    As a long-term resident, I want to give an updated review each year as much as possible. Villa Piana has been my home since 2009. High-quality apartment units, awesome finishes, and great location for me. This property is the perfect size, and they don’t sell or transfer management like many other apartments around Dallas. Truly a refreshing quality of apartment finishes inside my home. Modern, simple, high quality living space so I can make it a home of my own. The staff downstairs cares. I am very grateful for the front office personnel - Michelle, David, Georgette - thank you for making this such a pleasant home for me. Your care and customer service approach are top notch. Rebecca and Ben - thank you for always helping me with any concerns. I appreciate all of you and wishing Villa Piana and staff a blessed 2025!

    I have been living at Villa Piana for three years now, and like all apartment communities, there have been some issues. However, since the new leasing agent, David, has stepped in, I’ve noticed a significant improvement. He goes above and beyond to address and resolve concerns, demonstrating exceptional diligence and communication with residents. I truly appreciate his efforts to assist and escalate matters when necessary. One of my major concerns has been the condition of the carpet, but I’ve been assured this will be resolved soon, and I remain optimistic.

    I just recently moved in and David has been such an amazing help! David and Brandon have been extremely welcoming and I cannot thank them enough!! In regards to the property itself, it’s very quiet and I cannot hear my neighbors at all!!! Very happy with my experience so far!

    I have been a resident for 15 years. Great location. From parking to property amenities, the size of the community is perfect. Any maintenance requests I submit have always been answered timely. I appreciate my top-of-the-line living space the most. Over such a long period of time, I have had minimal needs within my apartment due to the high-quality materials and attention to detail that put this place together. Management is attentive to my living atmosphere, seeks feedback, responds to feedback, and shows care for my overall experience.

    I have been a resident for almost a month and I love my place, this is the second time I moved in since I used to lived here a while ago. Shannon and the maintenance team are awesome and always very helpful. Not sure why people complaint about the property since there is no perfect community anywhere, I just enjoy my community, and keep my place in good shape and clean. The maintenance team and management do their best to keep up the property. 🙏🏼

    I have been at Villa Piana now 3 years, I consider it my forever home. I love that it is centrally located with easy access to all highways. The maintenance request are always handled promptly and the leasing agents have easily became family/ friends.

    I really enjoyed my stay at Villa Piana and I would definitely recommend it to anyone looking to live in the North Dallas/Addison area. I’m going into a lot of detail but if you just want an overview the next paragraph covers the most important stuff.Staff/MaintenanceShannon and Rebecca were all very helpful with the leasing process and whatever assistance I needed while being a resident there! The main thing that I would say that sets this apartment and other Richdale properties apart is how they keep their property management in-house. They’re not like most outsourced management companies that are managing multiple properties that constantly delay and ignore resident complaints. I had very minor issues with my apartment, and any problems I had were resolved in less than 48 hours from when I put in a service ticket. Never had any long standing plumbing or electrical issues. Any maintenance or service that they couldn’t do was outsourced pretty quickly. Plus to my knowledge the building is only 10-11 years old (at the time of this review post) so I wouldn’t expect a lot of maintenance required anyway.Trash/CleanlinessValet Trash available and the waste collection is three times a week so no garbage pile up to worry about.No pests or bad smelling areas other than the occasional dog when the owner doesn’t look after them (side eye).AmenitiesAmazing pool, gym, & commons area! The only issue with the apartment that was ultimately never resolved was that the hot tub was out of service for over a year and no attempt to my knowledge was made to repair it. To compensate, the GM allowed me to go to a sister property 2 miles away that had another pool and functioning hot tub so they did their best to accommodate me and I don’t count it against them.Walking distance to the Galleria Mall, Planet Fitness, multiple restaurants, & Starbucks.ParkingNever had issues finding parking in the garage; a very safe area to leave your vehicle. Recently they installed some EV charging ports (if you’re into that sort of thing).

    I have lived at Villa Piana for a little over a year now, and I love it! It’s not a large community, which is great, and it’s quiet. The amenities are a nice perk to being a resident here. The layout of the floor plans are functional and the way they’re designed make you feel like you’re at home as soon as you walk in.The manager Shannon, the leasing agent Rebecca, and the technician Ben are a solid team. Their responsiveness and quick resolution turnaround times definitely make you feel like they truly want to help us take care of and enjoy our homes. I’ve had more interactions with Rebecca, and she is a great balance of professional and personable. She always has great enthusiasm, even when you come to her with an issue/concern. Like with any industry, it seems like quality leasing agents at hard to come by… But Rebecca is top tier. Shannon, Rebecca and Ben are the best team I’ve experienced in apartment living, and they contribute to my happiness in calling Villa Piana home.

