I had the wonderful privilege of meeting Miss Esmeralda.The moment I walked in, Miss Esmeraldas customer service personality was on full display. Very cordial, friendly, and ready to assist. This was not a scheduled visit. So, she wasnt expecting me..Other people came in. She acknowledged them as they waited patiently for her.I observed her patience on full display as well; taking the time to answer all of my questions. I was totally impressed. I could discern this wasnt just her doing her job, but that she had a passion for doing what she does (helping people with a friendly demeanor and smile).I came back to tour the interested unit. The property is nice and clean. Well maintained from what I saw. Quiet and orderly as well.Thank you Esmeralda for making an impressionable and lasting impression.

Amber was amazing while helping me at Willow Lake! We had a hard time finding a place that was safe and had all of the amenities that we were interested in, until we found her and Willow Lake!! I recently visited these apartments and was thoroughly impressed by the experience. Esmeralda, was incredibly friendly and attentive throughout the entire process. She made me feel welcomed and answered all my questions with great care. Although I ultimately had to choose another location due to a new job opportunity, I want to emphasize that if the timing had been different, I would have gladly moved in. The apartments themselves were great, and the location is ideal, but it was Esmeralda’s outstanding customer service that truly made the difference. Highly recommend checking this place out!

Hello All, I am living in this apartment for last 1 year, this the best environment apartment I have seen in my whole life, very nice and peaceful atmosphere. Very clean pools and maintained gardens. Separate play area for childrens. I love this apartment huge parking so that we dont worry about our guest parking. Very immediate and impressive support 24/7, very nice gestured office staff, electrician, plumbers specially Mr Mario gutierrez and others technical staff, they always ready to help and support for any work. Love living here. office staff is pretty good (stephanie i think is her name, is the most helpful, polite office staff i have ever come in contact w) and maitnenceis good, friendly neighbors. Parking is shotty though, 50/50 of ill have a spot close to my apartment, i really wish we had assigned parking, or even assigned guest parking as w the guest pass guest cars can park anywhere, making it inconvenient for the residents that live here. ive also had 5 packages delivered and they were all in different spots, one in the mailroom on a table, one on my porch, one in my mailbox, one to the office, and one in the locker that i pay for them to be put in every month. i just dont think yall should charge me for parcel pending if im having to search for my packages. overall i do love the apartments but these are things i feel they could improve on.

This will be my second year living at Willow Lake Apartments, and I have had issues. The complex is quiet, clean and safety has never been an issue. The front office staff is amazing, any maintenance issue are handled in a timely manner, as all request go directly to maintenance and an extra thank you to Mario not only did he complete my request ,he also wiped everything down and fixed my bathroom rug before leaving the restroom.

These were our first apartments and everything was great! The staff was great handling any questions and always polite. They explained everything and made sure we were taken care of. Maintenance would come on the scheduled date and time. Whether it was an emergency or not. They fixed anything that was requested to be fixed. The pools and lakes were great as well. It is a peaceful neighborhood and the neighbors were always welcoming. At night, it was peaceful as well. I would recommend more parking to be made if possible! Other than that, it was a great first apartment and very affordable as well. Thanks Willow Lakes! Youll forever be a memory in our journey through life!

The maintenance staff is exceptional. They fix things quickly and the office staff is friendly and efficient. The security gates have been working well and the package room and exercise room have security codes too. The lakes are beautifully maintained and there are lots of variety of ducks and egrets. The previous difficulties with pool rules have been corrected. The landscaping has been upgraded and well maintained. There are plenty of pet stations on the property and that’s appreciated. There’s a nice play ground for the kids. The apartments are spacious and comfortable.

The staff is very hospitable and greeted me with a smile upon my arrival. Ms. Amber remained professional and courteous throught my tour of the beautiful grounds and leasing process making sure I was comfortable on the tour during this HOT houston day. Although other members of the staff were starting their lunch break I believe she stayed behind to ensure I was comfortable with my selection and never felt rushed. Im eager to start anew in what i can already see is such a positive community environment.

