    Lived here for a little over a year and honestly had the best experience. Safety was one of the most important aspects of choosing a home and I truly always felt safe going from the parking garage to my apartment. The amenities here (especially the gym) was fantastic in comparison to other apartments in the area. There was always quiet places to work in speakeasy and business center. The convenience of being able to print as well was awesome.My apartment overall was a great deal with the specials. Each individual space was thoughtfully curated (greater heights floor plan) and I LOVED my apartment.The apartment complex is also pretty quiet and I never dealt with loud music, partying or obnoxious neighbors. You can always find parking here!Rey and Jacqueline were always so friendly and helpful in so many ways.I wouldā€™ve continued to live here if my job was closer. This was my favorite apartment I lived in Houston by far.

    First off, the property, with its beautiful aesthetic, immediately drew my wife and I in. Then, the huge gym and the hidden speakeasy located behind the bookshelf had us truly intrigued. But what sealed the deal was Isaiahā€™s effervescent and lively personality, along with his stellar customer service. He made us feel at home right then and there, even before we signed a lease. Isaiah is a superstar in his own right, and the company is truly fortunate to have him. I can already tell that weā€™re going to be in good hands.

    Iā€™ve had a fantastic experience living at this apartment complex! The maintenance staff is quick, efficient, and always goes above and beyond to keep everything in great shape.     This place is phenomenal. Iā€™ve been living here since 2024 and I released for another year.The amenities, the cleanliness of the apartments and the shared spaces, the pool is so nice, and the staff is always friendly and helpful. I worked with Rey and he is wonderful! Heā€™s super knowledgeable, helpful, welcoming, and friendly! Please ask for him and tell them you saw my review. Heā€™ll help you with whatever you need!

    I am moving in soon and will say the staff here has been so nice. Isaiah was so lovely son the tour and respected our time. I have lots of questions and he helped greatly during the entire application process, being transparent and giving on the information I need.     Rey was outstanding at giving me my tour, answering questions/being responsive, and making sure my unit was move in ready. He was super knowledgeable and really sold the complex well.Upon actual move in, I am not disappointed at all. The building is beautiful, the amenities are great and it is well maintained. They are constantly picking up trash around the exterior after the weekends, mopping the lobby, and vacuuming the hallways. The maintenance staff is so friendly and responsive.There are also a lot of resident events and local business partnerships which I think is super cool/ fun.Overall I would highly recommend leasing with Rey and living in this community.

    A Huge shoutout to Herbert Flores for being the absolute best here at 27seventy Lower Heights. Having Mr. Herbert and his Phenomenal team makes life worth living here, might I add its only one call thats all whenever there is a need . The apartment is well-maintained , clean, and the amenities, like the pool and gym are top-notch. We appreciate the updates and minor mishaps he has handled for our apartment. The staff is incredibly friendly and very responsive, always addressing any concerns promptly. I also would like to add how convenient the location is for perfect commuting. The Maintenance Team is efficient and reliable , fixing issues quickly. Super proud to call this place home.

    I have lived here for almost 3 months and absolutely love it. The leasing staff are all so extremely nice and always so helpful. The property is always kept up and itā€™s very convenient to have this shopping center right here. Ive lived in 4 apartment complexes in Houston and this is by far the best one!!

    So I moved to Houston in May and needed an apartment fast. Rey Guatzin worked with me and my family to help situate me. Recently, I needed a bigger place, but my family and I agreed that leaving here wasnt an option. Rey and the rest of the team made the transfer happen so smoothly. The entire staff is so welcoming and they continue to take care of all of your needs/issues no matter how long youve been here. Rey also helped my friend move from NY and neither of us has any regret picking 27Seventy Lower Heights. If youre looking into moving here, Im telling you to ask for Rey and hell have all the answers youre looking for! Also, you wont find amenities like this anywhere else.

    27seventyā€™s building never fails to blow me away šŸ™ . Even as a visitor, they are always so friendly- Ray always has a sincere and cheerful greeting ready when you walk in! Then you get to the popcorn machine, the nitro brew, the Starbucks coffee machine, the pool, the outdoor lounging and grill space, too much to list in one review succinctly and all kept pristine! Not to mention its jaw dropping location- with basically everything you need in easy walking distance. Fast food, restaurants, trails, grocery stores, beauty stores, pet stores, a home store. In short- 27seventy is a haven enveloped in an oasis.

    I had to wait until I moved outā€¦ I know times have changedā€¦. What I want to say about this complex honestly cannot be formed! This is one of the best up kept, monitored, apartments. I felt taken care by the leasing office. From the manager of the complex to the agents at the front, customer service has been top-tier. Anytime I had a maintenance request it was fixedā€¦ with a smile. Let me tell you, the best customer service. Amenities top tier and plentiful parking. The only con is that people dont pick up dog waste but the complex is even good with providing maintenance as much as possible with that issue.10/10. I wish I didnt have to move. I miss you. And I cant wait to visit! ā€¦ PS whoever gets my unit treat her with care. She definitely holds some amazing memories.

