    I absolutely love my apartment! The space is modern, clean, and has all the amenities I need. Its in a great location, making everything super accessible. Highly recommend!

    Have been living here for almost two years now and was the first apartment that I ever lived in the US.Positive:- The rooms are nice- Pool is nice- Appliances are modern- Multi level garage is very convenient- Mailbox systems (LuxerOne cabinets)- On all interactions, I have found the leasing office staff courteous.- Location (walking distance to grocery, pharmacy, ER, dentist, eateries, gas station). If you dont have a car yet, you will save a lot on Uber/Lyft.- Services/Maintenance if can be repaired in-house, it is done quite promptly. Our fridge broke down once, I requested them to attend to it as food was getting spoiled and it was fixed in few hours of the request.Negative:- The hallways (areas far from leasing office) are dirty.- Do not like the internet which is mandatory to be paid. (60 USD pm)- Maintenance depending on outside vendors take long time to resolve.- Have seen car wheels stolen (4-5 cars in this 2 year time, in 2 parking levels). In response have seen a security guard patrolling sometimes and they added cameras to the entrance gates.When I first moved in, the first two negative points were not there. Hallways used to clean and you could walk without looking at the floor. More importantly than the speed, there are sudden outages for few minutes now and then (not good for WFH people). The earlier Xfinity plans were a lot more reliable for the same price.

    Toured with shonda and she was very helpful and honest while helping me. They unfortunately do not have what i am looking for in terms of move in date but Shonda assured me she would let me know if anything changes. Property is beautiful and floor plans are spacious which is why i liked the property. I definitely appreciate her time touring.

    Ive been living at Forum San Felipe for a year now, and I couldnt be happier with my experience here. The community is friendly and welcoming, and the property is beautifully maintained. The management team is incredibly responsive and always goes aboveand beyond to ensure residents are satisfied.The amenities are fantastic ā€“ I particularly enjoy the gym and pool which is always clean and well-kept. The location is perfect, with easy access to the Galleria.My apartment is spacious, with modern finishes and plenty of natural light. Any maintenance requests Ive had were handled promptly and efficiently. Its clear that the management team cares about the residents and takes pride in maintaining a high standardof living.Overall, I highly recommend Forum San Felipe to anyone looking for a comfortable and enjoyable place to live. Its truly a wonderful community, and Im grateful to call it home.

    Nice clean place when we moved in. We are loving this location. Staff is so supportive and cooperative. Especially, Stefanie is so humble and polite and guided us thru whole property. Good parking, gym and pool. Perfect place for any family!!!

    Been here a month. We love it!Jenifer the property manager is definitely in touch with the building and community!! She and her assistant are so nice and willing to speak to the residents!Now for the front office staff. Our first interaction was with Stephanie. She is very helpful, sweet and easy to talk to! She will help you and listen to you and will follow through! She showed us 4 units and did not get frustrated at all!!Isaiah is the new guy to the front office team but, what a fantastic addition!! He has personality, customer service skills out of this world and is always happy and willing to help! If he sees a missed call during business hours he tryā€™s heā€™s best to call it back!! Isaiah maybe new to this office but he clearly knows what heā€™s doing! I hope Stephanie and him stay here for a long time!Now I donā€™t want to forget the maintenance team that I have met either! I have only met two but wow! The kindness and helpfulness of them was fantastic!First up is Theo! I got lost my first week had a problem with my key on doors etc.. he walked me through the trick to make some doors open with the key lol. He even showed me the short cuts so I could get through the complex faster and easier!!Last but certainly not least!Jan is the new guy to the maintenance team. He is kind, hardworking, he listened to my concerns and questions and gets the job done!!Manager Jennifer and assist Mgr Marianne have hit home runs with these employees and looks like they are building a great team!

    Mariana is an absolute dream of a property manager. As a resident of almost two years, she has been phenomenal with every issue Ive had. Responsive, professional, and compassionate. Sheā€™s one of the best and most thoughtful property managers I have ever had. Would absolutely recommend this property to anyone new to the Houston area as well as Houston natives. Beautiful facilities, nice quiet neighbors and very few issues. I have been beyond satisfied since moving here in 2022.

