Ive been living here for almost 5yrs now, and its the best place Ive ever stayed at! The Maintenance is ACTUALLY competent and responsive. And the management team (Kimberlys) property management specifically (youll know her when you meet her) are AWESOME! If theres anything you need, they are right there doing everything they can to work with you! They are also very attentive, if theres something going on, they are very quick to try and remedy. I dont think Ill live anywhere else until I buy a house!

I have renewed my lease here 3 times now!!! The floor plans are nice and unique, make me feel like home with a cozy layout and remodeled kitchen. I am grateful to Kimberly for her professional management, and to Janni who is very friendly and kind every time I need any help from their office. Maintenance team is the best, they are fast and friendly, especial thanks to Mr Eduardo who is a hard worker.I like the way they keep the community safe, clean and enjoyable.Highly recommend this apartment community !

Highly recommended. I lived in this complex for about 13 months and I can definitely say this was the best office staff out of any place I have ever rented! Darius and the ladies up front were always super fast with their communication whenever we had an issue and always helped us resolve everything. They have also went through and upgraded the property of the year I was there. They cleaned up lot of areas and laid fresh grass. The place is much cleaner than when I first started renting. All in all I think the price is fair the staff is there to help with whatever you need! 10/10 recommend

I’ve lived at Settler’s Ridge for over a year and I wanted to leave a review because of some of the negative reviews I was seeing. I’ve been in Austin for 10 years and have never stayed in an apartment with more responsive maintenance and office staff than at Settler’s Ridge. Their gym is is huge and updated. The apartment interiors have recently been updated. Rent prices and fees have been very reasonable. The pool is always clean and ready to go.My only complaint is parking but recently they implemented online registration for visitors which helps keep prevent your visitors from being towed.Overall, it’s been a great experience at Settler’s Ridge and it seems like they are continually improving.

Update 9/8/2022: Kitchen was fixed and since then, everything has been great. I would definitely recommend checking out this property if its within your budget.Moved in February 2021. Winter storm hit and our kitchen ceiling required to be demolished due to water leaking through the ceiling.It is now June 2021. After three emails and repeated calls to have our kitchen fixed - as we dont even have a light fixture and fire alarm anymore. Absolutely nothing has happened. Weve been washing dishes and making meals in the dark.Yet if we even miss a day of rent, for example, I missed to update additional auto pay for covered parking ($35 dollars). I IMMEDIATELY get notice.Why can I not hold back my rent until our kitchen is fixed? Since we are paying full rent, it appears to me that Management has NO incentive to repair.Aside from that, the management team is friendly over the phone, and maintenance staff are friendly and visibly upset to see our kitchen still needing work.

Lived there from early 2019 to mid 2024. 5 years total. If you would like a complete overview of this place, please read on.We ended up in Austin due to a final military move. Our hotel sucked really bad, I called and they said come on down literally right then and there. The very next day they were able to get us in an apartment. WOW. We had the pleasure of having Kimberly help us, she is a treasure to that place.At first glance, the apartments felt like a luxury resort, everything was beautiful. Location was perfect to everything. Stores, hiking trails, activities etc. Everything was quiet and family friendly. Staff was incredible, our first 2 years living there truly felt almost like a paradise. They also had fitness classes, security guards at night, it really was a gem.Brittany left but most importantly...Kimberly left... (This is crucial Ill mention why shortly)Once that happen, things started to decline rapidly. The place started to fall apart little by little. Thefts, late night parties, roaches and a handful more problems.HOWEVER, when the winter storm came and all the water and electricity shut down, ALL OF THE STAFF at Settlers Ridge tried helping out. I was actually surprised at how much they did to help us get by, so very thankful for that.The old staff we knew had all left, but at the very least those they trained were still as courteous and friendly as ever, Darius and Oliver were extremely pleasant. They made you feel very welcomed, respected and heard.The reason I make mention of their staff is because I saw an ex employee trashing the Settlers Ridges staff on the reviews. Me and wife had numerous interactions with this individual, and let me tell you, she treated that job as a side job. Beyond rude and disrespectful. Not sure about you, but if I live there and I pay to live there, why should I have to come home to someone smacking their lips at every request such as getting a package only to have her not look, just sit in the back and wait for time to pass? Yes that did happen on multiple occasions.One thing Settlers Ridge has always done right is keep staff that is extremely hospitable and friendly, so I can see why they terminated her.As we get to 2023, all the apartments are remodeled and it all looks beautiful from the outside. Problems are increasingly worse though. Mainly because there seemed to be no passionate leadership. Theres trash everywhere, the pool had drunken parties from people that didnt live there low class neighbors that would steal packages (we caught them on our Ring app.)When the apartments I knew as paradise had become hell and we were fed up with it....It was 2024 and then KIMBERLY COMES BACK!People dont understand how amazing she is as a community manager. She has successfully been restoring Settlers Ridge to what it once was.Upholding community rules and guidelines. Making sure people are not coming in from other neighborhoods to throw pool parties. Making sure neighbors are being good neighbors and not blasting music 2 in the morning.She has single handedly turned Settlers Ridge around. Frank, the maintenance supervisor is such an incredible guy. He has that good old southern courtesy, incredibly kind to my children. All of the maintenance there has gone above and beyond to make sure everything is squared away.Would I recommend Settlers Ridge?YES! I absolutely would. Ive lived in so many places, Settlers Ridge has so many great things. The gym is one of the best Ive seen even in commercial gyms. Their pool is incredibly nice, perfectly located and so much more.Settlers Ridge became a home to us. I saw my son learn to walk there, I saw my daughter learn to ride a bike there. Their amenities are incredible and better than any of the apartments around them.But what has stood out more is the staff that they have hired there. Theres nothing like the feeling of being welcomed. Which they did and overachieved. Thank you Kimberly and staff for making this a home for us.

