Pretty solid apartment complex. I like the events they host and the rent is reasonable. The location is really the best part since it is right next to the TAMU campus. Do hear some noises occasionally but the muffling is solid enough. Any work orders and resolved pretty fast as well. -

Alex provided us a detailed tour and he was fantastic! Loved all the study rooms available as our son is an Engineering major along with the newly remodeled workout area. So many wonderful updates and amenities.My main takeaway was how clean and fresh all the shared/common areas were. Entering the complex was nice and very welcoming.The bedrooms arenāt super big, but the kitchen and living space are a very nice size. I loved the stainless steel appliances and a full washer and dryer.Our son canāt wait to move into 12North Fall 25! -

This is my second year living at 12 North and so far its been pretty good. I dont really have any complaints. Management is really good and they communicate well. Maintenance requests are attended to really quickly, but I really havent had any maintenance issues.The apartments are pretty nice, and I think we have really good appliances compared to other apartments. I love how close 12north is to campus because I am able to walk. Also, all of the employees here are really awesome!! I would recommend 12 north for people who like being close to campus. -

This is my first year living at 12 North and it has been amazing. The location is a huge plus. Classes are within walking distance and that makes it great. I also really like the study spaces available on each floor. The gym is large and it has a wide variety of equipment! -

Final Update: 10.07.24We applied some really good elbow grease (I am a property manager by trade) and left the unit in better condition than received. TAKE LOTS OF PICS AND VIDEOS upon MOVE IN! The move-out process was smooth. There was some dust from the floors replacement in hallway outside unit but thats to be expected since boys were not there during the summer. We received a surprise move out bill for each boy for room and common area painting. After submitting pictures with time stamp/ date proving existing damages, one bill was promptly zeroed out within 1 week and the other bill took about a little over a month and several emails later to stay on top. All in all, it was a good experience and we loved the location and proximity to campus. Thank you for a great experience!Spring 2023: So far... so good! We arrived a day early to CSTAT and wanted to see if we could tour the place so we can sleep on it (we did have a tour scheduled the next day... 10 minutes before closing! Guess what? Sydney (one of the front desk ladies) was more than happy to show us, was super friendly and helpful! We toured a few other Northgate apartments for comparison. Needless to say, we signed the lease for our boys the next day!Other reviews will state that the apartments are shoe box sized or like a prison..... guess what? These were traditional TAMU dorms renovated to be apartments AND priced as such (the other apartments were almost double the cost!) My son didnt want to live in the dorms and share a room and bathroom- this is a step up from the dorms (and a step below traditional apartments). He gets his OWN bedroom and OWN bathroom and its definitely more spacious than a single balcony/ ramp dorm. We compared price points for single balcony/ ramp room VS a room at 12 North.... it was less expensive at 12 North if you include the mandatory meal plan. We are getting him the off-campus 50 block plan + room at 12 North... still comes out less expensive! (and you only have to deal with 1 roommate!)The price of the garage parking is comparable to garage on TAMU- its literally a parking lot away from Hullabaloo. Cant beat location- sure it could get noisy- dorm rooms can too. Make sure you align your expectations accordingly! We privately own a unit in the Barracks for our older Aggie- it is a different experience. We will update our review after move-in, half-way and move out (which son expressed he may want to renew simply because of location to be closer to Engineering).Edit/ Update- 9/2023:Move in was super smooth process! After reading horror stories of other complexes, I was ready to put serious elbow grease to clean the place up before moving in. Guess what? It was clean!!! I didnt have to clean at all except some minor dusting, counter wipe down, vacuuming and swiffering. The bathroom was clean with no toilet stains or hairs- zero! 12 North cleaning crew did an amazing job!! We moved right in and the boys love their unit! We didnt get the preferred twin XL plus desk but we made it work with the full and brought in a smaller desk for his beloved gaming PC. He actually loves his full size bed now and doesnt mind the bedroom being so small because its his OWN personal space vs what it would have been in a dorm room. The pool was still blue after their pool party and hallways/ trash rooms were clean! I took like 50 pictures and a video of the existing condition but the google form only allowed 10 picture uploads. There were some nail holes on the walls, touch up paint spots, carpet damage that previous resident maybe had a pet in there, etc but hopefully its all documented so upon move-out, there are no surprise charges beyond normal wear and tear. There were some monthly fees like $14 for renter insurance and $9 for rent plus credit reporting- it was auto enrollment when you sign lease but didnt take very long to opt out- so no biggie! Thank you 12 North! -

