Have loved my experience at the Franciscan! Great amenities. Maintenance has been prompt and efficient. Front office has been fantastic- Sarah the leasing agent was a tremendous help to us moving in, and also helped several other friends of ours moving in as well. It feels like a hidden gem in a bustling city, offering top-tier living without stretching your budget.But it’s not just the beautiful apartments that make this place stand out—it’s the staff. I’ve lived in plenty of places before, but never have I experienced a team that truly puts residents above themselves. In the 14 months we’ve been here, I’ve only had to submit two maintenance requests (just for simple AC filter changes), and they were completed the same day. That kind of efficiency and care is so rare and deeply appreciated!And now, the cherry on top? We’re getting resident life coordinators! They’ll be organizing more community events, and I cannot wait. Lived at the Franciscan 2 years and it drastically improved when Sarah joined! We had a few issues with maintenance in the beginning, but noticed a lot of positive changes during February-May 2024. Only downsides would be the quality of the gym and a few occasions of difficulties in paying rent. Make sure to stay on top of your due dates and fees! Other than that, with any small issues, we could always trust Sarah to help us not only get the problem solved promptly but also always do it with genuine kindness, a bright smile, and warm energy. Thank you to Sarah for making our experience at the Franciscan an enjoyable one!

It’s been over a year and I must admit that changes are being made. The pool and fitness room has opened up after being closed for quite some time. The complex tries to put together social events for the residents to attend. Theres a completely new staff, whom all of which have been extremely kind and helpful during my recent hardship. Even the Assistant Manager Obie took time out of his schedule to provide me with resources to ensure I stayed current with my rent. At one of my lowest points, they provided hope and compassion, and made me feel like a person, instead of a renter. I can’t say thank you enough to FOA. My son and I feel safe and welcomed in this community. We’re close to parks, shopping centers, restaurants, etc. The neighbors are top tier and overall the apartments look nice. Yes the maintenance staff could be more efficient, I won’t deny that, however the hope is that they will get better with time. With anything, my advice would be to do your research well in advance. Don’t sign anything until you’ve seen your unit first, make sure you keep in mind and ask about any potential fees additional to rent, and know that there’s pros and cons at every apartment complex. Just make sure you weigh them! I hope this helps!

Outstanding Maintenance Service!I recently moved into this apartment complex, and I must say my experience has been exceptional. Despite seeing some negative reviews online, I can confidently say that my encounters have been nothing but positive.I had an urgent maintenance issue with my toilet not flushing, so I called the emergency number. To my surprise, the maintenance person arrived before I even finished talking to the dispatcher on the phone! The dispatcher efficiently logged the work order, and while I was still on the phone, I also submitted a separate non-emergency request for my garbage disposal.To my amazement, there was a knock on my door while I was on the phone completing the garbage disposal work order. It was the maintenance guy, ready to assist. He fixed both my toilet and garbage disposal in under 10 minutes! His professionalism, speed, and attention to detail were remarkable.He took the time to ensure everything was working perfectly before leaving. This experience truly speaks volumes about the dedicated and skilled maintenance team here. Its clear that the negative reviews dont reflect the top-notch service Ive personally received.I want to express my gratitude to the maintenance team for their prompt response, excellent work, and overall positive demeanor. Angel, the maintenance man, was amazing! We have had a lot of problems with this apartment complex but he made everything worthwhile. He worked hard to fix all of the problems in our apartment, and was extremely nice/friendly. Could not ask for a better employee. While other aspects of this complex have been troubling (very much so), the maintenance aspect was smooth and amazing.

Had a great tour with Sayli and plan to be moving in soon!Update:So we moved and it’s been 6 months. We’ve had a few issues in the apartment, disposal stopped working, door got jammed, microwave stopped working. All of those problems were fixed quickly except for the microwave but they had to order that. So maintenance is usually quick…The dog park is covered in poop and so is any other big grass area. The poop bags aren’t regularly replaced and even when they are it seems that very few people pick up after their dog…The office staff are pleasant and I’ve never had any issues with them.My mailbox is one of the few that aren’t busted open, so I don’t have any issues but the ones that are broken need to be fixed.The fitness room is basic and the pool isn’t deep at all but just relaxing.The covered parking is nice but the lights go out regularly. Overall I feel pretty safe in the complex.

