    I walked into the apartment complex and I knew from the jump, I wanted to move here. From the beginning the property management made me feel welcomed and at home . She was very professional & kind answering all my questions and concerns. The apartments are very maintained and modern. Also great location, surrounded by many stores. After taking a recent tour here at Waters Edge love the property. Can’t wait to move in August. If I could move right away I would !

    After residing at my former apartment complex for an extremely long time, the apartment property manager for that complex decided she needed to raise my rent significantly. Due to that major increase, I decided I needed to make a move. Thats how WatersEdge entered the picture.As soon as I walked into the apartment model, I knew I wanted to move here. From the beginning the property management, office staff, and maintenance staff have been professional, helpful, and kind.I ran into some difficulty maintenance wise, so I reached out to management and they immediately sprung into action to figure out how they could assist.Maintenance came, did an awesome job, and then property management, specifically in this instance, Khristi, followed up to make sure that everything had been handled correctly.The layout of the apartment is perfect for me, the location is great, and in my building thus far I have really great neighbors.After I thanked them all for their assistance in correcting the maintenance issues, I shared with them the following, and it is true, this was the move I didnt know I needed, and so far I am really glad I am here.This has been my own personal experience at WatersEdge, and this is an honest, truthful experience from an actual tenant. I hope that when you move here you experience the same. Proof that when we all work together, the world is a better place, is out there, and this experience so far is just one example of that very thing.***Update***Still love this place and today I came home to find that the items they had ordered to complete my last two repairs came in, and without me having to remind them, they are fixed. Thank you WatersEdge maintenance and management for the follow through and pleasant surprise. 🙂

    I really love living here at WatersEdge the office ladies are amazing and helpful. The maintenance are great as well. We love fishing in the ponds and feeding the ducks. I would recommend this apartment to anyone.

    I lived in WatersEdge Apartments for a year before moving for my job. I CANNOT recommend this place enough. I never had an issue here and I loved my apartment. The combination between location, space, and pricing makes this property an awesome deal.Ive had nothing short of a pleasant experience with management and I especially loved the nearby hiking/bike trail and the little pond which provided me with many opportunities to de-stress and have a little peace.I know I probably sound like a car salesman by now but its definitely because Im leaving this apartment community with a heavy heart.

    Ive lived in a lot of apartments in my lifetime and never wanted to stay past my first 6 month lease. WatersEdge has been a great place to live now for 3 years. The price is great, the grounds are great and the management is very friendly and helpful. Every time I go into the office Im greeted by either Heather, Nikki or Kendall with a friendly smile and helpful positive attitude. Its an older property so small maintenance/wear and tear issues are to be expected just as with any old building but for the age of the complex, they are very well maintained compared to others built at the same time.

    My fiancée’s rental car was towed today but the office manager was so helpful. Her car was hit last week in a hit and run while parked at the apartment complex so she’s been driving a rental since then. We didn’t even think to get a parking pass for it with everything else that was going on. The manager at the leasing office was so friendly and went out of her way to write a letter for us to give to the tow company, provide us with a copy of our lease, and give us a temporary parking pass. Also this past weekend, something happened with my direct debit for our rent and it didn’t draft like it was supposed to. They waived the late fee and credited it back to our account instantly when I explained the situation. Another instance of their helpfulness was when our air conditioner in our unit went out during the summer and it was over 90 degrees in our apartment so they offered to let us AND our dog hang out in their model unit for a couple of hours while it was being fixed. They have been super helpful, very reasonable, and the two people from the office that I’ve dealt with (Jared and the woman who I think is the manager whose name I didn’t catch) have been spectacularly pleasant and reasonable. It’s nice to know that there are genuine people here who care about their tenants having a positive experience. The people make the place and the people who work here are genuinely awesome and they are the reason I’m happy to live here. Thanks WatersEdge staff!

    I have never lived in an apartment up until a little over year ago I was only going to stay six months but I liked it so much I ended up staying. The staff has been very friendly have always addressed my concerns quickly the maintenance guys are great the few times that I’ve had to request them they immediately took care of the problem. The only concern that I continued to have is parking can sometimes be an issue the visitor parking that is allocated is not Close to all the apartments and sometimes visitors will park in resident parking which leaves residents no place to park I’ve discussed with managementAnd the tow truck comes around more frequently but still doesn’t always help when you’re coming home late at night and have nowhere to park management has done what they can to try to assist with the issue. Overall I would say the pros definitely outweigh the cons of living in this community

    My apartment is downstairs and has a patio (which is awesome). The property is nice, quiet, and beautiful. All of the staff do a good job and are responsive. It is an older property but is kept up well. Works great for what I need. More parking would be nice for visitors but they dont really have any room to make that happen.

