    I had a low priority work order, and maintenance did it within the next day, maintenance is on point and keeping up with their shit, absolutely gold! If maintenance sees this, y’all keep going.property is well and maintained, it’s quiet for the most part beside me yelling at my game lmao, everyone is nice, property is huge lots of room to walk, easy access to 151 and 410 and 1604, prices are reasonable.Only thing is the gate is always broken sadly but again I don’t mind, because crime has no zip code, it can happen anywhere, and it doesn’t affect me either.I have seen other reviews, for the most part the property is well maintained but I do notice stains on the cements time to time, but again doesn’t bother me and really don’t care .Solid property.

    Pecos Flat is the most convenient place to live. Theres a Neighborhood Walmart about mile away, all fast food places all around, and you have HWY 151 next to us that can take you to Alamo Ranch (shopping and restaurants), Ingram Mall close by hwy 151 and 410, a Golds Gym next door, but why do you need Golds gym when we have a fabulous gym here that provides the same type workout. It even has a wonderful dog park. Everyone that works here is the most kind, especially Natalie my leasing agent. Pecos Flat has different size square footage, along with different style apartments. What else can I say? After looking at different apartments that had the same square footage, and style, I found what I call now MY cozy home.

    This is great property! The office staff was amazing and sweet when going on my tour and it’s a very clean community. And you can tell maintenance is hard working while on the tour! I will definitely be coming back to look again with my husband!

    When I have a problem Leonard waste no time to come and fix it. He’s kind and always has a smile on his face. Makes sure that what else I need is taken care of. I’m glad to have Leonard as a maintenance worker and I’m glad to live in apartments where they hired a great worker like him.

    I had the most wonderful experience living at pecos Flats! From the moment I moved in, the staff made me feel right at home.     There is a new manager Amanda at the pecos flat apartments , she’s displayed more professionalism and customer service than I have ever experienced in my 3 years here . Usually it’s pay rent and bad experiences with management here but she dropped what she was doing to help me with out a question and handled my problem right there and then .

    I recently sold my house that I had been living in for a number of years and this is my first experience back renting again. Let me just say, its been a great experience for me. Michelle, Natalie, and now Niko are very friendly and very understanding for several things that have come up for me. The property itself is beautiful and the interior is great. I love that they are dog friendly because my pup is most important to me and it seems he loves it here too. I have had no issues that havent been resolved quickly by the staff. Definitely would recommend to any friend or family member.

    The leasing office staff here are so helpful and professional. I just moved in 3 weeks ago with my son as a first time renter and I had a very unique situation but Paul was more than willing to work with me and help me figure out all of my options! He sat me down and wrote down all of the floor plans I was interested in with prices and even calculated fees so that I knew exactly how much I would be paying each month. I really appreciate the time he took to include very detail and answer questions I had even before I got the chance to ask. Everyone has been so nice and welcoming and I love my apartment sooo much. Ive had a couple maintenance problems that needed fixing so far but maintenance was very quick to come and help me. Overall these are spacious, clean apartments, great area, quiet neighbors and great amenities. Not to mention, parking is never bad. I would definitely recommend anyone I know to move here to Pecos Flats! :)

    I have lived here for 11 months, and barring anything that happens upon move out, I think Im able to leave an accurate review.Lets start with the positives. The apartments are nice, even if they are starting to show their age a little (Apartments have a rougher life than houses do). The pool is wonderful and Ive been there many times. I havent had any issues with work orders getting completed in a reasonable time frame. The gates work more often than they dont (even though the SH 151 gate recently got badly damaged and needs to be repaired). The neighbors seem respectful and considerate... Mostly.Next will be the drawbacks. First, we seem to have package thieves who live here, as weve had a recurring issue with packages going missing, even after the package room code was changed. The location also isnt very good, being placed right on the side of a busy freeway (SH 151). Noise from the freeway can be problematic sometimes. Parking can be an utter nightmare, as well. There have been many times when weve been unable to get a space in front of our own building. A lot of the tenants dont seem to understand how trash compactors work, as its been broken a few times due to placing objects inside that should not be put inside. And a lot of people just leave the trash bags on the chute instead of actually throwing them inside. And be aware that soundproofing isnt that great, as Ive had to file complaints about loud music and stomping for the people who lived in the unit above me.The verdict: this place isnt perfect, and honestly, its kind of overpriced for what youre getting. But compared to my previous apartment (Palatia Apartments. You can read my review for that place, too), this place was such a breath of fresh air. Its a perfectly average, decent place to live. Nothing to write home about, but Id definitely recommend this place to people looking for an apartment in San Antonio, as average and decent apartments in this city seem hard to come by.

