I have lived at Cumberland Place since October and love it. From the time I walked into the property office with questions before applying. The staff is warm, welcoming, and very helpful.When I moved in there were a few small issues. After submitting a work order, surprisingly they were handle quickly. The maintenance staff is top notch.The property and amenities are well maintained. If you are looking for a new home, I highly recommend Cumberland Place Apartments over any I considered..A special mention for Cailin for all her help in making the process easy and plesant.

I have been a resident for almost 8 years now and everyone had been so great, especially the office staff. The amenities are amazing and are kept in amazing condition, wouldnt change anything given the chance. Yesenia, Cailin, and Foster are amazing and will always make sure you have what you need!

I would highly recommend this place to live. Its VERY clean, the leasing staff(Yesenia) has been EXTREMELY helpful whenever I have needed something, maintenance issues are resolved quickly, and overall good amenities as well. I havent lived in an apt for over 20 years and this has been a great experience, especially moving from across the country!

Moved in January of 2024 and it’s been a great experience. Yesenia is the one who moved us in and she was very sweet and respectful. Everytime we come into the office we are greeted with a smile by Cailin. All the maintenance guys Foster and Jason are quick with Work Orders and Matt keeps the property clean! All around this is a really nice place and I love it!

I recently moved out after living here for about 4 years, and I wanted to share my experience to help others considering this property.Pros:The office staff is very friendly and approachable. However, about half the time, I had to follow up on requests or remind them to address issues, which could be frustrating.The maintenance staff is absolutely top-notch. They consistently went above and beyond and were one of the highlights of living here.Cons:The property is managed by a typical commercial property management company, meaning there’s a noticeable separation between the local leasing office and the corporate office. This created some challenges when dealing with fees. For instance, when we transferred from one apartment to another, we were charged background/credit check fees again, despite having an excellent payment history for several years. I could never get a clear explanation or have these fees waived, even after paying the transfer fee.They use a dynamic pricing model that fluctuates daily. When I signed my last lease, the apartment price actually dropped by almost $80 overnight. The office staff was as surprised as I was, and it’s clear this is controlled entirely by the leasing system, not the local team. While this could work in your favor, it also adds an unpredictable layer to leasing decisions.Rent increases were expected each year, and while some were reasonable, others felt excessive.Summary: The community has its strengths, especially in terms of maintenance and the day-to-day friendliness of the staff. However, corporate policies, inconsistent communication, and the unpredictable pricing model leave room for improvement. If you’re considering moving here, be prepared for the standard ups and downs of a professionally managed property.

If you and your Loved ones are looking for a special place to call home look no further , the amenities are great but what makes this property so special is the wonderful office staff , they pay close attention to every detail and take every opportunity to make you feel welcome , safe and at home . The maintenance is quick and very hospitable . If you want to be treated better than family and be known by you name look no further.

Liverd here for 2 years with my family (with two toddlers). There’s nothing we could’ve asked for. The management has set everything to a high standards that we couldn’t get satisfied looking at another apartment complexes. High celings and very spacious! They’re pet friendly too!It is very well maintained. The maintenance team were outstanding. Particularly the long haired guy which I forgot his name.The Manager was very kind and professional and we felt very welcome. She is very easy to speak with whether personal, via phone, or email. She made our move in and move out very easy.We felt very safe. I believe that somehow they do check the background of the applicants very well.The Assistant Manager though needs to step up and communicate well with the Manager. As

I have not personally rented an apartment from this place, but I do know several people who currently do. They have said that this is a pretty awesome place to rent from. The management has been accommodating and friendly for their request and everything. The common area, where the pool, Game Room, Theater, kitchen, and gyms are located is a pretty legit place to hang out in. There is also a pool table. The apartments themselves are very spacious and I personally like the layout of them. If I were to look for a place to rent in the Tyler area, I would definitely check this place out

I absolutely loved living here!! The only reason I moved is because I had to relocate for work out of state. I lived here by myself with my 2 dogs and not once did I ever feel unsafe. There are endless amenities and the complex is literally a community within itself with all it has to offer. Everyone is friendly and knows their neighbors and are always willing to help out where needed. For the Tyler area the price might seem a little high to some, but you get what you pay for. Updated, beautiful, oversized floorplans with excellent customer service from the office staff as well as a quick 24 hour maintenance team. Not to mention its location is awesome being right outside town and still having the Legacy Trails and Faulkner Park not even a half mile away making it super easy to be active in a safe environment. I know when I do eventually move back to the Tyler area exactly where I will be living!

