I’ve had a great experience living in this apartment, and the maintenance team has been especially helpful. A day ago, I had an issue with my smoke detectors beeping repeatedly, and Bobby from maintenance promptly came to assist. He quickly identified the problem, replaced a defective smoke detector, and made sure everything was working properly before leaving. Bobby was professional, efficient, and genuinely kind and helpful. It’s great to know that the maintenance team is reliable and responsive when needed. Highly recommend this place!

Pros: The 704 was a pretty good complex on South Lamar that we lived in for a year and a half. The kitchen is beautiful and we enjoyed the look of the apartment. We struggled finding a similar apartment with as much cabinet space as the 704, so this was definitely a plus point for them. The gym was pretty great. My only issue was with the stair stepper, which they eventually replaced. The staff and manager were friendly and did what they were supposed to each time. The maintenance team was top notch. We really appreciated maintenance, who were so quick with each request. The facility is pretty secure. So secure that it almost feels like a fortress since you need a fob for everything. The location is prime if you want to truly experience Austin with most attractions within 20 minutes of the apartment. The apartment surroundings were kept relatively clean.Cons: The package room can be a mess. We ended up with a couple packages stolen during our time there (more towards the middle period of our lease). We dont have the experience to say this is resolved since we now circumvent deliveries here by using a UPS location. For those deliveries that we allowed to go directly to 704, we had no further issues and we have received them. If your apartment faces South Lamar, be prepared for a lot of noise. The apartment muffles some of it, but the noise just cant be helped due to location. I would choose a more interior facing apartment if you can because you cant hear this noise further in.Overall, we appreciate their accountability and treating residents with respect. After apartment shopping for a bit, we realize this quality is rare and they deserve some credit for having been a good spot to land for a year and some months.

I love my apartment and love the location and the convenience to get around. The office staff are friendly and helpful. The maintenance guys are wonderful and on top of everything. If there are delays, they communicate and let me know why and when. Everyone (office team and maintenance team) has gone above and beyond to help me and welcome me.Renting a place can come with challenges when you are surrounded by other renters who don’t care and treat rentals poorly. What makes a place stand out is how the team steps up to address these issues. In my experience, the management team and maintenance team are top notch!

She is seriously the best!!! The monthly community events that are hosted by the office are always nice to meet people that live here. A bonus is that the location is near so many different places.

The amenities are nice, and the walkability of the area is unbeatable. Every interaction I’ve had with a leasing agent has been decent, too.

Honestly love it here. the maintenance crew is awesome and i see them sometimes and always enjoy saying hello! the office staff has been super helpful and kind. they have helped me set up things and they really take that extra step to care for the tenets. the location is great too lots of food options, close to grocery stores and all sorts of shops

Here it is: I’m a natural feedback provider, regardless if it IS good, bad, or ugly.When it comes to renting from any property in America - as a tenant - you need to understand your property management or building isn’t JUST ran by one person, you will be dealing with a team of people.Miscommunication happens, 3rd party vendors do come in and out daily, and your staff/team on property ARE people and do have lives just like you. I think it’s only fair I make sure I state this clearly, before I provide my honest feedback.I moved into my unit a week after my interest peaked from walking in and touring the apt. My friend has lived in this property for 4 years, with no complaints. Found my space on a sublease, which was even better for me finically.The property itself - the building naturally is older about 12-18 years. I do wish the community owner would update/clean out the FULL HVAC system or replace it because of the property is older. Your HVAC in any space is the LUNGS of your home. Otherwise, lighting, maintenance work orders, parking, etc is always addressed with promptness, urgency, and next day. I love my maintenance guys and the team is reliable and been with the company a long time. I trust they would fix an emergency for me on my behalf if I ever needed it.My management team: when I first moved in they were hiring and moving around their team to new properties so that was challenging to navigate but they hired a whole new set of leasing agents, that’s ok, just lost my relationship built with my leasing agent is all, however, my property manager and community director has been fair, communicative, and Understanding to helping me out on things I need.Overall I give the property a 4 because I can’t say things are prefect, but I give a 4 for effort, efficiency, and consistency. I also do love my little studio space that feels safe and convenient for where I am located within the city

