Negatives:The landscaping could be improved, but that would require the owner putting up gutters because it floods the flower beds when it rains.The rent prices didnt really make sense to me. In Feb. 2024 the units were being leased for 1375 to 1425 and again this occurred in June, one month before I had my renewal offer. It seems once the units sit for a month they lower the prices significantly.Year 1: $1400Year 2: $1505Year 3: $1540I also felt like my unit was too dark and I normally kept my blinds open.The patio on the first floor wasnt really usable because of the amount of mosquitos. I also think its counted as part of the square footage.When it rains, if youre in building H, the sidewalk gets flooded, so buy a pair of rainboots if youre on the second floor.The gym isnt good.There are way too many kids at the pool and being single it wasnt an ideal place to relax. The parents dont really care how obnoxious their kids get, so its kind of annoying (weekends after 6p).Positive:The inside of the units are nice but the living room is kind of small. The appliances in the unit are much nicer than most new builds and the cabinets are a much nicer quality too (i.e., two tone, soft close, European style kitchen).From my observation, dog owners do a decent to good job picking up after their pets. There was never a time where the dumpsters are overflowing with trash or an insane amount of trash around the complex. I do think its not the duty of the maintenance staff to pick up after dirty/disrespectful tenants so I would help pick-up and I have seen other tenants do the same (normally the gays that live here).Most of my visitors always commented on how nice the apartments are. These apts. were built 7 years ago or so they arent remodeled. I actually like the outside of the apartments (metal siding, roof, with wood accents).I have heard from my neighbors that they didnt get a lease renewal because of breaking the rules on their lease, so I do know management will enforce the contract. Its overall a pretty quiet complex.I only saw one cockroach while living here and I never had pest control. You will obviously see them outside though.Overall the one-bedroom units are not worth more than $1450 w/the $30 dollar added fees. I think that is the number to keep tenants and attract new ones. The trash fee is no more than $20 added to your bill and your electric bill should be pretty low living here ($100 at the most).I give this complex five stars because I cant fault the complex for not denying people a place to live because they have kids and the landscaping didnt really affect my living conditions. I am moving due to job relocation.

I am absolutely IN LOVE with my new apartment! Been here for a month and i have zero complaints. Vanessa our community manager is awesome! We stayed in contact for a good 3 months before I actually moved. She moved mountains for me. Very small and quiet community. And let’s not forget the beautiful kitchen. Definitely my most favorite apartment I’ve had.

I just moved in a month ago and so far everything has been great! The apartment is beautiful with a huge patio! It has wine cooler and really spacious kitchen.The manager Vanessa is easy to reach and she is always on the top of everything as well as the maintenance guy Brandon. They are animal friendly which is awesome if you have a furry friend.10/10

It’s been 7 months living here, and I love it! The pool is beautiful, the outdoor grill is perfect for a small cookout with friends, access to a gym and so far everyone has been friendly. Definitely going to renew my lease! I feel safe and at home here

Apartments are small with very little closet space but nicely renovated. It is a quiet and very clean complex, the pool is lovely with beautiful trees in the center of the property. Its a mix of young adults and families that keep to themselves. The families make it cheery in the summer with the kids playing in the pool. Brandon, who handles maintenance, is excellent, timely, and respectful, and I cannot understate the level of care he puts into the property and preparing units for move-in. Isabel is friendly, professional, and very straightforward about the property, which I appreciate. The only place that isnt well kept is the parking lot, which is primarily a resident problem as many of them leave trash on the side of their car instead of just bringing it to the dumpster (TX is fairly bad about littering in general). You will see big water bug (oriental cockroaches) in the units occasionally depending on the weather, but Im glad they are relatively harmless, just a bit scary to encounter. There is only one handicap parking space available when there are multiple residents who require handicap parking. I really wish they would be proactive about creating a more accessible environment. The gym is very small and not used much. The washer/drier is small and requires a lot of loads to complete laundry, as well as a lot of time to dry so I usually air dry, defeating the purpose of the drier. You have to pay to get furniture removed as they do not allow mattresses or other large furniture to be taken to the dumpster without a large fee, which is inconvenient. Internet is shared with very poor connection and low security, and it goes out multiple times a day. Overall, the least fussy place I have lived with the most honest employees, which is important to me.When I resigned my lease, my autopay setting did not transfer and they nicely waived my late fee upon my request as I do not have a history of late payments. However, the RentCafe portal used did not process my auto set up the second time to avoid a late fee (which of course, could likely be seen as negligence on my part as I cant prove it was a server issue), so I had to pay a 10% late fee (max % for standard properties in TX). I had many issues with this same portal back in 2020. I know it is written in the lease, but it is still disappointing. My last place did not have a late fee for rent due to economic strain of the pandemic, and it would be great if they reduced this fee for future residents, especially with their lack of convenient features and amenities most places offer, the scarcity of affordable housing, and inflated cost of living.

I moved in at the beginning of July and they’ve been fantastic so far. Community manager Vanessa is very responsive and quick to help with any questions or issues that arise.The appliances and in apartment features are high quality and not what you generally expect from apartments. 2 bonuses - built in 50 bottle wine fridge and actual stand alone showers instead of bath tubs with shower heads.I’m very pleased with my decision to move in!

