    I had a great experience living at Woodland Pines in Spring, Texas. The location is super convenient, with everything I needed just a short drive away. The complex felt safe, and I never had any issues during my time there. Itā€™s clear the management takes pride in keeping the property well-maintained. Iā€™ll definitely miss staying there, but unfortunately, I had to relocate due to my job. Iā€™d highly recommend Woodland Pines to anyone looking for a peaceful and reliable place to call home!

    I toured Woodland Pines, with Jaylon, and he was amazing. He was so attentive throughout the tour and made sure to address all of my questions without rushing me. You can tell he genuinely cares about helping people find the right fit.He took the time to show me all the amenities and walk me through the details of the units in a way that felt natural and helpful, not over the top. It was a great experience, and I left feeling confident.

    I had an amazing experience touring Woodland Pines! From the moment I arrived, the atmosphere was welcoming, and the staff was incredibly professional. Jaylon, the leasing agent, truly went above and beyond to make the tour enjoyable and informative. He was knowledgeable about the property, answering all of my questions with patience and enthusiasm. His friendly demeanor and attention to detail made me feel valued as a prospective tenant. The apartment units were immaculate and well-maintained, reflecting the high standards of the community.     ā€œMy stay at Woodland Pines was amazing overall, and I would have stayed longer if I didnā€™t need to move closer to work. The maintenance team is prompt and does a fantastic job. Donna, the property manager, is excellent at communication and resolving any issues that came up during my time there. The location is great, and the grounds are well-maintained. Jessica also did a great job assisting with the move-out details.ā€

    Our move in to the apartment was smooth from the time of tour to the move. Jaylon helped us a lot in this process. The entire management is very helpful with whatever help we require. The service repair team is prompt. The prices were reasonable too compared to others, and the commute is very good, since most of the shops are nearby which is very feasible. Overall I am very satisfied with our stay at Woodland Pines.

    My kids and I went to go visit the property and I must say at the beginning Donna Jessica and Jose were very helpful and kind The property looked great. I love the pool and the staff well I have to say you canā€™t get better than that. Iā€™ve been to quite a few apartments to take a look at, and the staff wasnā€™t as friendly as the staff at Woodland Pines. Great job guys keep it up.

    My partner and I love our apartment. I want to thanks Mr.Jaylon for being so helpful during this whole moving process especially our move-in day. He was understanding and made our move so seamless. It is a beautiful property that is well built and well maintained. Im looking forward to the next year with this team.     I never leave reviews but I had to after the great service I received from Jaylon. Iā€™m new to the city and Iā€™m apartment hunting! When I came in he was attentive and very informative. I mention I had a son and when we tour he made sure I had the necessary things in the apartment as Iā€™m a single mother. Jaylon has such an amazing and positive attitude. I really was fed up on apartment hunting cause Houston apartments are RUDE! You guys Go in and ask for Jaylon. Great experience

    Moving to this apartment complex has been the best decision i have made. When i was in the look of apartments i was so picky to find the right one, because i was expecting a baby and wanted a good home for him. I am closer to a year living here and never ever had any issues with anything. The staff are so nice and friendly. I love the events they always have, Also the service guys are so quick and efficient. Donna the manager is fenomenal i had reported a situation to her and she helped me in a couple of minutes. I recommend living here for anyone looking for a good quality apartments.

    I am writing this review after moving out of the Woodlands Pines community. Although it is not customary to leave a review after moving out, I felt compelled to share my positive experience.Overall, my stay at Woodlands Pines for the past year was quite comfortable. The few minor issues that arose were promptly addressed and resolved by the efficient maintenance team. The community is well-maintained and clean, thanks to the commendable efforts of the management. The trash situation is consistently managed effectively.Upon moving out, we received a significant portion of our deposit back, with only a reasonable deduction for carpet cleaning.I highly recommend the Woodlands Pines community to anyone seeking a comfortable and well-managed living environment. Thank you, Woodlands Pines, for providing us with a wonderful place to call home.

    I moved in a couple months ago and everything has been amazing so far! The staff takes great care of the complex keeping it clean and taking care of any problems Iā€™ve had very fast which is not many. They are all so helpful and nice and seem to love what they do. Donna the manager is amazing. Also Jaylon is the sweetest. And another girl but I forgot her name, but they are all amazing! This has been the best complex Iā€™ve ever lived in! And you canā€™t beat the prices. I feel safe and happy here! Thank you woodland pines.