**update 7-6-2024. I have been moved in for about 3 weeks now and I absolutely love it here. I actually couldnt imagine loving it more. Its literally in the perfect location and everything seems to be taken well maintained. The gym has been shut down for a few days and my neighbors have warned me about the package situation, but so far I havent had to deal with that. If everything keeps going how it is now, I will always renew my lease. Will update if anything changes.I am signing my lease here today. I must admit, the application process has not been an easy one, to say the least. I am giving 5 stars though, because they were patient with my many emails concerning the move in process, and I want to stay optimistic about my move in this week. I suffer from anxiety, so any process like this, I kinda try and ask any and every single question I can think of; so, I do appreciate them at least trying to answer my concerns in that regard.However, I am pretty concerned about all these reviews on google and yelp about the break ins, theft, assaults, broken gates, etc. I get extremely important mail monthly regarding my health that I must have. The current apartment I live in, I have had one package stolen ( Amazon left at front door for some reason) over two years and it wasnt of much significance. Some of these reviews are very scary and concerning, but as I said before, I am super optimistic and going to give the 704 a shot. The location cant be beat in my opinion, so Im happy about that. I will 1000% update my review a few weeks after my move in and let anyone that sees this know how its going. I am excited though, and hopefully everything will work out swimmingly. I want to be glad I chose this location. Will update soon!

Been great so far all the leasing agents are very friendly especially Robert who I worked with the most. Also, the maintenance team here is fantastic had the pleasure of working with Sergio, and others they took care of my concerns almost immediately. They even have nice events for residents. Overall, wonderful experience and would recommend to others.

Just moved to The 704 last week and the experience has been great so far! Cynthia at the Leasing Office has been very helpful and sweet through the whole process - and made the move easy. We chose The 704 because of the area for a great price! So many things to do and so close to downtown! Staff is very friendly, covered parking is super nice, clean amenities, dog friendly, beautiful layout and appliances. We are excited to start the year here at The 704! :)

Today Sergio went above and beyond and transformed my shower; I asked for a simple re- calking and now my shower looks brand new. I don’t take for granted work ethic like this! Scott Sparks at the leasing office was absolutely fantastic! I recently signed on a lease and Scott went above and beyond, ensuring to email, call, and text any time there was an update on my application. He was quick to respond to my inquiries as well. He was very knowledgeable and researched and responded for any information that wasnt readily available.The maintenance team is also fantastic, they responded EXTREMELY quickly - I submitted a work order at 11pm on a Sunday and 9am Monday the maintenance guy was there and addressed every concern.Also of course the location is prime, and the complex itself is very secure.Very happy here!!

I have only lived here for a short time now but so far I am enjoying it. We had a minor maintenance issue and they fixed the issue within 24 hours. They are quick to answer any of our questions in the office. Our apartment is very nice and includes many accommodations. We have plenty of space in our bedrooms, living area, and kitchen. The apartment has a great location and is within walking distance of many restaurants and other businesses. I am very thankful that I chose The 704 apartments to live in.

Going on month 5 of living at the 704 and I love it! From my first visit I was lucky enough to tour my apartment with leasing assistant, Brycen! Friendly, honest, smart and understanding - he ensures you have all the info you need before signing the lease. It’s a huge treat working with a leasing professional that will brighten your day. Not only are the leasing assistants wonderful, the maintenance staff are also very quick, attentive and kind! A month ago, I woke up to the ceiling leaking in my bathroom. I called the 704 at 5AM and maintenance was at my apartment within 30 minutes. I feel safe and spoiled living here. Thank you to all of the wonderful staff that make this apartment feel like home.

I toured 20+ apartments before moving to Austin and most of them either looked sketchy, smelled weird, or had really bad reviews. Moving from a small town and being a woman, I had a million concerns that no apartment complex really addressed until I got to The 704. The property was clean, beautiful, and everyone was extremely helpful. no parking issues, love the gym, pool is cool, and feel welcomed. I highly recommend this property!Update 12/23 renewed my lease, love it here. Lindsey Louis is the best at the front desk. She is so easy to work with, very helpful, and always positive.

The leasing office is quite responsive (kudos to Kara especially) which already make this property different to a lot of apt homes. More importantly the maintenance team is super!!! Louie and Erik is super nice and responsive! Easy to communicate as well. Whether it is small fix’s such as loose nails or bigger ones such as broken sink, washer parts change, they fixed them right away or even if it takes time to have parts ready, they will keep you posted on the status and fix them for you. They are the best maintenance team I ever met and I really appreciate their work and help!

He was extremely thoughtful and considerate, and he even gave me a tour of the location and thoroughly showed me the amenities. On my move in, there were a few fixes and cleaning that needed to be made, and Bobby did them all for me immediately. I moved far from home and was initially nervous about my apartment, but meeting Bobby really helped me realize that I will be fine here.Leasing team:Kara was really courteous and helped me to see if the apartment would be a great home for me virtually! She went out of her way to answer any questions and make sure I had the resources that I needed. And the apartment ended up being exactly as she described.Thank you to the 704! Great place so far.

