    The Village Oaks apartments are top notch when compared to quality of living in the other on campus living quarters, but there are lots of ways to still improve. For instance, my and many other apartments were either infested with small bugs or had broken appliances such as, sinks, toilets, Blinds primarily and my front door handle. Other than the sub par maintenance quality, Village Oaks is a perfect and affordable living situation for the average student.

    Village oaks has been a great place to be. Staff are kind; the area are very clean and nice. Overall its a place of peace and security. Also they are willing to help you with anything or any concerns about place.

    Our son lived here for 16 months while he went to TSTC. The management matched him with roommates that became friends. The rooms themselves were clean & I would say comparable to most dorm style living.There was a bathroom leak situation that had to be addressed midway through his stay but it was fixed by maintenance pretty quickly.Lisa, in the office, was always very helpful if we had questions about payments etc. She was very accommodating!

    Some highlights include location; very close to a lot of restaurants/grocery stores, for easy quick trips. As well as amenities; the Recreational Center is great. Maintenance team response time is quite good. Despite some minor fixes that had to be done, so far I’ve enjoyed living here, and I’d say it’s a good place to call home. Overall solid apartments👍🏼

    I was a resident at Village Oaks from 2017-2018 and I can tell you that the facilities are great compared to what Im living in now. My apartment was clean when I moved in and we really didnt have very many issues. The staff are very friendly and accommodating, the rooms are actually quite large being a two bedroom small unit, the kitchen was great having all new appliances when we moved in, and the cabinets were spacious and werent falling apart like the ones I have in my current apartment over by Mc Lane Stadium. I asked my current pest control service where I could find a good clean apartment free of bugs and he said Village Oaks, just goes to show Village Oaks cares about their tenants. Just follow their rules and you wont have a problem. I hope to do further business here with Village Oaks.

    Plenty of room. Some issues with bath fixture and hot water. Nothing bad. It is fine.

    I have stayed at Village Oaks for a year and a half, and I have not experienced a lot of negatives while living here. The staff is great! They do what they can to help ease your worries while your staying there. They are nice to talk too, and are great at planning events. Now the negative I do have to point out is the water cut-offs. I dont think it happened very often in my building but, when I visited friends on the other side of the complex during the 2018 summer their water would sometimes be turned off without notice. Other than that I have had a pleasant stay with the establishment, and would recommend this place to others.

    I’ve been at Village Oaks for almost a year now and I’ve never had a bad experience here, in fact it’s been anything but that. The staff has always been friendly with me whenever I’ve come in with a question or concern, and they’ve always given me benefit of the doubt. For example when I first moved here I didn’t know parking backwards wasn’t allowed. So when I got a fee they removed it for me. Managers have always been nice when I’ve had to talk to them.The apartment itself was nice when I moved in, and even when I had a problem it was always fixed the day of or the next day. For example again one time my A/C was out of Freon so my apartment wasn’t cooling, when I put in a maintenance request they came to my apartment not even an hour later. They were quick, courteous, and professional! Shout out to the maintenance team.Obviously Village Oaks will never replace home for me, but with their motto “home away from home” they make sure to pretty much stuck to it. I moved here when COVID was at its peak so the clubhouse was closed but with it slowly opening I’ve made more and more friends that I would’ve thought possible.Thanks for everything Village Oaks!

    I have lived at Village Oaks for about a year now and the stay has been pretty good. The location on campus is great. Staff and managers work hard and help you with anything you have problems with. There are health and safety inspections but its because some of the people that live here are nasty and dont know how to take care of themselves, its NOT the apartments fault. There is a problem with roaches but they have Orkin come weekly to spray rooms and will come directly to your room if needed. It doesnt always get rid of them so I have roach killer in corners of my room and they have kept them away.

    All apartments are great for the college experience, better than any college dorms! Tons of events throughout the week that has everyone interacting with eachother. Employees are very hard working and personable! Police always patrolling the campus so you feel safe! Maintenance comes to maintenance request as fast as they can. Stayed here for over a year and it was a good experience!