    We moved here in 2015 and new managment took over in 2016. There didnt seem to be much change except for how rent was calculated. The prices are decent and staff is friendly. We havent had a problem with any neighbors or the complex. The area is super convenient and safe. Only issues are the toilets lack flushing power so it may take multiple tries and the water heaters are small so getting a hot bath is difficult, no problem with a shower though.

    I believe information is power, and I am writing a full synopsis of my 1.5months on this property. I entered a short-term lease, and I was located between box A and box B. At a high level, I was not happy about the condition of the apartment, but it is what it is, &after a thorough deep clean, I felt better. The community was perfect, and management grew on me. All things aside, I would live here, if I come back to town.Apartment: The motto goes, you get what you pay for, sticks. I walked into a pretty dirty apartment. I spent an hour, reviewing the check-in sheet, and noting every dirty wall, broken outlet, paint on floors, just a plain dirty apartment (paint on my bathtub was peeling; at the bottom, where you stand). The walls are pretty thin as well, as I could hear my neighbors having discussions.Washer/Dryer: There are 2 options; getting an apartment with a washer/dryer, or having a washer/dryer in your area. I did not see that this was an option before moving in, & thus mentioning it.Management: At first, I was not pleased with management, but as I moved out, I felt more at ease, that management is helpful if needed.Fees: Be careful of all the fees, as they add up. Renting a washer/dryer is 40/month, Monthly pet fee is 10/month, pest control 3/month, utility connection charge is 50, monthly trash 25/month (to me, this is a weird fee, to charge to have someone pick up your trash; trash valet).Parking: If you are lucky to be in block A (2007-2013; odd #’s), parking should not be an issue. If you are in the other areas, I can only assume parking is an issue, but I can only assume, as I see people at night, playing parking roulette. I lived between box A and box B, and it was an issue. 35 bedrooms had 25 lots plus 4 paid parking lots.Pets: I have not seen any issues with pets being overly unruly, but as anything, there are owners that mess it up for others. In a community it is important to pick up dog feces, as there are so many dogs around, and it makes it a hazardous environment. So, there are owners, that clearly do not care about picking up their dogs’ poop, but they are the minority, as I see many more abiding by the rules. (as I have a pet)Neighbors: This is a good community of hard workers, family-oriented people, college students, etc… I never felt that this community was anything less, than a kind and considerate community. Maybe once I heard loud music, but 99.9%, this is a good hard-working community.Railroad: I was a bit uneasy when I selected this property, thinking the railroad would be loud. But I have almost never heard the train. It is a passenger train that goes back and forth, towards Dallas.Trash: The problem with box A apartments, is that this is where the trash is located. There are mounds of trash that arrive each night, and this is not a pretty sight sometimes. Also, I am positive, that others, outside of this complex, dump trash here, as I have seen it (not to the fault of the complex, but not sure what can be done). Box X.1, shows where a wall currently sits, in where this I believe was constructed for the railroad. I mention this, because there is a bunch of trash along this wall. There is a box spring at the end, of one end of the wall.Homeless: There is a homeless encampment (box X). I never felt uneasy with homeless people coming back & forth across the railroad tracks, as I have seen a few of them coming across. I have also seen one person grab a bag of trash, & go into the woods, I am assuming looking for anything of value. Thus, importance to make sure anything you throw away, is 100 percent, trash. The week of 25JAN a police helicopter hovered above the encampment, assuming trying to view/scare them off, but they yet live there.Noise: You will be living next to a very high trafficked roadMain Complex: Box C is the main complex, & I did walk around this area with my dog a few times, and it was a nice tranquil area, with ducks and sometimes geese hanging out

    Ive lived here for about a year now and 100% plan on renewing my lease. I used to live in a bigger complex but always felt like such a burden when it came to their office staff. However, at Watersedge Ive always been treated with respect and I always feel like my issues are a top priority to them, no matter how big or small.10/10 would definitely recommend!!