    I will be resigning my 2nd lease at Villa Piana. I absolutely love the convenience and location of my home. How can you beat being able to walk to the Mall?The staff is great and attentive from the leasing agents (Shannon and Rebecca) to the Maintenance (Ben) I can say I love having familiar faces and don’t witness turnover from the staff. The grounds are kept very clean and any concerns I have they were resolved timely.The pool is always maintained and functioning and there is not a lot of noise late nights from other tenants. I utilize the gym which has all the equipment and is always operational.There is plenty of parking and reserved spots if you would like to park close to the door. I didn’t realize how far my apartment was from the garage so I purchased a cart which helped alleviate trips. But I love that I am close to the elevator. Villa Piana takes pride in keeping their residents happy and does their best to maintain satisfaction from their residents.

    UPDATE 1 year later and I am still just as in love with Villa Piana and I was last year. Shannon and her entire team are TOP notch. Everyday I am so glad I chose this complex to call home.I would agree with a previous review about the office team, they are just so incredible and always so welcoming and friendly.They made me feel so at home from the moment I walked in. When I was looking, I was a little hesitant because some of the negative reviews but frankly I just found them to in not true, not one single thing they was reported in the negative reviews has been part of my experince. I LOVE LOVE LOVE LOVE my new home at Villa Piana - literally its paradise. I just cant believe how amazing its been. Super convenient to everything I need.... airports, stores and shopping. Its very quiet, I am in a 2nd floor unit and its so quiet I hear nothing. Its safe and secure, even the parking garage is CLEAN. I have all the amenities one could need or want. The pool and gym are perfect. I have been in the community for 2 weeks and have YET to find anything that isnt perfect. If there is a issue they have it fixed immediatly. Shannon and Rebecca are so accomodating. If you are looking for the perfect community Villa Piana is it. I am so happy I found home here!

    I honestly loved living here, it was like staying in a luxury hotel. The pool and gym are great perks. At night it’s beautiful. The mall is right across the street.

    I moved to the Villa Piana in December 2022.The property manager Shannon is incredible and always so welcoming and friendly.She always takes care of requests if not the same day the next day! Villa Piana is lucky to have a property manager as awesome as her!!!The newest leasing agent to the Villa Piana, Rebecca is also very friendly and accommodating.They’re a great team and have become like friends.It’s a nice welcome home after a long day at the office!!!Thank you, Shannon & Rebecca!!!

    I have been living here almost 3 years and Shannon is the main manager and she has treated me so wonderfully. Its like Im part of the family its not like Im just living in an apartment and the fact that tickets the maintenance stuff done right on time right away its just an absolute joy and a delight to live here I am so so happy that Im living at Villa Piana

    The front office staff are amazing!!! Especially Sophia, she is professional, full of energy, welcome you immediately and take the time to get to know the tenants. She always addressed any issues I’ve had and will follow up to ensure they are completed. Their customer service and willingness to assist definitely makes living here a great experience.

    Whomever was responsible at the management for making sure the dog being abused in unit 505 (multiple photos and video of the tenant kicking his dog on the patio) was removed. THANK YOU! This behavior should NEVER be tolerated and if it werent for numerous people posting on NextDoor this poor dog would be leading a miserable life and might have wound up dead.

    My boyfriend and I loved our apartment at Villa Piana. It seemed like the managing company actually invested and took care of the property. We never heard noise coming from any of our neighbors which is super rare when living in an apartment. Maintenance was always on top of things and work orders were completed very quickly. If some reason there was ever a delay in the maintenance crew getting something fixed, the front office staff would always call with updates. Our move-in AND move-out process was smooth sailing. However, we did encounter a few less than ideal things while living there. Our unit faced the courtyard/pool and the noise level coming from that area during the summer is loud and no one polices in the evenings to make sure that people are cleared out when the area closes at 10:00 pm. The surrounding area to the east of the complex is not a great area at all. Theres frequent police activity. Also, the street you have to access to get to the parking garage (Peterson) is always lined with cars that are parked overnight because the surrounding properties dont have adequate parking. All of the parked cars cause MAJOR blind spots when pulling in and out of the driveway to the parking garage. Also, as one would probably imagine, traffic gets pretty bad by the Galleria during Christmas season. All of that being said, we really enjoyed living here and would recommend it.

