    A Fantastic Place to Call Home!I’ve had the pleasure of living at Waters at Sunrise for the past year, and I couldn’t be happier with my decision. From the moment I toured the property, I knew this was the right place for me. The community is welcoming, quiet, and well-maintained. The management team is incredibly friendly and always responsive to any concerns or request, (especially Heather).I honestly cant think of a time where I have called or texted Heather and she hasnt came through for me. She is the best .The apartments themselves are spacious and modern, with high-quality finishes and appliances. I love the open floor plans and the large windows that let in plenty of natural light. The amenities are top-notch, too—there’s a well-equipped fitness center that I really enjoy .One of the things I appreciate most about living here is how peaceful and safe the environment feels. The property is well-lit, and I’ve never had any issues with noise or disturbances. The location is also ideal, with easy access to local shops, restaurants, and public transportation.Overall, I highly recommend Waters at Sunrise to anyone looking for a comfortable, convenient, and enjoyable place to live. It’s truly been a wonderful experience, and I plan to stay here for the foreseeable future!

    We’ve lived here for over a year, and our experience has always been fantastic. Recently, the management team changed, and I can honestly say our already great experience has only improved since then. The attention to detail, responsiveness, and overall care has been top-notch. This community offers the best value for the price, and I would highly recommend it to anyone! 10/10.

    After an exhausting few days of apartment hunting, i stopped in at waters at sunrise. And had a great experience meeting with the staff. They were very helpful. And made me feel very comfortable. Heather was very pleasant and a treat to talk to. I just might have found my new home.

    I have witnessed so many improvements in the year Ive lived here. Its under new management including the maintenance team and they are on the ball. So when I read the negative comments its hard to believe from what Ive experienced. If youre searching for a place to call home Id suggest stopping by and talking to the very knowledgeable and super friendly office staff to check out The Waters at Sunrise. 👍👍

    I walked in on a Saturday exhausted with apartment searching. I came in to who I hoped to be Treyvon. I had read reviews about this great gentleman name Treyvon who helped them in their apartment search. He took me on my tour of the complex and I was really excited about the layout it was a one bedroom and open concepts are great. I was sold on the apartment not to mention they had a special going on. We came back to the office he was the only one here that day and it was busy ..did I mention he’s bilingual! I watched him interact with the residents and he was so nice. My approval came back in the time frame he gave me and it seemed quicker than two weeks. He was so nice throughout the entire process very knowledgeable and if he didn’t know he got back to me. All in all I’ve been here a month and am excited about this new season.

    Ive lived here for a year now, and I must say that it has been pretty nice here, they fix things in a timely manner, the apartments are roomy, its often nice and quiet, and the staff is nice, especially Ashley, she was so welcoming from day one, she is always so sweet, so professional, and anytime Ive seen her out on the property she is so friendly.

    Azkia and Treyvon went all the way out of their way to help me move into this apartment complex. I am so very please with all of their hard work and assistance. I will not forget this experience.     Overall an amazing place to live! So close to near by shopping and downtown round rock. The apartments themselves are great, I am used to the noisy apartment life and was surprised when I first moved here that you dont really hear your neighbors through the walls, which is such a plus! The new Management& the staff team are awesome (Ashley Omko) is the best when it comes to any issues she is fast and reliable at getting your needs handled & the 2 maintenance guys are super phenomenal & trustworthy anytime I have any issues which I never have maybe twice out the year I been here minor issues at that, maintenance are on top of it within hours and not days. The waters at sunrise really goes out of their way to provide the best experience and it does show in their communities!

    I just want to give props where it’s due and 1st acknowledge how awesome the office staff is and how prompt they were during my move in process. I worked with Sherrie and she was on top of things! She’s professional and helpful. My approval process went very smooth🙌🏾. I also want to mention how I absolutely love how clean and maintained the property is. I’m very big on cleanliness☺️. Parking is great ! My unit is nice. Looking forward to my time living here.

    Well, I’ve experienced living at Waters for 4 years. It’s hasn’t been all good, staff n the front office needed ALOT of work over the years, managers have come n gone (quickly) leaving confusion, complaints, & headaches. But then came a new manager, Ashley! I’m on my way out of living at these apartments now, kids have grown too big, n I normally don’t leave reviews HOWEVER I’m satisfied with the new management under Ashley. She has been very diligent and prompt w/ anything I needed taken care of. The 1st I’ve seen here!! I can see the complex taking a good turn under her care. She cares n that’s what our residents need.

    Ashley the assistant manager is amazing! She is very energetic and full of positive energy! Upon moving in to the “ Waters At Sunrise” I was very overwhelmed with life situations. Ashley ensured that things were smooth sailing for me. She communicated things in avery professional manner and kept me updated throughout the entire process!❤️ I must say that overall the experience was a blessing!!!

    Moved here in January and me and my kids love this place! The playground is shaded and has plenty of seating and running around room. The Gym is open 24/7 which works great with my schedule between work and kids. Plenty of parking and the staff has been great since i submitted my application up until now. The pool is awesome as well with shaded area and fans to sit and watch the kids ! Would definitely recommend for the price and the room you get with your apartment!

    Im happy to say that our apartment complex personal has always been a pleasant, friendly, & professional. Maintenance keep our grounds looking awesome, theyre prompt in addressing work order, professional, & clean in their work in our apartments. I can say all this because Ive this month completed 3yrs of being in my unite & Im not planing on moving any time soon.

    Moved into a one bedroom in March after living with roommates for years and I’m soooo at peace here! The units are really nice with updated finishes and you can’t beat the price for the space. Lots of outdoor areas for the dogs and everyone here is really friendly. I’ve only dealt with maintenance once but they were quick with the fix and I was super appreciative of that! Front office staff is great too since day 1. Really happy I get to call this place my home!