    We have lived at Woodland Pines for 2 years and the service is excellent. The maintenance service is quick to respond to your submission of requests. It is a very friendly dog place here which is important because I have two dogs. They are always coming up with new ways to improve the tenant experience and keep the place clean. Communication is excellent as they always send reminders and even have food trucks and special events going on for their tenants. Last, and the most important I think, management. Donna is amazing along with the rest of the staff. They will fix any problems you have and are very nice. Treat Donna nice please, she is a sweetheart. We have been here for 2 years and will continue staying with them due to best market prices, cleanliness, responsiveness, and most important management.

    I have lived here for about 8 months and I highly recommend living here! The staff is all very friendly and helpful anytime I have questions or need help. They have different events and food trucks every week. I havenā€™t had many issues with my apartment but for the small things that popped up maintenance is always is able to come out the same day to fix the issue. They keep the apartments very clean and I havenā€™t had any pest issues. By far the best place I have lived at in the Woodlands/Spring area!

    Had a little trouble with my move in date and time frame, all on me, and everyone was fantastic to work with, Sam was a really big help and was able to walk me through everything, and made my situation the easiest it could be and still got me in with enough time to get my stuff moved. Only a few nights in but its nice and peaceful and Im sure Im going to enjoy my new place.

Weā€™ve had one situation where they failed to take timely action, and when provided with feedback that we were disappointed, Donna took decisive action to rectify the situation.Overall, I give Donna and Woodland Pines a solid 4-star rating. Cameron has also been friendly and professional, working above and beyond to be as helpful as possible.Woodland Pines is the ideal community for food-lovers, thanks to its proximity to numerous grocery stores, quick access to I45 for a speedy drive into Houston, and the added convenience of organized food trucks that regularly visit the communitys parking lot.I would highly recommend this community to anyone looking for an affordable and convenient living experience.

    I recently signed my third year lease here at Woodland Pines. I cant imagine living anywhere else on this side of town. Donna and the ladies at the office are always hosting community activities and food trucks. It makes living here fun. Its quite and service requests are done same day. I love it here.

    Iā€™ve been living at the Landmark Apartments on Rayford for 8 months now! Maintenance is fast and efficient. Iā€™ve never had a problem with the people in the office. They are very attentive and understanding. Reserved parking is definitely worth paying for and Iā€™ve never had anyone park in my assigned spot. We looked at lots of apartments before choosing this one. This was the biggest upgraded one bedroom we found and the most reasonable priced. The location is perfect because you have very thing you need nearby! Come check it out! You wonā€™t be disappointed!

    We moved into our 2bed/2bath apartment in June and absolutely love it! We literally lived a couple minutes up the road in another complex and its like 2 different worlds. Its very peaceful and quiet, well maintained and clean. The office staff is kind and helpful when we have questions or concerns. My only complaint would be the trash compactor, some of the residents just throw their trash on the ground instead of inside where it belongs, but what can you do? Other than that, its a great spacious apartment complex to live at.

    I have been at The Landmark since May of this year(2019) and so far everything and everyone have been great. When I was looking for an apartment this was by far the best value for your money. The apartments are huge, the grounds are kept up, and the office staff was great at answering all my questions. Since being here the office staff has continued to be great and very responsive. We have had a few maintenance issue however they were resolved very quickly and correctly. The community thus far has been quiet and I feel safe walking around the community as well as in my apartment. If you are looking for the whole package: large apartment, great price, fabulous staff and maintenace, and safe clean community then I would highly recommend you check them out.

    Went looking for an apartment today. Could not afford this one but the service was excellent. Donna was very nice and offered me water. Then she showed me the apartment. She was very nice and really tried to get me approved. There arent many people that go out of their way for others but Donna did and that really stuck with me. IWish more people could be like her

    I absolutely love this place. I have lived there 4 years and my stay was perfect my apartment was a really nice size very spacious. The community was not only quiet but very clean and kept. Beth and her team are awesome and always willing to help. The maintenance team there are incredibly they can fix anything and they are always on time day or night and I am only speaking from my experience and yes I really enjoyed my stay.

    Moved out recently (nothing negative, just work related), but must confess Ill probably move back as soon as I can. Staff is very helpful and the community is great. Location is perfect - just a hop, skip and a jump from The Woodlands, and commuting to work is a breeze.

    The apartments are conveniently located close to shopping, just minutes from 45N. I have a large 1 bedroom apartment with vaulted ceilings and nice open floor plan. Maintenance is really fast and keep the property well maintained. All my neighbors seem to be quiet and really easy to get along with. Parking can present a problem but the issue can be resolved by paying $15 month for a reserved parking, highly recommended. The ladies in the leasing office are nice and very helpful anytime I go into the office. Property Management works daily to keep the property looking very nice for the residents. The Property Manager, Beth, has always been professional and helpful when Iā€™ve asked her for assistance. Ive been living here going on my third year and I happy to be here.

