    Just moved into a one bedroom with loft. The neighborhood is both lively and residential with an HEB nearby, as well as the Spots park and Buffalo Bayou. Overall, its nice living here.

    I love living here; I’ve been here for a year, and it’s been an amazing experience. The location is perfect—living so close to HEB and the park has been the best 🏞️🛒. The community is very friendly 😊, and it’s pet-friendly too 🐾, which is a huge plus for us. They always host events for neighbors to get to know each other 🎉, creating a warm and welcoming atmosphere.     I toured Arlo and such a wonderful experience! The location was my top choice, its right next to an HEB and located right on Buffalo Bayou Park. Its extremely accessible to i-10, Allen Parkway, Heights, Montrose, you name it! Perfect inner loop community. Ashley was awesome, super friendly, and warm, I honestly felt like home. Thanks so much! Cant wait to move in!

    I am a new resident here and I wanna start off by saying the staff is amazing and extremely helpful. Andria especially, went above and beyond to make sure I got into my loft, From the tour to the move in!! Her communication skills made the process super easy and she was so helpful during my move when I wasn’t present. So the team here is GREAT.♥️Now about the property, it does have its flaws but it is an older property. Your definitely paying for the location and convenience of everything around and not the amenities. Although I am in love with my unit, the building itself does need more upkeep. Garage doors are usually propped open but that’s about the only doors I’ve noticed. Which doesnt bother me because if my phone is dead, it isn’t an issue. So far I am loving living here.

    My family has lived here for seven months now, and it has been a wonderful experience. Andria in the office has been a pleasure to work with and is so kind to my daughters. The public areas are generally clean and looked-after, including the gym and pool. We enjoy meeting other tenants at the complex events as well. And when we have any issues with the apartment, the maintenance staff is quick to respond and fix whatever is the matter. This apartment has been good to us.

    Super quiet, convenient location in proximity to downtown and other fun night life places, leasing staff is amazing and very insightful.Update to the review:I recently moved out of the apartment and my experience at Arlo was great solely due to the leasing staff, Andria, Jamay and ex-employee Brandon! Those three made the property go and where/are the best due to their knowledge of the property, willingness to help others and really handling everything I asked and then some. I solely recommend the apartment complex based on Dria and Jamay and them alone.I won’t talk about the rest of the complex because they made up for all the problems going when I was leaving there. Again deal with Dria and Jamay only!

Not only did she work quickly to get me all set up, but she found me a one bedroom unit in my price range.     I have loved living here at Arlo. I’ve been at this community for about seven months and absolutely love it. The two front OFFicce staff of Brandon and Dria Are absolutely top-notch. I toured with Branden, and was absolutely sold by him, but since living here have had the most interaction with Dria And she has been beyond amazing.The tentativeness and availability of those two is even better than some other communities I have lived at that had concierge.I also love the cleanliness of the complex, and that they clean both the halls and pool areas on a weekly basis. Community events is a huge thing to me, and though I haven’t been able to join for a few the ones I have I have loved.There are some different pieces that could be worked on. Like the gates Breaking resulting in tire/rim theft. Yes, that made living here a bit uncomfortable, but they worked quickly to figure out an arrest the perpetrators. I would hope that they install cameras in the garage, or have better security to avoid that in the future.Beyond that, I have every intention to renew my lease next year So long as the economical pricing makes sense.Again, absolutely love Dria and Brandon! They are the best parts of Arlo!

    Before we moved here to Arlo, my husband and I had a home invasion days before Christmas of 2022. It was terrifying and we felt so helpless. We were unharmed but of course, naturally we had to leave because peace is important in our home. We started packing as fast as we could before we even knew where we would end up. It was incredibly difficult to contact a lot of places because of the holiday hours. We were driving to see another apartment complex when we drove past Arlo and decided to stop by. Loretta and Jacob were incredibly kind, communicative and helped us throughout the move-in process fairly quickly which was such a relief considering how stressful our situation was. Jacob was so helpful in making sure our unit was on point even though we had to move in so fast. It was even easy to get a hold of the Manager Ashley for any additional questions we had, which was something we were not used to anywhere else we have lived. So far everything is pretty clean and we love the amenities especially the coffee/espresso machine in the resident lounge. We love the lock system app at Every entrance inside and outside of the building. It makes us feel safe to know only residents can access this building. We appreciate the emails that are sent when residents need to be informed about anything going on at our location from any small issues about services or amenities or things like breakfast giveaway’s, events and food truck visits! We have absolutely no complaints and we are so grateful to be here. Thank you Arlo Buffalo Heights!