    This place is great! The prices match the quality. Very quiet, clean and respectful neighborhood. I walk my dog frequently and never see any foolishness. Most people pickup after their pets. The office staff are always very courteous and quick to assist. Niko was my leasing agent and he was very quick, knowledgeable and helpful. I’ll hopefully be moving into a house when my lease is up but I’ll be recommending these apartments to others.

    I absolutely love living here!!! Facilities and amenities are 1st Class. The front office staff is amazing and very responsive to your every need, especially Krystle!!! She is always proactive and specifically notified me and walked me through my lease renewal options to make sure I didnt miss out on an opportunity to save money!!! She also made sure my maintenance issues (which have been few and far between) were handled immediately!!! 5 Stars!!!

    My girlfriend and I went apartment hunting today, and we stopped by Pecos Flats. We were very surprised by warm and welcoming staff they had there, they seemed eager to show us the apartments. I believe their names are Nico and Natalie! I asked to see a few different styles of apartments, and was even more surprised at the apartment complex. They have so many options of different floorplans! The whole complex looked very well maintained and extremely clean. I absolutely loved all the amenities that they had to offer as well. And the location is perfect for me. I will definitely be moving in here next.

    Note: I havent moved in yet. This review is based on 1st impression and application process.Krystle in the front office definitely made the application process seamless for me. Answered any questions that I had, and helped me find the apartment that was right for me, my budget, and my timeline.Went in for a tour of the property, and was REALLY impressed! Its clean, beautiful, quiet, and really has a true community feel to it. Its easy to tell that the management takes pride in getting to know the residents. They even had a taco truck on-site the day I was there! How cool is that?!I really like that close entertainment, restaurants, bars, shopping, and more importantly, my job 😁A little added perk of the property....the community salsa garden!! Its just as awesome as it sounds!Cannot wait to move in!

    So far so good! The office staff are so helpful and kind. Krystal has helped me every step of the way, shes amazing. I had a power problem due to a storm the first day I moved in and a maintenance tech was out to fix it within 30 minutes! People are really friendly around the complex. There are plenty of walkways for me and my dog and there are doggy trash stations everywhere. The pool is nice, never overcrowded and a good size. I highly recommend living here based off of my experiences so far.

    Almost three weeks in and we have no complaints, Michelle and Paul have been amazing, I’ve probably already called 100 times and they never hesitate to answer any questions. Maintenance was sent the same day before lunch even arrived after I reported issues with the ice maker and shower head. The view is perfect, and the grounds are always clean and maintained. We love our new home.

    Everyone is nice here! From the leasing office to the maintenence people, its so refreshing to see. I love that there is a garden section offered and they really are dog friendly, my dog already has friends he meets with at the dog part on property! Plus theres a dog washing area that comes in handy! I have had no issues with bugs or any of that nature however I did have to call for a wasp nest early this summer (those things are everywhere in the summer!) Pest control came by pretty quickly and took care of it.I love my apartment and have already renewed my lease!

    Excellent choice for the 151-side of town! My sister lives here and thats why I decided to move in.Units have granite counters, black appliances, and great layouts for every need. The gym has the latest equipment and the resort-style pool is fantastic for year-round use. She did have a noisy neighbor once but management intervened and hasn’t been a problem since! Management responds to maintenance requests promptly, keeps the grounds looking nice, and makes improvements wherever needed (i.e. speed bumps were added recently). All office staff were nice when I applied and answer all questions you may have.

    So I had a great experience with a young gentleman named Alan Williams. He was very polite with my girlfriend and I , very informal and answered all of our questions. We did have other options but if customer service like this keeps this one at our top 3.     Lived here about 5 Years now. The management has changed hands three times so far but I have never had any problems with any of them. The location is great for me and the apartment layouts are awesome and a great price for the size! Every year when my lease is set to renew, I look around the area to see whats available and every year I keep renewing here.

    Anyone that has had bad customer service at Pecos Flats apartments must not have been talking to people that actually work here. Everyone that works at Pecos flats from the managers, to the sales associates, to the grounds keepers, to the maintenance guys, to the superintendent, have all been extremely helpful, welcoming, and friendly. The apartments themselves are brand new and so nice to live in. They have that feeling of a new home and we love ours. The pool is amazing and so relaxing, and the pool area is very nice as well. They are very dog friendly and love our dog. We looked at several apartment complexes before deciding on Pecos Flats and are so glad we waited because it was totally worth it. It is a gated community with cameras at the gates and we feel a lot more safe knowing that they are keeping an eye out for us.

    This has been a great community of people and management, Michelle has supported events for us to get to know one another who live here. This definitely helps out in regards to crime, which happens all over San Antonio. I beleive there best asset is there Maintenace, Mark has been nothing but exceptional when any issues have come up and is honest about the time needed to fix it. I highly recommend this place. I will say as a tenant it is great idea to get to know the office and the maintenance, and of course your community/neighbors.

