Im so happy with the choice of moving here!😊 Jessica and the entire staff are extremely friendly and caring! If there was anything that needed adjustment they are so quick to fix. They are always going above and beyond. One day I had to be car-less because of an auto fix, and they happen to have a pizza party at the office and it was just so amazing how they have something going on for everyone! It just worked out for us perfect timing! And we received an email for free snow cones and just the perfect day out for a walk with my toddler and she absolutely loved it! Thank you so much again!✨

I’ve lived here since it was owned by Greystar, and I’ve got to say, the new management company, Adara, has been a breath of fresh air. Fernanda and Jasmine are absolute rockstars—super friendly and always on top of things. The attached garages are still one of my favorite perks, but the real upgrade has been the way the community is run now. If you’re looking for a great place to live, this is it!

Very nice and pretty place to live. It’s close to my daughter’s school and easy access to 45. Target and H-E-B are both very close within 5 minutes. Love that my stairs are inside my apartment also. If you are looking for apartment in Spring ISD I recommend Waterstone Apartments

I would like to say a big thank you to the District Manager, Murthy Marepalli, for coming to my aid when it was most needed. About a month ago, my garage door wasnt responding when I was trying to get in very late at night. Considering how late it was (almost 12 midnight), I doubted Id get any help from the answering service, but Murthy actually returned my call immediately and sympathized with my situation. Even when the call dropped in the middle of our conversation, he called me back and sent Eduardo (maintenance crew) over to help. Ive been living at Waterstone for 6 years now and this place has always been home to me. Like I mentioned in a previous review, I greatly appreciate their customer service. Fernanda (Leasing Manager) also addresses all my needs promptly. Ive always felt safe living at this quiet apartment complex. Thanks for caring about your residents.

From the leasing process and forward, the Waterstone staff provides exceptional service. They maintain the property grounds with care. Being a prior resident, moving BACK here, I am impressed with how well the property looks. Their apartments are spacious and updated accordingly. It’s also amazing that they care enough to maintain quality on-site staff. Jessica has been super communicative and helpful through it all. This is not something you see at many places. Happy to be a resident here!

I want to live in apartment 804. The park setting with attached garage is perfect for me. I enjoyed coming to this location to view the property. The property manager Sonia Vazquez showed us the property and had a pop up event at the pool with a dj.The pool area here is amazing. Huge with different lounging areas. Including a shallow area with bubblers for the kids, many fountains and shelf to lounge.There are many trees on the property that make it feel like a neighborhood rather than apartments.Bonus, car wash on site.I look forward to living here when my current lease is up.

I have lived in many apartment complexes in my life. You will not own this when you leave. I feel the main thing that determines a comfortable stay at any apartment is the staff at the front office. I can tell you right now you wont find anyone like Jessica! Very helpful, attentive, and willing to help you is all the way there! I wont be leaving here any time soon! This apartment has the more at at home feel than others. They just upgraded some of the apartments and they are nice!! Come check it out and ask for Jessica. She will get you taken care of!💯

