    We’ve lived here for almost 5 years and we don’t want to leave! No place is perfect but we’ve had a very good experience here the past 5 years. The staff is kind, maintenance is quick (usually within an hour or two within requesting), the grounds and amenities have regular maintenance, and it’s extremely pet friendly! The garage space is an awesome and much needed perk as well! Only 5-10 min away from everything down Ralph Hall and only 1 min away from the I-30 highway.

    I submitted a maintenance request over Labor Day weekend with medium urgency so was not expecting to hear anything until Tuesday. The garbage disposal not functional.Well Rick (don’t know spelling of his name) came by early Tuesday and simply needed a key to turn it on from beneath unit. He left me a key if it happened againHe was professional and friendly and we are very happy here after exactly one week. Office staff has always provided stellar service!!Nice quiet neighborhood, kind neighbors, great apartment for our needs. So far very happy!!!

    Sixteen50 is well-maintained, with beautiful landscaping and clean common areas.     Moved in 2 months ago after getting recommendations from others who had lived here. A friend did a virtual walk through with the assistance of the leasing agent. The apartment is very spacious and was clean top to bottom. The property services are wonderful; very prompt and easy to communicate with. I’m glad I listened to the good reviews and moved here.

    Office personal are extremely professional, helpful and kind. The grounds and apartments are kept up clean and in excellent condition. I have always felt safe. I have lived here for 3 years and every time I submitted a maintenance request, they came the same day to fix the issue. Cannot say enough how wonderful it is to live here.

    At 12:15am last night, I managed to lock myself out of my apartment with the deadbolt on the front door but thanks to the wonderful folks responding very quickly to my middle of the night calls, I was able to get back in and take care of my dog.     I have lived here coming on two years and this is such an excellent place to live. My favorite things about living here are the gym, the pool area, the secluded park with a beautiful water fountain. Residents take walks here, (I occasionally jog there too) and kids have a safe place to play cause there is a play area for them at the park as well as a dog park.The staff is very responsive, reachable and super helpful.It takes under 5 minutes to get to costco from here, HEB is coming soon and will also be under 5 minutes to get to, not to mention other cool grocery stores and restaurants.So far I have loved living here.

    I fell in love with the Sixteen50 community the first time visiting for a tour. Denise was so personable and excited to answer all questions I had about anything. Not to mention, my toddler son took a liking to her almost immediately. I knew it was going to be perfect for our new move and refresh in life. It just feels like home. We LOVE it here. From the fishing pond (the best for making new memories with my son) to the gym, the play ground, and pool. It’s amazing! Highly recommend this center for comfortable living. And always shouting out to Denise for being so welcoming and comforting!

    Im moving into the sisteen50 at Lake Hubbard in the beginning of august and I couldn’t be any happier with my decision. From the very beginning, the management team was incredibly helpful and supportive throughout the approval process. They made everything smooth and stress-free, answering all my questions promptly and thoroughly. I specially want to shout out (Dennise) the leasing agent she has VERY good customer service she made us feel comfortable asking all the questions we had and was very patience with us.The apartment itself is fantastic. The location is perfect, with easy access to public transportation, shops, and restaurants. The amenities are top-notch, including a well-equipped gym, a beautiful pool, and cozy common areas. My unit is spacious, well-maintained, and has all the modern features I was looking for.

    Resided at Sixteen50 for almost 5 years.I leased the 2 bedroom Condo with full downstairs garage. Staff are amazing helpful and accommodating .The grounds are beautiful, has a pond Vollyball Court Spa Hot Tub huge swimming pool weight room, well kept dog park. Many residents have been there a long time and I miss them.Would return to Sixteen50 in a heartbeat if I needed to lease again.

    Just had the pleasure of meeting Denise while she was out walking her pups. My whole family had gotten the opportunity to meet her already but I had yet to have the chance. I was not surprised one bit when she called me by name (based on my family’s interactions with her) without ever meeting her in person. She was beyond kind and had the ability to recall details about my family that only a person who cared could! You could tell she’s passionate about what she does. This place—as she said herself— “is magic”!

    Absolute best apartment property in Rockwall (other than their sister property). Beautiful and meticulously clean, great office staff (Thank you, Denise!), responsive maintenance crew. Fitness center as good or better than any commercial club. Ample parking for guests in the front lot.Any negative review should be regarded as someone who was a problem tenant; gives me a new perspective regarding ratings for anything.Returning next November!! Can’t. Wait.

    I lived here for a little over 2 years and loved it. Only moved because we needed to be closer to a job. You can get a lot more here than other complexes in Rockwall for pretty much the same rent cost. All the staff are friendly and took care of anything that came up. The walking path and dog park was great for my dog and we will miss that. The gym is also amazing for an apartment complex and pool was great in the summers. I will miss living here!

    I have enjoyed my stay so far!! Everyone in the office is really friendly and helpful. They were very upfront about everything like the parking..I knew how it was going to be when I moved here but its not really been a big issue. I love the set up of my apartment, I have a 2 bedroom and 2 bath. They have no problems with doggies and kitties. It is a little pricey but like some other post you get what you pay for. I love having a garage. As soon as you tell them you have a problem with the apartment they fix it right away...Its a nice quite community and it is well maintained. I recommended it all the time to people. I have stayed in several apartment over the years and this is the best one I have every stayed at.