    I LOVE living here. (I happen to believe I have the best unit in the building, but...) Everyone at the front desk is kind, and attentive. Maintenance requests are answered and solved with efficiency. I love the location, neighbors are quiet and considerate, and the building feels safe and secure. Would recommend it to everyone.

    Upon my first arrival at this apartment community I was WOWED in how well maintained everything was. Randall Morgan in the office was absolutely wonderful! He has a bubbly personality and was thorough in explaining all the details. He kept a smile on my boyfriend and I face. Needless to say after that visit we decided this was the place for us. We’ll join the Villa Piana as residence in October 2019. Occasionally we stop in just to say hello to Randall and catch a few laughs until we are there permanently. Love love love this place! It wasn’t my first choice but when I saw the upkeep and well maintained units it became the only choice. Thank you Randall for building a lifelong friend out of us and helping us find a place to call home.

    I love it here. All of the units are spacious and up to date. The floor plans take on a very modern look. Office staff are all knowledgeable and friendly. Maintenance requests get filled rather quickly, which is awesome. My only concern is that it’s almost like living in a fortress. If you like to host like I do, it’s close to impossible to have guests over. I understand the sake of safety of residents, but my dinner parties are nonexistent unless I want to have to keep going to get guests from downstairs.

    I moved into Villa Piana a few months ago and absolutely love my place. The pool and gym are both incredible like a 5 star hotel. The office staff is so helpful and amazing, especially Randall. It’s great always seeing his smile and positive energy around the building !! Definitely recommend this building to anyone looking for a new home.

    When I lived at Villa Piana - I absolutely loved my apartment. The pool and gym are both exceptional and expertly maintained. The office staff, Randall in particular, was so helpful and always available whenever I had questions. His professionalism and positivity was a major selling point for me. I would absolutely recommend Villa Piana to anyone looking for a new home. Ask for Randall!

    We truly enjoyed our experience living at Villa Piana. The staff was excellent, the property was well kept and the integrity of the building access system was comforting. This was our home away from home and we could not have been more grateful for the hospitality and care displayed by the manager, Nicolette and her entire team!     Sophia and Ricardo make living at Villa Piana very easy. They are quick to respond to emails and maintenance request when needed. They know us by name and always greeting residents with a smile.Villa Piana is well kept, huge patios for apartment living, large kitchens, a growing neighborhood and Conveniently located by everything too.Highly recommended!

    Ive lived in a few apartments in DFW and love living here. The apartment is spacious and well laid out. Plus its close to my office! Takes me 10 minutes to get to work.The cherry on the cake are the people. We often overlook this aspect of renting an apartment. It can make or break the experience of living in a community. One person I want to call out is Randall who is always helpful and friendly.

    Villa Piana is AMAZING. The staff here are so kind and friendly. You will experience customer service that you dont get anywhere else.     Live here now. Just renewed for our 3rd year. Management team is awesome and attentive! We always get our maintenance and repairs done very fast, often, the same day! best/most central location in Dallas and right next to Galleria Mall, of course.

    Ive leased a unit here for two years. Quiet, safe, clean with excellent amenities including a nice gym and beautiful pool. The staff is attentive and professional. Perfect location near shopping, restaurants and both airports. Highly recommended.

    I lived here for 3 full years and am trying my best to move back. Interior hallways will keep your electrical bill low. Great high ceilings, large patios, awesome saltwater pool, grills outdoors. Its a great urban place to live and just across the street from shopping.

    I’ve been here for almost 2.5 years and leaving now but only because I want to live in a different area. This place has been great. I’ve also seen 3 different crew of managers and all have been very nice and easy to work with. And to top it off, their head maintenance guy, Roberto, has been the best.

    Staff is incredibly friendly, facility is beautiful. Price is high, but you get what you pay for. Most residents are friendly. Couples who fight constantly are not around for long. We have had several units, never bothered by pets, or crying babies.

    I have lived at this complex for almost 15 years. I must say I was starting to not like it as much, in these past 6/7 years. Well, when I tell you that the team thats working in our office now is the bomb.com, they are just that! Michelle, Georgette, and David have been a God send! They all have taken the time to listen and go above and beyond to make it happen!!! This group really make me feel wanted and are genuinely concerned about my needs. They all deserve the utmost praise, because this is where I call home and they all are just a breath of fresh air. Thank you for sending Michelle, Georgette and David our way. They are the Best!!!!!!