Ive been living at Waterstone Apartment in Spring, TX for approximately 5 years now. I have to say that this is the longest Ive lived in any one apartment. Thanks to the staff of Waterstone for keeping me safe and making my living experience here enjoyable. Jessica and Ashley are wonderful to work with. Jessica always goes above and beyond to address all my concerns promptly; she responds to my emails quickly and ensures that my work order and all other questions are addressed in a timely manner. Jessica even follows up with me to make sure all issues (if any) have been taken care off by maintenance. Thanks a million, Jessica, for such an exceptional customer service; you are simply the best!The complex is quiet and the grounds are very well kept. Valet Trash is a huge convenience for me and Im glad they always pick up my trash without any issues. The lawn mowers also do a great job, and I always see Gary, the maintenance supervisor, doing grounds check each morning picking up any waste (the maintenance crew is awesome, btw). Also, I have never found safety to be an issue here. No matter what time of the night I come in, Ive always felt safe in and around the complex. I even see residents walking their dogs as late as 1am without any issues.My attached garage is a huge plus for me. Its super spacious; after fitting my compact SUV in there, I still have plenty of room for extra storage of several personal items (such as a large French door refrigerator, 60TV stand, large grill, and many more). Also, I love nature; hence, I love the fact that my apartment faces the trees. I love hearing the birds sing at dawn! I do not hear my neighbors next door, so, Ill have to say that these apartments a pretty well insulated. Once in a blue moon, though, I would hear a neighbor playing very loud music (this has happened only about three times since my five year stay here).I have not seen a roaches or ants in my apartment since living here, and that is very important to me because Im a clean freak and cannot stand the sight of roaches. Due to the trees, sometimes, I see beetles, butterflies, and other non-harmful tiny flies outside my front door, but thats expected and not a big deal.I have not seen my apartment or the complex flood during heavy rains or a bad weather. Also, power outages arent a problem here (except for the rare occasion about 2 years ago when Texas had a major problem with the power grid).Since living here, I have not heard of looting/break-ins on this property. Ive never also had a problem parking my vehicle outside (btw, theres plenty of parking outside). Also, I have to say that residents of this complex are civilized and professional; I do not hear fighting/yelling/screaming from other neighbors.I would be remiss if I dont point out that the new owners/management of this apartment complex are beyond awesome, considerate, and very cooperative.The only demerit I have is that my bedrooms sit on top of other neighbors garage (not all the floor plans are this way, btw), so, if I happen to be home, I would here the noise from the opening and closing of their garage doors. Thankfully, this rarely happens at night when Im sleeping. More insulation of the garage would be great.All in all, Id have to say that this is the best apartment in Houston. It feels more like a home than an apartment (private entrance, attached garage, pool, etc). Ive always had peace of mind living here, and even when I travel (which I do from time to time), I always come back to a peaceful home and a safe environment. Ive never once had to worry about any problems occurring in my apartment in my absence. If youre looking for a safe, neat, and quiet place to call home; a place that offers exceptional customer service and wonderful amenities, you wont be disappointed with Waterstone Apartment in Spring, TX. This is my honest, unbiased opinion after living here for 5 years (and counting). I have not been offered any incentive to give this review. I hope this helps somebody!

I have friends whove been living here for several years and I come visit them often.Absolutely beautiful community and both management team and maintenance team are always a pleasure to deal with! If I didnt own a house, this 100% would be a place I would choose to move to!

Let me start off by saying, Jessica, and the other office ladies in the front office are amazing!They were so sweet, accommodating, and professional. My partner and I just signed a lease here for our first apartment together, and as some young adults just entering adulthood, they really were patient with us (mostly I, the girlfriend) with all my questions, explaining the processes of everything regarding application process, the apartment complex, credit and how it works, recommended utility providers, welcoming atmosphere when we got our keys! I will admit I was kind of nervous because I had seen previous reviews but dont let that stop you! Trash does get picked up, just make a day or two longer, but to be fair, everyone throws their trash outside of the bin than in it.. So happy to be apart of the community here, Thank You Jessica!- L. I have lived at Waterstone for almost 2 years now and I must say the Staff here is Awesome. I love the environment very private and reserved, quiet property and the property is kept nice all the time. Let me start off by saying that The Property manager Silvia is always helpful and very understanding, she takes care of your needs and issues right away. Taylor is a wonderful assistant, anytime I need something to be taken care of she gets the job done, always smiling , very friendly and welcoming. James is another great assistant always polite and ready to offer assistance when needed. I must say this is a great place to stay if you’re looking for a new place to live.

We moved here about 2 months ago. So far its been good. Trash is a bit of a problem because sometimes they dont pick it up when its supposed to be picked up. But these 5 stars are for Ashley. She was our lease lady and she was super sweet and kind. She communicated well and was a pleasure to work with. Thanks for making us feel comfortable.

We have called Waterstone our home since March of 2019. Regardless of all of the uncertainty in the world, especially in the housing market, we have decided to renew our stay for the fourth time! The reason is why would anyone ever leave, with the first class level of customer service from every member of the leasing team, to maintenance crew, to maintaining the incredible amenities, and because the team at Waterstone will actually work with you, if you hit a hard time. I do not worry about the safety of my wife and kids if I am out traveling, our neighbors are excellent and always watch out for each other. The security is excellent! I have not once ever heard my neighbors, I have never seen parties being thrown, nor have we ever thought “this place is going down hill.” Thru management changes, they have always kept the key people in place that make Waterstone a joy and a place every family can make their home. We love you all and are so thankful and grateful for all you do and allowing us to call Waterstone OUR Home ❤️

