    I have lived at Avanti for over a year now and I can say NOTHING but good things! The management is always on top of things, Ryan has been a phenomenal addition to the team, a true ride or die for the residents who live here. Any questions or maintenance requests I need are handled with the utmost care and speed. The security team here will always be seen in the evenings. I work very late shifts so as a single woman, itā€™s nice to come home and still feel safe in such a big garage/complex.The unit itself has is gorgeous! I stay in the Ardmore, with plenty of space and at a GOOD PRICE. Avanti is only a few minutes from Herman Park and my commute to downtown during rush hour is still only 20 minutes. The pool is very well maintained and I spend plenty of my days lounging or eating crawfish with friends on the new pool furniture. HEB is a 5 min drive and there is plenty of wonderful food around as well! The community is full of kind, like minded professionals. The mail center is easy to access and pretty secure, well maintained by the office. The property, garden and garage is very well kept, clean and very green! Valet trash is always consistent and I often see items for bulk pick up that are handled quickly as well.The community portal is easy to access and navigate, rent and water utilities are always clearly informed. Maintenance requests are easy to fill online, with a quick call, the office has even taken care of a few for me when Iā€™m rushing out to work as well!Again I cannot be more thankful for the staff, maintenance and management alike. Ryan, Colby and Felicia have been incredibly supportive throughout my experience here at Avanti. I decided to extend my lease here a bit longer, and Ryan immediately fought for me to maintain my lease at an affordable rate for the short term extension. Colby has been there to answer every single nuanced question I have, new key fobs, pool gate codes when I canā€™t remember, lease transfers, you name it!If youā€™re looking for a calm, clean and affordable environment near med center or downtown, I can only recommend Avanti in the highest regard.Last but not least, I know this is Houston so I cannot express any better, NO BUGS!! šŸ„³

    I moved to Houston from Boston about 3 years ago and I have not had a bad experience at Avanti yet. I love the location. It doesnā€™t take me too long to get annywhere in the city. Any maintenance requests I have are quickly fixed. The leasing office staff is warm and friendly. They frequently put on cute community events for the residents. Iā€™m so glad I leased here 3 years ago. I plan to stay for the foreseeable future.

    I just want to say this is the kindest and most caring leasing staff Iā€™ve had the pleasure of working with. This is my very first apartment and I went through every hump imaginable during the application process but Colby was so kind and reassuring and had no problem answering my one million and one questions and Mr. Ryan the assistant manager is so caring and takes his time to make sure you understand everything and that the move in process is perfect. my unit is absolutely gorgeous. Itā€™s even better than the photos and the 3D Model. Itā€™s less than 10 minutes to my school and 25 minutes from my employer. There is shopping nearby. Security actually patrols and lives on sight. So it feels extremely safe here. Maintenance is so kind and very quick to respond to work requests. All I can say about Avanti Cityside is LUXURY ON A BUDGET. I absolutely love it and have recommended it to all of my friends.

    Ive had an excellent experience living at Avanti Cityside . The staff is always friendly, helpful, and responsive to any issues. The grounds are well-maintained, and I really appreciate the attention to detail in keeping everything clean and inviting. My apartment is spacious, well-designed, and has all the amenities I need. The location is convenient, and its a safe, peaceful community. I couldnt be happier with my decision to call this place home. Highly recommend it! Thanks to Coby, Ryan and Pelecia.

    I love it here! The office and staff are all so welcoming , as well as our community is a big family! I want to shout out Ryan specifically for being such a big help ! Any issues Iā€™ve had he has helped me solve them. He Is very transparent and does all he can for his residents ! I thank him for being so patient and nice . Shout out to the entire staff as well. They are all amazing !

Laticia-Community Manager delivered exceptional customer service and her staff is very kind and upbeat. Everyone if youā€™re looking for a new place to call home then look no further!

    Excellent service every time Iā€™ve went to the leasing office. The management team did a great job ensuring my move went smoothly. Colby checked in with me and made sure I had no worries. The management group is new and have done a great job and fixing the ongoing issues. Give them a visit1 year later and Iā€™m still happy to be here. Iā€™m renewing my lease and upgrading! Great management team!

    I moved into this property in February 2022 and I am still residing here. I must say that my experience with the staff and the property has been THE BEST so far. The leasing office staff is extremely FRIENDLY and made me and my son feel like a part of their family, especially Colby, who has been very welcoming from day one. My apartment is spacious and has ample room for all the bedrooms. The bathroom and shower area are also quite spacious. BONUS!!The best part about living here is definitely the maintenance crew. They are always ready to help and attend to my apartment needs. I would highly recommend this place to anyone looking for a home. I would give this review more than 5 stars if possible. ā­ļøā­ļøā­ļøā­ļøā­ļøā­ļø I feel blessed to be here.