Subleasing for the 23 summer semester until my townhouse for my son and I becomes available in August.From a parents point of view, when my son becomes a freshman here, I will most definitely sign a year lease for his first-year.Very convenient walking distance to campus and bus stops. Very quiet and peaceful area, that will not cause distractions for the students.As a father, I value the overall safe environment. Ive walked within a 3-mile radius in every direction from morning to late night. The streets and neighbors are quiet respectful and law abiding. Definitely a plus for parents who have daughters. The entire compound has security cameras and facility security access doors.The staff here is very eager to please. All the staff, especially Caitlin Lexi and Katie go out of the way to ask how I am doing, routinely.For your less responsible kids, maintenance orders get resolved within a day. And they provide email and text reminders for billing due dates. -

Place was really nice. I went with my future roommate who happens to be my cousin and we both enjoyed the place. Kaylie was an amazing tour guide. Did well in showing us what North 12 has to offer and was very friendly, helpful to answer our questions and respectful. Overall I really recommend North 12!P.S. they have this adorable hamster named North :D -

My daughter will be a freshman for the 2024-2025 school year and cannot wait to be at 12 North Apartments. The rooms will provide the fun experience of both a dorm and apartment. The building is super conveniently close to frequented food and drink establishments with secured garage parking. The staff - oh the staff! - are so friendly, pay attention to detail in answering questions and pointing out the amenities and procedures of renting at 12 North. We worked with Kaylie who is very responsive to our inquiries from the moment we met through the close of the rental agreement. She has also offered to be available from the close of the rental agreement through my daughters time at 12 North while Kaylie is there until she graduates. Kaylie also offered tips to my daughter as a new renter and about navigating campus life at A&M! I feel 100% confident my daughter is in attentive, caring hands at 12 North! -

Excellent experience living there for 2 years as I completed my masters. Staff are super friendly and always willing to try and help the residents. Safe community and great distance from campus. There are also lots of good restaurants nearby and everything you need is easy accessible. Hands down, 12North is the best place to be if you are student at TAMU and donāt have a car to get around. Rent is much cheaper than other apartments in the area as well, and the quality of the living space is still top notch. -

Since I first moved to the tradition now called 12 North they have upgraded their amenities and living by a great amount. Recently they added an amazon hub which makes it very easy for residents to pick up packages even after office hours. The staff is very friendly. When requesting maintenance they are also very prompt with their responses. When I first moved in 2021 the maintenance was very helpful with all my needs. The location is also very nice as it is walkable to campus and very convenient. Next year Ill be living here for my third year in a row. -

All around pretty nice place. The apartments are kind of small but thatās expected for the location. The amenities are nice. The staff is very friendly and helpful. You definitely canāt beat the distance from campus and the bus stop. Maintenance is usually fairly timely. I havenāt had any major issues. My AC broke once and they promptly came to fix it. Itās definitely a nice alternative to a dorm for freshman while still being almost on campus. -

