They are always helpful and professional, our leasing agent Jordan went above and beyond and found us the perfect apartment.The complex has excellent amenities and everything is always nice and clean. They gym and the coffee bar are our favorites. The neighborhood is nice and quiet and close to the places we love.

Just wanted to jump on and say how amazing this management group is. I moved from another property within their group from nearby after a break-in and they made the transition so seamless. The amenities are fantastic (largest apartment gym I’ve ever seen). Pool is gorgeous and you actually find yourself using it and meeting people + hosting friends. The maintenance team is extremely responsive and gracious whenever things go wrong. Could not love living here more. Valerie, Angel, Melissa, and Jordan - thank you so much for making this place a home instead of just another apartment.

Melissa was great. I toured this place and was really impressed by the quality of finishes, the amenities, and the staff. They were incredibly helpful. This is probably the best option in all of East Austin or for that matter anywhere in central Austin. Ive seen a lot of places. Ultimately I chose a place closer to friends but would definitely consider this in the future.

I had an issue with a refund that required investigation by the bank, which delayed the process. However, the team especially Angel Aguilar handled the situation with professionalism and kept me informed throughout. Once the bank resolved the matter, they acted quickly to ensure I received my refund.Their clear communication and dedication to resolving the issue were truly appreciated. Mistakes can happen, but the way they worked to fix it shows their commitment to customer satisfaction. Thank you for your help and for making sure everything was resolved.

The staff is amazingly helpful and the maintenance team is super prompt. The staff puts on two events per month and really care about bringing everyone together. The amenities are top notch and I especially enjoy the gym with its real bench press and pelotons.Docking a point unfortunately because I think the construction company cut a lot of corners. The walls are paper thin and my next door neighbor watches TV until 1 a.m., which is so loud in my room that I can almost pick out what they’re watching. I can hear my upstairs neighbor super well too, and every step they take is a pounding thud that sometimes shakes the pictures of my wall. I’m definitely not getting great sleep in this place. It’s no one’s fault who works here now, but the building is not solidly constructed, so if you want to move here and you’re at all sensitive to sound, I would definitely consider the top floor.

I lived here for 2.5 years. In that time I did not have a single complaint or incident with the management and the living experience was excellent. The staff is friendly, maintenance activities are done promptly and professionally, and everyone genuinely cares about the quality of this establishment. The pool is excellent, gym is well maintained, and the grounds are always well kept. 5/5 would recommend to anyone living in or moving to Austin.

Ive lived here for a little over 6 months and I honestly don’t even know where to start. I don’t know if it’s Kairo’s corporate culture or just this specific team, but whatever it is, they’re absolutely killing it here. The management office staff is amazing, super quick and responsive anytime something comes up. I have to give a special shoutout to Angel and Melissa, they’ve been so attentive to any issues I’ve had, no matter how small or random (like the time I asked where the garbage disposal switch was). They always have an answer, and they make things so easy. Seriously, I can’t praise them enough, they’re either really well-trained or just naturally that good at their jobs.The maintenance team is also on point. Anytime I’ve submitted a request, it’s handled fast and professionally. And the cleaning staff is incredible. Every week I see them making sure this place stays spotless. I’ve never seen the hallways or common areas looking anything but clean, if there’s ever a mess, it’s gone almost immediately.You can tell the whole team at The Guthrie takes pride in their work, and it makes such a difference. If anyone from Kairo is reading this, please give this entire team a hefty raise... they’ve earned it. It’s easy to see why this place has so many great reviews. It’s truly a hidden gem on the East Side.If I had to complain about anything, it’s the train that rolls through at night blasting its horn, but that’s out of anyone’s control. Honestly, it feels like the team here works extra hard to make up for that train lol. They’ve made living here such a great experience.

You quite literally cannot get a better management team, property and residents than the Guthrie within Austin. This review is long overdue, but if youre looking to make the move to the Guthrie, I highly recommend it. Youd be better off trusting someone whos lived here for over 2.5 years. Sure, as with every apartment, there are minute inconveniences, but theyre nothing more than that, just inconveniences. Key shoutout to the maintenance team for being on-point.Location-wise, the Guthrie truly has everything at arms length. My favorite part is the grocery store down the street, Native Grocery that has an amazing selection of wine and snacks. Plus, they have a kitchen that makes solid breakfast tacos and Mediterranean food. HEB too is close by and so are some amazing spots like Kinda Tropical, Dainty Dillo and more. Plus, its extremely close to downtown or west 6th, depending of whats more your vibe.All this said, I highly, highly recommend the Guthrie. The only thing that I wish was better is the gym (could use a smith machine) and carpet in the bedrooms (boo). Other than that, you truly cannot beat the Guthrie based on price, location and convenience.