    Iā€™ve been living at Avanti for 4 years & wont be leaving until itā€™s time to buy a house. The property manager, Laticia, is amazing! Iā€™ve recently transferred units and she made the process was seamless. She really cares about her residents and will go out of her way to address any questions, concerns or complaints. Also the maintenance team is AMAZING! I highly recommend staying here.

    The approval process was pretty simple. I applied at the end of the day and found out the next morning. Iā€™m sure all the staff would get the job done, but i worked with Michael and he was very helpful. He gave me tour and showed me the exact location of the unitI have finally moved in and I loving it so far. Nicole assisted with my move in and she was awesome. My sofa fits perfect in the living space and private patio is amazing(I do hate the traffic noise)

    Leaving this review as a visitor and non resident. I took a tour with Colby as I am planning a Houston move in a few months. He was extremely helpful and so friendly! He gave me his honest opinion about the apartment and despite some of the scary reviews on here, I am considering putting in an application. The model apartment looked great and the prices are great!     Iā€™ve been here for about 10 months and I must admit I love it here. Starting with the staff the property manager Ms.Laticia is great she gets the job done & always respectful. I love the other staff members as especially Colby and how heā€™s always patient! I love my apartment itā€™s very spacious. What sets this apartment complex from others is maintenance. I literally will put a request in for something and literally no more than 2 hours later theyā€™re at my door fixing it. I love the amenities they literally have TWO pools, the gym is always cleaned and throughly sanitized. I definitely recommend this complex.

    I am an incoming resident who is moving from another city and has not seen the property yet, but I am excited. Despite the process being completely remote, Colby and Ryan have been exceptional with the leasing process. Colby is knowledgeable and passionate about helping others, and Ryan is very understanding. From anecdotes of someone I know who currently resides here, I am looking forward to my time at Avanti.

    This is a cool apartment complex. The staff is very friendly and welcoming. The maintenance works very efficient and responds quickly. I almost find it cool how our packages go straight to the Amazon Hub in the leasing office. That way at all times our packages are secure. Overall Iā€™d rate this complex a 10/10!! I recommend.

    I think anyone who has lived in an apartment building will agree with me when I say: itā€™s not what happens in an apt, itā€™s how management responds to it. This is where I have to tip my hat to Leticia - the manager of this complex. Recently, on a quiet Sunday (Motherā€™s Day) - I heard what sounded like an explosion that shook my entire apt. Fire alarms started ringing and I rushed to grab my wallet, keys and fur babies to escape. As I exited, I saw a literal river of water flowing down the hallway. It was a very large pipe that burst and was gushing tens of thousands of gallons of water. I found the fire dept was already here scratching their heads and tossing back and forth idiotic ideas as to how to turn the water off to the pipe which lead me to believe they had zero knowledge as to how to, actually, do so - nor did they really care if they ever did figure out how to. If youā€™ve ever seen a cartoon depict what is going on in a stupid persons head i.e. just clouds, rainbows and birds flying around tweeting: yep - that was them.Nothing was being done - not even an effort to divert the waterā€™s flow to the outside, rather than inside (which could have been accomplished by simply nailing a plastic tarp to the ceiling above the pipe, allowing the water to be rerouted and, potentially, preventing a lot of water damage!) Shortly after, Leticia arrived with her small children in tow and she was immediately doing any and everything she could to cut the water and save apartments. She was on the phone with the man who has worked in this building for almost 10 years and knows everything about it. A fireman snatched her phone from her hand and said to the maintenance man (who was out of town and only trying to help) ā€œif you arenā€™t going to be here to fix it, I donā€™t need you talking about anything I already know.ā€ Oh, ok, so you already know EVERYTHING - but are doing NOTHING?!?Meanwhile, anyone who needs to access their apt needs to take a canoe down the hallway. After this interaction, the fire department promptly left because - why? No idea, other than they really couldnā€™t stand to be outwitted and outworked by a beautiful young woman who runs an ENTIRE building. She had to call a private company who finally was able to get the water turned off to the ruptured pipe. Again, I will say it is not what happens - It is the response to it. No later than 11 PM that night, I had seven blowers and a giant refrigerator looking machine in my apartment that actually sucks water up from the floorboards. She was there coming in to check on me, as well, staying late on Motherā€™s Day which is amazing. She is a Queen did everything she could for all of us residents. Not long after, I was informed that my apartment was one that required me being displaced because of concern for mold growing. She sent me an email with her corporate offices offer to me which I was, immediately, unhappy and furious with due to the rush in trying to move me and what they were offering as far as moving services were concerned. I wrote her an email back, expressing my upset and concern & she was, immediately, quick to reply and totally went to bat for me. She made my move to a new apartment, effortless and took the stress off of me - which I was so concerned with - I didnā€™t have to take days off of work and jeopardize my job and she made sure that I got an apartment that actually is a little bit better than my own, wherein, I have a second bathroom, but I am still paying the same rental rate, again: QUEEN! I would like to further say that it is not just this Management teams ability to respond in an emergency. It is, frankly, how they are on any given day. They are amazing, beautiful, funny & fun loving people and I am a firm believer that the fish rots from the head. I have worked for great bosses and I have also worked for terrible bosses and I believe that having great leadership is what dictates the actions of your employees & creates an amazing environment. Leticia is amazing & supports her team. That is why they all: Pelicia, Ryan etc - tout her praises!

