For the past two years, my experience has been nothing but amazing! The location is super convenient, making it easy to get to campus and nearby spots. The amenities are top-notch, they got a great gym, study lounges, and a BEAUTIFUL pool. The staff is always friendly and helpful, and maintenance has always gotten my requests done the same day. If youre looking for a comfortable, well-equipped place to live as a student, I highly recommend The Thompson for any kind of living too, students, graduates, non-students, anyone!

As a college student who had never had to get an apartment before now, I can highly recommend The Thompson. The rates are students friendly, including free parking and trash services which a lot of other places charge for. The community areas are always kept clean, and there are monthly events and complimentary stations in the clubhouse that makes living there super enjoyable. The apartments themselves are really good quality for the price, and even if there is an issue maintenance responds quickly to fix the issue. Overall a great apartment complex and will be resigning!

I absolutely love living here! Any maintenance requests I’ve had were handled quickly, usually within 24 hours, and the management is always offering fun perks like free food and giveaways. The amenities are top-notch, and the recently renovated pool looks amazing. I’m especially a fan of the townhome-style layout—it feels so spacious and homey. Move-in was a breeze too! I got my keys right away, and everything in my apartment was spotless and ready to go. Definitely recommend this place over others I’ve looked at!

I moved in this August and am excited to say I will be renewing. I have had such a great experience living here. The complex is always kept very clean from the moment I toured it in 2023, to the whole time I have been living here. Maintenance is super quick and reliable. The staff here is super sweet, helpful, and are fast to help you with any issues you run into. The amenities are awesome! Love our pool area because there are so many spots to chill. The lobby/clubhouse has also been super helpful because I need a PC for some of my classes. I also love to grab coffee or a quick energy drink on my long days! Overall, l have has such a positive e experience living in my first ever apartment and am so excited for another year here!

One of the best student apartments in San Marcos, with the best staff! I had an excellent experience with the Sydney. She was professional, attentive, and went above and beyond to ensure I had all the information I needed. She was always responsive and made the leasing process seamless and stress-free. Her knowledge and friendliness made a big difference, and I truly appreciate her outstanding service. Highly recommend!

Great apartment complex! It’s very modern and aesthetic. It was my favorite apartment complex compared to the others I lived at. This is my first year at the thompson and i absolutely love it!! the location is great, and located on a txst bus route! The apartments/townhomes are also amazing, they feel so clean compared to the dorms and are pretty updated!! Maintenance is so quick and they do an amazing job! I also love all the community event that the thompson staff host!! they do such an awesome job planning these events! it truly does feel like a home away from home here!

I love this apartment! Most of my maintenance issues were solved within 24 hours and they are constantly offering free food and giveaways. The pool just got redone, so it’s beautiful. The amenities are great and I absolutely love the townhome layout! Highly recommend over the other apartments I have seen.Move in was also seamless. Got my keys and my apartment was in tip top shape!

Everyone in the main office is super sweet and helpful! Looking forward to being a new resident:)Edit: move in at the Thompson has been pretty smooth! Got everyone their keys really quickly and had everything lined up in a packet of what to do on move in day as well as some nice coupons for food ! We had some issues with our dryer but besides that maintenance genuinely has been on top of things and has done a great job and move in was successful!

So impressed with this complex. Kaylie @ the front office is an asset to this company. We had a very bad experience with move in at a different complex and needed a new place last minute. She and the leasing manager expedited my daughters move in with a great deal of professional and confidence. The flat is beautiful, clean, and pleasantly roomy. The pool area looks resort quality, sparkling water and inviting cabanas! Gym/and other amenities are icing on the cake.Thank you Thompson team!

I have been living at The Thompson for the past 3 years. I have thought about transferring to different complexes, but have ended up choosing The Thompson every time. They have everything; from a huge pool with a volleyball court, to a dog park with plenty of little friends for any dogs to play with! Not to mention their helpful amazing staff, who have games and raffles every week to help my friends/roommates and all college students out. Overall, if youre looking for an apartment complex that checks every box, dont overlook The Thompson:)

I have been living here for almost two years and have made myself very comfortable at the Thomson. The Maintenance team is always timely when you send in a request, and the amenities in the club house are awesome! I love waking up in the morning and walking to the front office to make myself some coffee, it gives me an extra wake up boost! Not to mention, the proximity to mill street market makes it easy to grab last minute grocery items or a late night snack in a pinch.