    This has been one of my favorite Apartment complexes to reside in. Unfortunately my roommate and I are splitting and I cannot afford a one bedroom by myself so I have begun looking for other places. However, its been impossible to find somewhere that I feel at home like the Landmark has made me feel for the past year and a half. The staff is amazing, maintenance is quick and theyre very kind, the atmosphere makes you feel you have the privacy you need. All in all its a 10/10!

    I would like to give a shout out to Donna! Donna was the first person I met when I walked into the office. She was super friendly & funnyā€¦.just a down to earth person that actually listened to what I was looking for. So many times you meet a ā€œcar salesmanā€ type person that is overly pushyā€¦.Donna was not that at all! I saw the 2x2 model & I was pleasantly surprised with how nice everything was. It is a place I could see myself living & not breaking the bank at the same time. I will definitely be back to apply once I itā€™s time to give my notice at my current community.     If I could give this complex 100 starts I would. First & Foremost, the staff are literally a blessing. They are so helpful, so informative, & they really do go above & beyond. It isnt just a business to them, they literally strive to make you feel right at home. I lived here with my family for a year and have nothing but good things to say. They keep their location groomed very well & are always doing different community events / food trucks. They really helped us out when we were in a bind and I have never experienced this type of support from a complex. For all of the other reviews, I dont know how you could possibly have a negative experience here. Just pay your rent. Put the trash IN the compactor so that pour man doesnt have to fight a mountain of trash every day, and pick up your dang dog poop. Its simple. If there is to be any complaint it would be that some of the residents dont respect the property enough to take care of it & pick up after themselves.Thank you so much to all of the sweet staff ladies & to Beth & Mercedes for taking all of our millions of Questions. Thank you Nester & Fransisco for all of the love you pour into the complex, making sure that everything is in working order. I NEVER write google reviews, but honest to God this complex deserves it. I wish you guys could have moved with us!

    Very Nice tour! Cameron was so helpful & very knowledgeable. Other staff members also stopped & spoke with us. Very friendly staff & management. Apartments are very beautifulā€¦ love the upgrades.

    The Woodlands Pines is a phenomenal place to live. The staff Ms. Gibson, , Mr. Jones and Donna(Manager) are truly amazing. They are truly here for your needs and make sure you have a great stay. The pool stays clean, property stays clean, also the community is friendly. And the prices are outstanding!! Iā€™ve looked a lot around Houston and I pay for connivence. 1 exit away from woodlands mall, 25 minutes to downtown Houston. Shopping centers are close HEB, Aldi, Krogers & more.

    Rarely is anything lost at an apartment complex ever found again. I lost my key fob for my car and in a day I got call from the management office that someone found it.     I have lived at Landmark over 5 years and have no complaints. It is clean with great maintenance and the apartments are nice. Things happen sometimes and it takes time to resolve but thatā€™s anywhere, and theyā€™ve handled those things very well here. We have been happy and felt safe here!

    In the apartment hunt. Found this apartment complex on google and decided to stop in and visit the property in person . Cameron was my tour guide and he was nothing short of amazing ! He was polite, welcoming, and informative . He answered all my questions , even before I could ask a few :) The floor plans are very spacious . Definitely in my top 3 so far on my search . If I decide to move here Iā€™m definitely keeping in touch with Cameron !

    I moved in Nov 2016 and so far its been ok. Ive read several other previous comments. Ill keep it 100 here, I actually work in the apartment industry myself. I can honestly say the grounds do stay clean from trash.Parking-can be tough at time but $15 for a guaranteed spot is cheaper then youll ever find.Neighbors-are nice, people speak to each and Ive had offers to Asst me with my trash and helping me carry my groceries to my door.Pets-there is a lot of people here that have pets and Ive never seen one without a leash. There is a lot of space for your dog to play. (Open field)Office staff-very Friendly and helpful at any time.Upon Move In-my apt was nice and cleanAmenities-are nice to, gym open late hours, compact dumpster, large over sized garden tubs and spacious apartments, you would be surprised if the square footage. I also enjoy being close to ever shopping dept you could think of. This is a nice place to call home!!