When I toured the facility, everyone was very friendly and I was surprised to see the quality of the amenities for how cheap of a complex it is. Everything looked extremely nice and clean. The rooms were small, but the amenities made up for it (like you could survive the small space by just using the room for sleep and cooking and doing everything else in the study rooms).EDIT 7/14/2020I had a horrible experience with parking not being added to my lease in the beginning month, but honestly that was the only thing that happened with management. Theyāre actually a pretty good complex with competent management. The staff here is super nice and willing to help. Maintenance is also great and fast, which is SO hard to find. The rooms did get a little depressing since the only windows in my unit were in the bedrooms, and we couldnāt even open them because we were the corner unit on the inside (Iām assuming to stop break ins?).There was a small flood in our apartment that was caused by a busted pipe after hours, but maintenance came and fixed it within thirty minutes of it happening. They gave us dehumidifiers and fans to help dry out the room which was very nice and dried out the room pretty quickly.But other than that, our stay here was relatively painless and actually pretty nice. Originally I was very negative because the one star reviews gave me low expectations, but over time I realized that itās actually a good complex.Definitely bring a mattress topper though, because these beds are much like the ones in the dorms š¤ -

She was very kind in answering all our questions and felt very confident of finding a great place for our daughter a Freshmen at A& M. Currently planning on signing a lease here for fall 2021! Great apartment location near engineering buildings (about a 4 minute bike ride/ 11 min walk) with great amenities. And great staff as well! Iāve called so many times and theyāve always been very helpful and the person who gave our tour (Clay) seems really nice. The rooms are a bit on the smaller side but for what youāre paying for and how close you are to campus itās definitely worth it. Canāt wait to live here! -

As a short summary: yes I would recommend renting here! I personally didnāt renew, but thatās mostly because I really wanted a bigger apartment, and I really hate the fact that there are no windows in the kitchen or living room. That said, if you are okay with the size of the apartment, lack of windows, and tiny beds with not very comfortable mattresses, everything else is fine. I had no problems with any of the furniture or appliances, had very little contact with the staff or management, and I enjoyed the great location. I liked the garage, specially since I was on the right side of the building so I could park my car on my level and be a very short distance from my dorm, although they do charge 50$ a month for parking! Finally, the move out process was simple and I did not receive any charges since I cleaned my place before I left, so thank you for being reasonable!Note: I already moved out, so I did not receive anything to write a review, this is just my opinion after living here for a year! -

I moved in this past fall, and up front I will go ahead and say I did end up renewing my lease for next year. So yes, the positives outweigh the negatives. The price is good for a fully furnished apartment, and the location is very very nice, I havent had a walk longer than 15 minutes to any of my classes. I will say there are occasional mild inconveniences. When I moved in, I had immediate issues with the garbage disposal (maintenance did end up fixing in a pretty timely manner) & the bathroom sink didnt drain well. There are a good amount of things like that (the elevators having an interesting aroma is a comment Ive heard many people making) but overall I would say the pros far outweigh the cons. The rooms are very nice, the beds are shockingly comfortable, and the location really is one of the best available for off campus living. -

Good value for moneyThis is just about the lease signing, I have not yet moved into Tradition. But just wanted to give a warning, these guys are hecklers. Dont believe them if theyre telling you theres only one apartment left, theres a lot left for sure. Be wary of pressure tactics to push you into signing a lease.I ended up signing one with these guys, but Im still hoping the management is better than my first impression.Edit : Ive stayed here for a year now and Ive had good experiences with the management. They are easily approachable and responsive. Also Im satisfied with the value for money of my unit, the basic one. The gym is great, the pool is clean and the whole place is kept tidy. Would recommend for someone looking for their own room and bath. The only concern probably would be the area of the units, but that is a compromise youd have to make. -

I love it here! Great staff! They make you feel welcomed and at home. The residents are all interactive and nice as well. The rooms are all new and fully furnished! As a current resident i was skeptic at first because of the size, but it actually isnāt an issue. The apartments are cozy and i made my feel like home. The apartment location is convienient, probably a 3-4 minute walk to Texas A&M campus and a 8 minute drive to Blinn. -

The environment here is very good. They have a Resort-Style Pool, a Fitness Center, a Computer Stations, a Club Room with Pool Tables, and even a Starbucks Coffee Bar! The staff are very enthusiastic. And the perfect thing is that it takes only a few minutes to walk to the campus. I am very happy to live here! -

There were some instances where the apartment charged me extra for stuff that was not previously discussed, but it didnt happen often enough for it to be a big issue. They also never alerted me that I was getting a roommate so I wasnt at all prepared, but it ended up working out. -

