Being a new widow and transferring from one apartment unit to another, My husband and I have lived here for five years. I love the bold New paint job of the Complex, They’re always upgrading and coming up with new amenities for the residents.I love that the washer and dryer come with the unit, I’m older and Don’t have to carry laundry baskets across the property to do laundry. The apartments have a lot of Decorating extras , and fixtures .The Fireplace, Ceiling fans, fenced patios,That make it more like a home, than an apartment.The maintenance staff is personable, Friendly, and Quick to fix anything needed. You couldn’t ask for a better Manager, and office staff. They’re upbeat, and happy to take care of any issues , and solve any problems. They were a compassionate godsend, Recently , in my move, And they have Gone out of their way , to make a difficult situation so much easier for me. This morning, I’m drinking my coffee and looking out my patio door. We just moved in a month ago and so far we love it here. The location is very convenient in town and we love the apartment. The floor plan is really good for our family and we love having lots of space and closets everywhere. There is a canal that runs along the back of the complex which is really beautiful and is a nice area to walk around. Also having a gym thats open 24/7 is really nice. Most of the time the gym is completely open and you have it to yourself when you are in there. Theres also a ton of open parking which is really nice if you have guests or multiple cars because you never have to worry about finding a spot. We are really happy with our new little spot and have recommended the complex to family and friends.

I’ve lived here since 2019. It’s been a fantastic experience. The management team are superior. The amenities like a reserved parking space is fantastic. I don’t stress about not finding parking after a shopping trip. The trash pick up is fantastic. The staff does great things for residents such as back to school backpacks. They have mixers to let residents mingle. The rent is equitable for the property and market pricing. Most of all, Jayme, the manager is very patient, cooperative, friendly, a problem solver and professional. I don’t want to leave this property anytime soon!

I moved to CP Waterfront Oct 2023. Was a bit bumpy at the beginning mostly due to my specifications. The management here worked really hard to accommodate. I am pleased that I was led to move here. The community is clean and quiet so far. I love the Waterfront view very calming and serene. I love watching the wildlife as well. People seem friendly and I enjoy how the management keeps residents involved with the apt. Community. Convenient to shopping and entertainment. There was a boat parade that came through the canal and I could watch fireworks from my balcony. I am grateful to call this place home!

We have lived here for about a year, and have loved it. The gym is awesome, the complex is generally very quiet, everyone is very friendly and there are lots of sweet dogs. Any minor issues we have had in our unit were taken care of by maintenance very quickly. Just renewed for another year, highly recommend!

Story time.Ive lived in this complex for 3 years now. I’ve gotten a job out of state and I’m looking for a new apartment and I’m reading THE WORST reviews about every place I look and it makes me so sad to leave a place I’ve loved living.So here’s a 5 star review from a long term (if you can call 3 years that) tenant.- It’s an older complex yes, it’s not the fanciest complex in the area but it’s homey. Not every unit has been fully updated yet, but from what I can see, they are working on updating as people move out.- each year they have people come to clean out your chimney so you can use your fire place.- The office staff are wonderful, and as long as you give them the respect they deserve, they will do the same for you (this is a common human reaction). Seriously, I want to take them with me when I leave.- Our maintenance guys are ON IT! Dont put in an order if you don’t want it done before you get off the toilet (only half a joke but they are quick). These guys have helped me with everything from lightbulbs to helping carry me into my apartment when I almost broke my foot. They are the best.- It’s an older community of people that live here. Little to no drama in my experience.- I haven’t had an issue with sound and neighbors, if anything, I’m the problem (I’m a musician) but no one has complained and I always check.- Dog poop can *sometimes* be an issues but that’s a problem with the tenants, not the complex.- The office hosts community events and provides so many fun opportunities for the kids that live here. I don’t have any of my own but I love to see it.- it’s on the water and yet I’ve never had an issue with bugs. If I see them, they are already dead. They stay on top of extermination here.-I did have a flee issue once, it was dealt with swiftly and efficiently. They took up all my carpet free of charge and put in all hardwood floors. I haven’t had a problem since. Btw I don’t even blame them for this as it was a statewide issue the summer of 2023.Basically, I wanted people to know I loved living here and I’m sad to leave. Too many people post bad reviews, and while complaints are valid, im finding in my own search that it’s hard to find reviews that help.

I started looking for an apartment about 4 months before my previous lease was up. Alyssa was so kind with all my questions and concerns. The CP Waterfont team went above and beyond to help me make my new home unique to me. They painted an accent wall, I bought a new shower head, they replaced it for me. I changed out the cabinet door knobs for ones that matched my color scheme. I really love my new home.So far, I haven’t found anything I don’t love. I have a huge couch and my fear was feeling cramped. It’s the opposite. The way my apartment is designed my couch fits with ease and I feel like I have more space. I appreciate the freedom to make my apartment unique to me. The best part, the mini back yard. My fur baby loves being outside!