    Village Oaks is student housing for TSTC. Most student go here for the mandatory two semesters on campus policy and stay for the cheap rate. When you start you get two options to lease in the fall where you can stay for those two semesters or for a full year (3 semesters). If you want a cheap rate I would recommended you get the full and lease early like I did. Overall the apartment has pricing similar to a dorm room but you get your own kitchen and common room between roommates and your own room to yourself. The staff is friendly and they always give you the benefit of the doubt. For example I was given a ticket on my car for not having a free parking pass but they removed the fee in full since I got it resolved at the office.

    The staff is hard working, kind, fun and goes the distance for their residents. In the one and a half years I have stayed here, i have nothing but positive thing to say. The staff have created a home away from home like environment with their club house. the event while at times are cheesy are always entertaining and although they do have their busy periods, they still took the time to assist me with my problem.The room are very nice, Ive stayed in an efficiency and have seen my friend apts and the are all mostly great.

    Hi, the staff here are pretty interactive and solve any problems that you have as quickly as they can. They host a lot of cool events, some you wouldnt even think of but are good icebreakers to meet other residents. As someone who needed help with discrepancy and maintenance, after they were aware of what was to be done they didnt hesitate to work with me on it. Im thankful for that. From living accommodation to advice, there was good aid. They make it easy to turn in paper work and explain what we may need too.

    Great Place to live! The staff is very helpful and polite. Pest control comes on a regular basis paid for by village oaks! Very fast and reliable internet only $60 a semester! Village oaks also has events at their club house at least once a week where they serve food and allow you to meet new residents who live here. Some of the events village oaks has put on include a pool tournament, washer tournament, game night, movie night and many others! By far the best place to live on campus!

    I myself will be staying at Village Oaks for 2 years, so far Ive been here for about 5 months and I really enjoy it. The size of the apartment is great and very efficient for the size that it is. Im currently in the 2 bedroom apartment, with my brother as a roommate. Our privacy is still solid here even though the rooms seem kinda close to one another. We use the kitchen alot since we like to cook and it gets the job done. The included appliances are a nice addition as well as the dishwasher. Making it a good place for those who like to cook. As far as the staff is concerned id rate that alone as 5 stars. The friendliness and speed to take action is very impressive. Whenever I have a maintenance issue. The team comes to help either the same day or within one day depending on when I put in the request. Any issues Ive ever had here have vmbeen resolved with efficiency. The included laundry room on both sides of the property is very convenient for laundry. It can be frustrating sometimes that you have to pay per wash but its in typical laundromat fashion so its tolerablr. But I enjoy the convenience of the laundry rooms since I believe there 24/7. Similarly, the clubhouse holds events usually weekly or bi weekly. Which can really bring the community together if you happen to attend. My only issues with this place are really the noise around the area. Quite a bit of people come through with powerful exhausts on their cars ripping it through the streets at late parts of the night. If learned to deal with it and if your occupied with something in your apartment you likely wont even notice it. And my second issue, as I previously mentioned is just the payment needed for the laundry. It can add up if your the type of person to run laundry quite regularly. Mainly since there kinda small washers and dryers but its the convenience for me that cant be topped. Overall a great place to live as I pursue my degree here at TSTC. Would recommend, and it comes close to being a 5/5 star rating

    Village Oaks is a good place to live! It is easy to request maintenance online at any time, and their team responds quickly to any issues. Management is very accommodating and understanding.There are inspections once or twice each semester. They give you at least a weeks notice by email, so nobody should feel unprepared.