    I completely understand some concerns from other residents about certain gates/elevators not working since a lightning storm and that is a concern, but my experience living here has been great. This is my favorite apartment in Houston by far that I have lived in. The staff in the leasing office and in maintenance is always kind and respond quickly to any needs I have. They keep the interior halls cleaned weekly, which is a plus. It would be nice to have another trash pick up day because that is the only issue I see outside the gates, often times the trash is overflowing. I am very pleased with the support and assistance I receive from the Arlo team and enjoyed living here. Great amenities, including the pool and I love the amount of resident activities they put on monthly, especially the dog friendly ones! Lastly, you cannot beat this location, once the construction across the road is done and access to the park is restored, it will be brilliant, but that is completely outside their control.

    If you need somewhere to live, this is definitely the place. The pool, resident club room is amazing. The monthly resident events are entertaining and a lot of fun. Ashley, the assistant manager, gave us the best tour. She was very thorough and answered any questions that we had. We are very satisfied with this move!!

    I just want to say thank you to Kira, for accommodating us nicely and politely and for genuinely wanting to help us find the apartment that we like! I also appreciate her for answering my call and giving time to explain when I asked why the unit that we wanted to lease become unavailable in the Arlo website! Just want to say it out here because I believe how the agents are say a lot about the apartment complex and Kira gave me a good impression of Arlo Buffalo Heights (aside from the fact that the facilities were clean, well-maintained and felt homey)!

    After a rough first year living here, we finally decided to renew our lease, as the administration has made a great effort to solve many of the issues afflicting this community. Security seems to have improved, becuase since February/March 2023 so far we havent heard about any more stolen cars or break ins, stolen packages, nor any more homeless people living in the hallways. Also the new guards seem far more thorough.On the other hand, we appretiate that the administration enforces quiet hours (due to noise from our neighbours we were unable to sleep until 1-2 AM every night, but the admins were able to quickly solve this).Appartment maintenance issues are quickly solved, and also we notice more maintenance is being done to the complex in general. Hallways were recently nicely painted, and the old light fixtures have been replaced.Community events are also back (after having stopped for the first few months of 2023), and with a very good start!Wed appreciate if there were more package delivery options, as currently the only one is with a company called Fetch, that doesnt always work properly. Having lockers or a safe/dedicated room for package delivery and storage would be ideal. Fortunatelly, Fetch use isnt madnatory, yet for whatever reason some companies (like UPS and about half the time FedEx) have flagged this property as served by Fetch and wont deliver packages here.Finally, the location of this property is simply unparalleled. Next door to the HEB and the Spotts park. Our sudden food cravings and our dog are both very thankful!

    So most of the apartments I have toured around the area had a hint of We are too posch for you. ASHLEY IS OUT HERE MAKING PEOPLE FEEL WELCOME! She was extremely helpful with showing me the amenities and letting me not feel stupid with my questions. Unfortunately, Arlo is a bit too far for my commute, but Im sending my friends out there. Keep up the great work!

    We chose the Arlo mainly for its location. Being right next to HEB is very convenient and also being next to the park is great. The price for the sq. ft. you get is also reasonable. They do a good job of keeping the building clean and the gym and pool are nice. The staff is also very friendly and helpful. Id say our main complaints living here are the garage break in problems are numerous and how hollow the ceilings/floors are (if you have a loud neighbor its not pleasant) With that being said, we find it a decent short term place to live in a very good location.

    My boyfriend and I have been living here now over a month, and we love it. The management here makes you feel like home, and are willing to go above and beyond to help and make a genuine connection with you. You can tell that they try hard to keep the complex neat and tidy and it shows. Although the speed bumps in the garage are a bit annoying, the parking has been great and we have not had any issues with parking. Our apartment itself has a great layout and has been exactly what we needed. Also, it has been awesome being so close to the Bayou and a small park, and its really easy to get to grocery and stores, as well as hop on I-10. This place is a gem and I highly recommend it to anyone looking to live inside the loop!