I’ve lived at the 704 for a couple years now and it’s been a great place to live. The apartment itself is in a great location (tons of places within walking distance) and has always been well-maintained. Anytime I submit a maintence request they are quick to get it taken care of within a day or two. The staff is super friendly and always ready to help with things. Each morning when I walk my dog they’re quick to say good morning. Overall a great place to live close to downtown.

Love living here, but what makes living here even better is the extremely helpful & prompt maintenance team. I want to give a special shout out to Bobby, he has absolutely exceeded my expectations for what a maintenance professional looks like. The second time my AC unit has broke down, he thoroughly explained everything that was wrong and even was able to make a call to have someone come and replace it the NEXT day because it was going to be hot in the upcoming weeks! It made me feel very taken care of and I really appreciated it. My blinds had also broke and he said he would come back later the same day to come get this taken care of as well. Bobby really cares for the residents and he is by far the best maintenance professional I’ve ever had.

I recently moved to Texas from California and this apartment is amazing. The amenities are very up to date, never closed and always kept very clean. The maintenance staff is very sweet and hard working. The leasing office is always trying to bring the community together by offering free breakfast or coffee or having contests like “ Pet of the Month”. I have already recommended this apartment to a friend who is also new to Texas and she loves it as well!

I dont even know where to start with how much I love this place. To be honest, I almost overlooked the 704 because the pictures dont do it justice.A coworker of mine who lives here suggested I check it out, so I toured with Lindsey and liked what I saw, but the floor plan I wanted wasnt available until a week after I wanted to move.Im beyond thrilled that I waited. Not only is my is apartment perfect, but the staff is lovely.Lindsey and Bryson have been fantastic. I dont know whats in the water here but most of the residents are super friendly and good looking so thats a bonus...lol.Moving to Austin by myself and working remotely, Im excited that the 704 is somewhat social and easy to meet people.The unbeatable location and top notch amenities are icing on the cake.Happy to refer you if you are considering living here. :)

The staff here at the 704 are incredible. From the first moment we walked in the door to tour the place until Bobby fixed a couple things in our apartment this afternoon, everyone has gone above and beyond to see that were comfortable and happy. The gym is top notch. The pools are luxurious. The roof terrace (which sadly is under construction for the next few weeks) is an absolute gem that far too few take advantage of. Our apartment is spacious yet cozy and decked out with all the modern amenities one could desire. Everyone in the office is so kind, friendly and helpful every time I interact with them. Finally, the maintenance crew is spectacular. Even when Ive placed a service request on a Saturday (like I did today), Bobby was at my door within hours to fix the issue with positive energy and the know-how to get the job done. It has been an easy and delightful experience living here so far. Id recommend this place to anyone looking for a place to live in Austin. Five Stars for sure!

Bobby and Louie for maintenance are great! They are so quick and responsive. Literally within an hour they’ll be available to fix or help, always so friendly and respectful when they enter the apartment.We just moved in and so far everything has been good in this prime location apartment. Everything is clean, amenities are nice, and staff has been helpful. The dog parks definitely need a refresher though, they are a bit run down with gravel and could use new grass.

Over the past few days, my sister and I have toured just about every luxury apartment in Austin from as North as The Domain area to as South as Downtown and Brycen was by far our absolute favorite leasing agent by miles. He was exceptionally professional and so so personable we felt welcomed not to just The 704 but to Austin!As for the complex, it’s not as flashy as some other complexes but what impressed us were the well-maintained units and quality finishes. The location is great with restaurants and stores within walking distance. Area seemed busy but units were quiet.

The maintenance people here are awesome. The apartments are generally in good shape so I haven’t needed maintenance all that often, but when I have needed them they are super quick to come by and are always so friendly and helpful. Bobby the maintenance man came by earlier and had my freezer light fixed in no time flat.It’s super nice (and rare as a renter) to live somewhere the staff care as much as I do about keeping my home in good condition. The grounds, gym, and pools are always kept nice. Community issues like the elevator breaking are dealt with quickly.The lack of convenient parking is not ideal if you live in Building C which is probably my only gripe about living here, but the location and everything else about this place makes up for it.