Ive lived here for more than 3 1/2 years in 2 different apartments. I would recommend living here. During Hurricane Harvey, we had no damage to our apartment, nothing flooded. Its located in a residential area so, no apartment city here...thank goodness. Its in a great location, close to the 45 Fwy, restaurants and shopping. I love the apartment layout, especially with the garages. So far its been quiet and peaceful, I never hear my neighbors, great sound proof walls. And Ive met some wonderful people here, great neighbors. With all apartments, theres always issues that arise, like the pool closing due to glass, gate broken, electrical outages, etc. Ive seen great improvements here at Waterstone and I feel as long as I see issues resolved, Im happy...you know things happen everywhere. But I love it here! Happy to Stay! :-)

Love Waterstone! The buildings, landscape and units are great and always kept clean. The office staff and the maintenance staff are SUPER friendly and helpful! My dog especially loves the maintenance staff during his morning walks, he always has to stop one of them to get his morning ear scratches! Awesome place to live, clean, modern, elegant. Neighbors are quiet and classy. Swimming pool is always clean and well kept, whenever there has been a maintenance issue at my apartment, management responded promptly and took care of the issue to my complete satisfaction. Leasing office staff is simply amazing, always so helpful and courteous. Rent/value ratio is fair, I love living here.

This my second apartment that I’ve rented. Overall, pretty nice.The goods:- It’s a pretty convenient location with HEB and I-45 nearby. It’s also close to The Woodlands so it’s pretty nice to go up there every weekend.- Layout of the apartment is pretty nice (I rented the largest two bedroom apartment). Both rooms had sizable closets. Kitchen is kind of small but it has good counter space and a good amount of cabinets.- The pool area is really nice and a good place to grill some food. The grill is gas activated with a pilot light so you don’t have to bring any charcoal or a lighter.- Landlords are nice people. I never had an issue talking with them.- The electronic mailboxes is a really nice system. My last apartment didn’t have this so it’s nice to have a secure placed package.- Apartments come with a smart home hub so I was able to use Google Home to control my thermostat and lights remotely. It’s really easy to set up as well.- Application and apartment signup is easy, and we did it shortly after COVID started when the staff wasn’t as prevalent in the office.- Good amount of cops live at these apartments.- Fiber internet is an option for internet here.- Home Depot/Lowes and Target and a lot of restaurants are nearby.The neutrals:- I wish there was a way to opt out for the trash collection fee. We’re walking distance from the dumpster so we have never used the trash valet service because it didn’t really make a lot of sense.- Our apartment was right near the exit gate near Louetta and Holzwarth. DO NOT GET AN APARTMENT SPACE IN THAT AREA. We learned from our mistake of constant road noise with sirens and loud car engines. It’s very frequent how you hear both. You can also hear people leaving the apartment with their loud annoying music.- We filed a noise complaint once and the issue was resolved immediately and I never heard any partying from that particular apartment complex again. Thank you, random police officer, for your help.- Apartments are decently insulated so your electric bill won’t be too bad during the summer. It’s better fighting off cold weather than hot weather.- I’m glad I don’t live near the pool area because that place gets crazy loud when there’s a lot of kids and adults.- I didn’t really use the gym all that much but it’s very basic with only a few machines. It would be better if you had a membership at a local gym.- This part of Houston is okay. Any further south than this apartment and you’re not living in a good area.- Lots of strange characters live here ranging from neighbors who smoke marijuana and neighbors who like to use their garage as a personal workshop.- Maintenance is pretty quick but doesn’t always get the job done. See below…The bads:- Maintenance is pretty mediocre. I had to put in a request to fix my clothes dryer five times before they finally got it right. After the second time, one of the maintenance guys said that if it happens again, we should just ask for a replacement. This was nice to hear but it was almost like management probably disagreed with the maintenance guys on this idea so they tried to fix it again and again and again. Another weird incident was when we had to replace our CO alarm entirely because on the back of the system, it indicates that if it beeped a certain amount of times, a complete replacement was needed. I explained this to the maintenance guy and he insisted it was a battery issue. I decided to give him the benefit of the doubt. But after a few hours of battery replacement, the same amount of beeping again. I put in a request for replacement, the same guy comes out and tries to replace the battery! What type of logical thinking is this?!? Now they know the issue but apparently my CO detector is on back order indefinitely. Management apparently doesn’t like the word “replacement” all that much…- There was a broken gate near my apartment where the fence wall was completely down, which could allow people to trespass. It took them two months to fix that…- They were going to raise my rent by $150

