This is the third apartment residence we have leased in the past 3 years in Waco. The leasing of the apartment and move-in was seamless compared to others in the area. Upon moving in, we did have 2 - 3 items that needed minor attention. The apartment manager took note of the items and had corrections made the next morning, at our time of convenance. The maintenance staff was very professional. We are very happy with the property and staff!

Can only speak for me and my wife’s experience.Maintenance is 10/10, though the app that is used to submit service requests could be a bit better (that is not a critique of the apartment but the app developer) the maintenance team is fast.Example: dishwasher element went out, we noticed it at 9pm on a Sunday, Monday morning at 9:45am maintenance inspected, put in an order for the new part to arrive.Leasing Office is 9/10: sometimes I have an issue with getting replies to emails on simple questions, but questions regarding the lease have been answered quickly (within 24 hours).Location is 10/10: for us it was perfect, I work from home wife attended Baylor. Perfect walking distance for her classes.Noise Levels are 8.7/10: we face La Salle, though there is a Baylor storage and equipment shop behind us, noises are low and go unnoticed. You’ll hear sirens that go by, but nothing that’ll wake you during sleep. Regarding neighbors I’m sure this will vary, we don’t hear ours. That’s our experience. We are on the top floor however.Electric Usage (can’t really rate it as every building is different) our 1 bedroom is $40 to $140 per month. Only 3 months hit the high end during the summer.Price 8.98/10: There’s cheaper, there are different locations, there are more modern. But when it comes down to it, you want your apartment to just work, and this one does for us.Mail is 9.5/10: They recently installed a Luxar package system, great for the big packages. Older postal setup, but it works well.Pool house and Grills 6/10: pool is great, not deep, hot tub is really just a super big warm tub, grills work 50% of the time for me. You may get different results as I’ve used those amenities 20 times out during first year here.(For those opting for units without in unit laundry) the apartment has an external management company oversee the laundry units which do use quarters to operate. There is a separate app to submit repairs for those machines. We had some issues with these machines during the first 3 months, but they have worked pretty well since then. We wish the Rivercrest would take this in-house, install 4 of each unit, and allow hot water instead of just cold washes. 6/10 only for units without laundry in them.Hope this review helps whoever is searching.

Audreys help is incredible! She helped me get into my unit unimaginably quickly. She has answered all of my questions promptly and does so with a kind nature and encouraging attitude. In addition to this, the front office, pools, and grounds are maintained very well. I have loved living here thus far and intend to live here for the foreseeable future.

Sonia at Rivercrest Apartments provided exceptional customer service throughout our recent leasing process. My daughter is happily returning to Rivercrest Apartments as a repeat tenant. She is a soon-to-be Baylor grad who has decided to start on post-graduate studies. She was very excited to move back to Rivercrest because she so enjoyed her first lease time there. Especially the pretty complex and great amenities such as the beautiful pool area and washer/dryers included with most floor plans. Sonia went above and beyond to answer all my questions and ensure we were comfortable with our decision. I highly recommend Rivercrest Apartments due to the genuineness of Sonia and the entire management team!

Maintenance Staff at this apartment is awesome. They are super timely and friendly. I work night shift and had trouble opening my door one night at 3 am and i called the maintenance line and one of the staff members, Will was there within minutes! He was super helpful and personable. Will, as well as the other maintenance staff should get a bonus!

I LOVE these apartments! My apartment is so wonderful, cozy and feels like home! Maintenance is super friendly and is always on it to fix any issues Ive had. The staff is super helpful and friendly, and are prompt to respond. Never had any major issues or complications. I just renewed my lease because I LOVE this place. Highly recommend!

I really don’t have enough good words for this complex. While it’s pricey, it’s worth the space and location! The office staff are always sweet, honest, and QUICK. I don’t think I’ve ever had a maintenance order go longer than a day. We had a water leak we discovered and they were there the next morning airing it out, found the issue and got it fixed the same morning. The maintenance guys are so nice as well. The pool and hot tub are ALWAYS clean and functional, they have doggy stations around the property, and grounds are always up-kept. It’s nice and quiet as well! My only cons are the parking is tight, and pricey like i mentioned before. Would 100% recommend this complex to anyone! Also, the office is always welllll stocked with snacks! Very important.

Great place to live if you need to close to downtown or to campus. Easy access pretty much everywhere. Came with intent and cable PLUS washer and dryer which is super nice. Very pet friendly and the office is always really helpful. The girls there remember their residents and help if they can. The pool area is nice and has a huge hot tub. Would defiantly recommend and not just for students.

The staff is 15/10. My maintenance requests are completed within the day and usually within the hour. The staff knows the residents on a personal level which makes problem solving very easy. One time I was moving my sofa to the bulk collection and the maintenance staff stopped and helped me move it.This is the big one for me: In my 2 years living here, I have NEVER had a cockroach in my apartment, ever. No bugs because the staff hires an exterminator every few months to sweep the units. The pool is awesome and always maintained. The main office is always loaded with snacks, drinks, and coffee. This makes picking up packages a double win.I have a dog and the complex is very accommodating for pups. Dog bags are all over the complex, always stocked, and the trash can is never overflows. On the University Pkwy side of the complex there is a long stretch of grass with an open field in the back. My dog can always run around there and stretch her legs. Very cool!I have plenty of other great things to say about this complex but I will leave that for you to discover when you move here!-WO

I love living here! Management works really hard to keep us informed and safe. My work orders are always fulfilled quickly, and everyone is so kind/ helpful here. During the past week we experienced freezing temperatures and even though they had to shut our water off, they handed out jugs of water to residence and offered to donate them to families in need if you weren’t able to get yours.Great people, great place!

I lived at Rivercrest for my first year at Baylor and I could not have been happier with my experience. The complex is within walking distance of most buildings on campus, and while it is filled with students, I never once had an issue with noise. The staff is very respectful and courteous and the maintenance crew is the most responsive and professional crew I have seen. I submitted several maintenance requests in the time I lived at Rivercrest, and each was taken care of within 24 hours. The pool and hot tub are well kept and are never too rowdy, so if you like to study outside, this is a great place for you.

RiverCrest was a great place to live! The staff were always very helpful and maintenance requests were always answered very quickly. It is clean, I never had issues with noise or neighbors and I always felt safe. If I were staying in Waco I definitely would have renewed my lease.

I love these apartments!Living here has been fantastic. The pool (Which is essential for this former lifeguard) is like a resort with tons of beautiful plans & greenery. There are lots of different layouts to choose from with different prices starting at about $600. There are porches, some built in shelves, & some washers/dryers, etc.

I lived at Rivercrest for two years while attending Baylor and absolutely loved it. Its very close to campus, has wonderful amenities, and the office/maintenance staff are so kind. Highly recommend!

I have lived here for over a year now, and the maintenance team is the best, they get any problem I have fixed immediately and correctly! these are great apartments ☺️

In a year long lease currently, management is very thoughtful, maintenance is always around and helping out. Pool and hot tub are kept very well.

Lived here over a year while going to school at TSTC - staff is professional, had no problems, maintenance was efficient and timely, and probably the best looking part of Waco you can live in on a budget.
