Did a tour with Shannon. She was very friendly, answered all our questions, never got irritated with us, made us feel very welcome. I think she is the property manager which is even better because she took her time with us and didn’t make us feel rushed. The apartments themselves are at a great location for us and we thought they were very nice looking.

Shay is really accommodating it’s a great feeling of being seen and heard when following up on any requests as a tenant it’s vital to have the communication re assurance she always greeting you with a smile and very friendly to make you feel your concerns are met with it a timely manner. I love the emails of keeping everyone informed. Good job best mgr we have had yet I wish she didn’t have to drive so far and could work from home a few days a week this u it isn’t be busy where it’s required in my opinion however weekends on call it would be nice to be able to contact the office manger in case of a issue.

Updated review: (went from 1 to 4 stars since last year)I’m on my second lease here… we’ve had a few management companies and I started off rough with the new one due to the changes (parking, payment systems, etc)… but, Shay has won me back over. 💕Likes:1. Maintenance is great when you put in a work order! Some times he comes within an hour!!2. It’s right by a lake with a private walking trail and super close to Campion Trail for biking.3. Staff and neighbors are very nice and quiet for the most part. I’ve even left packages outside and haven’t had issues. Feels like a community.Dislikes:1. We had sewer maintenance on and off this year causing a huge strain on our parking situation. Plus is always smells weird when they are working in the sewers… seems to be done… hopefully! 🙏🏽🙌🏽2. We don’t have any visitor parking except for a couple spots in the front.3. The police came and gave tickets to guests… for being in a fire lane! $222!! But there is no where for them to park so they park out of the way along the buildings! (Pics that they aren’t blocking anyone and tickets were uncalled for)4. Spiders, webs and bugs galore! But it’s by a lake.

Visited this community for a tour today! I was impressed by Kati’s customer service and attention. She was very kind, friendly, and professional. I was a little unsure about visiting because of the reviews I read, but the 2 apartments we looked at were just like on their website pictures. What made me feel even better about my decision to come is that during the tour, 2 different residents thanked Kati for the great changes happening since she got to the property. I will be visiting again in December to complete my application!!! Thanks Kati!!

I absolutely love living here. It’s comfortable, quiet, maintenance is pretty quick to respond and management is quick to listen to any concerns and solve issues. I was hesitant by reviews being 2.9 stars when I moved here however after meeting property management I trusted this would be a great place to call home and I am truly glad I decided to move here. There is a walking trail behind the property that is convenient for pet owners. Parking for guests is very difficult I would suggest renting a garage if you need additional parking spots of have guests often. If you don’t have guests often then parking isn’t a big deal at all! Spiders are in the area due to woods behind but I keep my house sprayed and it hasn’t been an issue to us. Trash is also a problem here but honestly there isn’t much property management can do other than continue to try to keep up with the mess as they are able. It helps if residents and trash pick up actually put trash in the compactor instead of just on the ground.Unless rent increases by a lot I will definitely stay here until I buy a home.Overall I 100% recommend this property to anyone looking! 1-2bedrooms available, upgraded interiors, reasonable pricing and electricity and water bills have been average.

* Ive updated my review to reflect some of the changes that took place after the new management company took over. Valiant made some major cosmetic upgrades that look nice, and they are making a good faith effort to improve the parking conditions. Sergio (maintenance) and Shay (Property Manager) are a great team, super friendly, and have really made a lot of improvements to the building community. Appreciate it!Coming home every day should fill one with safety and comfort, coming home to Riverside Park gives me feelings of dread.To begin, our initial move-in was denied despite our welcome letter, emails from staff, and signed lease reflecting the date. Staff told us as we were on our way that the unit “wasn’t ready” and there was nothing they could do. We had to reschedule our movers at an additional cost to us and be issued a new lease.The parking garage we were assigned was so narrow, that when I was 7 months pregnant I was unable to open the door and get out of the car. I asked management if I could use the (consistently empty) parking spot near our unit. They kindly agreed. Eventually, the parking spot was sold to another resident, and they had my car towed. I was never notified that the spot was sold or that the resident who owned it made multiple complaints. Management could have easily notified me of the complaints, as my car is registered in their parking system to my name. Meanwhile, cars parked in the emergency fire lanes remain unbothered.One month in to our lease, we had a massive pipe bust in our unit. Both toilets and both bathtubs were overflowing with sewage. The garage was covered in water. We issued an emergency request, but no one seemed to be in a rush to arrive. We had to stay in our unit, with our dog, while I was pregnant, surrounded by other peoples’ poo water. To fix the issue, someone came in and vacuumed up the water and mopped. Leaving the floorboards warped and baseboards stained. They painted over it. The smell still lingers months later.The thing that sold me on the complex was the wooded views and park access. However, complex and its surrounding park is completely trashed with random debris. Dog owners don’t pick up waste. The dumpster is overflowing. There are sewage trucks in the parking lot doing work that creates a really foul smell. Based on past reviews, it seems this maintenance/ horrible smell has been around for over a year.Recently, an aggressive dog on the 3rd floor knocked over a glass bottle sitting on the residents patio, it fell to the ground, knocking my newborn in the head. Thankfully, the baby wasn’t harmed, and this event isn’t the fault of the complex - but it just adds to the poor quality of life experienced while living here.