I have recently moved into the Guthrie but have already been blown away by their customer service and attentiveness. Any issue or concern I have had has been swiftly dealt with in a positive way. Valerie, the community director, is very reachable and responsive which has been a refreshing change compared to other luxury complexes I’ve lived in. I have not gotten a chance to attend any events, but I know they throw them often.Pre-move in was very seamless. I liked how I had the option to sign and pay before my move in appointment so it was very quick. The check lists provided for applying and pre-move in actions were very helpful. I was not able to see the unit layout I applied to before moving in, but I was given a virtual tour as well as pictures to help me plan my move. The staff went above and beyond helping me figure out the best path from the elevators to my unit.Anytime I have called or emailed, the staff has been very responsive. I appreciate the community aspect on the resident app as well as the ability to give guests access to the building.A perk I was unaware of is their partnership with spruce, so it is nice to have the option for them to clean my apartment without me having to be there to let them in.The complex is also very quiet in a wonderful location. Overall, I am happy I made the move to the Guthrie!

I am pleased with The Guthrie. It is close to central Austin yet not too close to the chaos of downtown. This location is secondary to none and I love having walking access around the neighborhood. I have toured The Guthrie and had a very pleasant experience. When you drive up, there is plenty of parking which I have found to be a bit problematic when looking at apartments in the nearby area, specifically downtown. The office smells great, and the staff was very helpful in answering all of my questions and the A3 floor plan they showed me was great. I’m still on my search, but this is definitely at the top of the list!

I’ve lived at The Guthrie for about a year. There has been some turnover in the staff, but the overall upkeep of the property hasn’t been compromised. I utilize their coffee machine every morning, which is great, and in the pool area is really nice to be around when it’s warmer outside. Would definitely recommend this place to anybody wanting to be near, but far enough from the city.

I really enjoyed living here! Its super quiet, at least on the side opposite 7th Street. I feel like it takes me 10-15 minutes to get most places Im going, and the quick access to 183 is nice. The pool is nice, the gym is nice (real squat rack), the leasing office is helpful, and Ive never had any packages lost or anything. Theres a cute coffee/taco truck and plant store within walking distance. Also, maintenance is always super fast! I literally had someone show up within one hour of me making the request before. I wouldve stayed if I wasnt moving out of state for a job.Only Tradeoff: There is a large cargo train that runs right by the building, but it only comes at most a few nights a week, usually around 10:30 P. Anytime Ive heard it, Ive not been asleep, and I usually just like move on pretty quickly idk lol. I definitely have not seen this as a deal breaker. Overall, highly reccomend.

April 2024Updating now that Ive lived here for a year.The amenities are just as wonderful as when I moved in. Gym is large, clean, and top of the line; pool is clean and well managed, garden is beautiful (new furniture, grills work), and the common spaces are always great to use.Staff is friendly and reasonable.Maintenance are kind, respectful, responsive, and helpful.No major issues that are unique to any apartment complex. Sometimes the elevators are down, sometimes they have to shut off water for a few hours for maintenance, but overall, my stay has been very positive. The complex is kept very very clean by staff, which I appreciate very much. The only cleanliness issue comes from the tenants themselves (people letting their dogs pee inside the hallways, not picking up poop on the side of the road). These things are quickly cleaned by apartment staff, but of course I wish that tenants would clean those things themselves as common courtesy would dictate.April 2023I recently moved to The Guthrie after a couple of years of going to the gym behind it. So far, everything has been great. The leasing staff has been very helpful and communicative. Marisa was my main point of contact and kept me up to date on everything that was needed from me, and was very helpful with my move day-of. Jaron has also been helpful since Ive been here and a friendly face to see around the complex.The apartments themselves are beautiful and clean. The maintenance has been great and quick to respond to any requests.Definitely recommend this community so far.

