Office staff is amazing, very professional and knowledgeable. The location is perfect, walking distance to lady bird lake, shops, restaurants and entertainment. Students can easily drive to class or take bus since they have their own stop at the entrance. Community is well maintained and has many events for their residents through the year. Would definitely recommend to family,friends and anyone looking for a new place to call home!!

The staff is very patient, supportive and understanding when comes to not only the leasing process but your daily living here as well. I have experienced numerous occasions where staff go above and beyond to make sure my living is comfortable, safe, fun and hassle free. I have worked in the leasing industry for some of the top companies and properties in and out of state and this staff by far is the most welcoming as a whole that I have ever witnessed. Keep up the inviting warm family atmosphere that you all have going for you because it truly shows throughout.

During the beginning of my stay here, the whole situation could be described as a bit chaotic. However I do see that the new management is really trying to improve. My whole experience here wouldve been subpar if not for the help of the manager, Marc Kulick, through various rough situations. He is very accommodating and even takes time out of his personal schedule to help you. The maintenance workers here are superb compared to other complexes in the area, especially Eddie. During the beginning they were sluggish, but that is expected as everyone is requesting things to be fixed during the transition into a new apartment. However, once they started getting into their stride, they never made me wait over a week for any maintenance job. It is important to note that the staff in the front of the office were helpful and friendly. If you ever have any general questions, Id recommend talking to Brandon in the front. Hes knowledgeable and really makes you feel as if youre talking to a friend and not just another worker. He really goes over the top to help the residents here. He once even gave me his own cleaning supplies to help me with an odor problem in my apartment. Although this is not the perfect apartment, Im certain that theyll only be getting better in the future.

The previous property management was pretty bad, but the new management is pretty awesome. Almost no maintenance requests are missed, and if you ever have an issue you can talk with management and they will do their best to sort out any problems you might be having with the unit or services. The new property manager himself is really cool, and easy to talk to if the need arises. Once I got locked out after hours due to a miscommunication, and he was on it immediately once he was notified. MUCH improvement over what it once was.

Toured in Spring of 2016 and moved here in the Fall. I have loved it ever since the day I toured. The staff are extremely nice and are there to help you. The community is really clean. Its very convenient living here and going to school in Austin. The Ball Park West is the best student housing in Austin hands down! Before I moved here I lived at another student housing complex that was nowhere near my expectations. So I made sure I toured and did research on all apartments before choosing. This one stood out to me the most and Im glad I chose it. If youre a student, this is the perfect place for you and I definitely recommend!

The Vibe On Riverside has a courteous management team. Jackie is not only very understanding but also willing to give a genuine ear when listening to my circumstances and has excellent managerial skills offering advice, helpful alternatives & resources.Lucy, also has helped me out alot being very fair and prompt at helping with any work orders Ive submitted.The management team is EXTREMELY hardworking and do a great job with keeping the community clean and running. UPDATE 5/25/2016:Once upper management (Mark) saw how upset I was about my situations, he made it his first priority in helping me out. He was very pleasant and very thoughtful of everything that was going on in my apartment. He gave me his personal number, which not many managers will do, and told me if there was ever any other problem to contact him by phone or text. I had a one star rating because of the front end, but I give it 3 extra stars for the way that Mark handled my situation. Would I recommend this apartment. Id day yes for the Price and amenities, and if Mark is still around then its a definite yes.5/15So apperantly Ballpark West loves to waste water , because my roommates toilet has been constantly running water since last night and not only will it run my water bill through the roof, it is also wasting hundreds of gallons per hour ( oh and they also dont lock the doors when the maintenance or vendors come by and change appliance of whom I also always have to clean up after when they leave a mess in my room and my living room area, oh and they also wont tell you when they are coming in or when you have a new roommate, so you dont even know who is living with you or who is actually suppose to be in your apartment. ) I would never recommend this apartment complex , no where near safe.UPDATE 5/15 : the maintenance people never came and the person living below me came to knock on my door saying he had a lot of leaks coming from my roommates room! THERE IS WATER EVERYWHERE THE WHOLE ROOM IS FLOODED!!! I had to go into my roommates room and the guy below us had to go rent a special vacuum and he is picking up the water as I type!!! THIS IS THE WORST APARTMENT COMPLEX!!!! I HAVE TO CLEAN UP AFTER THE MAINTENANCE AND NOW I HAVE TO PUT UP WITH FLOODING IN THE APARTMENT BECAUSE NO ONE EVER CAME BY!!!!!! I WANT OUT!