    Im extremely happy that I chose 27Seventy Lower Heights as my new home, and I cant emphasize enough how great the building is. Not only does it have fantastic amenities, but the leasing office team has truly made it feel like home. Rey Guatzin and Jacqulyn Morris went above and beyond to assist me with the application and move-in process. Being Canadian, I had to go through additional processing for the application, and I cant thank Rey and Jacqulyn enough for their patience and kindness. They even stayed late to ensure that I could move in on the same day.

    Moved here from midtown and this place has been great. The apartment itself is beautiful. Itā€™s dog friendly and the front staff is friendly and professional. Iā€™ve had no issues with parking. 10/10 would reccomend to live here. I feel safe and the location is the best! We are near al bunch of good restaurants and bars. The only minor complaints I would have is sometimes the hallways might be a little dirty (not often but there have been times). But thatā€™s more on the residents than the apartment itself.

I must honestly say that I could not have had a better experience in any regard. This entire community is simply amazing!My leasing specialist was Rey Guatzin. He is hands down the most intuitive and considerate agent I have ever had the experience of dealing with in my life. He will listen to everything that you are personally looking for and match you with the best apartments and locations for your specific needs! What an amazing asset he is to the team. He went above and beyond to have our apartment ready to fit our timeframe and is quite simply a miracle worker! Ask for Rey when you schedule an appointment to tour. Allow him the opportunity to impress you also!Everyone in this community always has a smile. The front office is always eager to help you with a smile of their face. George Johnson has been at the desk on 2 occasions when I needed assistance and he made me feel valued and important and took care of my needs rather quickly. Jacqulyn Morris (the assistant manager) has also helped me on a couple of occasions. She will stop and say hello even when she is obviously in a rush.These apartments give you the boutique hotel vibe. Everything is maintained impeccably and everyone remembers you personally. Upon move-in I had a beautiful present waiting in my impeccably clean apartment. What a wonderful welcome to my new home!I will address some of the items flagged in other reviews as negative. I am giving my personal experience of living here. I have never heard anyone of my nextdoor neighbors either talking or anything else. I can hear my upstairs neighbor as she steps heavily occasionally. I consider that as something to be expected. I have not had any issues parking in the garage securely. I enjoy a lovely groundfloor terrace off of an open courtyard and have never had anyone disturb my things nor enter my terrace.In summary; these apartments are worth every penny we pay for ours. Residents are kind and gracious and staff is top notch. You will have a beautiful apartment with beautiful amenities and a fabulous staff! I completely recommend 27Seventy Lower Heights

    I specifically wanted to recognize the maintenance staff at 2770. I literally feel like I owe it to these people. Maintenance staff has been the best, most comfortable experience every time they have come to help me. They are super friendly and always come to help me within 2 days of submitting a request. They work so hard to get the job done, no matter what it takes. I had a faulty washing machine, and with the help of maintenance, got an entire new one in two days. Thank yā€™all for everything you do! This is a huge reason why I enjoy living here.

    I was there touring with a friend and I was truly amazed with the amenities and finishes, the quartz countertops was very luxurious! Rey was truly accommodating and friendly, showed us around and gave us a very experience , way better than a prior tour we had at a nearby community. Definitely recommend!

    I have lived here about 1.5 years and love it. I have an amazing view of downtown and I have never lived in a quieter apartment. Maybe itā€™s just my quiet neighbors, but I never hear a sound from either side. There is occasional noise from outside, traffic, trains and sirens, but thatā€™s life in the city and I enjoy it. The residents are nice, the people in the office are friendly and the maintenance staff is incredible. I love the amenities, the pool is beautiful. The location is fantastic, walk to Target, Kroger, Home Depot, Total Wine and restaurants. My favorite thing is you can bike to the downtown stadiums and many other places totally on bike paths and bike lanes, right out your apartment door. I am very happy here.

    I waited to leave a review until I lived here for a while and itā€™s been almost 5 months now. I truly enjoy this community. The amenities are nice and they put a lot of effort into maintaining it. The office staff, Jacqulyn, Ray, and another young lady whoā€™s name has escaped me at the moment are so helpful and kind. Maintenance is responsive and quick, and the activities that they put in place for residents are top notch. Another plus is the location. As long as this continues to be my experience, I can see myself living here until I am ready to purchase a house.

    Lived here for 10 months now and hereā€™s my review:Pros:- Location is amazing, next to Kroger/Target/Total Wine/Home Depot/easy access to Bayou- No major issues with the apartment itself except some minor things like a creaky door (fixed with WD40)- Maintenance is really fast and responsive- Front office staff is nice. Shoutout to Rey who helped us out a lot. The apartment events like free food is nice- Amazing amenities. Gym/pool is cleanA few cons if any:- Might be out of their control but Fetch sometimes is late in delivering packages- Parking door is not working sometimes making it awkward to exit via the entrance especially when thereā€™s another car coming inOverall a nice place to live, would recommend.