I’ve had such a great experience living here the last year and just renewed for a second year. The leasing staff is always incredibly friendly and helpful. The building and grounds are well-designed and well-maintained. When things break, like the parking gate or mail room door, there is quick, clear communication that it’s being worked on. The community is pretty quiet, which I like, but team offers unique resident events and the pool is always busy on a hot summer weekend! It’s not the cheapest option out there but you get what you pay for and I have zero complaints.

I had an awesome experience while touring the Guthrie Apartments !! The landscaping was beautiful and the amenities were far beyond what I have seen in most apartment complexes . Marissa was definitely the best part of my experience she was so welcoming and professional ! If you ever want to tour the facility go directly to Marissa she will ensure that you find what you are looking for . Typically office staff can be rude and closed off but from the moment I walked in Marissa greeted me with a smile and made me feel like i was already at home .

I am relocating to Austin and took a tour here, and I have to say I was impressed. The apartments are lovely and updated with all the best modern features. The grounds are so nice and all the amenities are impeccable--exactly what Ive been looking for. The staff were super sweet and helpful and answered all my questions and took their time with me--I felt at ease there was no hard sell approach and they didnt rush me into signing anything or try to hurry me along. If you are looking for a great location and a really beautiful property, I would definitely check out the Guthrie!

Living at The Guthrie has so far been a great experience. The apartments are spacious and well kept, as are the communal areas and facilities. I was given a tour by Gilbert who addressed all my concerns with absolute professionalism. In fact, his demeanor was a big reason I chose to move into The Guthrie.On top of that: maintenance requests are actioned in a timely manner, there are community events twice a month - a great place to meet neighbors, the parcel room ensure deliveries are delivered, and the gym slaps.I also greatly appreciate the online portal for managing rent and service requests.Recently, a new management company has taken over which is ordinarily a cause for concern, however the transition has been smooth and my experience has remained outstanding. Would recommend/10.

I have been staying at The Guthrie for a month now, and I couldnt be happier with the choice. The service is excellent, and the staff is super helpful. There are many spaces where you can work from home comfortably outside the apartment. The common areas are clean, and there is a well-equipped gym. The other residents are friendly and welcoming. The Guthrie staff, as well as the residents, organize various activities where you can get to know your neighbors and have a great time. The system for receiving parcels and requesting maintenance is very simple and effective. I highly recommend The Guthrie if you are looking for a new living space in Austin!

Wow! I just had to come on here and say I’ve been searching for a few apartments around the area and I stopped here quickly for an in and out. The customer service here was incredible, especially Marisa! She was so helpful and informative and you could tell she really cared about her residents, both current and future. I’m still searching for the right new apartment for myself but this is definitely a high contender. I highly recommend checking them out.

I have now lived here for 3 years and through it all the office and staff has been beyond accommodating and helpful with any issues. One very notable moment was during the big freeze a few years ago. I was out of town and wanted to offer my apartment to a family member who was in town but did not have a key. My family member was without water or electricity in freezing temperatures in her own home so I along with the help of the office were able to get my family member into my apartment per my request while I was gone and offer shelter, warmth and water. This is just one of the many examples of how amazing they have been!

Ive always had great interactions with management, theyre always courteous and able to answer/resolve questions and issues within a reasonable amount of time.I went on a tour to refresh and check out units and have to say, Gilbert was absolutely amazing. My husband and I stayed at the Guest Suite in the Guthrie this weekend. The queen bed was perfectly comfortable; the bathroom was large and had towels, soap, shampoo and everything we needed. The fan cooled off the room and coordinated with the air conditioner to provide a comfortable suite for each night. There were no rooms adjacent to the guest suite, so there was no worry of having the Television on too loud. Next door was the Sky Lounge which was not in use while we were there. We were able to relax and enjoy our visit with our daughter and the beautiful pool. It was a blast and we hope to be back soon!

Recently relocated to Austin and amongst the 10+ apartment buildings I’ve lived in over the years, the Guthrie is by far my favorite home with the best office management team! Between the awesome courtyard/pool area, dog park, gym with Pelotons, friendly & responsive maintenance team, fun community events and 5 minute drive to East Austin bars/restaurants, it doesn’t get better. Any questions/requests I’ve ever had, Marisa from the front office always responds within the hour and always finds a way to take care of things so quickly! Highly recommend the building

This is my 2nd review of The Guthrie just because I can’t get over how much I love living here. I had a pretty big issue today and the staff handled it so quick and saved me so much stress. Not to mention the apartment is just beautiful with an amazing community. I’m probably the happiest resident here!!!