The staff here is one of the best! They were able to answer all my questions about the property with ease and even helped me find roommates! I love living here and would definitely live here again if I werent graduating. Highly recommended, excellent customer service. Every resident matters at Ballpark West, which is a refreshing change from other apartments.

They said they will mail the security deposit checks within 30 days, but I still didnt receive that. (Please contact me and refund my deposit, I can delete and change this review once I received my deposit). It has been half a year!!!!!!!!!!!!!!!!!-- I have emailed the office for months about my deposit and never received any response. I am currently not at U.S. so I cannot make a phone call. Please reply my email.

I lived here my first year out of home and had a good experience. I was really nervous seeing as how I had never lived away from my parents, and even though they were only an hour away it was still nerve-wrecking. My apartment was clean when I moved in and had all of the upgrades that the guy who gave me a tour told me about. Which were basically newer kitchen appliances. For most of the year I only had 2 other roommates and they were pretty chill, they were a little bit older but that was fine because it was usually quiet in the apartment.I liked it because it was kind of like a dorm experience with the roommates and events and stuff without spending tons of money. And I had other friends who lived here and it was cool living close to them. I would probably live here again because the rent is pretty cheap for living in Austin, maintenance always fixed any problems relatively quickly, and I had a good overall experience here.

My experience moving in at first wasnt the best as I had torn furniture and dirty floors. However Ballpark, slowly but surely ended up providing what we needed! Also, what I like most about this apartment is the free internet/cable and the valley trash pick up because its really convinient. Also, the general manager, Marc cares about the situations of his tenants. I had an issue about subleasing and he took care of it right away and didnt give me any problems! Overall, this apartment was pretty decent for the rent cost.

Ive been live here 2 years and I renew it because it is really cheap in terms of utility and rent fee. I have to say it is not a perfect community but it is good enough to live and it did had some problem with the maintenance effectiveness, but Ive see the clear improvement after they changed the property owner. Everybody say here is not safe so they dont want live here, so please tell me, if quad west is not safe enough to live, what about million people lived in New York and Chicago? Yes, many people lived here are not super rich people, at least myself, I am just a UT student, but that doesnt mean we are dangerous..

Really nice apartments, quiet area. Being a student it works out really well, because the UT shuttle is right outside my building, straight there and back. The apartment itself is clean and renovated. I love it so far and the management is definitely doing a great job. Just a piece of advice, if you can upgrade, upgrade. Youll thank me later.

Jacqueline is The Best landlord. She is extremely fair and willing to help you as much as she can. I experienced a few financial set backs recently and Jacqueline really helped me to find the assistance I needed in order to get myself back on track. I cant thank her enough for her compassion and generosity, its exactly what people like me need in hard times. she makes living at Vibe On Riverside more enjoyable!! THANK YOU JACQUELINE!!**EDIT- The Maintenance Team are truly hardworking individuals who get g the job done leach time I needed there assistance.Sergio & Manuel deserve all the appreciation, I admire there everyday work ethic despite any odds they may be faced with. Office staff is very professional and do their best to respond to residents needs. Community is well maintained, location in the heart of Riverside is great residents can walk to Lady bird lake, public transportation is easily accessible since they have their own bus stops at the entrance to the community. Plenty of parking as well for your personal vehicle.

Vibe on Riverside is a great place to live for an affordable price. The ladies at the front manage the complex well and they are print to help and answer questions. Maintenance does a good job of fixing issues quickly. Plus the complex is a 5 min walk to the HEB and a 15 min walk from the lake. 45 min walk to Congress Bridge.Overall, application the complex is easy compared to many austin apartments right now. For a safe and nice apartment you can’t beat the price and location. I recommend living here if you are looking for a place in Austin.

