    Im a contractor working at these Apartments at the moment. The outside of the apartments are moderate, but they are remodeling the inside of them and they are remarkable. The management staff is phenomenal, and very helpful. The manager is very nice and understanding. I had a very good experience working with this staff. I believe this would be a great place to live, but don’t just take my word for it. Look at the pictures and come stop bye.

    Initially we set up the appt online, super easy, then walked in and were warmly welcomed by 3 reps all so nice n courteous.. were shown 3 diff apts all nice, picked the one recently renovated almost 980 sqft on 1st floor for about $1200 w free reserved parking space. a great deal!

    I visited here a few weeks ago since I’m looking for another apartment to move into. I must say I was very impressed with this complex and the area. The staff was very polite and attentive and answered all of my questions in a friendly and timely manner! My agent Lillian is the best. She answered pretty much every question I was going to ask before I even asked them! I’m definitely going to try to move here when the time comes for me to apply!Update: I’m now a resident here and I’m very happy to be here! Everything’s excellent! So far no problems at all! I wish I could have moved here much sooner!

    It seems that the apartment management took close to heart my previous comment and as a result the situation at the complex has improved. They installed to us and to several other residents the A/C unit which saved us from the excruciating heat for the rest of the summer. They told us that that theyre going install a new A/C unit for the central A/C system during the winter. How effective it will be in summer remains to be seen. Meanwhile, the central A/C system provides a decent heating during current cold winter days.Theres less dog poop on the sidewalks, so it seems to be more enforcement of the issue.The only item that still needs to be enforced is to instruct the residents to not leave their trash outside for the duration of the whole weekends. There are trash dumpsters available nearby so they should make an effort to dispose their trash there and not leave it outside their apartments for several days.

    Since a month that I can no longer sleep in the apartment with my children, the AC is spoiled and they came to fix 2 air conditioners in the living room and in my childrens room but nothing in me my room and yet it is extremely hot so for that I moved to a friend when I heard that the ac was repaired. Frankly, Im not comfortable with this situation.

    I lived at Stratford House from November of 2019 to April 2021.Maintenance and the office staff were very friendly and accommodating. They responded to our needs quickly. I always enjoyed my interactions with them. The office renovation was awesome. They also included a business center and fitness room. The grounds were kept looking nice with new flowers and plants (José is a gem and so sweet!). The apartment was spacious with lots of storage. We lived in a 2bedroom, 2 bath. There was a ton of storage space. It was wonderful! It was also an upper corner unit so we had 2 balconies as well as 2 Juliet balconies. We loved the balconies and the apartment location. The neighbors were friendly. Having the bayou in walking distance was a major plus. I never felt unsafe at any time day or night in the complex.Parking was a bit of a problem. There aren’t a lot of overflow spots. I realize that when the apartments were built in the 60s (?) they probably didn’t need as much parking. Another thing I appreciated was I wasn’t charged for the covered parking spot we had. I know some other complexes charge you and have less open parking.We started finding German Roaches about 6 months after we moved in. There is a pest control service, but I had a chronic illness so didn’t want the chemicals sprayed in the apartment. We did use other methods of roach bait and tablets, etc. but it didn’t seem to get rid of them for long. I have a feeling that most apartment complexes have a problem to some degree since you have connected multiple living spaces. The roaches just move from one apartment to the next. I would encourage the residents to have their apartment sprayed at least monthly. The last night we were staying in the apartment, our catalytic converter was stolen. We were parked in our assigned spot and someone just came and took it overnight!I would be happy to live in a place with the awesome maintenance and office crew but, I would use the roach service. I would also suggest some additional lighting in the parking areas to deter theft.

    The new management install the gates all over the property and all the renovation inside the apartments are great. The maintenance and office staff are doing a great job.

    The lease agent Jorge is really welcoming and patient. Overall, the agents are always willing to help. My son and I feel safe at the apartment. I like the setting. The living space is comfortable. Nice parking space. A locker is available to protect our packages. The rent is affordable. ABT

    I came in looking for a 1 bedroom apt. Property is very big. I spoke with Nikki very nice woman she took very great care of my needs and the million questions I had. I can honestly say I was skeptical at first but she changed my thoughts. Her representation was awesome.

    The maintenance crewman came within a few hours of my repair request. He had to change out the valve for the faucet in my bathroom. It works perfectly now, no leaky faucet and i can turn it off without a wrench.

    I have lived here for over eight years. New owners are much better than the last. They have added security gates and much better outdoor lighting. As an older adult, I do enjoy peace and quiet. Unfortunately, some nosy tenants live here. They feel compelled to congregate outside, loud talking and laughing. Then there are the children. These apartments were not designed for children. There are no areas for them to play. Parents let them run wild, unattended, making all kinds of noise. Overall, I choose to stay. Great location.

    So, Ive been at these apartments for about 4 months and thought to give a review.I was very skeptical about these apartments being that I was moving from out of state. However, everyone in the office was very helpful. Making sure I was well informed. There was a little hiccup with viewing my room before my move-in date. But they allowed me to move in early, which I appreciated. I give it a 4 star due to minor inconveniences.The apartment are very nice, I did find that there were roaches as stated in previous reviews. But I got pest control to come in and it hasnt been an issue since. As far as the community goes, Ive never had issues. My area is really quiet. Its rare that Id actually hear people being loud. Which a lot of the time its because theyre in the pool. I love the trash valet A little inconvenient that it doesnt pick up on Friday and Saturday when most people are home. But thats just me. Anytime I needed anything fixed (Which was mostly the garbage disposal). They came within 2 days which was great. The gates makes me feel more secured in the community. And aside from the bugs outside, and some people dont pick up their dogs poop. Its been great. My electricity bill is great for my apartment size. I pay average about $68 for my one bed room, for electricity. (This doesnt include water, gas, and sewage and small fees) but Ive never paid more than 120 all together which is great! The community is great, the management is great. If it keeps up I might renew. Hope this helps.