Since day one, The Guthrie has been an incredible home. Michael made it easy to experience the apartment virtually as I prepped for my cross-country move, and even slid some boxes that arrived early into my apartment for me so I had peace of mind everything was there. The apartments are gorgeous and the amenities of the building are second to none (my friends beg to chill at the pool and workout with me). It is also so close to restaurants, bars, and stores that I don’t have to go far to have fun. I cannot wait to continue living here next year!

I’ve lived at The Guthrie since it opened and absolutely love it here. The amenities are fantastic. Great pool, solid gym, and multiple areas to lounge or knock out some work from home. The residents are, for the most part, younger business professionals and there’s no notable issues here.The complex hosts community event that are always fun and allow you an opportunity to meet your neighbors.The staff at The Guthrie are by far some of the nicest people I’ve ever met. They are quick to greet you when you walk by, know you by name, always respond to emails or work orders in a timely manner. The maintenance staff here are all great and work hard to get work orders knocked out fast. Up front in the leasing office, Stephanie is always quick to get back to you with any questions. Ayana is always happy to help with anything and takes the time to get to know you. It feels like a little community here, unlike like some of the bigger apartment complexes around Austin. I don’t see myself leaving anytime soon.

If you are looking to get a quote or learn more about the property be sure to ask for Walter, he is great! Definitely recommend living here if you need to be close to downtown, service and amenities are all provided as advertised which is rare for apartments in downtown Austin.

I toured several apartments a few months ago and made an almost immediate decision on this one as soon as I toured the Guthrie. Marisa answered all my questions and broke down the benefits of the available units. She was extremely cheerful and candid, which I really appreciated as a lot of other leasing agents at other apartments were giving me sugar coated responses. Since living here I’ve truly enjoyed the community. The amenities are extremely well maintained and the dog park/community here is amazing. I would say the only con is the package room. If the lockers are full, the packages tend to pile up and it can be hard to locate your package sometimes. I will say they just recently opened the package room, so it’s pretty new, and I’m sure a good sorting system will be put in place soon!

The Guthrie has been an incredible experience so far. Ive lived in Austin for 8 years and have lived all over town. This location is tucked away from the bustle of 6th but just a few minutes drive from everything and super close to 183 for easy access. Gilbert was incredibly thoughtful & swift in getting me set up. He made the typically - arduous - process of applying, submitting and signing - a breeze. All of the team at the Guthrie has been very patient, kind, enthusiastic and helpful. Excited to be a part of this community.

My wife and I stayed in the guest apartment when visiting our daughter for her birthday and our anniversary. The apartment is nicely decorated and is very roomy. It felt more like a nice hotel room than an apartment.There was a microwave and keurig coffee maker in the room (there was also coffee provided). There is a good-sized mini fridge, a large LG LED smart TV connected to the AT&T cable service and there is WIFI in the room. There is also blow dryer in the bathroom for your hair.The pool is in the middle of a large courtyard with trees and sitting areas (with furniture). There are also several gas grills for use by anyone. Although we didnt have a chance to use them. I could tell the gym and club room were both very nice.The overall appearance of the property is very clean and well kept. We always look forward to our next visit.

Just resigned for another year because we LOVE this place. We have had nothing but good experiences here. Living at The Guthrie has been amazing! We have not had anything negative to say about the staff, apartment, maintenance or the amenities. We love how accommodating the complex is to dogs, they have a huge dog park that is always full of friendly pups and Michael and Ayana are always so friendly when we come by with our dog (he loves the attention and the treats). Anytime we have a maintenance issue it is handled very efficiently, although we have had very few requests.

You can tell she loves the community, building, co-works, and tenants. The Gutherie is lucky to have her!Apartment: The overall aesthetic is modern with personal touches such as a built in bookshelf near the entryway and high ceilings. We are looking for a 1br/1bth and this floorplan is hard to beat.Amenities: Out of all the apartments we have toured, this location has hands down the best amenities (pool, gym, office space, sky lounge, and more). They host monthly events, which if you are in need of building community, this would be the perfect fit.Location: We loved the location of this building in relation to our work, however the walkability to open green space, coffee shops, and bars is very limited.Overall, this is an incredible luxury apartment complex and a high contender for us to live.