    As a former resident recently. I truly loved living in this property for many reasons which no one ask for more.*Location is on point close to all important spots here in Houston.*Spacious Apartments let stallions rides forth n back in them!*Very affordable prices for what theyā€™re offering ā€œThank you GreyStarā€*Never seen Leasing staff this Great in all years here in Houston & will fairly break down how unbelievably cooperative & helpful they are!Coby, deeply cares for all tenants & appreciates the time he was given to ask for help if you got in any unwanted situation(s)ā€¦Awesome person. Newly hired front desk worker I blindly can tell she was carefully chosen to join their team!Maintenance crew is Amazingly perfect led by their team head Peter with his colleagues including Vicente & the rest of them. I say that cause if anyone knows about how other highly rated apartments can simply tell about their Maintenance workers who keep getting changed for their mistakes & not doing what they requested to do properly!Sorry for the long one but I value my words & I can endlessly talk about them, but I just want to put my experience here & I highly encourage everyone to move here WITH-OUT thinking & I definitely will be back soon here once I come back to Houston soonā€¦.Hopefully.

    Been living here for 7 months now. Love the apartment layout. Had a few minor maintenance issues but after contacting management they we very nice and super abrupt at getting things taken care of. All the staff are very down to earth and just overall courteous, you anctually treated like a person, super nice and the tenant around me are very friendly. I recommend this complex for sure. Rent is very reasonable. Parking sometimes can be a hassle but thatā€™s everywhere here in Houston. The location is also a big plus for me for the commute convenience. Hope this is helpful for anyone looking to move hereā€¦

    I have lived here for about three years now! I am happy to say things are improving with new management especially with communication and addressing residents who do not follow community rules. The maintenance team works hard to keep our community looking nice despite some residents who litter the grounds and work orders are always done in a timely manner. The location, new management team and the apartment homes layouts are my key factors for staying as long as I have.

    Iā€™ve lived here for about 8 months and I, personally, havenā€™t had any major issues while living here. Issues that Iā€™ve come across, such as air conditioning, have been fixed in a very timely manner (within hours of it going out). Iā€™ve personally had a good time over halfway through my lease now.

    I just left a tour with Colby and he is absolutely fantastic. He was so welcoming, knowledgeable, and fun. He walked us through each step of the process and was honest. The property itself is gorgeous! Itā€™s just a nice calming vibe. When we came back, we had the pleasure of talking to Veronica and Leticia as well. They made sure that they introduced themselves and we all had a great conversation. All of them made it easy to move forward and make this my new home. Funny enough, we also passed a resident and had a chance to talk to him as well and he had nothing but great things to say. It was just a great experience overall! I already love it here.

    Visited Avanti Cityside today & although my move in date is months from now into the new year, Colby was such a personable person with great energy. My experience there has left a good impression on me and will make my decision easier when the time comes to make a move. I am big on customer service. He met my needs and went above and beyond! Very knowledgeable and made sure we had every question answered. I recommend to anyone who is on the hunt for a new space to stay!

    Its the best place to live. Its roomy. It has culture of all kinds. Super pet friendly. High spirited staff. And much more to to come in the near future. Awesome ammenties.     Only giving four stars because of the lack of good management in the last few years. However, because of the new management i would give 5 stars. also, the leasing team is AMAZING. and maintenance is INCREDIBLE. theyve always fixed absolutely any problem ive had. Peter and Bisente are the best maintenance guys. they give a wholesome fatherly vibe. the operations here are sooo much better than what we had in the last few years. the new management are really trying hard to fix the place up. i had a lot of issues with my neighbor playing extremely loud music very late at night and the team in the office really helped shut that down. they were very attentive and had empathy while listening to me. they hired security which has 100% prevented the rampant crime we had been experiencing without the security in the garage. i feel much safer here and it seems like everything is running much smoother. i miss the events the old management team had, where food and desserts were offered during some holidays. also i believe some cameras are broken in the garage. otherwise, congrats to this new team!! you are doing amazing.

