Located near the heart of downtown The Viv is a beautiful Gated Community where just about every resident has a balcony..I took a tour and was very appreciative of the depth of knowledge between two wonderful ladies Carlee and Natasha.The spacious apartments are amazing and unbelievably cheap especially compared to other apartments Ive scene. The lobby has a beautiful pool table, vast kitchen, and a very clean pool for residents to use.One might consider living here especially if you love not having to travel far from all the ongoing events downtown. As they say if You Lived Here, Youd Be Home Already.

Nicole at the front desk was 10/10!! She made the application/move-in process so easy for me and my partner and was very thorough with explaining each step. We even received complimentary champagne bottle, a Crumbl cookie, and a sweet note as we were welcomed to our new unit. Highest praises to her and would recommend the apartments to friends. Give Nicole a raise!!

I waited to post a review until after I lived here for a while and thought that I could give it a fair score from experience. I moved in 2 years ago and recently signed for a 3rd year. Completely fairly I would rate it 4/5. It is an older building and there are a decent amount of people smoking weed in the middle of the day/night. The package room could also be more reliable and secure (although I do feel like thats a common complaint at many complexes. Regardless, if mgmt is reading this, it could use many more lockers). Of the 2+ years Ive lived here, there have been probably 4 cars with tires stolen that Ive seen and security guard doesnt do a ton. However, for the location, the price is unbelievable. Literally across the street I could $100 more for 100 less sq ft. The management and front desk is amazing and very considerate. When construction on Sanford Street next to us caused our water to go out during work hours, they supplied us with water bottles and jugs. They genuinely care about the residents as I was also able to negotiate my rent increase for the 3rd year. It is an older building, but well maintained and the public facilities like the pool, gym, clubhouse, are always well taken care of and clean/accessible. The units are much more modern than the exterior/hallways, and well taken care of from my experiences. I would and have recommended it to my friends to move here. They are young people but also families.

I lived at the Viv for a little over 2 years and overall it was okay. The location is great and the 2 bed 2 baths are pretty large, have a nice layout and are the cheapest in this area. I gave it a 4 because I can’t give half stars and would say it’s closer to 3.5 to 3.75. The maintenance was great until a couple months ago. Now it’s some younger people who have no idea what they are doing and it’s showing in the property and maintenance requests. They don’t regularly spray for bugs or clean the halls like the other guys used to so make sure you put yourself on that pest control list on Mondays lol. I always felt like I had to take my trash out more than valet trash came to pick it up. Never had any parking garage issues. The front office staff changed a few times but they have always been helpful doing the best they can with what they got lol The property is just older so there was always water issues. I received my deposit back after move out so they are good in my book!

Have lived on the property for over 3 years. Experienced changes in management and maintenance team that weren’t always great. However, the latest change in staff happens to be the best. Have already implemented changes to make the property safer and more appealing to the eye. The maintenance team is fast to address needs and always right the first time. Leasing staff is always friendly and easy to talk to. Though I am moving, due to relocation out of the city, I would recommend this property to other prospective tenants.

I’ve had some bad and experiences here so far. Bad is the mail room, which is very disorganized, boxes stay all over the room, which can get lost pretty easily. There is not enough locks for everyone, which is pretty bad. Main gate also needs to have a better system, so, not so many strangers drive right after us, getting through the gate, while we also get in. It’s not safe.Also, the game room is tight next to the gym and many times, when I go work out late, there are people drinking and being loud, with loud music after hours. They also make the bathroom, which is in the common area, a mess. It shouldn’t be allowed after 10:00pm.Good is the girls at the office are very sweet, since I moved here about a year ago, all my maintenance requests were achieved, and I feel that, whoever is really is charge up above, cares.