Ive lived at the Franciscan twice now—the first time several years ago and again in 2021 when we were in between houses. I have to say, the quality of the apartments has diminished since the first time I lived here; but what can you expect after 12 years?! Overall, weve been very happy with the apartment community. The office staff are professional and courteous, and they are always ready to help. The maintenance staff is THE BEST! They are so kind, efficient and professional. Theyre currently short-staffed and still reeling from the winter storm earlier this year, but they are always smiling and in good spirits during their service visits. We also LOVE the pool here and are impressed with how well it is maintained. Id definitely recommend this apartment community whether youre temporarily looking for somewhere to live or a permanent renter.

Lived in Franciscan of Arlington for over a year now, overall a good experience!Moving in:I was helped by Sayli for moving into the franciscan. She was a pleasure to speak with and was extremely helpful in answering my questions. Her customer service is 5/5, excellent.Overall experience:The apartments are clean, tidy and have a good space. The layout of the apartment is also reasonable. Air conditioning kept the apartment cool during the hot months of August and September. I rarely hear the neighbours. Appliances are in good condition and bathroom is a good size. Service work was prompt to fix any issues with the apartment. The area is reasonable with plenty of supermarkets and restaurants within a 10 minute drive. Would I recommend these apartments to someone else? Yes!If I were to be picky here are the negatives (Franciscan have been excellent and listened to my previous feedback, so the list is short!):- Valet trash service does not do any recycling which is rather disappointing.- Most of the flooring is carpet, take that info as you wish.

The 5 stars are only about the maintenance team. I absolutely cannot thank Mark enough for always getting my issue resolved within a few hours after I submitted the issue. He is friendly. Honest. Very professional. Gets the job done as quickly as possible!The front office staff is friendly too. However I’m upset at them for not receiving a tour of the apartment complex. Not letting me know about the gym hours. Along with other basic move in guides. For weeks I didn’t know where the trash bin was. I had to wait until trash day arrived or throw my trash away at my family’s house. On top of that I dealt with another trash issue. The 5 stars is for the maintenance team without them this review would have been the opposite from 5 stars. They make my experience here great. It’s nice to know that I’m taken care of whenever I need them.

I can say with all honesty, this has been the best and most positive experience with office staff I have ever had. Alicia the assistant manager has been very attentive, caring and patient, even sending emails just to make sure my transition was going well. She has asked multiple times if there was anything she could do to further enhance my moving experience. The maintenance staff are very professional and respond very quickly. I had just a few minor issues with my apartment and they have already fixed them or scheduled for them to be fixed (I have only been here a week). I cant say enough about this place, it is worth the price for peace of mind!Give them a try.

I’ve stayed here for two years now. I must say that the office staff are friendly, helpful, patient! I absolutely love LaToya and Lisa. I do most of my business with these two lovely ladies. The community is well kept and safe. Unfortunately, I’ve noticed that some new tenants are loud and messy. It’s sad how people are inconsiderate. I didn’t notify the office due to me trying to be mindful of COVID and didn’t want to overwhelm them. Overall, I’ve enjoyed my stay here.

The pandemic and the weather this last winter resulting in no electricity or water part of the time has been challenging. The Property Manager Carrie and her staff have been working hard for the residence of the Franciscan.We have never before seen a manager work as hard as Carrie. She has kept us updated online when workmen would be making repairs and what we could expect. Carrie came to the apartment and inquired about the damage and took pictures. She took notes and then she got busy and hired crews to work on the problems. Carrie and her assistant Lisa connect with residents and care about getting things done. The maintenance crew works hard. William has helped repair water leaks and has done a good job. When we had water gushing from our ceiling late at night and we called for help, they said they were on their way. So thankful for their help. Unfortunately did not get their name.This really does not cover everything the manager and her staff have done for us. Just wanted to say we noticed and thank you. You are all appreciated!

My son and I visited The Franciscan last month while he was looking for a new place. We visited about seven communities that day and this place was by far the best. The ladies in the office were amazing and so welcoming, we worked closely w/Ashley and she was a rockstar, she provided stellar customer service. This property was short staffed the day we were there and the grounds were debris free and the cleanest that we saw. I highly recommend calling this place home, so happy my son chose to call it home.

Sunday I visited the Franciscan after passing it from time to time on Matlock and always wondering if the units were as beautiful as the property appears from the road. The apartments definitely did not disappoint! Amanda was amazing and so welcoming during my tour! I loved everything from the beautiful staging, landscaping, relaxing pool area and the layout of the apartments have a very home-like feel. She was very knowledgeable and left no question unanswered. If it werent for the price-point being higher than what Im currently seeking, I wouldve leased with Amanda on the spot! If youre considering leasing here, tour with Amanda -- shes the best!!