We recently moved to Tyler for career changes and work opportunities and saw that Cumberland Place had a 1st floor apartment available with adequate space for our downsizing needs.Yesenia was our first contact for vetting us and our dogs to make sure we were a perfect fit for Cumberland Place and to also answer any and every question we had.. we are very inquisitive and she was very helpful and kind through the entire process.Once we moved in we met Kristin who somehow managed to run the office setting along with managing an absolute ton of Amazon packages through the holiday season all while maintaining a positive and helpful attitude.We are very pleased with everything these two women have done to help us through the process of getting settled in and feeling welcome.Then there’s the maintenance man, Foster. Once we got unpacked there were a few things that needed attention.. Foster showed up and in less than an hour he was a plumber, a locksmith, and an HVAC guy… he’s like the McGuyver of maintenance men and was able to suggest to us several spots around town for different interests and he was just as kind and welcoming as Kristin and Yesenia.In a more or less satyrical manner I would absolutely consider Foster as a strong member for my zombie apocalypse team.Thanks for your hard work Cumberland Place team!

The best management, very friendly and caring. Took care of us from the very first time we called to get a lease, and always is very timely with maintenance requests and havent had any issues with neighbors! Great amenities, probably best apartments I have stayed in.

Amazing Staff and Maintenance at Cumberland! They go above and beyond to help when needed. So happy to have found an apartment complex with a manager and staff who cares about the Cumberland Community. We could not be happier!!After 2 years of living here we still can say the staff is amazing! Kristen the manager was always available if needed and took care of anything right away. I also have to say the office staff and the Maintenance guys were very efficient and helpful. Only reason we moved out is leaving TX, other wise would have continued with Cumberland. They were accommodating with the move-out.

With my lease ending here in a few weeks I can say that this complex was a very relaxed and comforting place to call home. Sure we had a couple disagreements with neighbors in our 2.5 years but that’s the chance you take living in an apartment. Everything that the complex could control, they did smoothly and timely. Kristin the property manager I would say is one of the better ones I’ve had, she’s very upfront and straight forward and down to the bottom of the situation. Quiet, clean, and the location is prime. Tenants are a mix of every age and generally get along, I think it’s a pretty good place to call home. Especially in this economy.

Ive lived here going on 3 years! I love living here. We have 2 beautiful pools with fountains which we enjoy during the summer. We love to use the 3 propane grills they have as well. Its a great place to hang out and entertain friends and family (when not on social distancing requirments). The apartments are so spacious and gorgeously updated. I love my hardwood floors in the whole apartment but nice, soft carpeting in the rooms. We love the amenities. We can play pool, tennis, or use the theater. They have 2 nice gyms. Also pet friendly and our neighbors rock. What can u say, its a great place to live. They have it all.

Cumberland Place has been our home for 3 years now. The office staff is friendly, attentive to our needs, and is open to suggestions or questions. The apartment itself is very nice. We love the open floor plan and all of the storage! It is pet friendly which was perfect for us! There are lots of wonderful places to take your dog for some space outdoors. We love it here!