I have been living in this community for oh my gosh like 11 years now. Ive seen lots of changes since Ive been here. I will say that its a great place to live. In my 11 years of being here I cant say that Ive heard of any crime in the complex, the area is also very safe. If something does happen, our local police department is excellent and very quick in responding. The complex itself is very quiet, Ive lived other places where noise was an issue but thats not the case here. The office staff, Jayme and Alyssa are my favorite staff that weve had since Ive been here. They are very helpful and supportive. They like to do different kinds of events to include the community or celebrate different holidays. Maintenance is also great. I know that Ian is quick to respond to any problems that you have maintenance wise. I would highly recommend CP Waterfront to anybody looking for an apartment in the Great city of League City.

I have honestly loved living here. Like most reviews there were small (teeny tiny) sugar ants in my apartment but since the new manager Courtney took over she has done something different. I dont see them anymore. Well seen a few on my front door but not in the house. When summer first hit spiders were definitely out but not anymore than you would see anywhere else. Maintenance has come fast most of the time. They have fixed patios (front and back) and fixed the parking lot. Only major issue I have had was parking. I work late so when I get home at 1 or 2 am I have to walk through the complex to get home BUT I have NO kind of safety concerns walking through them!!! To me that says a lot. They are supposed to start building a deck to the tenants. It would have been great to have while I was here but thats okay. I would recommend to friends and family. Some people have had worse experiences than me but this is mine.

Ive been in my apartment for about two weeks now. GREAT location, GREAT neighbors, and Jose (office staff) is AMAZING! Everyone is so kind and helpful. Jose provided recommendations to utilities and other things I needed. I was in a great amount of stress at the time of signing due to some medical set backs and he made it SO easy and was so helpful. I truly appreciate the time he took to make sure everything was in order properly. Highly recommend!!

The apartment was spacious and roomy. The bedroom closet was huge, much bigger than I have ever had in the past. There seemed to be fresh paint everywhere and all appliances seemed new. The wall paint was the latest favorite color that most people would like! I had room for my washer and dryer. All the amenities were great. It was also very enjoyable to walk near the beautiful sailboats anchored nearby!

I moved in last July, with Kayce as the manager, she was horrible she moved us into a unfinished apartment, with carpet coming up, both bathrooms needing to be resurfaced, leaks from the apartment behind us, and NEVER finished what she said she would take care of, the new management, Brittney & Courtney, have just amazed me they finished everything we were promised since last year, there cleaning up the apartment, and there always so helpful when i call. Always having my request completed with the first 2 days and not dragging for months. Love the new management!!!

Jose at the leasing office is awesome! Within the first day of meeting and working with him I felt an instant connection and genuine care for my well being. He helped me through the application and move in process every step of the way and made everything so easy for me. I love Cp Waterfront Apartments,this is the best complex I’ve ever lived in. I have been a resident for 5 years and I’ve watched this place grow in improvements. The Management team is amazing. Jamie and Tiffany bend over backwards to make sure I’m happy. If anything breaks they immediately make sure it’s repaired. One day I had an emergency and Jose went above and beyond the call duty to extend a helping hand.I would recommend these apartments to all my friends and family. Looking forward to many years to come.

I have lived here for 1 year. I am leaving at the end of May, only due to location for my daughters school. My apartment is beautiful. The floors are my favorite part. It is right on the water. Neighbors are friendly. Maintenance is fast to respond. A crew is cleaning the grounds each morning. It is quiet and peaceful. Wonderful experience.

Honestly, you cant beat the quality for the price here! We love this area, we love having a view of the marina from our balcony, its great being so close to the laundry center, we couldnt live without the huge closet, the faux wood floors are simply gorgeous, and we adore our fireplace!!! It is an older community so we have come to terms with the old cabinets, countertops, and tub that were just painted over, as well as the tiny ants we are frequently fighting (at least they dont bite!). We also had to caulk/weather seal under the sliding door and around the front door because we were heating and cooling the outside more than wed like. Close parking on our half of the complex can be a game of chance after 6pm because of the marina parking spots, but theres plenty of other spots if youre willing to walk a little bit. However, the community as a whole is nice, weve always felt very safe, our neighbors are friendly, and the leasing staff (especially Jason) are easy to talk to and helpful. Overall its a really a nice place to live and a great value!!

I have lived here for over 5 years, I love it!! It is very peaceful. quite, and I have not had any major issues! When I have had to go into the office the ladies are always pleasant and eager to help if there is a problem, I recently had Maintenance in my unit to do a few minor things and Ramone and Issac are always very polite and courteous and they even pick up any mess after the work is done thats an A-Plus in my book!

After management changed, this apartment complex has been improving drastically. The management is always helpful when I contact them over an issue and the utility staff is always improving things. My only complaint is regarding some of the residents bring a little too whiny and nosey, but thats everywhere I suppose and that is in no way the apartment complexs fault.