Im pleased with my apartment. The area is nice and clean. I enjoy the lake. Maintenance is efficient and courteous. Management is friendly and always having a social event to engage with our apartment community. Noise level could be better from upstairs neighbor. We need lighting at the driveway entrances but all in all I live in peace with my neighbors and I like my neighborhood.

This is a great place! I lived here for a year, was out of the country for a few months... I searched from Rosenberg up through Cypress; I found some fancier places and some cheaper places, but wound up right back here. The floor plans are well thought out and have a really nice feel to them. Maintenance is very responsive, the office staff is friendly. The only negatives are things that would be true about just about any apartment complex, for example, there are some small fees tacked onto your bill that are not included in the rent price they quote you when you move in... but EVERYBODY does that! Just add 3% above what the leasing agent tells you the rent is (everywhere - not just here). Knowing what its like here, I found the one-star reviews rather funny... one guy said there were THOUSANDS of ducks, there are maybe 12 adults and some babies in the spring. They are cute. Someone else actually complained about kids walking around and playing outside... that tells me that the parents feel its a safe place. From other reviews, youd think the asst manager Courtney was the devil herself and the whole place was smeared with dog poo. If you act like a jerk the office staff a hard time they are not going to sit back and take it (I did that once... sorry Courtney...) but if you treat them decently, they will take care of you. Its pet friendly, and yes, some dog owners are a little irresponsible, but its not really a big deal. The maintenance staff keeps the grounds reasonably clean. I take walks around the complex now and then and Ive not stepped in dog poo in over a year. Move on in.... tell them Matt sent you!

I dont live in the complex, but I live in a nearby community. I have seen a profound positive change in the atmosphere of our area with the new management undertaking ownership of the complex. Before the complex traded hands, the apartments were an eyesore and constant annoyance to their neighbors. Now, however, everything is fine. I really want to thank the management for keeping an open mind and thinking of everyone else. Now that the exteriors have been repainted, we can work to regain level of class we previously had.Also, I like how the management takes the time to address issues that the residents have. Based on the courteous responses below from the management to their tenants, I can tell that they actually care about what goes on at the apartments.Great job and keep up the awesome work!

Wonderful place to live. Not only is the location excellent (very close to Katy Mills, Walmart, HEB), but rent is very reasonable compared to others in Katy.Staff is always on top of everything, especially maintenance. Ive never had to wait more than 24 hours to have any problems fixed.Pool is kept clean and neighbors are friendly. Ive been here almost a year and my only complaint is the increase in rent, however its still cheaper than almost every other complex in the area and you definitely get your moneys worth and more

Ive lived at Willow Lake for about 18 months. I havent had any issues while living there. Any time a repair was needed the maintenance staff was on top of it. Courtney, the AM, was always VERY responsive to emails in a timely manner. She was a huge help when I transferred from one apartment to another. I think Willow Lake has some awesome prices for the Katy area!!! I would highly recommend.

I love that its a gated community and that there are ducks that live in the area. Its so cute to see them walking around and in the lake. I do also really like that we are allowed to have pets. There is also plenty of parking, but you have the option to get a car garage or roof-cover. I really appreciate that too, and my roommate loves his garage.

I love this complex! Its really pretty grounds and very well kept. Plus its in a really great area and super close to 99 and to I10. The manager, Jennipher, is very nice and professional. Any time I had an issue with my apartment, (which wasnt very often by the way) they were really quick to fix it, and thats really important to me. Too bad I had to move because of work. Definitely recommend!

Im going to be completely honest here. I have been living here for a year now and i can honesty say i LOVE it mostly due to the fact i can have my two four legged kids with me with no issues,...when i first moved in the management was trash never did things they said they were going to do and always back out on their word. Now the new Management we got and the ladies upfront are super sweet an nice and they get things done in a quick but timely fashion. Since the new management has taken over about a few months ago my apartment complex has gotten more quieter, they even put in new security cameras and Speed bumps. We have also have a few law enforcement who live on the property as well. They even have holiday theme parties in the front office some people can get together and meet their neighbors. Over all its great and quiet place to live at..for me at least but you should come by and check it out for yourself and see for yourself i promise you wont regret it.