    I toured this property on last week with Ms. Stephanie and she was phenomenal. I didnā€™t choose this property for my next home but I just wanted to say that as a leasing agent, Stephanie went above and beyond to help me even though I did not have an appointment.     Amazing place, I have no complaints whatsoever. The pool is always clean and available. Neighbors are really respectful. Every time I had to request for maintenance the issue would be solved promptly. Staff is attentive and courteous. I really enjoyed my stay here.

    We are a family of 4 (2 kiddos) and were looking for a modern luxury apartment. Marianna gave us great advice before our move in, so that weā€™d be able to get the unit we wanted. Weā€™ve been living at The Forum for 2 months now and absolutely love it! Even our kids are happy here. The staff is very kind, and helpful. We had a fun time at the Tiki Party at the swimming pool a few weeks back! Our girls were so happy, they had burgers, popsicles, drinks and more. My favorite part about my new home is my kitchen + my garden tub, itā€™s gorgeous! Iā€™d recommend anyone to move to the The Forum. Great location, and staff!

    I have resided at the Forum on San Felipe for several years. We have had some great improvements and upgrades, particularly the resident access system. It is definitely a welcome change for security. The maintenance team is awesome with their timely attention to maintenance requests and they get the job done right! This is a beautiful property with a great management team. under Eryns management we have had significant improvements to the Forum on San Felipe. I have had such great interaction with Mariana in the office when I have had any requests or concerns. She is always so friendly, helpful and willing to take your phone call or visit to the office to resolve an issue. Its always so nice and pleasant to receive a follow up call from her to make sure everything was satisfactory and to advise of any updates. Her positive professionalism and willingness to go the extra mile is very appreciated and makes living here feel like a home

    Iā€™ll be honestā€¦when I first moved inā€¦it was super shaky. BUTā€¦since understanding the leasing team was also being restructured and understaffedā€¦and totally overwhelmedā€¦they have redeemed themselves.Natalie has been not only a sweetheartā€¦but very accommodating and personable. The management team has done a lot with investing in a better experience with current tenants and the maintenance team has made some massive improvements with turnaround time of getting things done.Some things can be improvedā€¦like any other buildingā€¦but overallā€¦I feel like Iā€™m at home; sage and comfortable.

    We moved into this property in February and could not be happier with the community and management staff. Not only located in a great area, the buildings amenities are fabulous! The staff in the leasing office always greets you with a smile and makes an effort to know each of its residents, adding to an already welcoming environment. Natalie in the main office, who was also our leasing agent while touring the property, is so friendly, attentive, and generous with her time when resolving any issues that arise. Make sure you ask to tour with Natalie for the full service experience!

    I have lived at Forum for 2 years. I like how secure i feel. You need an app(bluetooth) to access the garage, elevators, and the main building. Its more secure with this app than it has been with the fob. It takes under 15 minutes to get to 610,59, and i-10. When I first read the reviews, there were a few negative ones about garage safety. I have witnessed multiple cars with tires missing. One vehicle was always getting their tires taken. Im guessing at one point in time, it was a trend to take Honda vehicle tires. Seen few of those on bricks in the morning. Most apartments will deal with that. In the last year i havent really seen that occur. I have always felt safe walking to and from my vehicle. The gates have broken down a couple of times, but they are usually fixed within 2 days. I did have an incident where someone walked into my unit and stole a few items. I take accountability for leaving my door unlocked. Now I lock my doors every time, whether Im going to the trash room or getting groceries from the car. If you value working out, the gym is eye sore. The last time I went, the equipment was outdated, and there was 1 working treadmill that sounded like it was on its last leg. Pool is nice but not amazing. They have a shopping center below: boxing club, cafe, nail salon, etc. I give it 3.5 stars because the unit I was in had a fan problem that wasnt fixed for a whole year, and even after they replaced the fan, it was still noisy. Turn on everything in your apt to make sure it works properly when doing a walk thru. Another con is that there is a gas station at the corner and homeless people like to hang there or in the shopping center parking lot. Sometimes, youll hear arguments in the middle of the night. Lastly, there is currently construction occurring(12/23) across the street. Traffic in the morning can sometimes happen because of the big trucks blocking the roads. Normal stuff that happens that is beyond their control, such as lights turning off during storm or water being shut off unexpectedly(happened 1-2x).. Overall, for the price, I feel safe here, and people are friendly. Im moving because for the increase in rent I wanted to find something with better amenities. Which I happily did! Enjoy your stay at the forum.

