The entire staff is amazing! Huge shout out to Victor, Rosa, and Jennifer!! They made the move in process so simple and easy. The space is amazing, all the amenities are beautiful and it’s in walking distance to anything you need. If you need a place to live don’t think twice about living here!

Great location walking distance to almost anywhere in Austin. Sometimes a bit congested in the area with local events. Management is helpful and communicates well. Safe and secure parking garage and helpful maintenance team!*update after living here for over 12 months - the walls, floors and ceilings let quite a bit of noise in from outside and other apartments. If you you have an apartment facing Barton Springs, the traffic and garbage trucks are pretty loud throughout the night/early morning. Still would give this place 5 stars.

One, if not the best apartment complex Ive ever atayed at.Fantastic place, great reception, pool, excersise room and of coarse the room top deck complete with gas bbq.Staff at reception are excellent, would have stayed if I could have afforded a bigger room.Allocated parking and easy access to downtown.Great walking distance to Barton springs pool and park area.

About a year ago the empty nesters sold the house and moved into Coldwater. It was the 4th place we visited and by far the best. The managers and maintenance have responded to our every need. The roof top patio is worth the price of admission and there is no way you could get any closer to everything ATX. I strongly urge you to check this place out and fully understand that the greater demand may increase my rent, but this place really is worth it.

Best apartment I have lived in Austin over the last 10 years. The condo quality build with concrete ceilings in a modern and spacious apartment unit is hard to find. Add to that the location being on the trail - no need to drive/park to enjoy some of the citys best nature attractions. Special shoutout to DeAndre McDonald who has gone above and beyond to help me and make my living experience the best it can be since day one!

Update 2024 -- I’ve lived in Coldwater for a 1.5 years.Pros:- feel generally safe in the building- unit is soundproof- location is the best! so close to Zilker & the trail- any maintenance issue is promptly fixed- Rosie & rest of staff is great to work with!Cons:- Ive seen a handful of roaches in my unit 😔 There are also tons of roaches on the roof here esp at night- Cleanliness of the common areas has decreased over time

Pretty pricey... but totally worth it! Units built to condo specs so you never hear neighbors, ultra-responsive onsite maintenance, friendly and helpful management... also, you cant beat the rooftop view (and you often have the roof to yourself!)

I have been living at Coldwater for over 6 months now. I liked this place a lot so far. The accessibility to trails for running, barton springs and downtown is a great attraction. I also like the fact I have easy access to Mopac highway, this makes it easy for me to get to work which is up north.I am also thankful for the staff, especially the front office DeAndre McDonald and Jennifer. They both have been extremely helpful. I would like to share my special appreciation to DeAndre as he recently helped me locate my missing packages and also helped in addressing my immediate maintenance concerns. DenAndre is very professional and always have a big smile on his face every morning and I am sure all the residents truly appreciate this attitude.I am also appreciative of the maintenance staff. The two individuals are super helpful. During the summer, I had an air conditioning issue but these individuals acted quick in finding a replacement till the unit got fixed.Overall, I am very happy with this place and I am hoping my review can help people who are looking into living here.Thanks!

Love living here, and highly recommend! Its a prime location- right next to the trails and Barton Springs, the interior feels more like a condo, and the staff here is kind and always quick to help. Especially appreciate DeAndre, hes always on top of helping with my requests, and I appreciate him and everyone who works here!

Coldwater is one of the best places in Austin to live. Solid, condo spec construction leads to a quiet environment even with children. The location is unbeatable with the trail steps outside your door, yet feels quiet because Toomey is a low traffic road. The star deck provides million dollar views of the Austin skyline. We have always had excellent experiences with the management team. For two years we lived in this complex and would gladly move back in the future.

AWESOME place to live! My wife and I have been living at Coldwater for 2 years. The apartments are well built (can hardly hear neighbors) and the community is filled with great people. We love hanging out on the rooftop that overlooks the city. Toomey road is peaceful and still close to everything (Zilker Park, downtown, bars, restaurants, etc.). The team at Coldwater (shout out to Rosie) have been very accommodating and quick to respond to minor service issues. We highly recommend it to anyone!

Moved in to these apartments from out of state and have found an amazing community here. People are so friendly, the staff are great and fix issues very quickly, and you can’t beat the location! Moments from lady bird lake, trail, kayaks and Barton springs pool. Steps from ACL and Zilker Park - just an overall excellent spot.Apartments are high quality with the only complaint being that in some apartments you can hear your upstairs neighbor walking around/making noise. Unable to hear any of the side neighbors so walls are pretty thick for the most part.Nonsmoking community with great views, nice people and a perfect location.