    I was so happy to have called this place home for almost two years. The staff here are some of the friendliest, honest, kindhearted and approachable people in Houston. Any issue that ever came our way was resolved quickly and professionally, and the only thing I this place lacked was more people like them. Im sad to be leaving, but happy to know that they are staying to continue to provide such an excellent environment to those living there. The apartments are spacious, the views are spectacular, and the gentrification of the surrounding neighborhoods are imminent. Memorial Heights Villages will not let you down if you choose to call this place home.

    Awesome location and great maintenance team! We had our AC go out a few different times and they would drive in the night to come fix it. I also have to give a shout out to Eugene who helps with maintenance around the property - hes always so friendly and helpful to the residents, he does a great job. One key complaint would be the parking, as it can be hard to find yourself a spot and especially your guests.

    Yesterday, I had a spectacular experience reviewing two bedroom units at ARLO Buffalo Heights. I was given a tour by Jacob Perez, who was extremely knowledgeable on the unit units, location, amenities, and the various options available. I was also impressed by the level of candor Jacob showed as he explained up-and-coming upgrades that the management company is anticipating. This suggested to me that the management company cares about its relationship with the tenants.

    Im really happy I decided to move to Memorial Heights Villages. I love the location; there are so many fun spots to check out in the neighborhood! Living near the park is perfect for walks with the dogs, and I feel safe taking them out at night. The staff is really friendly and always hosts events for the residents. Lane especially has been great and is quick to help when I need anything at all. There is some construction going on, but the crew has been really professional and quick with their work. The repairs and updates are totally worth it. I would definitely recommend this community.

    Ive lived here for two years now and the only way I would leave is to purchase a home in the area. The staff is incredible, to say the least, and the maintenance is on top of everything!We use the pool, gym and cyber cafe regularly and enjoy the free coffee bar. The location is absolutely amazing! Our neighbors have been cool and you get a great view of the city from top level of parking garage.The only downside is parking, but I have never lived in an apartment complex where parking wasnt an issue, particularly at night. Thats just part of apartment living.

    We lived at memorial heights villages for about 3 years and loved the apartment and the management. Folks in the leasing office, Anna, Lane, Adrianna are very warm, courteous and accommodative. They always greet you with a smile and help you have the best experience! We have lived in and around Houston for about 7 years now and this is by far the best management we have dealt with!. This apartment is right next to parks and great trails. The terrace has a great view of Houston downtown. Hallways, pools and common areas are always clean. Maintenance staff is quick to respond to service requests! I highly recommend this apartment to anyone looking for quality living in Houston. (We had to move out of the Heights area because of work, otherwise we would have continued to stay with Memorial Heights villages)

    Love this community, the amenities are great. I was able to quit my gym membership because everything I need is right here. You cant beat this location. My commute is great and even when I have to travel for meetings I am near every major freeway. Anytime Ive faced a minor issue management handles it right away. I am glad I found this place.

    Amazing location and staff. Memorial Heights Villages is walking distance to several restaurants, has a park across the street for my dog, and is a quick uber to downtown. The maintenance team responds quickly to service calls and the leasing team is always helpful and happy. The property has a beautiful pool and the BBQ’s are always available. There are a ton of fun events held by the management team where you get to meet the neighbors. I would recommend this place to anyone looking for an apartment.

    Weve lived here for about 2 months now and its been an absolutely great! Well managed apartments at a fair rate in a large city like Houston are few and far between so this find was definitely worth all of the research. Never had any issues with the key fobs, the parking garage or maintenance requests. The main elevator from the parking garage is allowed to be reserved for moving which is great for the mover but pretty bad for everyone else, especially when its reserved and no one is there. Investing in a legit freight elevator for moving purposes only would be ideal. We always feel safe and secure, never hear of any break ins or crime what so ever. You can hear neighbor noise like dogs barking or loud conversation from the hallways but never from inside your apartment. They just sold to GreyStar so HOPING all of these great things dont change anytime soon.... *fingers crossed*

    This apartment is incredible. Great location, affordable price, the management is very friendly and the maintenance team is professional. Definitely dont park your car on the street overnight, as ive had friends getting broken in to. That is a problem with living anywhere downtown, but they do have a 24 hour security guard on patrol, as well as a healthy police presence.Ive never felt unsafe inside my apartment and really enjoy the amenities. The only complaint I have would be the speed bumps in the parking garage. Theyre pretty intrusive and if you dont get home by 9 or 10pm, youre going to have to park on the 3rd floor or higher usually. Other than that, great place.