    I have experienced the Maintenance Team - especially Carlos - several times and every time the service was GREAT. He was knowledgeable, knew how to convey what the problem was and how to fix it.Alos, Marianna in the office is great when it comes to getting things done. Just shoot her an email and the wheels get in motion and problems solved.

    I have lived at the Fairmont San Felipe for about 3 months. The leasing staff (Tracy) is friendly and willing to help with what ever matters needed. Maintenance usually comes by in 24 hours to resolve the issue. Pest control was available almost immediately when I put the request in. The amenities are great, gym could be a tad bigger. Very nice massage room. Lounge is nice to hangout in or have a get together. Havent used the pool yet since its winter but plan on it. Cute themed monthly events for the residents. The complex is kept quite clean throughout considering itā€™s pet friendly. Shopping carts are accessible for easy loading from the garage to your apartment. Plenty of parking spots available for us and our guests. Apartment is comfy and has plenty of sunlight. Close to HEB and not too far from Target and LA fitness. Feeling safe and comfortable living here, would highly recommend this complex.

    I signed my first lease at Forum in April 2022. It was a rollercoaster the first year but after some new office staff came aboard (Mike and Demond) I noticed some significant improvements. Natalie and Mariana have been awesome from the jump but I can tell they needed some solid people on their team so Mike and Demond seemed to be great additions. There is obviously more things that can improve but I can see them trying and they actually listen to the concerns and complaints being made. I was very close to moving out but I decided to stay. Also, maintenance is great! They are quick and efficient. This also was another improvement because initially they were understaffed. This isnā€™t a perfect property (perfection doesnā€™t exist) and I know some things are a management issue but if residents continue to voice their concerns and stay adamant, changes will eventually be madeā€”at least thatā€™s what I believe.

    The best part of living here is Hugo!!!! He always handles our maintenance needs quickly, efficiently and professionally. He knocked down a wasp nest yesterday and made sure everything was removed from our patio!! Heā€™s truly the best!!!

    I have lived here for 4 years and it has been absolutely amazing. Most importantly, I have ALWAYS felt safe and well taken care of. Whenever there was any issue, the staff and maintenance were quick to resolve it. The maintaince team is SO kind and helpful. The pool is absolutely beautiful and the workout room is two stories. There are always community events also! I highly recommend living here.

    The Forum San Felipe is a wonderful property and community to live in. Our family have been residents for almost a year now and have only had great experiences so far, made further more pleasant by its helpful and attentive staff. The custodial staff is friendly and their reponse time to maintenance issues is expeditious. The leasing and management staff could not be more helpful in resolving isssus in a timely and effective manner. Eryn, Natalie and Mariana, who have all been at this property since we moved in, are an incredible team that works hard to serve the residents with efficiency, in a professionally hospitable manner. Demond, the newest member of the team, has already proven to be a great asset to the Forum staff and works diligently to get you timely results. When you enter the building you are sure to be greeted with a smile and a personal hello. Make sure to do the same for a team that works hard to keep our property clean, safe, and a warm welcoming environment for all its residents.

    Ive been here about 8 months & absolutely LOVE this apartment complex! I toured with Priscilla, Liz helped me on my move-in day, and Rhett (the manager) I have met several times and is just a joy to work with. Great customer service from everyone including the maintenance staff who are all very friendly. The day I moved in, my neighbors introduced themselves in passing down the hallway & welcomed me to the neighborhood. The security staff is great as well & can usually be found throughout the complex around the clock. The hallways, pool, gym, and main areas are always spotless. During the summer, they have beach towels, drinks, and sunscreen all poolside for their residents & usually 2 social events on the calendar per month. They have workout classes 5 days a week which I have never heard of an apartment complex offering to their residents and there is a masseuse on-site with reduced hourly rates for residents. They also offer studio apartments that residents can rent out for out of town guests (full kitchen, fold out couch, washer/dryer, etc.) at a great price which was a huge plus for me since my family lives out of town.The only noise I usually hear is from the people who live above me which is expected in any apartment complex. 10 out of 10 would recommend this complex to anyone.