This review is mostly about the lead maintenance tech at The 704, Bobby, who never fails to go above and beyond for residents. Hes the most proactive maintenance tech Ive met (which says a lot given that I work in this industry), and cant say enough good things about his his positive attitude and willingness to help. He went out of his way to help with a few things during my move-out process, which was greatly appreciated. I would also say that the new property manager and team they have in place has made for an enjoyable living experience and Id recommend living here to anyone looking.

I highly recommend living at the 704! It has been my favorite apartment complex I have lived in, in Austin, TX! It has met all of my expectations, and still continues to. I feel super safe living at the 704 as well, which is something that is very important to me, living in a city. The location is unbeatable. Close to downtown and you have a ton of restaurants, bars and shops all around you.At the 704, the staff has been super accommodating, helpful and maintenance has been quick and responsive. The amenities are fantastic as well! There are two wonderful gyms with lots of options, two veyr large pools that are VERY well maintained, lounges to hang out with friends and grills as well, for socializing. When I moved here in February, I toured 4-5 apartments and they were all extremely nice. There were many layouts to choose from and we were able to go with a floor plan that perfectly fits out needs.The leasing office also tries to do events each month for appreciation of their residents! If you are looking for a place to live in Austin, I highly reccomend looking at the 704 as your home. :)

Bobby has been nothing but helpful since the second I moved in. Our disposal wasnt working on day 2 and within minutes of me requesting it to be fixed, Bobby walked up and got it fixed in 2 minutes. Ive loved my time at The 704. I enjoy being walking distance to so many great places like Easy Tiger, Lavaca Street Bar, Broken Spoke, and all the shops in the plaza next door. The location on S. Lamar is convenient to the major highways and downtown Austin. I love the large wrap around patio on my 2 bedroom apartment and the convenience of having 2 pools, the Zen pool is my favorite. I recommend living at The 704 for the great location and amenities offered to residents. The only negatives would be parking and the package room.

Finding an apartment at the 704 was certainly a rewarding experience, especially for folks moving from out of town with limited time and knowledge of the area. When we happened to drive by in our multi-day search, we didnt even realize that we had entered the leasing office before it was open. Lindsey didnt turn us away, but provided all of the information and personal tour to help us make a decision. While we were applying, she followed up with us extensively even while experiencing IT/web issues with the application process. All in all, from seeing the 704 at opening, we were fully approved by the end of the day. Which allowed us to return home earlier than we had planned. We really enjoyed the location of our apartment, the on site dog park, and the roof top lounge that overlooks Downtown Austin. There is also a nice gym that we used before the pandemic.The maintenance crew was awesome throughout the duration of our stay whether it was changing light bulbs or the water filter on our fridge. The leasing agents and managers were also extremely friendly and professional. Location, location, location! Love living here due to the complex’s proximity to parks, restaurants, and other fun things to do. In just a few minutes we can be downtown, on the hike and bike, or near any of the shopping in Sunset Valley. Being next to the Broken Spoke is another big plus.This complex takes care of its residents - we’ve been really happy with the maintenance, who are super responsive and friendly. They’ve also done some nice perks for the residents every so often, such as a free gelato day.The apartment pools are really nice. We’ve enjoyed using them during the summer and are glad to have well maintained grounds to enjoy. Overall, it’s been a good experience and is one of the better complexes we’ve lived in.

My rating is more like 4.5 stars. We love living here so far. We spent a lot of time scouting apartments in the south Lamar area before deciding on this one. Erick was our leasing agent and he went above and beyond in this process. We had seen a couple of apartments here but didnt like them 100% - but he was patient with us and specifically reached out to us when another opened up, knowing we may like it. A pleasure working with him! The apartment has great amenities and is at a fantastic location. Fair price for the size of the apartments and location. Only downside for which I deduct 0.5 stars is the parking especially in the building we live in (the separate building) which has a smaller lot. The spaces are incredibly narrow and fewer than the required. This makes parking a struggle, especially if you come home later in the night. The management tells us to park in the main garage, but that is quite a walk from this building. Other than that... Great place to live!

We have been here about 2 years and its been a great experience so far. We have had A/C issues that maintenance fixed right away. We enjoy all the amenities and fun places downstairs. My experience has been very positive with the apartment staff/ company. With other residents not so much... people leave trash in the room instead of putting it in the shoots. Maintenance picks up after theses people pretty quickly though. I cant speak to the parking to much as I pay for a spot but I see a lot of people just park like they own the whole parking garage and are not considerate of other people. Overall I would recommend this place, we look forward to finishing out our lease here and enjoying the pool until we buy our house!!