We moved in July 2016 and have really enjoyed living here! I cant complain about to much besides the steep price. But it has been worth every penny. We have quiet neighbors, spacious living area, quick service with maintenance, and awesome community events! I wish we can renew our lease but with the 3% increase tacked on our monthly lease, its too much for us. I would have given a 5 star review, but due to the high cost, you guys got a 4! Still a stellar place though.

Stayed there for only 1 year, my wife and I loved this place - the response time to maintenance requests is comparatively slow - they may need to increase the number of maintenance staff. Virgil is such an awesome person and always willing to help. A quick tip, if you cannot tolerate moderate noises from upstairs neighbors, rent out the third floor apartments as this property is somewhat old and wood floors squeak too much.

Amanda rocks! She was quick to find my roommate and I an apartment for a November move in. She took the time to show my roommate and once my roommate said she liked it, she dragged me over there when I got off work and Amanda took the time to show the apartment once more, this time to both of us. Then she helped us decipher on the map where our actual unit will be and made us comfortable about the fees we were paying. We found everything we wanted in our apartment and are very excited to continue working with Amanda! Thanks so much!

When we moved in there were a few things we noticed that needed maintenance. There were three lights out by our apartment door, lights out in the garage, and the lock didn’t work to our garage door. We told the front office and they said they’d submit the request but almost a week went by and we hadn’t heard anything... I decided to go online and submit another request myself. It took a few days but a maintenance man by the name of Virgil came out today. Virgil was such a pleasure! He was so kind and very helpful. He answered all my questions and went out of his way to make sure everything got fixed. He replaced all the bulbs and the locks on the garage. He was very respectful and nice! I am so appreciative of him and if I ever have another maintenance issue I hope he is the one helping me!

Sayli is GREAT! I loved her energy, her enthusiasm, her knowledge, and how detail oriented she was. I stopped by yesterday for a tour and though they didnt have any one bedrooms to show. She had a video and a two bed room (demo apt) to show. She was very clear on what the difference may be compared to the apartment im looking at. There was orher staff there but they were busy however she was ready to assist anyone and made her self aware that people were waiting. Great customer service. I will not be going forward due to pricing of almost required things suxh as reserved spot. You will NEED it because if you tour you will see that there is basically no where to park here.

The staff knows me to ask for her once I get into the office. Her work, response is efficient. Happy with the services I get from her and her staff. The community is lovely and the people are diverse and nice.

This is a great place to live. I would give this complex a 4 star rating. But, having the pleasure of working with Ms. Lisa makes it a 5 star easily. She is very knowledgeable, professional, and attentive to your needs. It always lifts my spirits when I come into the office and can here Ms. Lisa humming and singing. She is a great asset to have!!!!!!

I just love the staff and the professionalism they betray They are always welcoming. All of them are so very kind and willing to help. There is one person that will go above and beyond to help you her Name is Amanda Noble. She does and outstanding job at her profession very knowledgeable. She is very friendly, and willing to go the extra mile for you to make sure you are very happy and comfortable. All staff are wonderful!

The whole process applying was a roller coaster but when you have some amazing leasing manager and assistant ( Sarah & Michel) they help me out through out the whole process there energy was amazing they made me feel comfortable the whole experience was a learning experience I really enjoy the apartment I stay I recommend

I must say that I have had a few hiccups since moving here, BUT..... the assistant manager Alicia handled all of my concerns in a timely and efficient manner. Alicia not only respected my concerns, but knowing that my teenage daughter is home alone sometimes she made sure all issues where corrected while my daughter was not home alone. Alicia really does care about the residents safety and happiness. She does her job with pride and dignity. I would tell anyone looking for a good, quite community to come here.

I literally just caught one of the maintenance men on his way to his car to go home at 8pm. I pleaded if they had wasp spray I could use. My husband is deathly allergic and I noticed a tiny hive forming on our patio. He drove all the way to the shed to come back and spray it for me. Minutes after, Virgil (another serviceman) brought me a can of wasp spray to keep just in case the office was closed. I have lived here for 2 years and love it.

Management was awesome, they took care of my every need. Had a small issue with the microwave and they took care of it quickly. Trash pick up days could be a little better but overall I would recommend to anyone looking for a quiet nice place to live

Lisa and Sayli and the whole leasing office were great and very professional it was such a relief because I was homeless due to a previous apartment complex handling my move in putting me in a infested unit during Christmas time I moved out the 2nd dayI m so grateful I found the Franciscan of Arlington my apartment is clean and everything looks great Lisa made sure! I now have faith that there are still good people left in this world! God bless
