    Brisa remains the title-holder for the best managed property by far!Hurricane ResponseThank you so much to our management team, Carla and Paula, for being first on the scene to clean up after hurricane Beryl! The same day, as soon as it was safe to go outside, these ladies were cleaning up branches and ensuring the property was safe for the residents. Weve never seen such dedication from a management team! They didnt wait or put it off for others to handle. These ladies are very hard-working and deserve recognition for their hard work.Our maintenance team was also spot-on! When our washer stopped working, it was replaced. When the air conditioning stopped blowing, it was fixed (same day). What can we say? The Brisa team is amazing! Thank you!_______Once again, our maintenance and management teams has taken steps to beautify our community. Thank you all for your hard work. Not a day goes by that we dont see you out, from early morning till closing, making sure our property is well taken care of.

    Have lived at Brisa at Shadowlake for two years, and I wish I could stay longer. The property has been consistently well-maintained, and I’ve had a positive experience overall. They are steadily upgrading the community, including adding new road bumps for safety and installing new gates, which gives me peace of mind when walking early in the morning or late in the evening—I’ve never had any concerns about safety.One of the highlights of living here has been the amazing service from the leasing team, especially Raiden, who has been an outstanding leasing agent. He’s always been incredibly helpful and responsive. The maintenance workers are also quick to address any issues, which is a huge plus. They’ve always been prompt whenever I’ve had a service request.While there are times when trash pickup is a little delayed, it’s not a major issue—I simply take it to the trash bin myself. The amenities are nice, and the landscaping is well-kept, making the community feel welcoming and clean. Overall, I’ve had a great experience living here, and I would recommend it to anyone looking for a safe and comfortable place to live

    Very nice complex. The trees and ducks give it a more natural vibe, in the middle of the city.Literally walking distance from anything you need from shopping, dining and entertainment.👍🏽👍🏽

    So far its been nice living here. Normally pretty quiet with just a couple of exceptions due to neighbors being a little noisy out in the hallway and in front of my apartment recently, but not daily. I love my apartment and have no complaints otherwise. Very nice complex!

    Love it here very quiet and the property is always clean. The staff is helpful and easy to talk too. Only thing Im not happy with is the parking now that I have a detached garage thats no longer an issue.

    Can’t think of everything and im terrible at reviews but moving into Brisa has been wonderful. Not only was the application process smooth but my apartment was perfect upon move in. Carla and Paula are amazing and go above and beyond to make sure you are taken care of.I looked around everywhere and Brisa was definitely the best as far as pricing and amenities. Definitely made the right choice making Brisa my new home❤️

    I cant say anymore about this apartment complex, I have lived here 3 different time, I keep.coming back due to the space in the apartments and the office staff. This management team has taken care of me and always made it easy to talk to them about any and everything. The staff knows me by face although I dont complain much I find time to go and chat with them just to have a good laugh. The rent is very reasonable and they have many different floor plans to accommodate most single/family members. If this staff leaves this complex im going where they go 😃😃😃 thank you Karla/Paula/Raiden you are the best!!

    Ive been a resident for about a year now. Ive a very pleasant experience from the application process to move in. The office staff, especially Carla and Paula have been great. They been very pleasant and have attending quickly and courteously to any of my needs. The property is also very well kept. My guests love my place when they visit. Im a satisfied and proud resident.

    The staff are great. The maintenance man are awesome, when I have a maintenance request, they alway come on time and fix the problem and they’re warm and welcoming. I’ve been living here a little over six months and so far no complaints property and community is well kept, noise level is awesome. Great place to raise a family and call home

    I’m currently looking around for places to move & Brisa At Shadowlakes employees did a wonderful job giving me all the information to the millions of questions I asked. Being a first time renter is very scary and they did an excellent job explaining it all to me. I will definitely recommend this location & their sister locations to my friends and family!

    We lived at Brisa for a year. I gotta say this is probably the best experience I’ve had around this area. I will knock out some cons about the place but the pros at the bottom.Cons.1. It always bothered me that the appliances we had in our unit were very dated. Our washer wasn’t the best, I don’t even think it was a High Efficiency model and the dryer was ok. The dishwasher is beyond small inside and very dated as well.2. I think the property needs a power washing professional team to really work on those pathways and the halls. There is duck droppings, stains and scuffs. When the maintenance worker would come by and power wash, he would just leave lines all over the place.3. The pool is just bland. It goes to only 4 feet and there’s just nothing really exciting about the pool area.4. Parking was sometimes terrible. I would see multiple vehicles without parking stickers all the time but the visitor parking is beyond far for some buildings so I understand why people would park wherever.5. The car wash station sucks. The water gun has no pressure but at least the vacuums worked pretty good. Brisa, look into that.Now for some Pros.1. Our unit had 0 pest problems. I spoke with multiple tenants who also acknowledge that they had 0 pest issues. So if you got pest, that’s on you.2. Raiden and Olivia are some of the easiest people to talk to and would always remember who I was. I always felt like my message would get across the couple of times we would speak.3. The quietness of the complex is great. We could never hear our upstairs neighbor walking around and we never felt like we were disturbing our downstairs neighbors.4. The gym is pretty dang good and something I think everybody should take advantage of.Overall, our experience was pretty great. I saw a review about gun shots and helicopters and blah blah. At the end of the day, you are a couple of hundred feet from the police station (which has a helicopter pad) and you have those apartments on Dairy Ashford by the Auto Zone which have crime going on all the time. I also never heard any gunshots in the complex myself.I’m giving it 4/5 because I do think it’s time to invest into some new appliances. Specially when you’re charging 1.4K a month.

