This is a very clean and beautiful community in a prime time location. I moved from a large house with a big yard and needed a community that would kindly take my 3 dogs and had privacy fenced yards. This office and maintenance team goes beyond expectations to every detail. They provide stellar costumer service, Barry the manager and Jennifer the assistant manager, are both so polite, courteous and professional. Awesome amenities and the casitas are so nice, spacious, and have a great vibe to call home. 100 percent recommended, I had been relocated to New Braunfels else I would absolutely call no other place home than Avasa 1604

I moved to San Antonio last year and Avasa was the first and only apartments I needed to tour to make my decision. The office staff is amazing, especially Jennifer. She was very helpful and informative and made sure to listen to my needs. The amenities are great and the community is even better. Also make sure to join the events. My favorite is wine night 😜

I have been living at Avasa at 1604 for a while now, and I can confidently say it’s one of the best places I’ve ever called home. The apartments themselves are stunning, blending modern design with functionality. The leasing staff are exceptional. They are always friendly, professional, and willing to go the extra mile to ensure residents are happy and well taken care of. also this place offers wonderful community activities, like movies at the pool or food trucks etc. thanks to the amazing manager for all the hard work.

I truly enjoyed living here. It is beautiful, clean, and peaceful. Management is extremely accommodating and create themed nights for residents to enjoy. Rent is reasonable enough and I’m sad to leave, but have enjoyed my time at Avasa.

Amazing apartments with the best staff. They made the move in process so quick and efficient for me and my partner. This is our first apartment, never had any issues with them whatsoever. No issues with our apartment either. So updated and technology is great. Everything is clean, great amenities, food trucks weekly, it’s all quite phenomenal. I love living here!

After multiple tours with over 10 complexes I had lost all faith in finding an apartment staff who cared for its tenants wants and needs until I walked into Avasa. From the moment I walked in I was greeted with a smile and a warm welcome by Sara whose personality alone reeled me in! I ended up applying that day but the kindness didn’t stop there! I had some life changes and the manager Barry was quick to offer me assistance in making adjustments that better fit my needs (first time I’ve experienced such kindness). I thought things couldn’t get any better and then the day before my move I found a larger unit available and Jennifer was so quick to offer me assistance with a last minute tour and change of documents and was just as kind as the other staff! I never write reviews like this but this is by far the best experience overall with an apartment management! And the apartments and landscaping are kept so clean and beautiful. If you’re debating on who to choose, trust me.. Avasa is the way to go. Good apartment management and full transparency is hard to come by. But don’t just believe me, go see for yourself! I am sure you will not be disappointed :)**update** I have started my move today and Naz was great and helping me with my lease adjustments and the place looks great :)

I wanted to move in and give it some time before giving an honest review. I can honestly say that my experience with Avasa has been nothing short of FANTASTIC. I had searched for an apartment for months and couldnt find one that matched our needs until I found this gem. Customer service has been top tier from the very first interaction, I have never felt rushed and all of my questions have been answered in a timely manner. The apartments themselves are beautiful and the weekly food trucks and community events really engage residents, which I LOVE. I am proud to call Avasa my home and look forward to years to come.

Can’t say enough good things about this management team and complex. Barry, the property manger is extremely caring and takes care of the residents; as does the whole staff. The community is friendly, with great amenities, clean atmosphere, and a wonderful/quick maintenance team. Have been here for a year and a half, and just renewed for another year!

I’ve lived in Texas for about five years now, but never have I been able to find a place that i felt like I could call homethen I found my perfect realtor and within a few days, I leased my apartment online, only looking at pictures that was provided on website I’ll never forget the moment that I got my keys and walked into my apartment. I had tears in my eyes. I couldn’t believe that this was actually my home and how proud of myself i was.. I was blessed to live here and would do it 10 times again. but most importantly, the maintenance, the staff and the absolute best manager that I have ever met in my entire life If you’re hesitant about leasing here, don’t be let me be the reason why you decide to stay here!! I want to say thank you to Jennifer for allowing me to expand in my life. It is more than just a job for her. I feel like they genuinely care about the people that live there. If you’re looking for a clean, healthy and happy place to live this is where you need to be. Honestly they have these cute casitas colorful houses and mid rise with yard too. In the NE of San Antonio this is the number one place to live.

It truly felt like a home away from home!

My husband and I have been here since May/June of 2023. Luckily the company was bought out and now it’s Avasa 1604.Pros: LOTS of amenities. The pool, gym, and game room are always neat and clean. There’s a dog wash area as well as a fenced in dog park. On top of that, the company itself has been very good at communicating any changes (via texts or emails) or food trucks that are stopping by. I walk my dog everyday multiple times a day and never have felt that my safety was jeopardized. Maintenance has also been very quick to respond and fix items which is very convenient. All apartments have also been converted to smart access meaning you can lock/unlock your door from your phone and manage the heat/AC as well, super convenient.Cons: there have been some stray animals and unfortunately this apartment is directly next to the highway so you can hear all kinds of traffic. On top of that, some tenets own extremely noisy cars that have been obnoxiously loud during after hours.At the end of the day, I do recommend Abasa at 1604 and probably would extend our lease if we weren’t closing on a house!

Gloria Rodriguez is the best. she is so sweet & helpfull everyyyy time she sees us she asks if we are ok, need anything, and how we are. We hv nvr lives anywhere that an employee is so thoughtful. Cant exactly say that about anybody else here but Gloria is incredible whatever we hv needed she always helps us with. IF SHE CANT DO IT she helps us find someone that can & then later when we see her again she asks if it got resolved. SHE ROCKS & def needs a raise lol. Thanks avasa for hiring GLORIA.