    I love this apartment complex! its very close to some great areas. what they have to offer is great. the only bad thing is parking. most of the times i see people who dont live here in parking spaces where i could be parked at. very annoying :( But everything is great! The nicest one Ive met is Krystle. She is so understanding and very helpful whenever I was first deciding to move in. The pool is a little cold at times haha but a great place to live in.

    Pecos Flats is a fantastic place to live! The amenities offered here are better quality than other complexes in the area. The gym, pool, and the grounds are always kept clean. The management is extremely friendly and always willing to help with any issues. Maintenance response is prompt. I have had no issues with crime here, and have never lived in a complex that is more secure. Its the most well lit parking lot of any apartment complex Ive ever lived in or visited.

    I have read most of these post below and somehow seemed befuddled by some customers reviews. I truly believe some customers have such an expectation that cannot be met. Some may need to have a reset of expectations when living in an apartment. I.E Crime, Construction, etc. Now with that being said I have lived here for over 2 years now. I was on for the first residences in my building and overall at Pecos Flats. I have lived here long enough to see it evolved into the property it is today. I enjoy living in an environment that feels like home. I have met some amazing tenants that have become some of my very close friends. You make connections with people at the Dog Park, The local community Garden, or the Monthly Events the Staff puts together for the residences. Such a wonderful place knowing you can grow into a community In an apartment complex and not feel your just there. The staff has always been friendly and Welcoming. Over the years some have come and gone but they have always stayed consistent on being up front, honest, and knowledgeable about what is going on in the complex and what they can do to help fix it. The staff, Stacey Farias has constantly been there for the past few years and helped me when needed, addressed any of my concerned and honestly just been a friend. She is passionate about what she does and wants to ensure we the residences feel appreciated. The new staff Brandi, Emily, and Hillary have really stepped up to make sure the existing Pecos Flats clients felt zero heart aches with the transition and made it as smooth as possible. They know who you are and take time to have conversations and show they care. I walk my dog often and they love on him, wave when on tours and address concerns when needed. They truly are holding this place up to its proper standards. With the construction I hear most people post, they cant control it the city and when they want to start construction on something and or how long it will take. The city dictates all of that. By zones, the city is trying to make that areas ramps, highway, roads better long term. The Crime everyone speaks of I truly think can be anywhere. Ive been in apartments before where my truck has been broken into, there is nothing an apartment complex can do but notify residence of the behavior when the residences/clients notify them. More of a heads up! vs. being able to stop something. We all know the hardships and frustration that occur when a tragic situation occurs like that (theft/crime) but the unfortunate reality is that the complex cannot stop someone from coming in when others allow so many to come and go as they please. I truly think anyone that is looking for a strong community, nice place, centrally located and wanting a newer apartment vs. an older ones come check out Pecos Flats. You are renting for the next year or so, why not settle in a place that is inviting and builds community and growth.

    Everything was perfect until they changed the company. You have to pay pest control but has a lot problems with insects. The customer service was good the first company and then everything changed. I received an offer when I started and then non one knows about the offer. It was nice because the apartment were relatively new.

    Pecos Flats is the best hands down. The apartments are so beautiful and have just what you need plus the management staff is great. They always have the answers to my questions and have made my living experience in my apartment so smooth and easy. Patti and her team are always working so hard. I have never had any security or parking issues, and if I need any maintenance work done the maintenance guys always get to it and fix everything up! I couldnt be more pleased!

I will say that the walls a remarkable thin; it felt more like living in large house than individual apartment homes.     Not a bad place to be, close to a lot of different things. Walls are a bit thin but its an apartment, so its kind of a given. Ive never had a problem with any of the staff here, maintenance and office alike. Krystle at the front office is always a pleasure to work with.     Nothing in life is perfect.. If you have lived in any apartment complex you will know that theft, noise and parking problems are an issue.. I have co-workers who live in the Stone Oak/281 area who have had their car stolen in their so called “High Class Apartment Complex”. Like I said before all apartment complexes have these problems to a certain degree.. Some more and some less.. So is Pecos Flats perfect? No, they are not but they do their best to make things as good as possible. The staff has always been amazing and helpful.. Reading some of the negative reviews is mind boggling. I can see people expressing their personal opinions but to give this place 1 star is totally off.. I have been here for some time and have had a positive experience up to now.. So if you’re reading this remember one thing… Nothing in life is perfect but Pecos Flats try their best to make things right..

    I absolutely loved this community. The front office staff were to die for and really cared. They remembered me by name for the two years I loved here. The only reason they dont get all 5 stars is because of parking. I (a resident) paid about $1000 in tow fees while I was there because there was never any parking for residents and guests.Residents shouldnt be penalized for an apartments lack of parking.Other than that they were quick to respond, create solutions, and fix any maintenance requests.