Went on a tour of the place and absolutely fell in love. The fact that they are furnished with a washer and dryer, plus rent includes all utilities was a huge selling point! 12 north is such a great environment to live in. The courtyard is beautiful to sit and talk with friends at any time of the day even at night. The rooms are also very clean and have the perfect shelves for books and other items. The workers are very nice and the maintenances are also very good. Additionally there are study rooms on every floor so it has perfect places to study and finish work. -

The tradition has great amenities and also great apartments though a little small. They have very helpful and kind maintenance and front desks workers. Theres honestly not a lot to complain about and if I could I would give 4.5 stars just because its better than 4 stars. If I would complain about anything its just being able to hear water through the walls which honestly isnt that bad and you get used to it although its definitely a little spooky in the beginning. -

We toured the complex to find an apartment for my son for Fall 2020.The Front office, the student (Jeremy) that gave us the tour was very efficient. He answered all our questions thoroughly and was very polite. Always used āYes maāamā, āNo maāamā, Yes sirā, āNo sirā.My son will be a freshman and we chose The Tradition to be his 2020-2021 future house. The only thing we really did not agree was that parking garage has an extra cost, and we believe that parking should be included in the price. We liked that the apartment has full size appliances, including washer and dryer, full firniture which will make the move in much easier. -

Beautiful property! I had a friend who lived here and loved the building, amenities, and staff. I decided to move here after my current lease ends and the staff have been so helpful with the entire process, making it a simple first time process for my boyfriend and I. Front office is very efficient. They answered all my questions thoroughly. Staff is friendly and approachable. I enjoy living here because of the convenience. It only takes 5 min or so for me to get to my classes. The facilities are also very well kept and maintained. Furniture is also included and moving in was a smooth process. -

So far this seems like a really decent place to live. Itās really close to campus, the amenities are nice, and there lots of places in the complex to study if you donāt wanna go to campus. Room size is fairly decent for the price point and the location to campus. Only gripe is the small amount of parking available, but I also signed my lease late so itās understandable to a degree. -

I have lived in College Station for three years, so I have definitely had my fair share of bad complexes. Upon my tour with Sydney this last week, I signed my lease for fall of 2021! The staff was so helpful, and having most of my friends living there for a couple of years, they had nothing but nice things to say about the units! Sydney was very kind and patient with all of my questions about the unit, and assured me of all of the things I was more worried about. I cant wait to move into my new home! -

Absolutely amazing experience renting from the Tradition. We were at the 11th hour trying to secure last minute housing for our son and Josh R was absolutely amazing. He went above and beyond and was able to work magic and get us a place. The building is stunning and we are so grateful to be able to have our son stay here! -

This place is great! The staff is very friendly and they go out of their way to accommodate you. Moving in was a breeze because of the how organized the staff was. I love the rooms too! They are really modern and have a lot of storage. -

The space is kind of small but functional, and I like having my own bedroom and bathroom. Living close to campus is also convenient. Be aware that this complex is in Northgate, and it gets loud around here on weekends. -

I have lived here for two years since right after the renovation and it has been a great place to live. I moved in my freshman year and the staff was super helpful and helped me out with a lot in these two years. I renewed for my third year because the prices are great for the location and the quality of the rooms. Highly recommend -

I have two daughters that will be living there this coming fall. From the first phone call to inquire about the room options and pricing to the friendly staff who conducted the tour to the paperwork completion for the lease our experience has been wonderful. I even called one day asking dimensions for a piece of furniture in the unit and they quickly found a measuring tape, got the measurements and called me right back. It is an amazing apartment. They have free food Fridayās as well as free candy and coffee. The employees are extremely friendly and you only have one roomate which makes my life so much easier. We have our own private bedrooms and bathrooms as well. -

Not overly amazing but definitely not bad. Most of the problems were relating to the fact that the building had just been renovated and they were behind schedule (like every other construction site in college station). The only actual things I didnt like were the narrow parking garage and how the hallways never got vacuumed but the bike area was perpetually being mopped. -