    Martha was fabulous! Our son graduated HS during the longest spring break ever in 2020. It’s taken nearly two years, but he’s finally ready to continue his education. We were nervous about our campus visit running smoothly to keep Lucas’ excitement level up. Martha was very polite and professional. Our family of four plus our dog come for the visit. Martha showed us an apartment, fielded questions from all four of us, played with the dog and was just everything I’d hoped during our visit. Lucas completed the lease application and paperwork with Martha close by the whole time. She was very nice and said I’m not going to stand right behind you but I’ll be right at the desk if you need me. We definitely enjoyed our visit to Village Oaks and look forward to our son living there.

    I have been staying at village oaks for 2 semester now and am very satisfied with the community. The employees make sure that my needs are met at any time of the day which I find very beneficial. I am pleased that I will be renewing my lease with Village Oaks for another year.

    My son has been at Village Oaks for over a year and we have not had ANY problems whatsoever. The staff has been nothing but overly helpful with all of my concerns and questions. They have bent over backwards to fix any and all issues that have come up, and the apartments have been a great place for my son to live. He is going to be there another year, and he will be staying at Village Oaks!

    Ive lived at Village Oaks for almost 2 years now and the only problem is roaches. i keep my apartment clean. Orkin guys come out every Friday and spray but it doesnt get the job done. The reason why is because other residents near bys room is the problem. If their room is not clean then roaches crawl out and into everyone elses room nearby. Thats why Village Oaks does Health and Safety checks to make sure other residents are clean and i approve of that. Other than that my stay here so far has been exciting! Have met new people, made some new friends! Village Oaks Staff will help you with whatever you got going on. Maintenance does slack a bit but theyll get the job done.

    The rooms are clean and managed well; I expected something otherwise according to someone down the street at Griffith Hall but have since realized the housing there is bland and inferior comparably. The grills are in good condition, the maintenance team is prompt, and the RAs are quick on their feet with concerns and questions.

    I worked with the Residence Life Life manager etc today. I toured a room (cute and clean!) and it was available the same day. The Residence Life team was very helpful, informative, and kind. They stayed with me from the beginning of the application process until the end. Greatly appreciated!

    I am a student that lives here as of right now and I have to say that if you’re looking to go to school at TSTC, your best choice of living areas are here at Village Oaks. If you clean up after yourself and make your apartment look spiffy then you shouldn’t have a problem. On top of it you have a kitchen appliance that go a long way and live comfortably.

    My son’s first experience was not good, due to no fault of Village Oaks. His room mates were TERRIBLE. Maybe there should be a more thorough screening process? Or submit references with application? Anyway Lisa and Crystal were very proactive and moved my son to a better living situation. He’s SO much happier!

    We have lived there for 1 year. Everything has been pretty good. the people there have been very nice and responsive. I have no complaints. They respond to maintenance items. If have some type of payment issue, they will clear it up. I dont have anything bad to say. All these other low rating guys are just whiners and complainers.

    Lisa and her staff were absolutely amazing to deal with. They are friendly and extremely helpful and went out of there way to help get my son housing and provide information that I hadnt been able to get from anyone else. You will not be disappointed!! Great job guys!

    Overall, a great apartment complex. Student housing which typically acoomodates the neighboring school,TSTC. Property staff is professional and courteous. Only thing lacking is a few ammeneties. Events throughout the week are a nice way to socialize, especially if they get back to the normal in person events. The location is the biggest plus, as it sits right next to the welding, Computer science, robotics, and automotive buildings. Great, convenient stay altogether.

    Village Oaks is a great place for new college students to live as they conduct their studies. The community is welcoming and Village Oaks provides students with many opportunities to take a brake from their computer screens to get to know their community and relax in a variety of ways.

    Great place for Waco TSTC students, Erica Mann is the Assistant General Manager and she is superb to work with and always follows up when there are questions that I had. My Son is very comfortable staying here while at TSTC working on his classes.

    Yes this could be better but you’re in college don’t expect royalty apartment and be careful who you room with because all the problems you hear normally that’s there fault from the bugs etc. at end of the day the staff will help you out if you need them to and you have a roof over your head so just appreciate it