    All I can say is Pelicia, Pelicia, Peliciaā€¦ She is an absolute doll and this community and its residents are lucky to have her. Were it not for her, I would not be moving in. Iā€™ve been looking for a place for a while now. Itā€™s been difficult because I live in Spring and wanted to move to the south side to be closer to my Dad but I work full time so my only opportunity to physically take a look at places is on a Saturday because most leasing offices are closed on Sunday. My father sent me a link to this place and I immediately tried to set a tour for the next day but the website didnā€™t let me or show availability for ANY day. So I took a chance and popped in - she was there by herself and did 5 tours before meeting me and had another tour come in after I got there. She allowed me tag along on her tour and then after her tour left she sat with me to go over options. She ended up having avail the perfect apt for me and made the process easy and FAST - Promote & give her a RAISE!

Everyone that I have dealt with in the office have been a great help, very patient, and very understanding. The leasing process was very quick and easy, I was walked through every step. The property itself is also very satisfactory inside of the units and out.

    Iā€™ve been staying here about 3 years and Iā€™ve had a great experience. The location is central, the leasing staff is amazing, and the units are nice and modern with no bugs. The manager Laticia is very professional and takes any concerns seriously. I had a neighbor whose dog was barking non stop all day and she helped me manage that so I can have a peace of mind. The maintenance team is AMAZING!! They do a great job keeping the grounds clean, respond to request extremely fast, and are super nice and happy to help with anything that you may need. Previously there were issues with break inā€™s but Laticia and the new management team have hired security which has helped tremendously! Overall, I am very satisfied with my stay here.

    I have recently visited my aunt who lives here. I was so impressed how kind the staff was to me. They were helpful and friendly during a very difficult time for our family. I felt like the staff were more accommodating than they needed to be and it is truly appreciated. The maintenance man was very nice and helpful and was super fast too. The outside area is beautiful and i walk a lot to burn off stress so it was so nice not to see trash everywhere like most apartments in the area. Great job to the staff and management!

    I been at Avanti Cityside since September 2020. Megan, (who unfortunately is not there anymore ā˜¹) the property manager, really made my process extremely easy. I was moved from a unit I thought I was going to get from a property manager that was there before I moved in but to be only told that they had me in another unit we did not agree on. Long story short, Megan and the staff provided me with a bigger unit that they found for me (The Holly Hall) and administered my request for a high floor unit. Maintenance is fast and effective. Only had a few minor problems moving in but they come fast and get the job done quickly everytime. Love the layout and the view of 288! Its very peaceful on my unit floor and I do not have any noise complaints or anything. Everyone usually keeps to themselves with the occasional good mornings and things like that. Love the gym!!! So many options as far as free weights and machines which I like. The location is easy to find and close to pretty much everything!! I really liked Megan, but I trust the new staff and crew will be just as amazing as they have already been. I truly appreciate Avanti for making me feel at home and provide a place of comfort and peace. I look forward to the upcoming months that I will spend here and hopefully we can get back to normal and have more activities and meet and greets around the complex. Donā€™t listen to the negative reviews. Come see for yourself the luxury of Avanti.

    Ive been a resident for a little over a year. I am extremely pleased with the level of service Ive received from the staff/management. There is one recent experience that I must share. I was preparing my Christmas dinner when my overhead/stove lights went out simultaneously in my kitchen. I submitted a maintenance request, but remained apprehensive due to the impending holiday. I called the leasing office and staff acknowledged my request and confirmed that maintenance was working on this particular day. Immediately, Vicente arrived and changed out the lights and even cleaned the light fixtures for me. Vicentes professionalism gives a new meaning to the definition of service. I was so relieved and I lost no time in the kitchen at all. Vicentes commitment to his work is GREATLY APPRECIATED!!

    The new management seems to be trying to clean things up. It will take sometime. The pool is really nice wish it had new furniture. They had a security guy in the garage ā€¦ that was nice to see.     The community is really coming along. We have rules and this manager seems to care.. I see her walking the property a lot. My issue is will she stay well been through a whole lot of managers. I will say she does return calls as well. If we could do something about the dogs barking Id leave a 5 star review. Veronica is really nice as well & the maintence team works really fast!Seems like things are getting better and we have security.