I’ve been living here for 4 months so far and I love it so much. Isabel at the leasing office is amazing and very responsive. The community is modern, clean, and feels very safe. Unlike most apartments in the area, the gate actually works/gets fixed promptly, valet trash is reliable, mail and packages are delivered smoothly, and both management and maintenance are consistently efficient and helpful even when it comes to small things. Rent is great for Dallas, and the beautifully remodeled interiors are high quality and feel sturdier than some of the more expensive places. I spent months researching basically every community in Dallas for months trying to find the perfect place, and the Reserve is a STEAL. Other complexes weren’t as nice as they looked online, but my expectations were exceeded after touring here. Availability is limited due to the complex being smaller, so I recommend leasing immediately/waiting for an opening because you won’t regret it!

Nice small and quiet apartment complex that has a mix of families and young adults. The apartments are old but fairly newly renovated, so the inside looks pretty nice. One thing that I took a star away from I would say is the combo washer/dryer - they’re quite small so you’ll have to do a lot of small loads of laundry which can get tedious. Just a personal preference thing thoughBut the neighbors are friendly and the staff is so kind!

It will be almost 3years we have been staying there! I dont know where to start.. First off , the apartment itself is amazing and very modern. Then we have an exceptional Team at leasing office . Isabel always goes above and beyond for any request or needs she receives and as soon as she can . Very helpful you can definitely count on her . Always being very kind and respectful. Brandon the guy who is charge in maintenance as well is very nice and always there for anything you need. They truly make Reserve on Abrams a better place to call Home. Love staying there.

Isabel made my move so seamless. She is very thorough and gets things done quickly during the application process! I moved back in October and couldn’t be happier with my apartment. Maintenance requests are completed promptly. The grounds are immaculate. The location is unbeatable. We’ve been living here about 4-5 months and it’s been a great experience so far. The apartments are only about 5 years old so all the appliances are still new, the kitchen is my favorite part! When we first moved in I mentioned some staining on a cabinet, which wasn’t a big deal at all I just didn’t want to be liable for it at the end of the lease, Vanessa had the cabinet switched out to a new one the next day! Also, maybe we are just lucky with the unit we are in but we don’t hear any noise at all which was our biggest complaint with the previous apartment complex we left.

I have enjoyed my stay here; management keeps the complex clean; it’s a very quaint and safe place to live. Vanessa has been extremely helpful and responsive to all my apartment concerns. Whenever there’s an issue with the apartment, Brandon has come out, inspected, and done his best to ensure the issue is resolved. I highly recommend living here.

The property is very spacious with a huge pool. Walking distance to shopping areas. The manager Vanessa is easy to get ahold of and responds quickly. The maintenance guy Brandon is very efficient and has done a superior job with fixing any maintenance request and keeping everything looking clean. Great maintenance and Great management, both very friendly, they both make this property a wonderful place to live at.

We love this property! All the apartments and townhomes are all updated with modern appliances and finishes. They all come equipped with a wine bottle fridge built into the staircase or kitchen island. The grounds are well kept.Brandon and Vanessa make a great team dealing with office issues and maintenance. We have a had a good experience here so far. Moved in Christmas week 2019

I love my apartment so much that I renewed my lease for another 6 months! Landscaping is beautiful! Primo interior design if you like ultra modern - waterfall quartz island, beautiful grey hardwood flooring, farm sink in bathroom, stand up shower, all stainless finish outs, and built in cooled wine rack. The cupboards are custom and look like something out of Ikea. They spared no detail at these apartments. Vanessa, the property manager, is also a pleasure to know and work with, and their maintenance manager is on top of any work ticket request you might have. I would recommend this apt community to anyone. ~Isaac

Ive been living in this place for a few months and I must say the community is very friendly, the neighbors are very quiet and respectful. Theres always space for parking which is great when coming late from work. Will definitely be moving to a townhome after my lease is done!

I’ve been here for 5 or 6 years. They’ve stayed consistent throughout the years and most definitely helped me when times got tough during the pandemic. This company cares as long as you do right by them. Safe area. I know for sure because I’ve left my doors unlocked through the night or cracked(rushing) or I’m gone for extended times for travel. my apartment has always went unfazed.

I have lived at the Reserves on Abram for almost a year and a half, I love it!! When I first moved here back in May of 2019, Andrew and Teresa were AMAZING!! When they left, Vanessa stepped in and has been just as AMAZING!! There has never been a time when a need was attended to immediately!! Vanessa takes the time, and does know how to make relationships with her tenants happen!! Thank you for making this my home!!!

Staff is attentive to work requests, the only feedback I’d give is the gate does not always work, and the phone option to call security isn’t always available. My family and I feel safe here and the residents keep to themselves. The grounds are clean walking around the complex. I enjoy the gym as well.

I’ve lived in other apartments, and even while having a tour of the location, I was expecting “exaggerated amenities”. I could write a book on how much I love my apartment it’s quiet well kept Target across the street lots of walking trails washer and dryer combo but the cherry 🍒 on top is Vanessa the community manager she very friendly and so helpful And pretty to she is on top of things she even help bring up some I got from amazon up to my door