Ive been living at Settlers Ridge for almost a year now, and its a wonderful community. The office staff is very friendly, knowledgeable, and eager to help, and the maintenance team has always been prompt and efficient. I feel safe here, even when coming home late at night, and the location is great; commuting downtown and back is a breeze. My apartment is beautiful, and with its large windows, it gets lots of natural light during the day. Even though there is a subflooring issue in the apartment above, the entire team has been very helpful and proactive in finding a solution and getting it repaired. My only other issue has been a shortage of parking late at night. Otherwise, I have only positive things to say about living here!

My family and I love living here. The front office employees has been so kind, loving just amazing and very understanding. Ms. Kimberly has been a big blessing and my family and I are very thankful for having her and working with her during the beginning of our stay here. When I say that anything that’s gone on in our apartment the front office is quick to make sure that everything is getting taking care of. We truly appreciate all the help we have gotten over the pass year of living here.

My fiancé and I just moved in about 2 weeks ago, but because of our credit not being so great, the process of getting to call this place home took longer than it may for others. The staff were all so sweet and understanding and worked with us in many ways. Kimberly was who we dealt with the most and she made this process so much more enjoyable and was warm and welcoming every time we spoke with her. I highly recommend living here, not just for the great staff but also because the grounds are well maintained, the apartments are beautiful and clean and the location is perfect! I am so excited for our adventures here in Austin to begin and to know we have a safe a beautiful place to call home!

We have lived at Settlers Ridge going on 3 years and I had to write a review after seeing some of the others.Never have had any issues with guest parking if they read the sign right where they park that says to register every 24 hours. Plenty of parking for the residents. Office staff and maintenance crew have been nothing but amazing and also very prompt to any issues. Only issue I have really had is maybe a light bulb lol

I visited 6 other apartment complexes before applying at Settlers Ridge, and I am very much happy with my decision. Kimberly was very helpful and courteous throughout the entire leasing process. After moving in, I found that everything was in working order and the room was clean. After my first month of living here, I still have no complaints.

I have lived here for a little over a year now. Over that year, I have had zero complaints with the complex as a whole. The staff is always super helpful. Kim is super helpful with everything and also has good jokes. Micayla always has a positive attitude and cute baby pictures. Valerie is always super excited to help out with anything and everything that she can and makes great brownies. Not to mention that the manager, Brittany is super helpful with any issue and always has a smile on her face. All in all a great living experience.

I am a current renter and I have to say that I have enjoyed living here since the day I moved in. Not only is the apartment nice it has a sort of cozyness and comfortable feel. Especially now for the holidays my family and I stay warm by our beautiful fire place. I also feel safe knowing security is always around and the neighbors around me are great. I spend a lot of time outside and I use some of the amenities here they are awesome. At the club house the staff there is amazing! Kimberly, Makayla, Brittany and Jade are so kind and helpful and they make sure to attend whatever you need. They make you feel at home and can become amazing friends. I highly recommend them! As well as the maintenance here they will fix anything you need! They are fast and make everything so much easier! I absolutely love living in Settlers Ridge I wouldnt have it any other way!

I moved to Austin from Maryland about 8 months ago, and I have to say I couldn’t have picked a better community to lay roots down. I worked with Kimberly from Maryland, and she couldn’t have been a bigger help from day one. She is very helpful, friendly and knowledgeable. She made it such a smooth transition for me, especially not knowing anyone in Austin. I couldn’t be more grateful! She goes above and beyond, even offering to staying late to meet with me. I love my place and if I have any issues I call on her and they are immediately resolved. I find this place to be more than “a place to live”, I feel like it’s “home” and met a good friend in the process!