    I have been living at this location for about 3 years now and my personal experience so far is too good.You will not find a better location than this place as everything is closeby (Spots park, Whole Foods, Washington avenue food places, Kroger, Downtown, HEB coming soon right next door)The amenities are really good ( Pool, Courtyard , Gym and Covered parking)My apartment is courtyard facing and it is simply ideal because we get enough sunlight, it is always quiet and the greenery is very calming.The maintenance team is always prompt and helpful. 5 stars for the efforts they put in to keep everything clean.Last but not the least, the staff over here is very friendly and always happy to help. We do enjoy the events that the staff organizes for the residents. ( Brunch, Food trucks ). Special thanks to Anna, Adriana and Renee for making this place our home :)

    We have lived here 3 years and lived in a 3 bedroom to a studio apartment. We love the location, but the reason we keep renewing our lease is the staff. They are always there to help, they remember your birthday and your anniversary. If something is not working, it gets fixed. Right away. We just live this place

    I recently moved into Memorial Heights Villages, and so far so good. The apartment is very clean and the floor plan is very unique! The only thing I would complain about is that the parking spaces on the first floor are all compact. I have to squeeze in and out of spots. I would def recommend this property to anyone looking in the area. Its a prime location surrounded by great food and bars.

    Wow is all I can say after reading a few negative reviews of this place because it has not been my experience at all.Ive live in my fair share of apartments complexes, from Boston to LA and now Houston and I can honestly say this place has to be in my top two places all time.The location is amazing, 10 mins to work downtown, 5 mins to grab coffee on the weekends or 5 mins to grab dinner at B&B Butchers! I could not be happier with the spot and the people who work here.Everyone Ive encountered so far at this apartment complex has been top class and extremely cordial. When I first came to check out the place the leasing agent was fantastic taking the time to answer all my questions and show me around the property. The property manager has been great as well always smiling, happy and trying to create an awesome experience for the residents like free breakfast on occasions. I mean what place today goes out of their way to provide their renters with an occasional free breakfast. Then the custodial staff is just as awesome always making sure the place stays top notch as best as they can. Cleanliness is something Ive never felt an issue here, but has been at some other place Ive lived before.So would I recommend this place, in a heartbeat. Things happen, I get that and it appears in the case of the negative reviews I read, people had some isolated events that made them sour. Its easier to write reviews when youre angry than appreciative, so I felt compelled to write an opposing review because the folks at Memorial Villages deserve it. Cheers!

    I love this complex!!! The location is perfect for a young professional that wants to be in the middle of everything and is active!! The location right off of the bayou is perfect for taking walks or any sport activities that you can think of. The amenities of this complex are so great too- they have a club house, 3 courtyards, a beautiful pool, a coffee bar, a gym, and staff that are willing to help you with anything!! To rave more about the staff- Ive been out of town for weeks now and theyve helped me manage all of my deliveries and service requests with a smille!! I have a great personal relationship with everyone in the office and they are really willing to help and make your life as comfortable and easy as possible!!! I cant ask for more!!! I love living here and I couldnt recommend it more!!!

    Okay, I may be less critical because I just moved from NYC to Houston. The location is FANTASTIC, walking distance to a few Bars/ Restaurants (J-Blacks, Porch Swing Pub to name a few).Spotts Park directly behind the complex is awesome and filled with active people playing tennis, beach volley ball, and basketball (a HUGE bonus to the complex itself). The park is connected to the Buffalo Bayou so you can easily walk to Downtown (only 2.5 miles away).The complex is very clean and updated - staff maintains this on a daily basis. Pool is pristine, the other two court yards are great to relax with full WiFi capabilities. 4 grills are set up and on a first come first served basis, smoke free and pet friendly!Units are move in ready and if you have any concerns in terms of repairs, changes etc. management is very quick to act. Maintenance is very responsive and quick to act on service requests.Lastly, all other renters we have met so far are young professionals and very friendly. All in all, a really great and welcoming place.