I can’t recommend Avasa at 1604 enough! The apartments are very clean and modern with great ammentities, but what makes this place so amazing is the office staff. Barry Taylor and his Management Team are amazing. Not only are they very responsive but they go over and beyond to make sure their tenets are taken care of. Kind, professional, and are eagered to help.The property puts on many community events and has local food trucks come out as well. My experience living here has been nothing but phenomenal and I highly recommend this apartment complex!

Now with Venterra, they’ve done such a great job at picking these apartments back up. The staff is amazing. I’ve lived here for about 5 months now and loving it! I’ve moved about 8 times in the past 4 years and this is one my favorite places that I’ve lived so far. The staff are super friendly and they love to get to know their residents!! They are creating a great community that is fun, safe, and amazing to be apart of! The apartments are super nice and really easy to decorate and make your own. The staff are always super helpful and if I have any questions or concerns, they are always willing to answer those. They also always send out emails/messages days in advance if they need to come into my apartment for maintenance, which is huge for anyone loves their privacy. They host events monthly and a lot of them are super fun and pet friendly! Since living here my dog went from being antisocial to being excited to see everyone, which is huge for my sweet girl and the sweet ladies at the front desk have definitely had a part in this!! Cannot recommend this place enough!!

I’ve lived here since the complex began opening its units to residents. Recently the complex was bought by Venterra reality. I moved from one unitto another and admittedly waited until my move was complete to write my review being as there were a few things that needed to be taken care of. I’m sure anyone could understand the skepticism after dealing with unfavorable living conditions before. Each concern I’ve had, Toya has addressed them not only in a timely manner but with a smile on her face while doing so. No task was left undone or empty promises made. Barry I believe is the name of the manager and he has also made efforts to make sure that all is well in the end. I truly appreciate this new team and their diligence. So far I am a happy tenant and pray this level of care continues throughout my stay at Avasa at 1604.

My resident-parked car was towed, and I had to pay $250 to retrieve it due to insufficient parking space. The apartment, constructed with low-quality materials, experiences frequent issues and breakages. During thunderstorms, the building shakes and cracks, triggering prolonged alarm system disturbances in the middle of the night. Theres a persistent challenge with limited parking for residents in this apartment complexREVISED: I am changing my 1 star review to a 5 star review.Property is under new management and so far parking has not been an issue. And we will be renewing our lease.

I absolutely LOOOOVE the staff here! They are all so funny and outgoing, they literally make my day when I talk to them! I had left a very negative review about the previous management company (Greystar),but the new management company (Venterra Realty) doesnt deserve their bad press. I genuinely want this community to turn around and I have higher hopes now that I have done some research on their previous properties AND management actually reached out to display a dedication for improvement.They have alot of work to do considering the gaping hole that Greystar left behind, but in this property management industry its hard to find a management team that cares about their property/residents, atleast I can say now that I feel like they care and want to work on improving this property for us residents where it actually matters, not just look good for investors.

First and foremost, the ENTIRE staff has been nothing but AMAZING (both during our move-in process and everyday since)! The community is packed full of amenities and our apartment home has beautiful finishes/appliances. I was skeptical leasing our home completely site-unseen however, I could not be happier with our new home and all of our neighbors are the BEST! If you are looking for your new home... I have lived at Ascend @ 1604 for nearly 5 months now and I absolutely LOVE it here! I love my new home/features (especially the wood-style flooring throughout)! I love that I can spend time on my (spacious) patio since the community is very calm/quiet. The property is kept clean at ALL times and there is ample space for pups outside (anxiously awaiting the completion of the HUGE dog park)! Besides all my neighbors being so kind/warm, I could write a book on how much I LOVE the entire staff! Alex, Karla, Megan, Kaylee, Leldon and Yared go out of their way to make me feel so special and are always there with smiles and kindness when I walk inside the clubhouse! Moving to Ascend @ 1604 was the BEST decision I ever made!***UPDATE***I just transferred to a casita on the property and LOVE my new home! The option to have my own home (with an AMAZING back yard) is something I never thought I would be able to have within an apartment community! The 6-foot privacy fencing is fantastic/allows me to enjoy relaxing in my back yard with my family. The property staff continues to be AMAZING and I absolutely LOVE the monthly resident events! I LOVE LIFE AT ASCEND @ 1604!!!

Me and my husband just became the newest residents at Ascend at 1604 and can honestly say (in the 16 years that we have been living in apartments) that we have NEVER worked with such wonderful, kind, educated, and COMMUNICATIVE leasing agents! Both leasing agent Megan and property manager Alex were the absolute BEST and actually made leasing our new home (solely online and SITE UN-SEEN) an anxiety free experience and dare I say... an enjoyable experience! From the time we first inquired about Ascend at 1604 to the time we received our approval/Welcome Home letter, not even 72 hours had passed! We cannot thank Megan and Alex enough and are so excited to move into our new home come September!!!***UPDATE***We have now lived at Ascend @ 1604 for just over 9 months/recently transferred to a casita and could not be happier!!! We LOVE our new home and any/all minor new-home repairs have been addressed by the maintenance staff (Leldon, Yared and Gilbert) within just a couple hours of submitting a request! The staff at Ascend at 1604 have been nothing but wonderful! From the professionalism and responsiveness- to the customer service, they have been a pleasure to work with. I highly recommend these apartments.

Couldn’t be happier with the service I received from Alex when touring the property. The property is in a pretty convenient area and traffic seems to be not as big as an issue than what I expected. Looking forward to meeting some more neighbors.