    We love living here. Location is very close to work and pretty much everything we need. Amazon locker is a great feature. The unit was very clean when we moved in and in very good condition.     I called today and spoke today with Nicole about RENEWING my lease. She was pleasant and very helpful. She made sure to answer all of my questions! I love the location and durability of Avanti Cityside. I lived here in the past during hurricane harvey - no issues, during the winter freeze - no issues, and the same through the many other floods that have happened here in Houston. If things continue this way, I wont be moving until Im ready to buy a home!

    I moved in Avanti April of 2021 I had a little bit of trouble with the old staff and manager. By the summer I started seeing a difference in the office staff. Communication has gotten better and, things were getting handled. Thanks to Nicole she actually turned the apartment property around. Nicole and the other leasing staff actually listened to the tenants needs and concerns.

    Avanti Cityside is a great community with a better staff now. I see now somethings they canā€™t control. Break ins are everywhere not just here. I would like to see the elevator fixed but the staff is really nice now and I do see some change.

    Iā€™ve been living here since November, itā€™s my 2nd apartment and itā€™s my best experience. The staff are so friendly and helpful. Super quick service from maintenance. Quiet, clean and homey apartments. I almost let the reviews sway me but Iā€™m glad I tried it for myself!The only thing I would suggest is to get someone to sit at the front gate entry to monitor who comes in and out. There are a lot of cars that just sit at the gate waiting for another car to open it, that looks suspicious.

    Good morning I wanted to leave an review on this morning about my experience at Avanti Cityside. I tour with Michael he was amazing he was very detail about everything regarding the property. He also kept me and my mom laughing after leaving the property I felt really good about the property. I have to speak with my wife about the pricing. But other then that i really enjoyed my experience.

    The maintenance team is super helpful and quick to respond. My washer and dryer was broke when I moved in and they got me a new one. I also had a dent in my floor and they put down a new set of tiles for me in the matter of three days.

    The location is off 288, right by 610, and 59 is not too far. I love the location. Some things could be upgraded. Kacie in the office she was funny and I enjoyed her answering my questions. Its definitely my top 2.

    Kacee is nothing short of amazing! I applied because I didnā€™t want anyone to get the apartment I was interested in and needed to move immediately!     I went to view the 1 bedrooms they offer, they are really nice for the price and location. Not to mention, the leasing agent Colby was so nice, very professional and patient with us. I am ready to call Avanti my next home.

    Love this complex. the walls are thick, neighbors are well mannered, and my kitchen has a pantry. Ive been in bliss ever since i moved in . I have had a pest issue , but notified them and sure theyll fix it. The only other issue I have is a need for gym equipment improvements

    Take the negative reviews with a huge grain of salt. I have been here for a year since yesterday and am quite pleased with the apartment management and facilities. The gym is not huge, but definitely has everything I need and is usually very clean and even though there is almost always someone using the facility it is never too crowded.The pool is also kept quite clean, only times it is not clean is after storms (no duh, right?) and after huge community parties at the pool which was a nuisance until the management recently stepped up to curb this.I have a pit mix and the community here is very friendly towards him and vice versa, they have several areas for him to walk around and go potty with dog baggies present. I will admit quite a few other dog owners do not pick up after their dog, but that is a hard issue to resolve.Initially we had some issues with storms knocking the water and power out repeatedly, this has gotten better but even yesterday we had some issues. This is a city problem though and not the apartments fault and they are very courteous and prompt about resolving these issues.They recently started renovations by cleaning up the pool areas some and are currently painting all the walls and facades, makes the apartment look quite a bit more appealing. Also the street infront of the apartment and surrounding areas are being redone for the upcoming superbowl at the nearby stadium. This sucks right now, but the streets were terrible before so am looking forward to that when they are done.I am giving this place 5 stars because even with the power/water issues, nearby construction for the superbowl, and dog poop problem the faculty are quite pleasant and competent, and the facilities are wonderful. This is a great apartment if you want to be close to the med center but not pay too much, or if you have a aggressive breed of dog but cant find somewhere close that will take them. I plan on staying here 3 more years and have no regrets choosing Avanti.

    The leasing office was a big part in me moving here. Ask for Michael or Nicole to help you out, and youā€™ll be golden. The floor plan I currently have is nice, and not too far from the university. And the property has nice amenities.

    I have been at Avanti since the end of June although I technically moved in July. I am in Houston for law school so convenience and ease is so important to me. While things were a little rocky to begin, I have had a pleasurable experience overall. Mike(Wayne) didnt sign me but he has been very helpful. He is super attentive and does what he says he will do. That goes a long way with me! Hopefully, things will continue and I will renew for years to come.