Where to begin. I will start with Office Lease Management Personnel. I cannot thank Ms. Jessica Serrato and Ms. Taylor Williamson enough with such a stellar service from the beginning to end on my leasing process. These two ladies when above and beyond to make sure everything was done on schedule, and make sure that the apartment selected was completed on time. I view the Apartment Homes on September 29, 2020 and I loved the minute I view it. I view others but they did not work for me, not mention some persons were not so friendly. Sad to say. I cannot emphasize enough how important it is Customer Service is imperative on any kind of business level.The Maintenance Department was awesome as well. I met Mr. Henan, Mr. Nelson and Ms. Marta. Their service was like a bullet. Even that the Apartment Home was ready is always those tiny final touches that needs extra attention. Sorry guys, I am so picky. The maintenance guys were here the same day to render service requested. How awesome is that Customer satisfaction as its finest. Please continue doing what you are all doing that is what keeps tenants happy and the Apartment Homes inventory full. When I was apartment hunting, I worked with Jessica from the leasing office. Jessica is excellent! Out of all the apartments that I left voice messages with to ask for leasing information, Waterstone was the only one that called me back. Jessica was responsive to my phone calls and emails before and after I came for a tour. I had a unique situation that required manager approval. Jessica got back to me fast after she heard from Sylvia, the manager.

Beautiful, clean, quiet, great floor plans, full of perks and amenities ... Great apartments.Although had to give 4 stars because I hate how nosy the washer and dryer are. I was told I couldnt bring my own, which were much nicer than these :(. You should have a storage unit for people who dont want these out of date washers, if thats not an option nicer, quieter washers and dryers would be more suiting for luxury apartments.

I have been a tenant since Feb 2014. I actually relocated here from another state. I managed all of my affairs from the internet and communicating with the leasing office staff. I am considering relocating and decided to glance the reviews to get a pulse of the neighbors and their take of the property. It was alarming to see some of the feedback. Yes, there has been a turn-over of staff; however, the leasing staff professionalism and diligence to the tenants has remained consistent. I have worked with Taylor over the last 5 years and watched her grow as a professional as well as a wife and mother. If there is one constant at Waterstone it is her. I have never known her to be moody or unresponsive. Each issue I have bought to her attention has been addressed within 24-48 hours. While the trash can be an eye sore at times please consider that people do move in and move out. I have seen maintenance picking up trash from busted bags going to work and leaving work. They are doing there part. Not to mention we have a contract with a trash valet company. Nobody is perfect, and somethings people forget to get a trash can. Give them permission to make an error and give yourself permission to forgive others.Some years ago I had an incident which needed to be addressed immediately and fortunate for me while awaiting law enforcement at the gate a constable who resides here was coming home from work and asked if I required assistance. He spoke to 911 and within minutes there were 3 vehicles and four officers here ensuring my safety as well as the communities. When I am walking late night I see several law enforcement vehicles (i.e. constable, sherriff) not to mention that an officer is on call nightly. It disturbs me that someone would be under a tree maybe dead and it wasn’t reported. I would not ask anyone to place themselves in harm way; however, we tend to think the worst sometimes and we are not accurate. Someone with diabetes may smell like alcohol. Someone may have an abnormal arrhythmia and laid down vs busting their head on the concrete. In the state of Texas if someone has seizures they are able to obtain a marijuana card. So once again don’t be so quick to assume the worst when the information you have is limited.There is no limit to how many times a month pest control can spray. Call the leasing office or go online and schedule an appt. Pesticide is done every Friday.Apartment living is not for everyone. Some people are better suited for homes. However, the turn-over of your neighbors is typically not monthly or yearly because they are buying or leasing. HOA’s are enforcers and depending on the association that may not meet your needs either. Try being a part of the solution versus the problem. Get to know your neighbor by waving or just saying hello at the mailbox. Provide creative ideas to make this a better place to live. Realize that crime occurs everywhere. Crime does not discrimate. Ask the leasing office for the monthly reports of crime. Ask for it to be in a newsletter. Become an editor for the newsletter. Spring is here; Sponsor a kid to become a lifeguard and speak to Sylvia about employing them for the summer. The pool can then be open and violators can be reported. We the people are the community at Waterstone. Here is a bonus for safety they are building a satellite across from Firestone.Yes, there could be improvements at Waterstone; however, this community is not a 3.9. It is 4.5-4.8. The leasing office can not change that the contractors did not properly insolate to reduce noise. If you move somewhere else you may be potentially trading issues. Speak of the positive ... we did not get flooded.Be the type of neighbor you expect others to be to you.

The front staff has been changed and so far they have been very attentive and understanding. I was working out in the gym and they introduced themselves and said if there are any suggestions to let them know.