    When I was looking for apartments to move to Houston, my apartment locator suggested 27seventy Lower Heights, and let me tell you something, I am so glad she did! Because these apartments are by far better than many other I visited (even high-rises) an many ways. The number 1 I can say is Ray, in the office, he is absolutely amazing, from his knowledge in the industry, form his kindness and professionalism, he is my favorite, always smiling and friendly.     This complex was part of my top three choices. We visited on a Saturday, an unlike other complexes that only had one worker on a busy day, 27Seventy had three team members on staff. To me, this was already a great start.We were greeted by Rey, he was exceptionally professional and very organized. The apartment moved up on my list because of Rey and his professionalism. I went to view another complex, to make sure as a consumer I was getting the best fit for me and I never even saw the other apartment. They only had one staff worker and after waiting almost an hour, I remembered how well staffed and how great Rey was.I drove back to 27Seventy and I still asked Rey to see the final two apartment options again. I felt so bad but I just needed to see them. Rey appeased me and without hesitation took me again to the apartments I liked the most.I signed the contract that evening, primarily because of the customer service and professionalism Rey exemplified.     I moved in about 4 months ago and I really love the apartment complex so far!- Runaizia and Rey are super helpful and reliable. Every time I had a small issue with the apartment, they sorted it out really quickly- The location is great: it is close to supermarkets AND to the white oak Bayou trail where I go running. In addition, the location is perfectly central: < 10 min for pretty much anywhere in the Height, Montrose, Downtown, Midtown...- I work from home and the property is extremely quiet and people are quite respectful- The gym(s) and swimming pool are amazing, I cancelled my gym membership because I only use the one from the property.I really recommend the apartment complex!Guillaume

    This review is simply based on a tour of the community.My girlfriend and I called Sunday morning to see if I could tour the same day since were running low on time to secure a house and we very thankfully got a response from Rey who was there during the day to help us. He told us to pop in around 4:30 (30 min prior to their close) and hed be able to show us around and check the unit we were interested in out.The community is in a great location with several of the retail spaces now filling up almost entirely (with the exception of the retail spaces connected to the complex). We got there and Rey was finishing up a prior tour so we waited and he promptly got to us.Rey was great in listening to what we were looking for in the unit we were interested in and also suggested another option for a unit the was ready. He took us around the community to see all the beautiful amenities that are not done justice by the photos on the website or google. Also got to run into some folks by the pool who Im sure would be great neighbors.The place left a positive impression and Rey did a great job giving us a tour at the tail end of the day. Would definitely check this place out if you have not.

    Just moved in but so far this is the nicest apartment Iā€™ve been in. Everything seemed brand new in my apartment and no issues. The area is nice as well with lots of shopping. Ray Guatzin, the leasing specialist, is so nice, thorough, and was happy to answer all of my questions and give me a tour. I would recommend reading the utility and extra fees carefully because I wasnā€™t prepared for those extra expenses.

    Seven months since I moved to these apartments, and the only ā€œ10/10 recommendā€ I can say this to is the maintenance team. I honestly I canā€™t say enough great things about David, Israel, Calvin, and other maintenance staff members. & not to forget the supervisor who knows how to run & manage a great team. I have told them personally and have shared the same with the front desk & property manager, the maintenance team is one of the best parts of living in these apartments (the gym is second!) I appreciate how friendly, kind, yet professional and courteous the maintenance crew have been since staying here.However, Jessica, the property manager and her team still have major areas of improvement, particularly when it comes to communicating with their tenants. I have been very patient and still am trying extremely hard to say nice things about the management side for these apartments, itā€™s a 6/10 recommend for me. Management is the biggest part of your experience when you are deciding on an apartment to call home. My apartment is gorgeous, the amenities are fantastic and everyone at the leasing office is SO nice and helpful (a stark contrast to every other apartment complex I have lived in Houston). Its a gorgeous property and youre walking distance to Kroger, Total Wine, Target & Ulta. Plus, you can easily access the White Oak walk/bike trail.     Iā€™ve lived here since April and as far as apartment complexes go, this place is solid. The amenities, building, and layout are pretty standard but it is very-well designed. More than any of that, Iā€™d say there are two exceptional qualities of this complex: location and staff. The location is conveniently located close to everything Houston has to offer and the immediate surrounding retail makes life very convenient. In regards to the staff, the management and maintenance team are very helpful and responsive. Madeline is a credit to 27seventy and consistently makes every effort to support her residents. Something to know is that it is literally in the Total Wine parking lot, which I didnā€™t realize, but I wouldā€™ve lived with it.     Let me just start by saying the leasing staff here is next to none, thereā€™s a lot of moving parts that make a property operational and itā€™s impossible to please everyone, but these ladies and gents show up everyday and make it happen! Very few people understand what goes on in the background to make sure things are properly functional but will jet pack to Google or yelp as soon as something doesnā€™t go their way. The staff at 2770 in my opinion are the best of the best and Iā€™ve loved living here from start to present day. Maintenance is top notch and respond to service request fast! The new management is super friendly and have already put together events for the residents in their first week of taking over along with adapting and transitioning to the new environment. As a realtor inside the loop of Houston I look for the qualities that 2770 possesses in all properties and sadly most fall short, but the ladies and gents here have consistently knocked it out of the park!!