I’m currently a resident at The Thompson and I wouldn’t have it any other way! The maintenance is top-notch, the office staff is attentive/ incredibly helpful, and the complex is always up-kept. Since this is my first semester living off-campus I was incredibly nervous about navigating my social life here but since everyone is incredibly friendly, and the welcoming tight knit community feel, The Thompson has made it easy to call this place “My home away from home”! Also the fun events the staff plans for us is always a plus! :)

I love the Thompson, I transferred to TXST and had such a hard time finding an apartment. The Thompson is so stress free, I’ve never had an issue with the office, maintenance, or any of our amenities. Work orders always get done. Only issue was moving in, the apartment I moved into was pretty dirty(someone else was already living there at the time) but that’s pretty standard with student housing.

This is my third year living here at the Thompson and if that doesn’t tell you how much I like it compared to other places, then I don’t know what will! I enjoy all of the special events they hold and they keep the complex pretty clean! One qualm I have is I wish the maintenance people would call ahead of arriving, and if we don’t answer the door, I wish they wouldn’t just walk in. I’ve had multiple instances where strange men almost walk into my room while I’m sleeping which is unacceptable. Other than that, I love it here!

I have loved living at the Thompson since I transferred to Texas State! I’ve lived at The Thompson over a year and I’ve had a great experience so far! I transferred in the middle of the semester so I was really stressed looking for a spot. The staff was so sweet and they made move in super easy for me. They are pet friendly and have a really nice pet park! Maintence is super helpful and usually responds the same day or next day of putting in a request. There’s also tons of great social events and give aways that are a great perk of living here! My favorite amenity is definitely the pool! They clean and maintain it regularly so it’s a great hang out spot in the summer! So glad I chose The Thompson to call home. 😊

I love living at the Thomson! Even though its not the closest option to campus its in a great location and has a bus system that can get you to campus in 10 minutes! Maintenance is always SUPER fast and the staff is always willing to help! I have been living at The Thompson for about 8 months and I love living here. It is super close to a campus bus stop and Mill St. Market next door makes it convenient for any last minute needs. The clubhouse also holds lots of events for residents and has the most helpful staff. Kennedi, Taylor and Gina are always so eager to help and get residents involved. Maintenance responds to our requests within a day and has never failed to fix a problem. I always feel safe and I am happy to call The Thompson home. My roommates and I already resigned to live here next year!

I personally love living here at The Thompson. As my first experience living on my own and away from home, I couldnt have asked for a better place. The Thompson is close to everything important, but not so close that its constantly loud and bustling outside my window. This includes the Mill Street Market (with basically everything you need in a pinch), HEB w/ gas, Walmart, and Downtown. The shuttle is super convenient for those going to Texas State and takes around 7 minutes to get from the bus stop to main campus. The staff at The Thompson are so kind and accommodating. Maintenance is always right on any utility issues in a quick manner. Amenities are great, the dog park is me and my puppys favorite. The Thompson has fun socials to get to know the people of the complex too (we just had a Cinco de Mayo party and it was a blast). The apartments are spacious, especially the common areas. I love how open they are, which makes it easier to host people or hang out as groups. In short, The Thompson is about as good as it gets for what youre paying when it comes to location and what is being offered. Of course, any apartment complex has its issues, but those at The Thompson are always consciously working to be better for their residents and I couldnt recommend this place enough! :)

I have lived at the Thompson for almost a year now and have signed on again for another year! I love the complex and the staff here they are very helpful and always so nice anytime I call or show up to ask a question. Maintenance has always come right away during the day the only downside was when I had a water leak in the middle of the night I had to wait until the office opened in the morning to get maintenance out but they came first thing in the morning and fixed the leak and the mess for me while I was at work! The dog park and pool are so great they clean up the park regularly so it’s only ever been super dirty for a day or two that I’ve noticed. All the rooms and bathrooms are a good size and there is really good storage space in the two stories! Overall my experience at the Thompson has been super great and I would definitely recommend this complex to any of my friends!

I really love this place, love the pool. They have nice balconies with hammocks. It has a gas station right next to it which is very beneficial. Not too noisy, always a calm environment. Except weekends, they might have parties around, but they never get too loud.

I absolutely love the Thompson Apartments! It being my first and only apartment I’ve had, they’ve given me the best hospitality! The staff was very kind and generous! They knew I was still new and learning and didn’t judge me at all and answered all the questions I had. The room comes furnished and spotless for the price I’m paying! Anytime I needed anything, maintenance was very on time and quick! Everyone really helped me and showed me the way around! The clubhouse is one of the best places, especially being such a small town! If you love studying at night, having the space to yourself with a cute view. The Thompson clubhouse is perfect for you!