Brace yourselves!!Long story short - I like living here. The people and residents are nice. Visitor parking is terrible. There are spiders, but it doesnt bother me because they are outside and maintenance usually takes care of them.Now for the long story. Ive been here since last November and when I first moved in we had a pest issue, but Linda, Virgil, and the maintenance crew took care of me. They were transparent about the issue up front when I asked to view my unit before moving in but were unable to let me do so because they were still in the process of pest control. I didnt want to back out before signing the lease because I would have lost about $300 so I decided to work through it (for me, thats fine because things happen right?). On move in day Linda, the property manager, came with me to my unit while I inspected everything to make sure everything was up to my standards. She even noticed that my glass stove top was damaged from the previous residents and offered to replace my stove. Later, I asked for them to replace my fridge and my dishwasher because of a weird smell that kept coming from the appliances and it was replaced within a week! Some people may say that maybe the appliances should have been replaced immediately or before I moved in, but every resident is different with what they consider a livable environment/what they tolerate. I consider myself pretty particular so I am grateful that the leasing office has been extremely helpful and accommodating with my needs. The pest issue has been gone for a long while, but Linda still checks in with me to this day to make sure things are in order - I really appreciate that. She is a no nonsense, straight to the point person when it comes to her work, but dont be weary because she is also hilarious and down to earth when you take the time to get to talk to her as a human being and not as the other lady in the leasing office.I also have to give a shout out to Nakia, who has replaced Virgil in the leasing office, because she is amazing as well! She is very approachable, helpful, and just all around a pleasant person.Now as for parking - yes, visitors parking is SCARCE. I really dont understand what the thought process was behind visitors parking when they were building this complex initially. While we are able to ask the leasing office for parking passes so our visitors can park in any available unassigned assigned spots, it can pose to be inconvenient and frankly, irritating. You are forced to make parking plans ahead of time and get passes beforehand. Its hard to have visitors over at your own discretion. Especially if its a Sunday or after office hours. You could chance it with the 6? designated visitors parking spaces, but it is almost always taken.I know I just griped about the whole parking situation and am still giving a 5/5 review. I am ONLY doing so because of the amazing people that work here. They deserve full marks, but honestly, if I could give a rating for the property, it would be 3/5. My feedback for Lincoln property is to take care of their employees because one property manager and one leasing consultant manning the front office is not efficient enough and is inconvenient for the residents if one of them is off for the day and the other is giving a tour or if there is a line / full waiting area. Frankly, it just stinks for them if it gets busy and they are by themselves. Also, I implore Lincoln Property to again, please do something about visitor parking!P.S- Yes, there are spiders/insects in the breezeways, which is an open breeze way, but we live near a trail and lake and as I mentioned above we are located extremely close to a wooded area in the back so it is expected to have them. The maintenance crew tries their best to clean it. It doesnt hurt to put in service requests if you want to speed things up. But if insects are not your thing, this complex is definitely not for you.If you made it this far in my review thank you for reading! I hope it was helpful, even if it was just a little haha.

Great complex, love the scenery and trails next to the property. The ladies in the office are beyond sweet. Very helpful and available at all times. Inside the apartment is all new appliances and the hardwood floors are even color coordinated with the rest of the apartment (other places not so much). I have a lot of clothes and the closets are very spacious. Absolutely love the garden sized tub as well as the fact that they have a cleaning crew that cleans the staircases and elevators outdoors. Worth every cent! So glad Garett from smart city recommended this place to me!

My experience has been phenomenal here. The girls in the front Amy and Haven helped me throughout the entire process of getting my first apartment. They went above and beyond to make sure I had all the necessary documents to get approved. My stay here has been wonderful and I couldnt be much happier. The staff is always readily available to help and they never back down from a challenge.Environments is very peaceful, safe and the apartments are very nice and totally worth the price. I would highly recommend this place!

To be honest, our experience at Riverside Park started off extremely discouraging, but Im SO glad we stuck it out. Mattie, our new manager, has really worked hard to make the complex better! Under previous management, our A/C didnt work for over 6 months because Linda didnt care to push the order through for a new coil. I was calling for weeks and it finally got done.But under this new management, things are taken care of and they really go above and beyond! They are highly empathetic. Recently, Nakeisha joined the team and Ive gotten to speak with her a few times. She is a doll! Im so impressed with the turn around on this place, we extended our lease! Even with COVID restrictions, the team is working around the clock to make our lives easier and it shows!