I chose Coldwater because two friends lived/live there and loved it. They were right.Read my review about Seven Apts. I don’t hold back. After such a negative (borderline lawsuit worthy) experience at Seven Apartments, I had very little tolerance for poorly managed buildings. I decided to go with Coldwater because my friend and her husband lived there and loved it and another friend from Seven moved there and also loved it.Pros:• management - learned the hard way this can determine your quality of living so this is critical—well run, attentive, clean, orderly• spacious• serene• awesome location - surprised to find I loved it so much more than north of the river (and this is probably the best run and nicest building south of the river)• professional, not a party building. Nice community.• close to outdoors and having moved there this is the best part of downtown, not north of the river• nice gym, rooms to use for working, printing, etc.• quick access to/from home to outside (v broken elevators, etc. I previously experienced)• importantly, well maintained units and buildings. (FYI, many of the newer buildings went up so quickly, made shortcuts, and they’re finding problems now.)• good sound proofing from other units• pretty rooftop to lounge, grill, read, or whatever you wantCons, not really cons but fyi:• some units can get less natural sunlight but being so close to the trail and Zilker more than make up for it• not super new including finishing but who cares. All the new new stuff will very soon be not so new. Hallways made me feel like I was in an “adult” building. Walking down the hall to my apt was very pleasant. It feels way nicer than other buildings I lived in.I really have only good things to say about it. I was house hunting and as soon as I moved in, I honestly didn’t want to buy a house anymore! Living in downtown Austin for seven years, having lived in three other “luxury” buildings, this was by far the best. It balanced the best of both worlds. This was the first time I didn’t want to leave. All the “cons” or really “can improve upon” areas were completely trumped by the quality of life I experienced there. I don’t know anyone who leaves unless it’s because they’re buying. I doubt they’re leaving to lease elsewhere. (If I rent my house one day I’d move back! 😄)Big kudos to Sarah, Rosie, Daniel, and the rest of the staff who help shape and define the wonderful living experience at Coldwater. 🙏

Ive lived in Coldwater for the past 2 years. Im only leaving because Im moving out of state. The location is impossible to beat, the people are really friendly, and the apartments themselves are great. Im going to miss this place!

The first second I stepped into Coldwater to inquire about their apts I was received with smiles and just overall positive energy. Imani is the definition of a professional, genuine good person. She helped me not only see all of the apts available, but every time I had a question she would go above and beyond to answer it. It took me about 2 weeks to set on an unite, and she worked with me to make sure I was happy with my decision. She even showed me the same apt twice, again with all smiles! I would NOT want to live anywhere else. I felt welcome, I felt like I was already at home. You dont get that feeling often.The apts and the complex are top notch, its definitely the best around this area, and the price is still pretty good for what you are getting. Im in my mid 30s and when I walked down hallways and into my new place, I felt like an adult LOL.I went to see about 5 complexes from South Lamar to downtown and NOTHING compares to Coldwater.Great location, great quality, great people. You cant beat that.If you are reading this review just come see Coldwater for yourself, AND ASK FOR IMANI, you will not be disappointed.PS: I will do another review once I experience these claims on packages being stolen. But, that didnt stop me from wanting to move in to Coldwater, just saying.

We love it. The neighborhood cant be beat, with food and drink options in walking distance, and Zilker and Town Lake just outside your door. The building itself is superb, with an amazing rooftop deck, a great pool, and views of the city. The units are new, sleek, and stylish. And the management is extremely responsive, friendly, regularly putting together social events, with a great maintenance staff as well.There really is nothing that I could ask for them to change. It is a great place to live.

We love living at coldwater! The location is literally the best in Austin. And the facilities and community amenities are extremely well kept. Especially the rooftop! You cant beat that view. And finally, the staff is so friendly and helpful. We are so happy with our decision to move here.

I work for a corporate housing company that has leased multiple apartments with Coldwater - the experience has been excellent, but most especially the stellar service by Shelby. We arent local to Austin and every once in a while weve need a little extra help. Shelby has been willing to step in and help. We always know when we lease at a Greystar property that were going to get professional service, but the entire staff has been warm, friendly and so very helpful. Kudos to Shelby for her over the top service.

Highly recommend! Ive been here almost a month and the staff is amazing! Rosie and Caroline are great and will help with whatever it is you may need. The location is second to none! I cant say enough good things about the place. After living in Louisville, KY my entire life, Coldwater and their staff have made the transition seamless. You wont be disappointed! Worth every penny.

First and foremost the Staff here is bar none the best in the industry! The reception you will recieve from the team is humble and honest. I have had no issues with the apartment I am living in and the community is quaint and quite. Location can not be beat with so much within walking distance. The community is well kept and clean! I would suggest this property to anyone who is looking for a downtown location without the hustle and bustle of being downtown. Keep up the fantastic work and above par customer service!