I love The Thompson!!! It is a great apartment complex all the way around. They clubhouse host events all year around like grocery bingo, taco Tuesday, pie bar, and many other giveaways. The maintenance is very quick and hands on. Many requests were completed the DAY OF the request or the morning right after. The complex is a great size and has a spacious parking lot. I have never had to park far from my unit. The Thompson is very dog friendly as well and has dog stations everywhere. The dog park is in very easy to get to. The great part about the size and the layout of the complex is everything is not somewhat close to your unit. The office is very friendly and helpful. There is a tanning bed, gym, and different places to study or hang out with friends. There are two different floor plans and they both are 4 bedroom and 4 bathroom. The rooms are a great size and the closets are huge!!! I love the kitchen area in the flat. Very spacious and has plenty of room for your roommates and friends to hang out in. It comes fully furnished and has everything you need. I would recommend The Thompson to any student who is looking for a place to live. (:

It’s so nice living here! I enjoy the atmosphere and the customer service is incredibly nice. I like all of the services and amenities they provide and the office space is always clean and looked after. The actual apartment space is super nice and worth your money because of the large room and bathroom you get to yourself. Just be sure to maintain cleanliness upon move in because there could be issues with the apartment you might find! Everyone living here is very friendly too and they allow lots of pets!! I do wish there wasn’t such a delay in communication with maintenance and a clean dog park but other than that, I really enjoy my time living here and I plan on continuing to do so for the rest of my undergrad years :)

I love living at The Thompson! The modern, industrial and simplistic style of the apartment is a perfect fit for me. Before moving in, everyone I spoke to mentioned how great the maintenance and management was. I have found this to be completely true! The complex is always so clean, and their staff even picks up after dog owners who dont pick up after their dogs so that residents have the best experience. This is a really nice living space! There is a large closet and your own private bathroom. I enjoy having a large room. I like that the office service is really good and everybody is nice who works at The Thompson. The only reason I took off a star was me and my roommates had a few problems after move in. The apartment floor was dirty, some furniture was broken, a screen was missing and it didnt feel like the apartment was 100% checked for cleanliness after the last tenants (my roommates carpet smelled like cat) but maintence fixed all our major issues. Other than that, I have had a pretty good experience the pool is nice and the common areas are cute!

I would hands down pick this apartment complex to live at over any other complex due to their friendly and helpful office staff and management as well as the maintenance staff. Ive lived at the Thompson Apartments for a year and half now, Ive lived in both the flat and the townhouse (both have their pros but you really cant go wrong with either!) and honestly I couldnt imagine living anywhere else in San Marcos. The price is amazing for everything you get, the clubhouse is open 24/7 and it has computers and printer and plenty of study space and area available. They have a gym in the clubhouse that I use every day and get a full workout with, theres also a huge beautiful pool and pavilion area open to residents. They have a dog park for pets along with huge fields on either side of the complex if thats not enough room. The front office is constantly doing giveaways and events for the residents, from food trucks in the parking lot to toliet paper giveaways, they really make all of the residents feel appreciated. The staff is amazing, Ive never had to wait longer than 24 hours for a maintenance request and the guys are great, Hugo is awesome! I go to the front office every morning for a cup of coffee (they have a Starbucks coffee machine open and available 24/7 also that I use at least 3 times a day) and I am always met with smiling faces and great attitudes. Paige, the assistant manager is awesome and always extremely helpful. Itzamara Garza works in the front office, has helped me with literally every problem you can imagine and has never been anything but understanding, supportive, and helpful, she is all time my favorite employee and just an incredibly positive person to see every morning. The Thompson Apartments really know how to make you feel like youre at home and I plan on living here until I graduate and leave San Marcos.

I’ve lived at the Thompson for two years, and overall my experience has been incredible. Move in was easy, and quick. My room was prepped and ready for move in. And maintenance was on top of any request I had. The staff is so sweet, and truly try to get to know residents. I don’t even have to say my name if I’m picking up a package, they already know! They are also very comprisable and understanding. I was able to move in early, and was able to move bedrooms during the summer. Maintenance is typically on top of everything and handle request in a timely manner. With this being my last year, there’s only 2 things that I think would benefit The Thompson in the long run for future residents. One being to add some sort of security; whether its front gates and you would need a code to get in, or more lights around the complex and ensuring the safety of residents is top priority. The second being adding an on-site maintenance person. A student that lives there that can be available at all times. After the office closes, maintenance goes home, and it takes a while for them to show up if you have a request that needs to be met at that time. I had a few incidents where my fire alarms were going off, or my door battery would die, and it would take maintenance 3 hours to get there, or no one would show up at all. The Thompson is a great place to live overall. It is affordable, it has a gym, they don’t tow, an amazing pool area, so many giveaways, and fun activities for residents. Every apartment comes with flaws, but the Thompson does try to meet everyone’s request to satisfy what is needed.