I only gave this place 4 stars because Linda and Virgil are AMAZING!Honestly, they have been the best leasing team that I’ve ever worked with and I’ve lived in apartments for 8 years of my adult life. I mean AMAZING!! I hated to leave them behind. I honestly tried to recruit them to my new property. Lol1.The apartment is in a really good location2. the units are beautiful.3. The staff responds so quickly to any and every request I ever had. Good service is had to come by so I’m appreciative.4. If you’re in to apartment social events they host gatherings pretty regularly.BUT...1. The guest parking is limited to none. If you don’t get a parking pass from the office before 6pm your guest have to park off property and this location has no off property options close.2. The maintenance of the property is scarce. Yes, there’s someone picking up the dog poop, but there’s more spider webs than I care to encounter in my life. It is against a wooded area so there’s not much they can do about insects, but sometimes the stairs are covered in webs. The landscape guy could definitely prevent that. NO, I never had pest inside but you walk outside and be ready for war.3. Honestly, For the price you can find way better options in a 5 mile radius.

Riverside park apartments was an excellent decision for me. They have a beautiful location on the river, easy access to a walking trail and it’s only 10 minutes from downtown. They have a resort-style swimming pool, 24-hour emergency maintenance service, drive through courtesy patrol and are pet friendly, among other things. They have a really good floor plan selection. Jasmine and Madison, the assistants, were extremely helpful in making sure the process of moving in was as easy as possible. I highly recommend paying them a visit as I’m sure they’ll take good care of you.

I have loved living here! These are cute, new, clean apartments that are right off the highway. Close by on MacArthur, there’s a ton of shops like Target, Kroger, Ulta, etc—everything you could need.Nakia, in the front office, is AMAZING and so friendly. She, herself, makes it worth living here. Repairs and maintenance are always quickly taken care of. The only downside to living here is the parking...it’s very limited and makes it hard for people to come visit. However, they will work with you to get parking passes for visitors and will give you an assigned parking spot.

Just moved in from out of town 6 hours away, and the leasing person, Brandon, has been very helpful in making the transition and move in very smooth and has been awesome. He is super nice, replies really fast and is helpful with questions/ anything that comes up. The only big downside would be parking, especially since there isnt much visitor parking if we were to have guests over, but other than that, the apartment is nice and quiet.

We moved to riverside apartments in 2018. We are enjoying our stay here so far.Management is the main reason why I love to stay here, by management I mean Linda. Linda assisted us with the new lease and accommodated us with the dates and move.Linda is an amazing person she always so helpful, friendly, ready to assist, she hears out customers and accommodating. She is always on top of her action items and very honest.Any time we have maintenance issues or parking, she has accommodated us.Our kids love her, they call her Linda Grandma. We go to the office during weekdays or weekends just to say hi to her and kids love giving her hugs. One time kids were thirsty and she heard them, Linda put everything aside and got them water. Who does that? Linda a perfect example of an amazing human being. She is down to earth, always smiling.She works so hard to make this place home for us. I have noticed her working late nights for the last 2 months.I cant ask for a better person than Linda to run this office. We all Love her.

Nakia offers exceptional customer service. Shes is extremely dedicated to her job. I just moved in and it seems that she is always there alone. I noticed that she wasnt feeling well but, she handled it like a trooper. I have seen the manager once. She isnt helpful at all. I needed my remote programmed and she said come back when Nakia is here. Had Nakia not been there the day that I toured, I would not have leased here. She deserves an award for all of her hard work and dedication.

I stopped in on a Saturday when was Nakia working. She listened to what my needs and wants were before telling me what units were available. I was very particular about which direction the unit had to face (wanted natural lighting) and that I wanted a top floor. She was able to find a unit for my wish list within my budget. About 10 days later, after the unit was worked on, I came back to see the actual unit I would be leasing. Nakia was out showing the property, so I spoke with the manager and she wasnt very personable or approachable at all. In fact, when I told her Nakia told me to stop in to see the unit I was leasing, she didnt even bother to offer to show it to me, but rather in a standoffish tone told me to sit down and wait for Nakia to come back. I swear if Nakia had not been there the Saturday I came in and it was the manger, I would not have considered leasing here. Thankfully Nakia, who is very knowledgeable and friendly, made me feel very comfortable and happy with my decision to sign my lease!

Just before all this chaos with COVID-19 I signed My lease and was relocating from San Antonio. The experience was seamless even from a far with the assistance of Mattie. Just recently, I was faced with a difficult situation steaming from the COVID-19 pandemic, I reached out to Mattie and I could not believe how empathetic and understanding they were. It is times like this where the real meaning of community and kindness is brought to life by the actions of others. I cannot express my extreme gratitude enough, but I recommend this place to anyone looking for a very well kept apartment with and amazing and kind property manager. Thank you!!!