UPDATED October 13th, 2024Pool has been closed by health department for months now, no communication talking about it or estimate date to reopen.The corridor outside doors are so abandoned that no decor for Halloween needed as spider webs and insects are seeing, dusty doors and baseboards, dogs pee pods and smell on the corners. Needs power wash urgent!Residents need to be more cooperative with the safety and not leave pedestrian gates open or blocked with rocks.Positives:Damaged concrete at some spots at the garage building was solved - great!Car entrance gates fixed and operative.Requests are attended at a timely mannerMail room more organized but still hear reports of disappearing packages from neighborsChanged stars from 3 to 4 for the effortXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXUpdated 1yr after on July 11, 2024:Unfortunately I had to lower my stars from 4 to 3.Office people were all replaced and besides Monae, who was friendly and really nice, I don’t feel they care much for residents and make an effort for us to feel safe, cared and willing to stay.Summer is here and the pool problem persists, many kids non-residents get in the property & pool area and are loud and disturbing. Some people stay after hours through the night drinking, talking and laughing out loud since there’s no control or enforcement of rules.Valet trash pick up is a joke. Skip apartments leaving trash uncollected even if I place it out for 3 nights in a row. I wish I could opt out as I don’t use it anymore.The wheels/tires robbery persists, many cars damaged as they leave the cars on bricks.No compassion!!! Due to the hurricane Beryl two buildings remained out of power for days… I asked if I could place some frozen items in a freezer at an empty apto until power is recovered and got a straight NO.Mail room still a mess, actually worse, the lockers are mostly of the time inop and sometimes we find boxes opened and contents violated or spread out on the floor.My lease is about to expire and let’s see how much more it will go up to renew.XXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXThis place is the best I’ve rented, I feel like they really care about the residents and do their best to make us feel comfortable and at home.Maintenance requests are done at their best.It’s not perfect and the area is not that safe.The mail room is still something that makes me nervous as packages are too exposed and can be stollen any time, still noisy sometimes at late hours with people talking/laughing around the condo, specially at pool season, many outsiders still accessing the area.

Weve rented at over 5-6 different properties that offers similar amenities as the Viv on West Dallas, (within the inner loop of Houston). In my opinion, the leasing team at the Viv are the best leasing team weve dealt with! ...Yes, there WERE renovations in 2016, but we are glad we renewed and transferred to the newer/renovated apts. Anytime I asked about the renovation schedule/timeline (when deciding if we wanted to renew), they were always honest and updated me the best they could. #FiveStarsToTheViv

I moved from a house to these apartments about two years ago, best decision ever. I couldnt be happier. I dont have to worry about repairing major issues that goes along with having a house. The maintenance team here is great and I really appreciate them. And Im saving money because this community offers a 24 hour fitness and a pool, big enough to swim laps. Its pretty secure, In my opinion.They have an app to to access all gates, and entries. The rent fees are very reasonable for the area.

We’ve lived here for almost 3 years and have really enjoyed it. Great layouts and great price for the area! The updated amenities are really nice as well. Anytime we had a maintenance issue, including a couple of plumbing emergencies, Q with the maintenance team was always quick and on top of it making sure we were taken care of. He was super knowledgeable, polite, and considerate of our home.

I have lived at the Viv over 2 years now and I love it! The location is perfect, the staff are very friendly and helpful. If I ever have to put in a maintenance request for anything, they are very quick to respond. They are very accommodating to your wants and needs. I don’t currently live here but I toured with the leasing agent Noreen and she was amazing. The property was amazing and she was very informative and personable. She kept in contact with us and checked in on us without it seeming bothersome. We honestly almost moved her just because of her but we found a place a little cheaper, but she is a gem.

So far so good. Got my vehicle towed the first official night that I parked in my reserved parking spot. My husband fault for not placing the placard as were advised to do it immediately or we would get towed. Honestly it felt reassuring that they are monitoring the complex It is a complete change from the Arlo Heights apt we lived at previously, any and every body had access to the apt complex and parking.Staff is very nice and work ticket items are completed same day or next day. Unlike the Arlo where you had to submit several tickets or call or go to leasing office to get updates.

Good sized apartments, really well priced for the area, nice gardens, great pool, I lived here for over two years and Im sad to leave.The small number of service requests I raised were answered quickly and fixed everything first time.The manager here is amazing, fair, empathetic and intelligent - she gave me some terrific, sage advice and support recently when I had an incident that wasnt even related to the property. Ill be forever grateful to Elly and Ill miss living at the Viv.

She staid late to help me apply for the apartment and kept me updated throughout the entire application process.Upon my approval, she continued to assist me with recommending not only an energy provider but an internet carrier as well. I have had no issues with my apartment and it looks great, updated, get nothing but compliments from my guests. Location cant be beat if you work in the area, close to everything you could want. The Viv is the perfect work/life balance you could ask for. If anything definitely worth a tour at the least!