As a leaser of 2 years at The Thompson, it was quite awesome. Great living space, respectful, peaceful, quick maintenance, and relatively fast shipping. If I had any problems, the leasing professionals always took care of them. Also, the girls up there would really like to personally know you. Love the energy there, would highly recommend it as a home. Now, be aware, the utility system doesnt come into effect in the first month. Good rates for the quality of living that you receive. You receive free parking when you sign a lease. Management offers free coffee/tea/hot chocolate in the club house. Management also hosts a handful of events every month. I can use the gym inside the club house for push/pull day, however it is a little difficult to get a good leg day workout in there. The pool is made to look like a resort style pool, and is quite relaxing. Apartments come furnished with individual leases, internet and cable is included.

I love living at the Thompson! The maintenance is great and the office staff is always super helpful and cheerful! They do have a problem with the dog park because people don’t clean up after their pets...maybe they should enforce a camera and charge those who don’t clean up! It’s not safe for pets. My brother’s car got broken into when he came to visit and that was awful but the office staff was very helpful, I just wish that there was more security outside. Not that I don’t feel safe, but there is supposed to be a security guard roaming and I’ve only seen him once. Other than that, I recommended this place to my friends and 3 of them are signing with the Thompson for the upcoming year!

I have lived here for a year and I love it. COVID has made things really weird and the Thompson has done a great job of accomadating and keeping us updated on the changes and whats been going on. Maintenance is really big for me and they have been on top of it! Usually same day responses and sometimes 2 days if they need extra parts. This is a dog loving place so be ready for all the cute doggos! The front staff is super friendly and always helpful. My electricity was around 50 and water was 20-40 it really depends. If you can afford it, I definitely say live here because its worth it!

(Update: sad to say I won’t be living here this next year, but am grateful that the Thompson was my home for the past 2 years. Everything I mention below still stands true). Everyone is always so friendly (other residents and the Thompson staff) here that you should never be scared to ask for help! One of the best parts about living here is that you’re right next to Mill Street Market, which is extremely convenient when you run out of milk (or anything really) in the am. Another great part is everything the Thompson has to offer: poolside, sand volleyball, bark park, basketball court, gym, computers/printing, complimentary coffee/tea, free snacks on finals weeks, and lots of fun events that the front office hosts for their residents! I am a current resident at The thompson, and the maintenance is superb. They care about their residents and making sure that they are happy and content. The location makes getting to class easy and the community is super social. I would definitely choose to live here again.

I’ve lived in 3 different apartments in San Marcos and this has by far been the best! An entities are amazing, love the pool and volleyball court. Maintenance team answers requests extremely fast

Basically has what a college student would need. Ive lived here for 2 years now and honestly pretty happy with it. Its price is on the low to mid range given the competitors and amenities. Maintenance is quick and friendly. Emails for packages same day. Furniture modest, but functional. I live in a town home and feel like its a good amount of space. Gym is has the necessities, no squat or bench rack. Last stop in a 3 stop buss route so some days bus spots are in low supply. Front office people are nice and they do alot of community honkytonks. A downside is that theres not a recycle pick up.

Absolutely love living here!! The staff is so sweet and helpful no matter when you go in to talk to them. They seem to really care for their residents and make great efforts for resident involvement through social events. Wish I would have lived here sooner!

This is my 3rd year living at the Thompson, and I wouldnt want to have lived anywhere else during college! The staff/ maintenance have always been extremely friendly, and when there have been minor issues, they resolved them immediately. I absolutely recommend living here!

Great place to live, maintence is always on time and always fixes any problem you’re having with the apartment. The pool is also a great place to relax on a sunny day. I recommend the Thompson to any student who is looking at leasing an apartment.

The complex itself is very beautiful and clean. The staffs are beyond friendly and helpful, they will try their best to accommodate your need. They also hold A LOTS of events even during the pandemic but of course with cautions like some of them are virtual or to go kit! I cannot wait to move in this Fall!!!!

I love The Thompson! It’s such a pretty and friendly environment! There’s a dog park I can bring my dog to, a nice pool you can relax by, and there’s giveaways and events all the time! Truly an amazing experience!

Maintainence is extremely responsive and thorough, I had a garbage disposal fixed before I thought possible. Front staff is lively (props to Darby for giving a great tour). Theres always an event going on, and the amenities are great. 10/10 would live here again

I love living here. The maintenance team is unmatched. The supervisor goes above and beyond to help residents in need while maintaining professionalism. I also enjoy the events they throw for the residents and how they are understanding during this time.