From the moment I walked in it just felt right, having an indescribable “it” factor. The amenities are phenomenal, especially the courtyard and pool which you have to see to believe. The staff is friendly and helpful, and Mia was an all-star when it came answering all my questions, taking me on multiple tours, and making me feel at home even before I’ve moved in. Ive been a resident at The Guthrie since November 9, 2018. This is when most of the initial residents moved in as this is a new building. As of this writing, all of the important shared amenities are open. There are residential sections of the property that are still being completed. The fact that all of the shared amenities are open gives me confidence in the management company that owns The Guthrie.First, lets address The Guthrie staff. The leasing office and maintenance staff are great. Both are very responsive and vocalize their desire to keep this residence filled and smoothly functioning while satisfying the needs of renters. It is great to have such pleasant and communicative staff running the place. Their personal investment in the success of The Guthrie is evident in their approach to their work.The amenities are top notch. The pool and adjacent outside courtyard are beautiful and have especially nice barbeques, a comfortable gathering area with a fire pit and adequate deck furniture, additional tables and chairs for dining and entertaining, and two giant hammocks that are primo spots to relax. The barbeques are hard plumbed for gas and are really, really nice. The fitness room looks out towards the courtyard and is large, well ventilated and superbly outfitted with free weights and aerobic and weight machines. There is a planned spin room with Peloton stationary bikes that is nearing completion. The lounges are comfortable and nicely designed spaces to grab a cup of coffee, or to relax, socialize and entertain guests. The digital lounge has two available computer stations networked to a printer and a handsome, well lit meeting room. The building is nicely appointed and impressive. There is wi-fi available in the common areas. I know Im getting the most out of my monthly rent because these spaces are so accommodating and user friendly.Now for the best part-The location. Situated one mile north from the Ann and Roy Butler Hike and Bike Trail next to Lady Bird Lake AND one mile west from the Walnut Creek Bike Trail, this is a biking paradise. There is also a small and lovely park, Parque Zaragosa, nearby that is almost contiguous with the Boggy Creek Greenbelt. These are great resources for joggers, dog owners and pleasant walks for everyone else. The HEB is .3 mi from the residence and within easy walking distance. Hops and Grain Brewery is right around the corner from the HEB, and in the opposite direction, about .5 mi away, is Friends and Allies Brewery and Austin Eastciders Collaborative. There are innumerable food trucks withing walking distance and if walking isnt your cup of tea, it is quite easy to locate a scooter or electric bike to transport you to the many fun restaurants, food trucks, and bars on the East Side. Flitch coffee shop is literally one block away and a wonderful spot to hang out and enjoy your favorite cup of joe. The Guthrie is also within short walking distance to major East-West and North-South Cap Metro bus stops.Now for the downside. First, I am not being paid for this review, so I have every reason to be honest and forthright. So, here it is...There is no downside. I love this place, the staff, the location, and the feel of the neighborhood. I couldnt be happier with my choice to reside at The Guthrie.

Im really excited for this place to be ready for move in. Kayla was super helpful & polite, she showed me around & it looks really promising. Glad to see this area of town has gotten so much nicer than in years past. This is the perfect addition to a growing area. Really a big fan of the floor plans & amenities, as well as the prime location. Pumped to be moving into such a luxury spot!

EDIT: since first writing this review, theyve added a dog park and they replaced my washer/dryer combo with a real washer and dryer. The lease fiasco was still a giant pain thoughPros: location is great, shared spaces are very nice, I like that they have no weight/breed restrictions for dogsCons: no dog park, in unit appliances have not been up to par. We got stuck with a washer/dryer combo instead of a real washer and dryer which takes 4 hours to complete a TINY load of laundry, and often things are still not even dry by then. It has also broken twice in one week. And then our AC broke in the middle of the summer (they did fix it same day though). The most frustrating thing though was getting a lease to sign when we were moving in. We got approved and then... nothing. We asked several times when we would get an actual lease to sign and were told several times today or tomorrow and then no response from them until I reached to them AGAIN and got the same answer and still never received a lease to sign until almost a month after being approved. That made for a VERY stressful moving situation.