I have lived at the Viv for a few years now, and I have rated it 4 stars overall recently. This review is dedicated solely to the leasing office. The leasing office staff members are great. People are actually friendly, and helpful (which can be hard to find). I want to highlight one member in particular who really helped me recently -- Angela. Angela went out of her way to help me with a situation wherein, I could not return to my apt to take care of something at the time it needed to be addressed. She not only helped, she offered without me even asking. In addition, she heard me mention that I have a cat and she called me back TWICE because she remembered this and offered to go back to my apt and check on my cat. Who does that?? She really went above and beyond, and she has such a kind attitude. She really deserves recognition for her job performance. Overall, the complex isnt perfect so 4/5, but the leasing office, and Angela in particular, are a 5/5!

I’ve been a resident at the Viv for 7 years now . We have the best pool in town and it’s gets the most sunlight. Landscaping is kept up nicely. Secure monitored package room with package lockers.The property management is supper friendly the maintenance staff is prompt and so kind. Diverse community, great neighborhood! We’re so close to the park, dog park, tons of shops restaurants and bars.

This is a great place to live in the downtown Houston area. I lived at the Viv for three years and had an overall really good experience. The apartments are nicely updated and The amenities are good as well. The staff is very helpful and so is maintenance. I had a really good experience with the manager Elly Nouri! She was super helpful when I moved out and made the process really easy. Everyone should definitely check this place out and it’s right in the cute Montrose area!!

I love when they have the Bloody Mary bar set up. They also host fajita nights, pizza and cookies and all kinds of stuff. The apartment is in such a great location and is really beautiful inside and out. Definitely recommend!

Ive lived in several apartments during my time in Houston, and I have absolutely loved my time at The Viv for the past two years. The location is fantastic, the property is nicely kept and the interiors are beautiful. It is a great apartment for the price. They have plenty of parking, the office staff is very helpful and the maintenance staff is always quick. The only reason I am leaving is because of a job move. If youre looking for a great place inside the loop, I would definitely recommend!

I have lived here now for about 3 years and I just signed another year lease. The negative reviews here really confuse me because all of my experiences have been extremely positive. I just moved into my fourth unit here, it was in great condition when I moved in, although a couple of things needed to be fixed. I submitted service requests and everything was fixed by the time that I got home from work the next day. During the time that I have lived here all other service requests were completed just as quickly. The office has always treated me very kindly and fairly. It is apparent that they try to do their best by the residents. The reason why I continue to stay here is because I really enjoy the area and the exceptional service that is offered by the office and maintenance people.

I love the location - my commute is an easy direct bus ride into downtown. Love the gated parking garage which is monitored by a security company. I feel safe and at home here.

I’ve lived here coming up on a year now, and I can honestly say this is the best place I’ve lived at. The complex is in the best location possible, and has a lot of amenities for the location and price. At Christmas time they put out a gift wrapping station for the residents to use. I’ve never had a problem with my apartment, minus a few lightbulbs going out, and maintenance was here the next day to fix it. The front office staff have been great to work with. They are always there to help with my questions or concerns, and always follow through with what they say they are going to do. I will definitely be renewing my lease.

Just wanted to share a positive review. We have been living here almost a year now and love it. The pool area is great, grilling area is great and you cant beat the location(Buffalo Bayou Park and Eleanor Tinsley park, whole foods and great eats all around the area) Honestly all issues we have had are always addressed. Maintenance are really nice they always fix our issues,maybe people complaining should actually speak to the workers and be courteous instead of acting entitled and you might just get your way. Anyways just wanted to leave my two cents. Great place

Update: I lived here for several years. The complex occasionally had problems but all the issues were quickly and adequately handled by management and maintenance. I recently had to move out and even that process was great.I have lived at The standard for a few years now and have always had a positive experience. Yes the construction has been an ongoing thing, and a I have had to move units a few times because of this. Management was always very helpful and went above and beyond to make up for the inconveniences. Overall my experience has been very positive.

I lived at The Viv for almost 5 years and I enjoyed every year. I lived here when Hurricane Harvey hit, plus two tropical storms, and the winter storm on February 2021 and during all these storms I never experienced water and electrical shortages, flooding, nor any other issues. The Viv has always been so so reliable. Apart for being dog friendly and having a beautiful big pool and ambience, The Viv has a very friendly, professional, and helpful staff. The combination of all of the above and writing this review is making me emotional so I’m just gonna recommend everyone this apartment complex giving it a 👍 👍 and five stars!