    Iā€™ve been at the Landmark for about 2 months now and I just have to say...Everything has been amazing thus far. When itā€™s time to move or relocate, I generally dread going through the process, however, From the application process, to getting settled in, the front office Staff has made every single step as easy as can be. I had visited the Landmark on several different occasions during my apartment search and finally ended up in their front office as no other apartment would approve my application due to 1 broken lease that I had had 3 years ago. With no faith at all that I would get approved, Mariah assisted me with applying and providing all of the information I would need going further. Every time I would call with the many questions that I had, she and the other staff were there with answers. The response time was impeccable! I was generally shocked when Mariah informed me that I had been approved. Fast forward to moving in...My apartment meets all of my standards. I have not had an issue so far. Itā€™s very quiet. Also Very Spacious. Parking has been no problem. Having food trucks are one of my favorites! Package delivery is no hassle. Communication is wonderful! Aside from hiking up 2 flights of stairs everday with a 1 year old in arms and possible groceries šŸ˜‚ (which I consider my daily exercisešŸ˜…) the whole process, my unit, the environment, and the staff have truly been amazing!

    The apartments are good overall. The rooms are nice and clean. Positives: The apartments are reasonable priced and Rayford is a nice location to be. Management is not strict and generally give us the space that we want.Negatives: There is dog poop everywhere and understandably so, seeing how there are few bag receptacles. There are a lot of kids, and the pool is always full of them when it is open.

    I recommend these apartment complex at 425 Rayford to everyone, they have one of the best administrative department; with customer portal where you can ask for your services request and they have attended punctually to all mine. They keep the unit save, clean and well maintain.I had an accidental fire that started in my kitchen and when the administrative personnel show up, they were physically help us to evacuate the water and move our furniture after Fireman department said that was safe to get in my apartment. They gave us time to pay for the damages! at very reasonable price, that was wonderful.

    The landmark apartments have been nothing but great since Iā€™ve lived here!! My kids love spending their summers at the pool, and doing nightly walks around the surrounding buildings. This is the place we call home and feel safe doing so! With COVID the staff has been amazing and reassuring.     I have been residing here for 3yrs and I absolutely love it!! I will be moving into a new home come September so I wanted to do a final review before my departure.Pros: Management is helpful and professional at all times, apartments are spacious and affordable, residents are friendly, you feel safe and there are a few officers who actually reside here, good parking on the front end apartments close to the entrance, maintenance is excellent and they keep apartments well maintained all seasons, pet friendly, & located 2 mins from freeway, shopping is close by for whatever you need.CONS: bad parking if you live towards the side or back of apartments, traffic hour is horrible because you can barely get in/out of apartments. Good luck and do your research!!

    I have lived at The Landmark for over a year now. The staff is ALWAYS quick to respond and take note of your point of view. The grounds are kept clean and maintenance is very responsive, friendly, and respectful. The only hiccup Iā€™d say is the trash compactor vs a valet service. However; my fellow residence try to keep trash to a minimum around their dwellings. My family and I have enjoyed living here and look forward to another peaceful year ahead.

    I have lived here for years and have never had any kind of problems or complaints. Apartments are big and have lots of space. The staff is amazing, everyone at the office is respectful and everytime we need some kind of maintenance they fix everything so fast and always with a smile.Lots of restaurants and shopping to do around the area and CISD is a great school district.

    Iā€™ve been living in apartments for over ten years and this is by far the best experience I have had thus far. Iā€™ve been here a year and have only had one minor issue which was resolved instantly. The leasing agents and especially the property manager Miss Steele are very attentive and caring, they take pride in their property and want their tenants happy and satisfied. This place is a diamond in the rough. Where can you find a 903 sq ft one bedroom one bath for these prices in Spring? Where can you even find a 903 sq ft 1bed 1bath? All the 1 bedroom apts in this area are sooo tiny! The so-called luxury places in the area(which Iā€™ve lived at most of them over the years) are wayyy more expensive and it feels like your living in a shoe boxā€¦. I will never go back to living in a 770 sq ft apt ever again! The grounds are beautiful and the valet trash service is awesome. The new owners are also adding granite counter tops and have many more upgrades coming to the grounds which Iā€™m looking forward to. A few more things that are importantā€¦the hot water doesnā€™t run out, Iā€™ve never seen a cockroach or any other nasty bugs, and Iā€™ve never ever had an issue with parking!!!

    The apartments are good as apartments go. They arent fancy, but are generally spacious and well maintained. We have lived there for just over two years and seen every little crime at all. The office staff is helpful ( more so than most places we have lived ) and tries to accommodate people as they can.Pros:Generally quiet ( You cant hear the freeways and roads and the neighbors are ok )Space for the money - tend to get a fair amount of sqft for the price paid.Cons:They only have the single trash bin at the front of the complex which is frequently full. Parking can be difficult to find sometimes unless you buy a reserved spot.