    Love my apartment! The staff here has made putting off buying a house a good thing. I normally don’t make google reviews but I had to when I saw they don’t have 5 stars. My “home” is just what I need and when I do have maintenance requests, the office answers quickly and gets it done the same day. I recommend it to all my friends looking for somewhere to live.

    I just want to say this has been the most easiest application process I’ve encountered with. The staff were friendly and helpful when it came down to questions and talking about the apartment guidelines. Huge shout out to Vanessa! She is very sweet and friendly, made the whole process easy for me. Took the time and patience to help me out. Did I mentioned she is a Sweetheart! I definitely recommend them. You won’t regret it.     I have lived here for over three years, and my apartment was brand new when I moved in. Naturally, there were a few problems, but they were glad to fix them as soon as they could.The staff is pleasant and efficient. And the manager, Michelle, is a joy to talk to.If you gotta move someplace special, then this is the place.

    We might have lucked out on our specific unit but it is perfect. You wont find a better interior for the price and location. Very high quality appliances, decent sized. Also Judy worked very hard to get us approved after at first getting declined. She is super nice!

    My AC wasnt working. We all have asthma not fun. I thought when I called this morning at 6am the order was in nope. So we had to put in another one. Long story short Ashley answered my 330pm email. Then bam E pulls up to the rescue at like 335 it was fast everything was done by 440pm he tried numerous things but never gave up. Well first compliment to the boss Ashley who said hey got to her she needs AC now. Then the maintenance guy E is so sweet we praying for blessings for them. E needs a raise and Ashley is a go getter. Thanks Guys

    No one really likes the thought of change or moving, but this community welcomed me with outstanding customer service! Once I spoke to Casey, I knew I was in the right place.     I have lived in this apartment for about a month and a half. The lady the helped me Judy was really kind and helpful. I love the closetspace and there are soooo many cabinets. We love living here and feel very safe and comfortable. These are great apartments.

    Ive felt at home from the moment I came in for an application. The office staff is always so friendly and helpful and very timely with any request. The community is great; beautiful architecture, roomy 5 star layout, stainless appliances. Its truly 5 star living at an affordable price. Everyone follows the rules. Mixture of community; whether youre a family with children, an animal lover, or even retired, I guarantee theres someone here to match that. If youre looking look no further.     I am a current resident and have lived at Waters at Sunrise for almost three years. My apartment home is definitely a community! A place where the staff takes good care of their residents. Rent is affordable and the homes are updated with nice features like patios/balconies, and usb plug ins. My family loves to visit and always likes to see the many updates I do on my home.     The staff is friendly and helpful. Maintenance is always helpful and friendly. During quarantine I had a maintenance need and I didnt want them to come all the way to my apartment because I knew they werent on property so in my online request I asked for them to call. The maintenance man called in literally 10 min after submitting my request and he walked me through how to fix my fridge which was just a switch, but I would have never known to check that.     I moved here almost a year ago and it has been a great experience. I read a lot of reviews before I moved here and I have read a lot of them since moving here. A lot of people complain about children being in the complex, noise from kids, police being there, etc. I hear the kids daily, I see the kids daily, and from being a mom, thats what kids do - they play.Some of the kids do run around unsupervised, and I do not agree with that. First and foremost - this is an apartment complex - kids are going to be everywhere - theres going to be noise because there are people LIVING here. The police could be here for different reasons that are not related to crime. Ive enjoyed living here so far - the property is centrally located with access to the best parts of Round Rock. The management and staff is amazing, they have always been very nice and accommodating, and there will always be room for improvement. There are pros and cons to apartment living and no complex or management team is going to be perfect. I would recommend them.

    My wife and I move in on February of 2020 and the process was easy and smooth, they were with me every step of the way! We moved in and then quarantine happen so we have not really experienced anything else. However they are taking all precautions for our safety and health and they are great at keeping us posted with emails on every update. Thanks guys! - Rui Dourado.

    Waters at Sunrise helped me so much, I applied at other apartments in Austin before I know about this places, its income base to they told me that I made to much to live there I was like no you are wrong, so a friend told me about Waters at Sunrise I said OK Im going to go check them out, I called an talk to Jimmy she was so nice and helpful answered all my question I told her I would be by when I got off, went by the apartments saw that they where new and still working on them I was cool with that. I walked in everyone told me hello and someone will help you in a min. I talk to Jimmy and I told her about my situation and what the other apartments told me she looked over my paperwork I had she told me that the there apartments lied to me Im good an I will get approved, I cried because if I didnt get approved I would have been homeless with my kids. She asked would I like to see the apartments I was like yes maam (lol) I feel in love with the apartment I was like when can I move in I put my application in Oct 31,2016 and Moved in Nov 5,2016 Me and my children, Have a new start an I was so happy and thanking the LORD because with out him and Jimmy I dont know where I would be right now. I was happy because they are NEW APARTMENTS and me & my family would be the 1st one in the apartment didnt have to worry about what someone else did to the apartments before me. I told one of my friends about Waters at Sunrise and her & her husband came to see my apartment and LOVED it they moved a month after me and they LOVE it. I have told two other people about Waters at Sunrise and they plan on moving here after their lease is up.Also if your child/ children have good grades you get a RENT DISCOUNTS I never had that anywhere I have lived I can say this is a GREAT places for my family :) :) :)

    Weve called this place home for the past year and are excited about continuing our stay for another.     This is Regina Montez and I lived at waters at sunrise from March 2017- May 2018.. and i really enjoyed living there I would recommend this place to anyone.. Michelle was a great Leasing Manager she and the office ladies was a great help when I was behind in rent.. and if i needed anything fixed they was on top of it.. and they made sure the vents filter was changed as often as they was suppose to.. I would move back..