I love everything about this property. I moved-in in June there was so much construction going on but even then office staff has always kept a smile on. I will be transferring this October and I am exited to finally stay in one unit knowing that I no longer have to transfer. They have great attitude, love being around them. Maintenance is always good, when they see me in the hall way they say hi, Silvia is awesome. If there more stars for me to give you all I would. You all are just great !!!!!! I recently moved here and Im very happy with my choice. The location is great, the complex is well laid out, and the staff is super friendly and helpful. My only gripe so far is that not all the dog owners pick up after their pets. However, its not a widespread issue and a small price to pay for lots of friendly puppies around.

I’ve lived here for almost 4 months now, I love it! Hands down my best experience with a large complex in Houston so far. The office staff have all been wonderful, particularly Jose and Ra’Sean. Maintenance issues get taken care of promptly, the property is clean, quiet, and safe, and the location is wonderful- I love being able to walk to Buffalo Bayou Park! I would highly recommend The Viv.

Lived in these apartments for 18 months and cannot speak highly enough. Awesome location, close to Washington Ave, Midtown, Downtown, I-10 and great to take a run on the Bayou. I have been living at The Standard for about a year and half and have had to move multiple times because of the renovation. So that has been a bit of a headache. However, everyone has been very helpful and accommodating. Thankfully, we received one month of free rent to offset some of the moving costs and aggravation. Cant wait until this renovation is completely finished! Other than that, we have really enjoyed living here. Although I considered moving to another community at one point, my husband refused. He loves the location and amenities and doesnt mind putting up with a few minor inconveniences.

Ive lived at The Standard for a few years and although the construction continues, it hasnt bothered me to the extent others have complained about. Its called renovations folks and yeah, it can be loud and dusty but the end result will be awesome. And for the record, no one has paid me to write this and I do live here so please dont think that Im being fake because youre mistaken. Also, the staff - particularly Aimee and Erin have been amazing with me. They were there for me when my dog of 13 years died this past June and my Dad in September. The kindness and respect they showed me was beyond words so thank you both for the love you showed me during those tough times. Lastly, Im glad that I ended up staying here because Ive lived in surrounding complexes where all they care about was the check every month. Again, thank you ladies for the friendship and laughter whenever I come to the office. Keep doing your thing. Haters will hate no matter what you say or do. JG

I moved into this property when it was still The Standard back in 2013 and was one of many residents displaced by their renovations. I took a generous option by management to relocate to their sister property, The Cheval, in 2016 and am just recently transferring back to The Viv to add a third bedroom. The reason I mention so many background details is to quantify my numerous experiences with the property management and staff. In all of my dealings with this property, I have nothing but positive interactions, administrative dealings and response times to my maintenance requests. This is a great place to live. The location and amenities are incredible. The apartments are up to date and very nice. The staff is super helpful and quick to respond all inquires. Rasean and Angela are incredibly friendly and are quick to respond to every all request. Definitely a place I would suggest everyone to live.

These are really modern and great inside The property is right by the park and I always find parking. Its great that they have the lockers for packages and they host fun events. It really feels like the office staff cares about the residents and maintenance is the best .You cant beat this place if you want to live in this area. Especially with these finishes inside.

I wanted to express my thanks to two Viv/Baron employees. Elly, the Viv leasing manager was super helpful in helping me find an apartment at the Viv. She was very responsive and helped me after I moved in as well. As I did the entire move in process remotely, it was great to have Elly s assistance. Thank you! I also want to thank Antonio, who fixed several issues in the apartment. He caulked the shower, brought two missing blinds, changed a lightbulb, and fixed the internet outlet. He was very kind and quick to fix everything. Gracias Antonio!

Great place to live!! The office staff made us feel very welcome and was one of the reasons why we were so interested in renting here. If we hadn’t renewed our lease where we stay currently, we were surely moving to the Viv in their 2+1 bedroom apartment.

Being close to the bayou is a huge win. The price is fair for the location and size of the apartment. My only reccomendation is that you stay off the first floor. We always had so many bugs in our apartment here.