    Absolutely love this place. the front office staff was very nice and helpful from the very beginning. any maintenance issues get resolved quickly. roommates and I have already decided on renewing our lease 2 months in. highly recommend living here. The entire front office staff is phenomenal, but ask to speak with Alyson Campbell. She was the one who handled all my roommates and paperwork, emails, phone calls etc. Very helpful, and professional and made the entire process quick and easy for us.

    I have lived in this complex for 16 years. I have not had a major complaint with my apartment in the last 16 years. The current management company is wonderful and maintain everything very well.     Brisa management is spectacular, they really are aware and understand the needs of their residents. They work hard to meet resident expectations. Yes, the parking is tight and theyve made many updates to improve this matter by enforcing towing on non residents parked in unauthorized areas as well as issuing temp parking passes and increasing visitor parking spots. The property manager stays apprised of many issues, however, its our responsibility to inform her & her staff of violations to keep the property enjoyable for us all!

    Brisa is hands-down the best apartment leasing experience I have ever had, and probably will ever have. The leasing staff (not just one, ALL of the leasing staff) are top-notch - professional, understanding, and helpful. I cant speak highly enough of Caterina, Karla, Jessica, and Tonya.The apartments are high in value and a reasonable price for the area - clean, modern, and roomy. I called maintenance only once - they are prompt and professional just like the office staff.

    So glad i stumbled upon this complex. The staff here is A++, never met anyone with negative energy always very attentive and polite. Especially Alysen, shes the best. shes a huge reason we signed on this spot. Only been here for about three months but definitely enjoying the experience so far. Would definitely recommend to anyone looking forward to rent out an apartment with good pricing in a great area with a hands on Leasing professionals.

    Last night I got home about 11:30pm and my AC was out. (Keep in mind Ive been a resident here over 2 years and Ive never had an issue) So I called the 24 hour service line, they took a message and said someone would call me shortly. Within minutes the maintenance man called back to let me know hed be on his way. I told him it was ok, that he could come in the morning, even though it was a holiday (4th of July). He showed up within 10 mins and fixed the problem. I was so grateful! I see the maintenance team around the property from time to time and they are so friendly and helpful, always offering to help with bags and waving to residents. The office staff has been very helpful and always more than willing to assist with anything. The manager is so sweet, and is always available to help. Ive been really happy here! I hope relocating to a new state is a good move for me but also pray I get a good family feel with the new property as I did here.

    I have been a resident at Brisa at Shadowlake since 2019. The property is always clean, maintenance and office staff are friendly, easy to talk to, helpful if you need anything. And really care about their residents. They have resident events that are fun and in the mist of COVID they have everyone’s safety in mind. This community is the best place me and my family have ever lived in!

    Idk what to say about all the horrible reviews, but i can say ive had a pretty god experience with Brisa and ive been living here for over a year.Whenever i have an issue the people in the office are as helpful as can be. Ive never felt bullied OR ignored.One con thats worth loosing a star for is the limited visitors parking, but they have garage options which is basically two spots for me...good enough on most days. Theyre also slow with trash pick up sometimes.Lastly there are break ins..but it is definitely not excessive like it would be in other areas. It happens here and any where else in the city

    Im not sure about these reviews but this place is wonderful. From the parking to the security cameras in every building. Its great. The people in the office are so helpful, particularly Jessica and Caterina. They made my move here so good. Neighborhood is wonderful and so is the property.

    They have some issues in the logistics and in the communication of the information sometimes but that is something that can happen even in the best places, the Manager Karla takes as priority the situation happening around the complex and that is a plus 1, as every place will have some details but its a nice place to be and with manager who care about the condition around the complex

    I have been living in this community for a little over 4 years now and I really have no regrets. The main thing: it has been a safe place, with excellent attention from ALL the staff (from the offices to the maintenance team). My apartment is very comfortable and I feel like at home (I come from another country). The few times when some type of incident has occurred, there has always been the best willingness to resolve it as soon as possible and follow it up until the end.I have been under 2 administrations (Ms. Brenda and now Ms. Carla) and both have been very diligent, kind and respectful; as well as his staff (especially Paula). I have no hesitation in recommending my friends and family to move to this property.
