Their teamwork is making our Dream Work, everyone is always super friendly from front office to maintenance crew! The property is very well maintained and the apartment is even more gorgeous now that we live here! Nice flooring, wall color, crown molding elevates the unit sleek and modern design! We love it!

My dad and I have been with the community for over 13 years, we love it here. The leasing office feels like family to us. As I have moved after college my elderly dad still lives here and Karen the manager has been nothing but warm to us and also helped me watch over him. I cannot ask for a better place for him. Maintenance is always fast and reliable.Thank you!

In general terms, Sutton is in good shape, the apartments are up to date, their social areas look clean, quiet and friendly neighbors. I just moved to TX from NC and the attention of the staff has been very pleasant. I would definitely recommend them, due to their location and price. I had a concern with my A/C and I was treated in minutes..

The best parts of living on this property, for the past 9+ years, are being able to trust both Karen Robertson, the Property Manager, and Manuel, the Maintenance Manager. They are both good people who care about those who live here and who care about doing their jobs to the best of their ability.In addition, the apartment I have is large and bright with lots of sunshine coming through the huge windows. I enjoy my two painted walls which add color to my rooms. Painted walls have never been an option at other properties where I have lived and its so nice to have something besides all white walls.The property itself has changed some over the years with different owners, but Karen and Manuel bring the stability and home feeling, just the same. If I need them, I know theyll be quick to help. Rental properties are only nice when residents take pride in them. Thankfully, I have had neighbors who appreciate a clean, pretty, quiet place to live.

Ron Jeanette, The Sutton rental agent, was at the end of his work day when I arrived Thursday evening at 5:53 PM. He did not flinch or bat an eye at my late arrival but to the contrary, Mr. Jeanette calmly and thoroughly shared with me me the available inventory and took me to do a walk through of the unit I was interested in. Additionally, after 6 PM (closing) a Spanish speaking resident arrived needing assistance. Ron very professionally asked my forbearance, worked with her using some Spanish, sent her on her way smiling, then resumed working with me. He was amazing. This five star treatment continued throughout my Thursday visit and my daughters application process on Friday. We chose to apply for the unit based upon his exceptional customer service and the information he provided about the property amenities and resident tenancy history. BRAVO!

Like always, Karen did an amazing job of getting me someone to work on my heater. She is the best. Manuel got here in no time and my heater was back to working and my apt was nice and toasty....thank you both for taking care of me, I wish there was more than 5 stars to give.

I think I’ve lived here about 7 years and I have no complaints for the most part it’s quite and people follow the rules anytime I’ve had a maintenance issue they are always quick to respond and fix the problem but if I had to complain about something it would be that some residents aren’t always very good at parking inside the lines of the parking spaces and could benefit greatly from relearning that part of drivers ed assuming that’s the only driving issue that they need to correct but I don’t imagine it is because if they can’t park why would the rest of their driving abilities be up to par but I can’t fault the Sutton for that and I only gave 4 stars because nobody is perfect and 4 stars is the best anyone will ever get from me and 9 times out of 10 I never even waste my time doing these ratings and reviews and if I did it wouldn’t be to say anything nice so take this as you will but coming from me this is a very good rating and review 4 stars is equivalent to 5 stars coming from me because I just can’t bring myself to give anything 5 stars so all in all I’m happy with my stay here and will most likely be renewing my lease for another year I hope yall have as much fun reading this as I did writing it

My family moved here about 2 months ago and it has been wonderful! The office staff have been so kind and have gone over and beyond to make us feel at home. The complex is quiet, clean and well maintained from the inside to the outside. Maintenance workers are also very friendly and always willing to give a hand. I highly recommend Sutton Apartments to anyone who is looking for great price with clean, peaceful living.

Love this complex! I am signing my 3rd lease with them and very happy to do so! The renovated apartments are beautiful, maintenance is fast, efficient. and friendly! Location, location, location - Could not be better, close access to I10, and 99. Karen the apartment manager really cares about the residents, and it shows! I have made friends here. These are the nicest resident I have had the pleasure to get to know. I highly recommend The Sutton!

Safe community, top tier customer service, cozy upgraded unit, nice outdoor spaces. Friendly neighbors and even friendlier staff. I left the last load of belongings from my old house in the car overnight and no one bothered my car. Ample parking and clean outdoor areas. Im extremely pleased!

Resident for 1.5 years, I genuinely love living here. The staff is responsive, consistent, and, unlike most apartment complexes, they handle maintenance issues quickly + effectively. Management takes pride in their community and they regularly host get-togethers to get to know other neighbors on the weekends. I’ve only had two maintenance requests, and both were resolved the same day. The pool is pretty and the other residents are chill, since I’ve lived here there’s no drama. The floor plans have a lot of space (my 1BR has a den and dining room,) the apartments are clean, and many of them have been recently renovated.

The team is friendly. Quite place. Place is in decent condition. They are pretty responsive. There was a little bit of a hiccup on the application that took us a couple of days to figure out however everything else was smooth. Will post a update later on.

If you are in a situation to where you’re having issues getting approved for an apartment, then this is the place to go. Stephanie was extremely helpful and she made sure that I got the apartment that I wanted. The whole office staff is amazing and ready to help with anything you need. I don’t normally do reviews but this one is worth reviewing.