Great place for my son to live, he likes it...Their marketing/renewals department needs to figure out how to remove repetitive renew your lease warning emails from the larger group that has already renewed.... You can keep a separate email lists and edit them... lots of good and easy to use tools on the market for that even in Social Media...(Its called SPAM at that point)....Cheers, keep up the good work... -

This place is really great. The location and amenities are absolutely amazing. The staff is absolutely friendly and very helpful. Never had a single complaint while living here. Would absolutely recommend it to everyone. Only moved out because I graduated and was moving to another city. -

I was struggling to find a place to live in CSTAT that was close to everything and had everything I needed until I found the Tradition! Im in the engineering program and the Tradition is a 5 minute walk to tons of options for food and it is less than a 10 minute walk to the new Zachary building. The Tradition apartments have great quality with stainless steel appliances and granite counter tops. The whole complex is well kept and the staff is friendly! -

I lived at the Tradition for two years. I signed on for a third, but unfortunately had to sublet my apartment because I will be graduating early, and I am actually SAD that I wont get the opportunity to live here my last semester. The Tradition offers the best living on Northgate for the cheapest price possible.The GOOD:1. Super friendly helpful staff. From start to finish, the people were very helpful.2. Free Food Fridays are the best.3. The furniture that comes with the apartments is wonderful; comfortable and easy to match. Its easy to clean and take care of. The beds are ridiculously comfortable (I cant explain it, theyre just awesome).4. Literally have the cheapest rent on Northgate which is perfect if all you care about is location.5. Maintenance requests never took longer than 24 hours to get taken care of.The BAD:1. The fire alarm will probably go off constantly. This is infuriating in the moment, but I cant blame the complex for other people setting off the fire alarm. I guess I would rather have it go off all the time than have it not work at all.2. The stairwells and hallways are disgusting. Whoever has lived on the third floor for the past two years and let their dog poop and pee in the stairway and NEVER cleaned it is the worst person ever. The pee sits in the stairwell for days at a time; you have to hold your breath going up and down the stairs.3. Fixtures in the apartment like ceiling fans and sinks were cheaply made. But I wasnt exactly expecting exquisite craftsmanship in this area.4. Not a lot of storage.5. Apartments are super dark; the lighting is just not good at all.6. These apartments are absolutely on the smaller side.TLDR; gets the job done. If youre okay with living on the smaller side and dealing with a reasonable amount of bad smells, and you just want the convenience of living in Northgate, its perfect.EDIT as of Tuesday, July 14th, 2020:I have not lived in my apartment since April 2020 due to COVID-19. This entire time, I have been getting charge $15-30 a month for utilities for a place THAT I LITERALLY AM NOT LIVING IN. And yes, I (obviously) turned off the air conditioning before I left. So thats been pretty uncool. -

I lived in the Traditions my freshman year, and I think that it is perfect for a first year student. The RAs make a legitimate effort to hold social events and give everyone an opportunity to make friends and meet people. I met so many people there that I still talk to. It is so nice to have your own room, although they are small, its better than sharing a room. There were a few things that bothered me like the food and cleaning service coming in and waking me up, but all in all I have great memories from living at the Traditions and would recommend specifically first year students. -

The Tradition, located in the Northgate area, was the perfect choice for my grandson when he began his college days just a few years ago. Good proximity to student churches. Close walking distance to the A&M bus line for transport to Blinn and then easy walking distance to classes on A&M campus. The cost, which includes many amenities, was very reasonable. Overall a great experience. -

Nice staff, nice rooms, overall good pricing for 2 person apartments. -

Iāve lived at the tradition for 1.5 years and have been very happy with my overall experience. Iāve noticed some negative reviews and donāt understand why anyone would be upset about a $10 utility bill. Paying $10-$15 a month for utilities is the cheapest Iāve heard of in town. Youre also right on campus and Ng! Recommend 10/10 -