    We are selling our home in Houston, buying a new construction home in McLendon-Chisholm and needed a place to call home for a year. We viewed other properties and we were excited to find Sixteen50! From the moment we walked in we knew this was the place. Denise was warm, welcoming and shared with us all of the benefits of the property. We toured apartment homes and were excited to learn that garages were included. We shared the fact that we have a dog, a grandmother, and an upcoming knee replacement and she recommended the perfect spot for us on the property. I appreciated this because it showed that she listened and really cared about the needs of our family. So far any requests that I have had have been answered promptly and I appreciate that the staff follows up to ensure resolution.

    Sixteen50 is the perfect place to live! We have lived here for two years and have loved every minute! The apartments are beautiful! They have great floor plans and small details that make it look exquisite! Even one car garages are spacious and there is plenty of room for parking! The office and maintenance staff are exceptional! All maintenance needs are met quickly and accurately. All the staff are extremely helpful and friendly, especially Denise and Kayla. Denise and Kayla never make you feel like they are too busy to help and go out of their way to make sure you have everything you need. Sixteen50 has multiple beautiful amenities, to include a gorgeous pool with waterfall, sauna, steam room, hot tub, large gym, sand volley ball, running trail, catch and release pond and a huge dog park! Sixteen50 is extremely animal friendly. The dog park includes two parts, both with equipment, shaded areas and water! Everyone in the community is very quiet and respectful of personal space. The community is clean, well kept, and overall the perfect place to live! We love Sixteeen50!

    I recommend these apartments. We have been here for about 6 months. We plan on being here a few more. We are here waiting for a new house to be built. I wasnt a fan of moving into an apartment because we came from a house. We didnt have many choices because we sold and had to get out. This place has been perfect for us. We have a 3 bedroom/2 car garage. The garage allows us to store our stuff, so no need to pay for a storage unit. I have had perfect service from the staff. I have talked to Mandi a few times and she is wonderful. Everyone is very nice and helpful. We have had only one small repair, it was fixed the same day and the guy was very nice. I believe that a few of the staff members live here as well. That is good because they see what is happening around the property. When something needs to be addressed on the property, it is dealt with quickly. We use the walking trails, the playground and even the pond for fishing. Parking can be a bit of an issue if your guests dont want to park up front but that was because of the design of the property. I dont blame the staff for the lack of parking spots near the apartments. Its not that far and its not a big deal. The noise is normal for an apartment complex. I expect some level of noise from neighbors and the roads. Its an apartment, you are going to hear your neighbors. I dont find the noise to be excessive. I dont like that the only tv option is directv. I was surprised about that when we moved in. Our stay here is only temporary but if I was looking for a permanent apartment, I would live here. I plan on writing a final review after we move out as well.

    My husband and I were victims of hurricane Harvey and had no where to live until we stumbled upon an ad for Sixteen fifty and decided to go see them. Keep in mind this was a late Sunday afternoon when we decided to visit. We were greeted pleasantly by Denise and she was more than willing to show us around. We instantly fell in love and knew this would be home! The ladies in the office made the tough time for us bareable. We have now been here 4 months and couldnt be happier. We are so happy with the place we hope to upgrade to a larger apartment soon! The apartments are beautifully maintained. The grounds are fantastically kept.. We love the incredible bark park,which has been recently upgraded with obtacle course for them.

    I have lived at Orion Lake Ray Hubbard for over a year now and I absolutely love it! I read the other reviews and I have to disagree with several things. Far as internet, I have high speed through DirecPath which also provides my cable. I have never had an issue with either and currently get 20mbps. I pay around $95 for both services. My first apartment was located next to the highway and the leasing office warned me about traffic noise in that location. Does that issue reflect poorly on the community, I personally do not think so. Move Out Charges. When I transferred, I was charged for painting. I DID read my community policies before I signed and it clearly states if you live there for a short time, you would be responsible. I did pay for a pet treatment and a final water bill. I cleaned my apartment very good before turning in keys and had no other issues. A lot of the other reviews sound like people who did not read anything before signing. They should be mad and themselves instead of the poor girls in the office. Shame on you. My a/c has broke one time. They came out at 4am and fixed it for me. I guess I was lucky it was such an easy fix.I do love it here! Is the price higher than most, YES. It is worth it to me and several other people that I have had the pleasure meeting. No other community had an attached garage or good walking areas for my dog. I attend the FREE events they hold a few times a month. I save money by using their amazing fitness center and walking trail! Everyone is complaining about the price, but yet you knew the price before you leased. YOU made that decision. Sounds like you left your apartment nasty dirty therefore got charged for it. Now you are complaining about everything you can.If you can afford to live here, you will love it! It truly is a great place to live!

    They do try their best to fix issues promptly and have dealt with my rude behavior in a calm demeanor while attempting to satisfy a tenant, I will say there has been one ongoing issue that hasnt been resolved but definitely is being managed in the most cost effective way. The staff is as nice as can be to your face, great community, and the apartments are decent.

The front office girls are so nice and the apartments are awesome! We originally had a 1 bed, but now we are getting a 2 bed. Its huge! We could not be more excited to live here again :)

    Honestly nothing but good experiences here. The apartments are nice with up to date appliances. There are no hidden expenses, What they told me I would pay a month including water and trash are usually within a few bucks. The office staff are very friendly and care about your time here. It is a friendly and quiet community.

    Based on my experience with this property I received great and quick service even when something was needed for repair. The Management team works well with you and are really friendly.