    The property is amazing. I so enjoy the club room where I frequent often for my morning coffee. The office staff is above exceptional. Since day one, they have been professional and always greet me with a smile. I would recommend these apartments to everyone. I have not lived in such an amazing place as this in years!     I have lived here for a little over two years now. When I moved in it was privately owned and shortly after that Greystar took over management. While all transitions has hiccups and bumps, the management staff, especially Natalie, has always been very helpful and willing to go above and beyond. Would I recommend living here? Yes I would!

    I have lived at the Fairmont on San Felipe for almost three months now and love it! The staff are very friendly and respond to emails almost immediately. I recommend talking to Tracy for a tour/any questions - she has been very helpful for me! Maintenance requests are usually taken care of within 24 hours and the property itself is very well maintained considering the hallways are all interior. The property offers a lot of amenities and is super close to shops/restaurants/grocery stores. I usually dont write reviews, but this complex definitely deserved a positive one!

    Love living here. Iā€™ve been here for approximately 3 years. If it wasnā€™t because were purchasing a home we would stay here. Grounds are always kept clean, maintenance is always quick, and Lys and Rhett are amazing. They are always around and help out when we need anything. If I needed to move back to apartment living I would definitely choose Fairmont at San Felipe.

    I enjoyed my time living here. It is great building close to several shops and restaurants, as well as major highways for commuting. The building is also very secure and I felt comfortable during my time here. I will say that the walls of the units are pretty thin and that was a nuisance at times. Overall its a great building in a great location!

    Very nice place to live. Office staff is fantastic, especially Rhett and Pam who really go the extra mile. Maintenance staff is very competent and quick, I had a few minor maintenance issues and they were resolved faster than I could have hoped.Units are well equipped, plenty of closet space, easy to get to trash and garage. Very secure building and theyve hired even more security. The two pools are great, and there are two propane grills near the big pool. Gym is fairly well equipped, including TVs on cardio machines, dedicated cyclnig room, and DVD player people use for insanity workouts. All the amenities are very well maintained, they take a lot of pride in them. Residents are friendly but mostly keep to themselves.Very nice neighborhood, not hard to find good places to run. You can very easily walk to Trader Joes, Kroger, Pei Wei, and a bunch of other nice restaurants. Im not sure if this is technically considered the Galleria area, but there is very easy access to 610 and 59, so you can get anywhere you need to go. Morning drives into downtown arent that bad.

    I love my place at The Fairmont! Itā€™s literally like living at a resort all the time. My balcony opens up to a small courtyard and waterfall that I get to fall asleep and wake up to every day. Itā€™s secluded, yet conveniently located within walking distance to all your needs and some great restaurants and stores. The surrounding area is beautiful.The staff are caring and friendly- and they are always putting on great events and activities for the residents. I intend to live here until I end up buying a home - canā€™t say enough good things about this place.

Recently there was a change in ownership and there were a few expected problems, however the new management team have worked diligently with the residents to address our concerns and issues.     We took our tour last week and met with Natalie DeLaFuente. This woman was on her game!! My wife and I plus our apartment locator had questions and comments for Natalie. She answered all three of us without delay or hesitancy while trying to go through her tour. When we arrived back at the office she had a full house of touring appointments. Natalie checked in with each person while still taking care of our questions and application process. I havenā€™t seen professionalism and attention to clients like that in a very long time. Even after leaving our appointment and going through the required documents, Natalie remained in contact and updating us on our next steps, what else is needed to complete the process. We called and left a message with the property manager Eryn and actually got a call back from Natalie. I was stunned the message was passed on and even more shocked to get a phone call so close to closing time.