We have lived at the 704 since 2017 and we are sad to leave. The only reason we are leaving is because we bought a house. We found that the price is much more affordable vs other apartments in the areas with much better amenities and great services. The staff are wonderful and very helpful. They went above and beyond to help us break our lease when we got our housing opportunity out of no where. I truly feel that no other apartment would have been so understanding. I couldnt recommend this apartment any higher! If you are looking for a South Austin spot? This is it!! Great location! 2 pools. A gym and yoga/spin studio. I highly recommend leasing here!!

This community has served me well so far in the past 3 months. The front office is always kind and understanding, the building Im in seems well-kept, and any work requests get resolved within a day. Jesse has been especially accommodating - and heres how. We recently dropped broken glass down our disposal. This is not something that maintenance should be helping with, as it is our fault, but Jesse came to our rescue anyway. He resolved the problem we created and asked if we needed anything else at all while he was there. He made us go check our lightbulbs in every room to make sure he couldnt at least help us with that! Jesses attention and care is a good reflection of what it is like to live at the 704. Would definitely recommend this place to friends!

Door lock wasnt extending to fully close the door. Filed the service request around 1pm cst, and Bobby & Curtis arrived to resolve the problem by 3:45pm cst. The service was quick, efficient, and simple. No small talk. And the ticket could have remained open much longer since they didnt have a door knob replacement available (we figured grease is needed to fix the lock mechanism). So quick is an understatement - especially if you know the layout of the complex.Dont have a yelp account, so cant leave a review there. -AshThere are some real issues with 704 apartments, however when you address them, the management will do everything they can to resolve the issue and prevent it from happening. For instance there was a short spree of auto break ins, and immediately they released a community notice and got night security. This is AMAZING! If you have ever rented you know this type of response never happens, and it happened within a week...so it was quick too!Cons: parking is tight and limited. Theres reserved parking but spacing again is tight and additional cost. For building C, since the building is long, those who live farther from the leasing office has to walk literally a 2 blocks to their parked car. Its also the same for the trash shute. The elevators is one to a building, so again you have to walk far in building C for elevator use. The distance may be horrible for lazy people like myself, but even the most robust healthy at-prime person gets tired when moving furniture in or lugging their groceries in. Plus at the end of the day, the dragged feet i hear in the halls is more pronounced as they have to walk to their apartment. Some people resolve this with skateboards, scooters and dollys, but it is an annoyance.Pros: Amazing representatives that dont just rotate out after a year. Theyve been here for several years and when i asked, they plan to manage the property for several more years. They take pride in the property and u can see that with hallway fans, well kept up trash rooms, timely maintenance response, etc.. They also seem to show some consideratioon in placing the noisy residents versuses the professionals and quiet people...which is amazing. Because i think if people need loud music to relax then they ought to be able to without imposing it on their neighbors. Theres also great businesses around, such as dentistry, victory medical center, red porch, lavaca st bar and pub, kirby lane, wolly burgers, etc.. theyre all in walking distance. Uncommon objects moved in the neighborhood, so if thats not a sign of a good neighborhood, nothing is!Advise: wish they repaint and consider better parking garage policies. Would also like the security gate of the garage to close at all times and not left open for convenience - shortcuts for convenience sake is the cause for problems. We can wait a 30 seconds for it to open. Put active cameras at the gate to catch and prosecute those who tamper with the gate. But aside from that, its a great community to live in. They shuttle people to festivals, provide social events such as bagels and tacos most saturdays.Overall: great tightly secure community to live in. As a victim of domestic abuse or agoraphobia or a retiree or a young professional, this is a very safe place to be living. Its like the fort knox!

The 704 has the greatest community staff! Maria works so hard to keep everything looking tip top. She even let me know that there was a large cardboard box under my car that she removed before I drove out. Great job, as always, Maria!

I have never been happier anywhere in my life. My 2 children and I are at home here. The pool, gym, wet lounge, and the general sense of community are just some of the many reasons we will be here for a very long time!! Everything is very clean and secure. Parking is simple and plentiful. Play by the rules and you wont get towed. I love this place!Side note: The reviews on here are irritating because some of them are posted multiple times by friends and family members of the resident which isnt playing fair at all and the others probably could have been solved if they communicated with the office staff about their concerns.

I moved here in early May and have greatly enjoyed my living experience here. Incredibly friendly staff, any issue that comes up with the apartment is fixed very fast, great amenities like the pool, gym, and covered parking, extra discounts on businesses/restraunts, and overall great location. Not too far from downtown and South Lamar itself has plently of great bars and restaunts. Also close to all major highways making it easy to move around.