    I lived in 3 different apartment complexes in San Antonio in my time there before my PCS out of state and Pecos Flats is the only one I ever opted to resign a lease to stay. I lived here for 2 years at Pecos Flats and never had any issues. The apartment and staff are great and very polite and responsive to your needs. Great value for your buck!

    I moved in September and I love it!! Everyone in the office is nice and professional. The apartment is beautiful like up scale hotel which I love! I love the little community get togethers we have keep them up!!! The one thing i wish could change is the landscaping it is a beautiful property and it needs some mulch desperately and the pool lights dont work at night. But other then that I love it!!

    I have lived at Pecos since it was under its former management company for more than a year and would not ever think of being at another complex in San Antonio. Before I even signed, one of the former employees (Kim) kept me up to date with specials and helped me get into my apartment with ease. The staff has helped me - literally - in the middle of the night with our amazing 24/7 Emergency Maintenance team and a small flood could have cost me time and energy. The staff remembers my dog and always has treats for him when he is in the office. I get an email when packages are delivered and I must use a PIN code to pick them up (HELLO SAFETY!) and if I forget to pick them up, I continue to get emails! When packages are left at my door, my neighbors have NEVER opened or stolen anything from me. Any request Ive ever put in for maintenance has been done the same day and the staff always leaves a handwritten note telling me what was done and if anything else needs to be fixed. Between the monthly events and newsletters from the new management company and the help of the staff (much love to Emily, Stacy and Brandy to name a few) Pecos is not only the safest complex Ive been in but the only one thats actually felt like home.

    My husband Todd , contacted Emily at Pecos Flats and we are from Michigan. Emily was absolutely wonderful , she assisted him with every step , his move from Michigan to Texas was made so much easier by everything that she did for him. Stacy, Crystal , and Brooke were also always available to assist in any way he needed. All of them were always willing to help and quick to answer any questions he had. They all went above and beyond to make everything so much easier and more comfortable for him.     I love these apartments. I’ve had nothing but good experiences here. There was one issue, but the office staff always handles everything so well! They go above and beyond for their residents, from my experience. I would recommend this place to friends and family for sure!

    Ive been here since January and I am loving it. The office staff and maintenance staff are awesome, very professional and polite. The property managers are always on top of things. Work orders are normally answered the following morning.Loving my new home!!! 😊🏡💝

    Quiet atmosphere, well lit at night, tons of friendly people and dogs, beautiful pool area with entertainment venue. Cant ask for much more from an apartment complex.Staff always helpful ,and gym is new. Sometimes you can hear people walking on floor above but overall, very happy to be a resident!After having our mountain bikes stolen a couple of weeks ago, I was disappointed to find out there was nothing they could do to help. Also wish the pool table hangout area was open to the residents past 5 pm.Theft has been getting worse and worse in this gated community.

    I have been here for roughly 4 months. I have learned to either go to Krystle for any issues I may have because she is very quick to respond and is always helpful and is ALWAYS super nice and respectful. Most of my good experiences have come from working with her or Brooke. The only reason I am giving it 4 stars instead of 5 is some of the management there is not helpful at all and I also noticed reading the reviews that nobody responds to the negative reviews, only the positive ones. You have to be fair across the board.

    These apartments are great, Ive been living here since June. The staff is friendly as well as the people that live there. I havent experienced any of the issues that these other reviews are bringing up. Hopefully it stays this way!

    Let’s just start off by saying amazing staff . Natalie and Michelle were so much help when Niko wasn’t in. They answered all of my questions and prepared me for everything that would make my process easy . And trust i called plenty of times because i am relocating from another state which can be very stressful. They were so patient and never seemed irritated with my millions of questions . Niko was able to help me seal the deal “literally less than a day” . Niko thank you for being so kind , understanding and informative. We look forward to our new home at Peco’s !!     If you have a problem be sure to keep good communication with the front office and they will help you out. They are very friendly and helpful. One thing that is impressive of the staff is that its like they remember everyones names. With several hundred people living at this complex that is no small feat.

    We moved to Pecos Flats, in mid October, I cant say enough good things about Michele, Natalie and Nico, ! Everything I had hoped for ..ground floor, a garage and not facing the parking lot !! When we have had an issue, it has been taken care of promptly and professionally..the grounds need a refresh with landscaping , hoping for the best as we head into spring ! come and be our neighbor !

    Fell in love from the first time I came to look, the office staff is super nice, Paul took care of me and was able to get me into my new apartment within a week, so far everything has been amazing I love the area, the apartment, plus the amenities are great, they have a huge pool with a cookout area, a nice gym, and even a garden, I also absolutely love the valet trash pick up, they are also very quick to put maintenance requests in, overall I would definitely recommend pecos flats to anyone because I certainly love everything, thank you Paul for getting me into my new home