    I was in the market and searching for a new apartment. I stumbled upon Fairmont on San Felipe after reading the reviews looking at the amenities they had to offer I decided to call. I spoke to a young lady who set me up with an appointment, the thing that stood out to me is they were able to set up an appointment around my busy schedule. Upon arriving to the property I was greeted by the staff who are very friendly and helpful very professional at all times. I believe it was the assistant then who asked me if I wanted to take a tour of the property and see what was available. I toured the property the amenities that it has met my expectations and above it was a very pet friendly clean environment. Theres a lot more that I can say but I kept it short with my experience I will be making Fairmont on San Felipe my new home soon as my lease is up

    We have lived here for about 5.5 years and we love it. The staff knows everyone by name and takes great care of the property and the residents. The fitness classes are a great amenity, as well as the regularly scheduled resident activities. Highly recommend this property!

    We have lived here for two years and we love this place. The staff are so nice and helpful. I have had the maintenance done within a day after submitting the service request. Also, they maintain the complex routinely and it looks much newer than other apartments with the same age.

    I absolutely love living at the Fairmont on San Felipe! When I went apartment hunting I had hundreds of apartments on my list, but when I walked into the Fairmont I knew that it was the one. The property was beautiful, the staff had amazing energy, and it checked off everything that I was looking for in an apartment especially considering that I feel safe. The location is a plus as well.     Im obsessed with this place! I fell in love at first sight. My leasing agent, Priscilla Casas, took me on a tour of the complex, showing me all of the amazing amenities and ended by showing me a model apartment unit. I had to view the unit because the one I was interested in renting was occupied at the time of my tour. Id never believed in leasing sight unseen, but this place was too good to be true, surely Id love my unit as well, especially since Priscilla assured me that everything (hardwood, fixtures, appliances, etc.) would be the exact same - the only thing different between the model and my unit would be the size & floor plan layout of course. I was so eager to get my keys and rushed to check out my unit for the first time! It was PERFECT! So beautiful. Not to mention, this complex is in prime location! Uptown is such a fun & happening part of Houston. Were walking distance from awesome restaurants, a mile from the galleria mall, and so much more! My gym and grocery store are within walking distance. And there are free fitness classes hosted on site for residents (spin/cycle, HIIT Bootcamp, booty Barre)! Two-story fitness center with top notch equipment and full glass walls overlooking the beautiful pool! Its gated and must have a key fob to get into any door, I always see the security guard walking around - very safe!! Theres a massage room where you can book massages! And the hallways are beautiful, boutique hotel style. So much elegance! Living here is everything Ive dreamed of and more! Im encouraging all of my friends to move here!I must mention that I had an awful move-in experience and though it was not the fault of the complex, Priscilla and the rest of the staff expressed so much genuine concern for my issues and helped to make the situation so much better for me! I greatly appreciate that the staff here CARE about the residents, that means a lot. Ive been known to be a rather high maintenance resident and Priscilla has done a wonderful job of being so quick to respond and accommodate my every request!

    If you need a place to live this is the place to be . Fairmont is an exceptionally awesome clean complex with an amazing maintenance staff. I just canā€™t say enough about Lys who is in management. She Is compassionate dedicated and loves her job , but most of all loves the residents there. She leaves no stone unturned. Ms Lys is a multitasker and if you want things done .... she is on it. If I could give 10 stars I would. If you want a fun safe place to live fairmont on San Felipe is your choice. Plus the outstanding work of this talented individual ms Lys is icing on the cake.

    I inquired pricing through curiosity and was invited to take a tour with Pricilla one of the leasing personnel on site. My overall experience was great from the moment Privilla greeted me at the door and toured me on 2 units i inquired about for my son & The property manager gave me a warm welcome as did the other leasing agent as he stood to shake my hand. I have lived in apartments for 17yrs, therefore I know exactly what to look for (the proā€™s & cons) Pricilla gave me visions of living the luxury high rise life style that I hadnā€™t imagined before. She had knowledgeable information about childcare; she took interest in my son by asking questions. She was informative about local schools in the area. At the end I was impressed of how other reasidents were treating me kindly. I stayed finished a hot cup of coffee as I watched happy residents swim in their beautifully designed pool and thought of the what ifā€™s! I give my experience to those who need a review to go take a tour to feel right at home as I did.