We have lived in Cumberland Place for almost 4 years and overall we have enjoyed our experience. Is it perfect? No. But in all reality the perfect place only exists in fairy tails such as a Utopia or Camelot and genuinely do not involve any semblance of true reality.The owners and the corporation of Cumberland Place Apartments provide a dwelling but it is up to the on site staff (maintenance and leasing office personnel) working with the residence to make it a home. It is in this area that we have found the most fulfillment. All being said in light of a global pandemic and a winter storm that paralyzed our community and affected the lives of the staff just as much as it did the State of Texas and the rest of the world. So as residents we found ourselves in a position to offer some grace. In reality, how can we give something away if we haven’t received it?On a day-today basis, we have found the maintenance staff (Foster in particular) to be very kind, efficient and fastidious. Since we’ve lived here, the Property Manager has only changed once from Shannon to Kristen. My family simply adores Kristen and her family. As far as the support staff in the office it seems to be a furlough of folks coming and going. However, when they are there, they are kind and courteous. In short, the staff cares and it is noticeable to us.Regarding our fellow residence: We have come to genuinely appreciate them. ESPECIALLY after visiting other apartment complexes in the area where we found people to be rude and sour people (Palomar in particular). IF we had one complaint it would be about the residence who DO NOT CLEAN UP AFTER THEIR PETS HAVE DONE THEIR “DUTY.” You know who you are and it is extremely disrespectful………extremely. Hopefully Kristen has put in place a way to reduce the disrespect by instituting the Doggie DNA.

I moved in a little over a month ago. I looked at a lot of apartments in Tyler and these had the best open floor plans with lots of storage space. I was worried moving from a house, but I love living here! The manager, Kristen, and Bonnie and the rest of the staff have all been great to work with. Maintenance takes care of everything quickly and professionally. I would highly recommend these apartments!

Overall the apartment complex has wonderful facilities and living spaces. But property management does have things to be desired. Answering phone calls is a big issue of theirs when Morgan, who works at the front desk, is not there. I had called multiple times regarding questions that I had with very little answer. Even when I’ve left voicemails, none of my calls were returned. Additionally a friend of mine was expecting to receive a call from the about a lease but has yet to receive it. I’m only giving five stars because Morgan has been very good with calls whenever she’s in office. Very professional. Highly recommend her services.

As a resident. The community is amazing and safe. The amenities are great as well I like being able to watch a movie in the movie. The all access gyms. And then the tanning booths are clean and ready to use at any convenience. Cumberland Place Apartments are great and would recommend them to anyone.

My fiancé and I both have loved our experience so far at the Cumberland Place Apartments! It’s is by far the best apartment experience that I have had and I think he would say the same! They were extremely accommodating to us and we were able to move in within a week of even looking at the apartments! Bonnie and Kristin have both been so kind and helpful anytime that I have talked to them! I’ve never experienced them not being on top of anything! Even during the snow storm, Kristen was communicating via email constantly and I could tell that she really cared about each of us at the complex. As far as the environment, I couldn’t ask for anything better! It has a friendly neighborhood feel to it and the grounds are kept immaculate! Everything is thought about wether it be keeping the doggie stations refilled with baggies, grass kept and even replacing mulch after the snow. I appreciate all of the staff at this complex for working so hard to make this a great place to live!!

Shannon was amazing. She made to check for any promotions for my family and applied one for me. She walked me through the whole process and set up my rental account step by step.My 1 year old was so rambunctious and she took him as if he was her own child and entertained him while I filled out paperwork.10 out 10 some of the best customer service I have ever had.I would even be willing to pay more than $1300 a month as long as the service is this good!

The staff was not only highly professional but made us feel like we were already home. I want to thank Shannon for all her assistance with answering our questions and concerns about rent and leases and the available amenities which are amazing. My daughter is already planning her birthday party in the theater room and we are looking forward to living at this beautiful complex.

I just want to take a minute and recognize Sofia that works in the office. She has been extremely helpful since the day she started working there. I have had trouble getting through to the office and when I message her or call her shes on top of whatever it is I need. We love living here and so thankful for Helpful people like Sofia! She always had a can do and positive attitude. She helped my best friend get into an apartment the next day when she was going through a separation. Every experience with her has been nothing short of great! Thanks Sofia!!!!