    I lived at Waters Edge for 5 years (back when it was Colorado Court and through the name change)... it was quiet, minimal to no crime, nice neighbors, lots of dogs, and it improved dramatically year after year. The current manager and assistant manager are doing a wonderful job. They were always friendly, professional, and willing to work towards resolution of any issues.The reason it is 4 stars is that there were challenges... I mean, it wasnt perfect (and I think they understand why), but there was plenty of positive, too. In the end, it was all good, it all worked out, and I would live there again. The folks in the office are why this is a 4 and not 3 star review. Thanks again, yall!

    My wife and I have loved living here since we first moved to the complex in 2014. Back then the rent was even more reasonable, but it still is not a bad price for the amount of space you can get. Sure the units are not brand new, but if all of the units were updated, we probably could not afford to live here. The biggest perk for us is the location. It feels tucked away and quiet even though you are really close to the mall and 288. Being able to take San Jacinto to the entrance ramp of 35E North and South makes going to work so simple.

    My unit has no problems, and I love the layout and the space.Parking is minimal, especially with the new carports that now cause me sometimes to park six buildings down. Having friends over is a tough decision, as there are less than ten visitor spots.Maintenance team is kind and quick to solve issues.

    Lived here for 10 months. The area is nice, the apartments are comfortably sized, and the office and maintenance staff work hard to keep the place in good order. The only downside for me was that our walls were a little thin for our liking at times.

    I really like living here, the staff is friendly. Quick maintenance who never fail to go above and beyond. Quiet Neighbors, and its really neat to have a garden. I work in Westlake, and I drive 30 minutes just because I like these apartments so much.

    I stopped by Waters Edge today and Ana treated me with a welcoming smile and took me on tour, she was Great! Awesome attitude very ready to help and answered all my questions! The community manager, Tasha was really nice too! My lease isn’t up for a while, but I’m very much considering signing here!

    The BEST apartment complex in Denton. Its so quite and the neighbors are so nice. The staff and maintenance are so friendly!! We love Nikki, the assistant manager, she is ALWAYS so KIND, CARING and Very HELPFUL, she needs a RAISE!!! She always makes sure to answer all of your questions and provide you with specific details!!! My husband and I Definetly recommend these apartments, and if you are interested ask for Nikki, she is so sweet and will definitely help you!!! Thank you Nikki!!!!

    I lived here in 2013. I had a 500 square-foot one bedroom apartment on the first floor and it was an overall pleasant experience. The complex was called Colorado Court Apartments when I lived there.Pros:-Some of the most cost effective apartments in Denton with close proximity to UNT-Carpet was newly replaced-Washer/Dryer was right outside my door-literally 3 feet from my door.-Trash & Recycling are right outside the door-Relativity new sidewalk trail (Denton Katy Trail) for running/biking right across the tracks-goes for 10+ miles perfect for running-Trail also leads to Target shopping center with a newly constructed bridge over Loop 288-Repairs were done in a timely manner-Staff are easy to work with-A/C & Heating worked surprisingly well and were very efficient (meaning low energy costs even in the summer)-Mailbox was right outside my doorCons:-The A-Train passes by right outside very frequently depending on where your apartment is (you get used to it)-No dishwasher in my one bedroom unit-Person upstairs was sometimes loud (not the apartments fault)-Parking is sometimes scarce. My friend got towed once but they do give you a visitor pass. There were many times I had to park far away from my unit.

    Ive lived here for going on 2 years and i absolutely love it here!! Its quiet, clean and the office staff are wonderfulThe maintenance staff are quick and very thorough if there is ever a problem and they always check back and make sure the problem was resolved. I totally recommend Colorado courts to anyone looking for a great place to live.

    What a great community. I stopped by last week while I was shopping the area for apartments. The manager, Tasha was very helpful! She answered all my questions and took me on a tour of the property. I am not sure if Ill lease there because of the distance to work, but would HIGHLY recommend this property to anyone looking in the area!

    The staff was so friendly and helpful!!! Amanda was so welcoming and answered all of my questions. I took a tour of the beautiful property- it was GORGEOUS! Well manicured lawns, ponds, fountains, pristine pool and lovely club room! I would recommend to anyone looking to relocate in Denton!

    My wife and I are starting our third year here and could not be happier. The location is wonderful for all of Denton, and the staff is always professional and willing to help. Maintenance is prompt and private when we have a problem. It is no surprise why they are always close if not always fully occupied.

    Great place to live and is short distance from target, the mall, and stores.CONS: if living on lower floor, easy to hear foot steps and walking, but not conversations.Price is high compared to other places due to convience of location