The time frames and next steps for the proceess were all accurate. Rosario made our transition back to Willow Lake Apartments very smooth. The manager Courtney called and welcomed us back home to Willow Lake. It was a pleasure staying at Willow Lake previously under her mgmt. almost 3 years ago.

---- UPDATE (7/17) ----For many months have had an EXTREMELY inconsiderate loud neighbor at night. Not sure about you, but I take my sleep VERY seriously. Tried everything—speaking to them in-person, contacting management, calling police. After many instances of being kept up all night and more recently being deliberately antagonized with pounding on my wall, Willow Lake staff has refused to solve the issue. I’m dismayed, disappointed in this outcome, and have lost faith in their promises. It would be nice to speak to an owner regarding this matter rather than the same staff.A member of staff conveyed that the actual apartment Manager spoke directly with the loud neighbor this time, as well as the police, and the problem seems to have subsided. Thank you to the Manager! Jennifer, I think her name is. She deserves praise!In other news, roaches have drastically improved. Turns out they were using an incompetent pest control service before. The new one is very good. No roaches!---- UPDATE (4/17) ----Originally, the general vibe received from Management seemed to be one of zero customer care. I was hung up on by a staff member. E-mails were ignored for subsequent follow-ups. Definitely didn’t help the situation leading up to my original review.However, since I wrote this, I’ve seen monumental improvements. Manager actually took the time to call me back regarding a maintenance issue. The other staffer who hung up on me and ignored me, has seemed to blossom. I see smiles. Am greeted. Friendliness is abundant. Office Hours and reachability seem better. Actually able to get a hold of people when needed. Dog poop doesn’t seem as prevalent as it was. Mail even seems better.As of today I’m raising my rating to 4 stars.---- ORIGINAL REVIEW (1/17) ----PROSDecent for cost.MOST neighbors not too loud.Maintenance responsive.Outside property fairly well kept (except dog poop).In a good location. Close to many things around you.Remodeled units aren’t half bad.Courtesy Officer on premises for disturbances.CONSOld Management lacked managerial skills. i.e. improperly assigning parking spaces/garages, assigning to multiple people. Rent wrong. Remotes undelivered.New management (switched spring ‘16). Blamed everything on last team, but many problems remain. Rent went up for many, suddenly paying double/triple their water bill. Inconsistent billing notices causing many to pay late and deal with letters demanding late fees.Billing Fees. Pushing to make payments online, which is fine. But additional fee on top of the “billing fee” shown on mail delivered statements unreasonable.Office Hours. Understandable staff may need to show units or be short staffed on occasion, but I’ve waited around for over an hour or come back later and still no one was there. Also, seems some leave earlier than hours specified. No note on the door with explanation of when they’ll return. Big room for improvement.Reachability. Caller often stuck with an automated system that eventually hangs up, prompts you to leave voicemail. When leaving message, NEVER receive callback.Parking sticker. Required for covered parking. Very little parking for guests and they are not allowed to use your covered spot. Tried to charge me $20 to get a new sticker!Dog Poop. TONS of it. Avoid grass. Areas are unpoliced. Dogs run free-range pooping where they desire. Dog lover’s paradise.Roaches. It’s BAD. REALLY BAD. Requested additional pest control. Did not help. Still have them.Mail Delivery. Packages not only don’t arrive in 2-days when USPS is the carrier, but half of the time, don’t arrive at all or show up a week and a half-to-two weeks later. USPS marks them “delivered to someone at front desk”, but no one knows where the package is.In closing... I’m one who really loves to give praise where praise is deserved. Any effort towards improvements in any of the areas I’ve mentioned, and I’ll be ecstatic to update this review.