*see update below for status as of 10/18*Feb 17 (3 stars previously) Been here about 6 months now.I wouldnt label this place luxury, as they say online.It does have a basketball court, and a pretty decent fitness center, a lighted mail area, pool and hot tub. However that seems pretty standard for the area. Not many places around here dont have those things.Its a little irritating to have a vallet trash service for $25 a month and you cant throw out trash on weekends. Not to mention people leaving bags outside the bin causes the concrete to stain and look bad and overall apperences go down.Management is quick to help with problems, working overnights the maintenence crews have worked around my schedule and to not disturb my sleep and Im really great full for that.My biggest complaints are the fact that my apartment had roaches from before we even moved in, and we still experience some occasionally. Management was fast at helping, but I feel the pest control company they use really sucks and doesnt know what theyre doing especially when they cannot answer what chemicals theyre using and if its safe for our pets in the apartment. We ended up buying our own stuff and see one a week or two now.Parking at night is a nightmare. Good luck if you come home after 10. We have to pay for a parking spot, and even then theres been a couple times someone else has parked there and unfortunately management wont do anything about it but tell them not to do it. Well if they dont live here they cant tell them that... and it makes it useless to pay for a spot.I also am very concerned about how this is supposed to be a gated community, but the gate has been open almost every single month since moving in. Ive only seen it working 2 weeks out of the entire time Ive been here. Its majorly concerning, especially when you get 2 emails in one month regarding safety. No wonder when just anyone can drive in. Honestly the reason the review is low is mostly this problem. This will also be a huge factor when deciding if I want to release or move elsewhere with a working gate. I understand that these gates are not meant to be running constantly and are prone to break when done so, but at least closing them after office hours would help.This place isnt a bad place to live, but I dont feel its all its made out to be. If things change Ill be willing to edit the review to reflect it. But as of right now this is my opinion.October 18So, the gates have been working most times. Occasionally they still break, but its nothing like it was before. They actually work, and when they break it is maybe a couple days before they get running a bit.The office staff has changed a little bit since when I moved in, and all the ladies are wonderful, remember names and apartments when you come down in most cases.The laundry system has been updated a bit where you can update your card in the facility now instead of only at the office.Theyve added a security crew, and have restricted parking more than what they used to. There is still problems with parking, but you can tell theyre doing what they can to solve the issue.Maintenance is fast to respond. And Ive hardly had problems. The roach problem eventually went away after they did a round on everyones apartment shortly after prior review. I have lived in a 1 bedroom, a 2 bedroom and a 3. The floor plans are a bit weird in all of them, and I find myself modifying the layout. My one bedroom the dining room ended up the living room because it made more sense...my bedroom in my 3 bedroom also has a weird layout where you cant put a bed and TV straight because itll block the bathroom or door. When you walk look out for quirks like that if youre super picky.All in all. Not a bad place. About what you would expect.

Ok so this one may be a long one. Ive lived in the apartment for a year and six months. It was honestly my first experience here in Austin. I havre to say that the staff is exceptional. A word a rarely find myself using to describe apartment staff and grounds. I want to make this really short so you can get on with your day. Hands down if you are looking for an apartment with a family feel and great staff, grounds, at a reasonable price then your first stop should be here. Give them the time to speak with you and get to know your needs. If they are not able to fulfill them I guarantee they will make sure you leave with knowledge of an apartment that can. The only way they know how to operate is at above and beyond. I have yet to see an apartment complex put so much time into organizing events for their tenants. I want to thank them for this with my review.

Ive lived here for about 8 months and the only complaint I have is the parking if I get home late but thats everywhere in Austin. The office staff (Jeremiah, April and Jade) are the best. Ive had two issues with my apartment unit and they were super fast at fixing them unlike some places Ive lived. Highly recommend living here

This is by far the most reasonably priced, most consistent apartment we have found in Austin. Micayla Flores, our leasing agent, is so helpful and caring. It feels like she remembers everyones name and is always so happy and upbeat. All the ladies in the office are very helpful and kind. I also love that the office is open on weekends.The floorplans are nice and open, the bathrooms are big, and the kitchen is fairly large. The location is awesome, so close to HEB, Walmart, Walgreens, Kohls, Home Depot, etc.The only downsides are the parking is usually pretty full, and maintenance is very busy.

My family and I enjoyed living here as the office staff are very polite and promptly answer any question you may have. April is great and always makes sure to help you right away.The complex is well kept and the maintenance staff is tends to work orders in a quick manner. The leasing office does a fantastic job of getting the community/neighbors together w/monthly resident events and get-togethers. The neighborhood is quiet and the neighbors are friendly (except for one of our neighbors -for a limited time). The complex is awesomely close to stores like Target, Walmart and HEB, Walgreens as well as dining establishments for all your needs!

Switching my 4 to a 5 star.It is expensive, but they make your dollar stretch hard. Friendly staff, wonderful community, they just repainted, they respond to every single maintenance request near immediately, and just repainted darker colors.

I lived here quite a long time ago for about 6 months. 2007...It was quiet and clean... There were no convenience store-like facilities, but I dont know now.There were two rooms and I remember a fairly spacious living room.It was a nice house with home appliances, bathroom, washing machine, dryer, etc.The shared facilities including the gym, swimming pool, and shared laundry room were also great.