What I can say about this complexes that. I have experienced a lot here I’ve had some good memories and I’ve also had some very unpleasant encounters as well. But all in all I spent a lot of time here at this complex they’ve given me a place to live when I didn’t have any other options they worked with me when no one else would. Yes I’ve had my moments where I have been very disappointed in certain aspects of management however I have seen this complex through three different management companies a lot of different office staff and I can honestly say that the staff we have right now very consistent they have not really changed in my opinion since the day I moved in and I’m not the most easy tenant to deal with. Like most places no apartment is perfect no tenant is perfect we’re all human we all make mistakes I can honestly say that they have definitely done their part in making up for any mistakes that are made. Now I can say that the consistency on the communication aspect is a little shaky however it’s all a learning process things happen. But to give my all in all 100% opinion on this complex I would have to say they are not bad I have definitely enjoyed my time here I have appreciated the patience that has been given to me and I’m going to be sad to leave as this will be my last lease here. I’ve had a lot of memories here sndexperience a lot year I’ve grown up over here been around these apartment since I was about 18 years old and I’m 24 now so it’s definitely bittersweet. So yeah I think that these apartments are very lovely. The management staff has definitely improved they are definitely handling things in the best way that they can and anyone who moves here as long as they will definitely enjoy their time here as I did .

Took a tour out at Quad West Apartments. Theyre really nice looking with a student style. The service provided showing us around and gathering tidbits of info about the place was worth the visit. Theres a Tennis, Basketball and Volleyball court, A swimming pool with a jakuzi, a game room, a business center and all in a good community and a bus route to boot. I recommend however only staying here with either a roomate or a co-signer. As nice as the place is, not recommended for affordable living or if financially unstable. Excellent for students and those with financial plans in their income.All and all very beautiful apartments.

I gave 1 star two months ago when I moved in because management seemed to be in a mess that time. I guess thats due to the peak time when everyone was moving in and they just changed owner. Now Ive been stayed here for 2 months, and I think they are back on track. Im especially glad that I dont have any cockroach problems in my unit, perhaps because Im on second level. Ballparkwest also upgraded the internet, which I found at least worked in my unit, the speed being up to 20 mb/s now. Another thing I liked about this apartment is, now we have valet trash service at no additional charge. I dont need to take my trash to the trash bin any more.Here are the thing I think Ballpark West could do better:1) The gym is only open during office hours. Though I was told they are working on giving every tenant the key to the gym and the social room so that we can use after hours.2) The last time I checked out the pool, its closed due to health risk issue. I hope they have done something to solve that. I dont really care about pools, just FYI.In general, Im satisfied with the apartment now, and would recommend to people who want to stay in a nice place on a budget about $650/month. I think this apartment is competitive in that:1) everything is covered in the rent, including water, electricity, gas, internet, trash and sewage, and maybe TV cable (I dont watch TV so Im not sure).2) two UT shuttle stops are around here, and one is just outside my unit. Only takes me 3 minutes to get to the bus station in the morning.3) HEB plus is just 10 minutes walk away. People can survive without a car.4) I enjoyed the tennis and basketball courts. They are always available, amazing!

The past two years have been great living here especially for being a college student. Youre away from the loudness of West Campus and the university overall though you can always take one of the UT shuttles from one of the two bus stops placed right next to the apartment complex! Conveniently placed near HEB and a small shopping plaza that is at a walking distance to get your groceries and other small material needs met. Great amenities and great price for the apartment.

This rating is more so a review on the management here, though that does directly correlate with the complex itself. I have lived at The Ballpark West for several years now, and in that time I have seen multiple management changes, most of which did little to improve the complex, if at all...that is until recently. Several months ago, Marc K. took over as manager, and the positive changes have been rolling out ever since. He takes the time to address community concerns, and it is obvious that he cares about the residents here. I have had a couple of issues with my unit that needed to be resolved, and Marc made sure that the resolutions would best fit all involved, in a timely manner. I am VERY thankful to finally have a manager that cares about us residents, takes action when needed, and is available when you need him. Thank you, Marc, for all that you do!

My roommate is nice and the building that I live in is there is hardly any noise. Once i moved in my room was clean. The place is affordable but they need to improve who long they take with work orders. Other than that I have enjoyed my stay.

I am a new tenant of BallPark West Housing and have had a wonderful experience with the new management company. Roommate matching can be a little iffy and I initially didnt move into the ideal roommate situation but the office staff Alexis, Amanda, Seislara, Brendon, Cessily, Ashley, Chris as well as Mark were super accommodating and promptly scheduled me a transfer. I couldnt be happier about their level of professionalism and customer service. Thanks again guys!