Ive lived in several different apartment complexes, and really have an appreciation for a fine, professional office staff when I have one. I have that here at Cimarron Parkway Apts. Ive lived here for over 5 years now and could not be happier. Karen and her office staff have never failed to be responsive and informative about everything I have asked about. They work so very hard, are busy every time I walk in yet never fail to call me BY NAME and stop what they are doing to find out what I need! I have never had a problem of any kind that they havent helped with. Manuel and his maintenance staff are quick to respond, work very hard in all types of weather, and at all hours for emergencies. It is my understanding Manuel has been working here forever and his father worked here before him. Karen has been working here forever and truly loves this place. I dont recall even once having anything to complain about. We dont have all the amenities the other complexes out here in Katy do, but the rent is very reasonable and all the staff listen to you, are very professional, caring and responsive. The buildings may be older, but they are maintained in excellent repair. After the recent ice storm, I was shocked at how fast they repaired everything, and they are re-landscaping and everything is really coming back. I would much rather have things like all the above than other things like conference rooms available that I would rarely, if at all, use for the sake of living in a new apt. Ill stop here - I could keep writing for an hour and not say enough good things. THANK YOU, KAREN, MANUEL, AND ALL OTHER STAFF!!

Ive now been living here for 2 years. I dont have much to complain about. Maintenance requests are answered timely. My rent was kept at the same price at my last renewal, went up some this year but overall its been a good experience. Parking is sometimes an issue. The location is great for my needs. I dont complain about much so Ive had minimal communication with staff members. Only when needed for lease renewal and such. Its been a good 2 years.

I have now lived here for over 2 years. Maintenance has been quick to respond to issues, however the AC unit for our current apartment is still ancient. Moving into a newer bigger unit next month, and am glad to say the staff has been helpful. If you need any assistance or information, ask for Morgan. She has been a blessing when dealing with lease terms and the goings-on of the complex.

I lived here from December 2016 - April 2018. Overall experience was great! Lived in the 1bed, 1bath for 2 years and then moved to a 2bed, 2bath but moved out shortly after.The 2 yrs in our 1 bedroom were the best. It was in the newer building right next to the office so I guess that had to do with it also. Quiet, never a huge issue with parking, everyone in the office was great, maintenance requests completed in a few days. Cons were the walls were somewhat thin, could sometimes hear the neighbors but never a big problem and not often. LOVED living here.We were excited to stay in the community in the 2 bedroom because our family was expanding, but it was not good experience. The 2bed unit was much older than we expected/were used to. Everything was painted over as if that would be enough, had to have them adjust the doors because they were hard to open or close. I know they rushed the clean up from previous resident because it was so close to our end of lease for the other unit, but they should have had us just wait for a proper cleaning (the carpets were still wet from being cleaned the morning we were supposed to clear out our things from our 1bed making the move in/out process difficult.) That plus the problems with over crowded parking, towards the end could not find parking late and other things led us to break our lease with proper notice and fees to move some place else.Overall we loved our first unit!! Id say just always try to physically see the unit or similar unit you are wanting to move into before signing a lease. The newer unit (1b1ba), location, quiet, nice office and managers were great, the older unit (2b2ba) just was not for us.

Manuel always does a great job of getting my work orders done. I wish he had some help. I hate when I need to submit a work order. I always see him running around the complex. When he takes a vacation which he truly deserves I pray that I don’t need to put in any work orders because it doesn’t get done as quickly if it is done or correct and done with care. He is a phenomenal hardworking man. I hope the company appreciates him. He will be hard to replace if he ever leaves. Thank you Manuel

As soon as I reported to management that the water in our toilet tank was constantly running, Manuel was notified. Manuel quickly diagnosed the issue and stated that the water valve inside the tank needed to be replaced. He went to the shop to obtain the mechanism and returned within 5 minutes. Manuel quickly replaced the mechanism and the problem was solved.We appreciate managements & maintenances quick response and Manuels expertise.Thank you.Robert & Sherry Henes

This is a great first apartment. The staff is every nice. The apartments are nice but not brand new, just kept up. Parking can be hard to find, unless you pay for your own covered spot. Office hours can be hard to meet if you work all day. My biggest complaint is not about the apartment complex but people who live here. Someone smokes Cannabis in my apartment complex and the smell fills my apartment and gives me a headache every time they smoke.

My only real complaint is the parking. I have to plan on being home no later than around 9 pm if I want to get a parking spot. Once or twice I just lucked out and someone was leaving or I wouldnt have had a place to park. Not sure what to do if that ever happens. Overall great place to live. Awesome office personnel and the maintenance guy is awesome too.

Comfortable, Safe, Affordable, Convenient, friendly neighbors, beautiful grounds, super friendly staff, and over all a joy to live here. Only real complaints are the obnoxious gate and the limited amount of parking space, although the gate is a necessary evil in many ways, and the parking space issue is generally fixable by just buying up a reserved car port.

Im in the new building and I love everything, from the cozy kitchen, to the spacious bedroom, everything is nice. My only complaint is that you really can hear everything your neighbors are doing. The walls are paper thin but luckily I have good neighbors; the only thing I hear from them is their baby crying every once in awhile and I can live with that

I’ve lived here for two years now. I am actually sad to be leaving (personal reasons). The community is quiet and set back from the hustle and bustle of mason road.. so you have all of the great restaurants but it doesn’t feel busy or loud. Since living here I have never had any problems with bugs, Loud neighbors or inconsiderate people. I will say parking is hard if you stay out late on Friday or Saturday nights but that’s the only con. I will miss y’all!

Quiet complex. Management staff very friendly and helpful. Any maintenance issues were resolved quickly. small issue with roaches when i first moved in but after informing them they told me i could request pest control every friday. I didnt know they were going to bill me though. All in all ive had a nice experience living here, i just wish there was better free parking options, closer dumpster, and more umbrellas in the pool area.

I lived here for more than 1 year and my experience was good. The staff in general is friendly and they do their job very well. Our apartment was renovated, nice and clean when we received it and there were never any cockroach problems like anywhere else I lived before in this city. I recommend them, good location too!
