although the front pool is up kept and monitored, weve caught the back pool in phase 1 looking like a frat party just came through.

    This is an amazing place to live. I take back my previous post. The staff goes out of their way to make my dog and I feel at home. I hope the management give a shout out to the staff for me.     The maintenance here is amazing! He always comes within the first 24 hours and fixes anything and everything. He even built us our own shelf when we said we needed more storage for the kitchen!