    I absolutely love living at Arlo Buffalo Heights! We adore the location being next to Spotts Park/ The Bayou and the brand new HEB. Its such a walkable location. The management team has been incredibly kind and are always helpful! We love the amenities. Everything is clean and well kept. Our neighbors have been really kind and always willing to say hello. Feels like such a friendly place to live. Arlo Buffalo Heights also has an Apartment Life Team (my husband and I) that hosts monthly events for residents. We love knowing neighbors so thats really important to us!

    Ive rented in many different cities over the last twenty years and the ameneties and staff are by far the best at Memorial Heights Villages. Adrienne and Lane have been very helpful over the course of the last year that weve been here and although the property has been under construction for the last few months, they always keep you informed of the changes with constant updates. Great location, great staff.... You couldnt ask for a better place!

    I love this place. I’ve lived here for two years and am renewing for a third year now.Pros: You simply cannot beat this location - Spott’s Park and access to Buffalo Bayou trails on one side, and new HEB on the other. Affordable for the location but doesn’t feel cheap/low quality. Dog friendly.Cons: There was an infestation of millipedes(?) this past spring (never happened before then) but it seems to be under control now. Not the most secure location - several instances of hearing about theft, vandalism, etc. Overall though, I would say I feel relatively safe here.

    We lived here for 4 years!! Great location, beautiful apartments and great service by staff. They organize events for kids/ family/ young adults making it an inviting place for people of all age groups. We loved 4th of July rooftop parties every year. we saw lot of improvement in the managment over the years. Adrianna and Anna were our favorites because my duaghter got very attached to them , we always felt like home there. And of course Gaston and Lane were also very good and professional! The technicians Salvador and Tim were always prompt in fixing the issues in apartment or in common areas! Only pain point that was there was towing trucks taking away our cars and almost all the times(4 times) we felt we were not at fault to be towed. I hope that gets fixed or atleast there is more transparency in the process!

    This is one of the best properties to live at in Houston. Its only a couple of years old and the amenities are on par with any other luxurious apartment complex - granite counter-tops, contemporary fixtures, game room, cyber cafe, gym, entertainment room, multiple gorgeous courtyards and so on. The location unbeatable - Only 2 miles away from Downtown Houston as well as easy access to all the major highways - I10, I45, 59, 610, 290, 288. The views from the complex are breathtaking - city skyscraper view or beautiful green patches of the nearby Buffalo Bayou with Eleanor Tinsley Park and Spotts Park. The latter has a variety of amenities and every fun activity from tennis, basketball, sand volleyball to yoga classes, picnic areas and a B-cycle bike station. However, what makes Memorial Heights Villages amazing is its staff. Everyone that works is genuinely friendly and extremely helpful. Adriana, Anna, Lane and the whole team are just a pleasure to interact with. Any work order request gets done within a couple of hours with diligence and high quality. Everyone goes an extra mile to make it feel not just a living place but a great experience as well.

    The best thing about this community is location! There is no other community with park on the side close to downtown. Traffic in this area is always easy, any time. Weve been living here forth year, and we have no plans to move out somewhere else. I know there are many nicer and newer apartments around, but this is the best for me because of the location. Everything I need is so close, I dont need to spent much time to get there.

    My experience at Ava has been wonderful. My brother has stayed with AVA for over 4 years now and I keep visiting once a while. In Houston, memorial heights villages its the most safest neighborhood with great location right next to Bayou Park. We are offered with amenities like coffee, pool, fireplace, lots of seating area here and there, and lots more which Im yet to discover. The place is quiet in the night, and you get the downtown view in many rooms. Once in a while, when friends are over its a good place to chill out, theres also guest parking but its all the way in the 7th floor. Just a hassle sometimes, but its okay. Overall, Its a serene almosphere and the staff friendly. They help you with everything you need. Anna, Adrianna, Renee, Gasten and lane have been helpful even with little the things. Cecilia, too. When youre away from home, and stay in a rented place like this, I bet youll call this home too.

    I think the place is on point! HOWEVER, since they started charging residents to park in the garage (reserve parking) instead of first come/first serve, it pushes the others to the upper floors. 50.00 a month is just too much for me right now.