    I have lived here 2 plus years. The community is quiet, grounds/pools well cared for, any maintenance issues I have encountered have been promptly address. The office staff is very helpful, and hands on. Since being here there have been minor issues (that the office has addressedimmediately) Just renewed my lease...its not where u live, but how u live!!

    I love my fully renovated unit .Mr. James is always on the money and ready to help! You get the option of luxury without the extreme luxury price! Real granite countertops and stainless steel appliances. The property is under new ownership and management which I love especially due to the upgrades on property. The area is lovely close to everything. The community is gated equipped with security cameras , quite with 24/7 security available. I have had minor discrepancies but nothing that couldn’t be fixed.     Stratford House current staff are tops as far as I am concerned. They truly care for the residents and call you by name when you come into the office. Any maintenance issues are quickly addressed by on-staff handymen. We had a broken faucet on Sunday morning and they responded within a half hour. The courtyards are landscaped and trimmed beautifully and are a joy to walk through. The pools are sparkling clean with comfortable lounge chairs on the decks. The laundry rooms are kept clean and air conditioned.Our apartment is spacious, which was important since we have a large sectional. Being close to the bayou is a huge plus. We walk there almost every night and feel safe while were out. The City of Houston has been working on the bayou path and it extends for miles. Its great for walking, jogging and biking.We love the staff and feel fortunate to be living at Stratford House.

    Pros: I rented a newly renovated apartment with vinyl plank floors, granite counters throughout the apartment, high end appliances and fixtures and so much closet space. I was on the ground floor so I had a nice sized fenced and locking lanai. My utilities were always really low, maybe about $100 a month for everything. Staff was nice. Maintenance was fast.Cons: My *reserved* parking spot was next to the office and the amazon hub, so everyone and their brother parked in, behind and every other way to block me in/out of my parking spot.The entire complex has been over run with crime. B&Es, car jackings, entire wheels stolen and vehicles left on rocks, mailboxes broken into...and thats during the day. A security company was hired, but theyre never around and it made things worse.

    I have been living here for a few years now. I absolutely appreciate and love the current staff. This is a nice area. Its clean and near everything. Close to the medical center and about a 10 minute drive to Galeria area. Complex is quiet. Security at night.Maintenance has been better as well. Nicely renovated units available.

    Update: The new management has done well. All of the points that i talked about below are now fixed. new gates, new patio lights, fresh blue color(not a fan of the blue), brand new LED parking lights, new laundry machines and, to top it all off, a security guard monitoring the property at night.Keep up the good work @Indus communities.This place is bad. To all the international students I say this - Stay the hell away from this place . You will see some kind of crime happening (theft,gunshots,stabbing) at-least 2-3 times in a month. This is a non-gated community . Things are scary down here especially after sunset, property has serious lightning problem every other light fixture is broken. Please look around other properties near holly hall street and if you insist on staying here just because you have some friends, look at the property which is next to Stratford House apartments which has improved drastically in past 2 months and became a gated community. Oh and I almost forgot about the roaches, and trash seen around the property both of the things are here in ample amount.

    Nice place to live but they need to do a better job of upkeep of the mailboxes. Also, theres no recycling. I take my plastic and aluminum containers to work for recycling.

    I have lived at Stratford House for about a year now and I love it! The apartment was nice when I moved in, maintenance is AWESOME (thanks to the head guy Salvador) and the property is always clean. I had been waiting on a particular thing to be done in my apartment with the old manager, and it never got done but the new girl Tyler, who is the temporary manager fixed it VERY QUICKLY. I’m so happy that I didn’t let the negative reviews keep me from living here.

    I have lived in my apartment for about 8 months now. Its my first apartment ever and I love it. When I first moved in there were a few tiny roaches, and when I let the front office know they fixed it immediately and I havent seen one since. Its defiently an older apartment, and can be noisy at times due to traffic outside but for what its worth I think its a great deal! And the grounds are always clean! Im happy that my first apartment experience is here.

    I have been a long time resident of Stratford House (>3 years) and I have been pretty happy with this apartment complex. This apartment complex is a pretty secure neighborhood around Medical center, and I have never had any security concerns since I moved here. Plus, its right by the Bayou so you catch the trail right across the street if you wanna bike/run. If you work/go to a school in medical center, you can catch buses right across the street. The apartments and parking spots (covered carports) are located at a decent height above the street so it floods a lot lesser (or not at all) than outside despite being right off of Bayou. The rent is decent for the apartments. Maintenance requests are addressed pretty promptly, though they can still do better than what it is right now.That being said, like any other apartment complex, there are certain problems with this apartment complex too. Roaches can get a bit problemmatic during summer. But you can always control it by keeping your apartment clean and with periodic pest control. Though it wont eliminate roaches, but it will get a lot less bothersome. Roaches make my skin crawl, but given the fact that this apartment complex gives me so much more peace of mind compared to previous apartments I have lived in around the medical center, I dont mind putting more than normal amount of effort in keeping my apartment cleaner. I plan to continue to stay here unless they increase their rent ridiculously higher.

    We like living at Stratford house! All of the girls in the office are so sweet and nice and really take pride in their jobs. Maintenance could be a little better and the construction from Harvey is annoying. Overall, my husband and I are happy with where we live and we even met the new Manager and she’s trying her hardest to make this place great. Maria is the nicest person ever and I can tell they all want to make sure this place is clean because I see everyone including the manager walking out and about, picking up trash, and sometimes cleaning Apartments!It’s a real team effort here and that’s what we like to see.

    I only give this place 4 stars and not 5 because of the fact that even though the staff is super friendly they were hard to reach at times.
