This review is specifically about my leasing and move in experience.The Leasing Agents Bryan and Elijah, Property Manager Krystal all assisted me throughout the entire process and were very pleasant, accommodating and efficient.Since moving in Ive been to the office a few times and Ive noticed depite being busy they are willing to listen, patient and are very responsive to my needs or concerns.The move in special was a great value and allowed me to save on total move in costs!I am very pleased with the Palencia Team and enjoying my apartment and the community so far!

Brian at Palencia was top-notch!! When I called, he answered all my questions and gave more information. He was very welcoming as I came in to view the apartment for my son he not only show me the model, but the location of two other apartments that would be available. After viewing quite a few apartments, Brian was definitely the best! I was also very impressed with the complex the amenities and the spaciousness of the apartments. I highly recommend Palencia and Brian!!

You might have come across some negative reviews on Google. However, since the management changed, there has been a significant improvement in how maintenance requests are handled - promptly and efficiently, ensuring everything is well-maintained. The apartments are very spacious if you compare it with other apartments. The primary concern to consider before signing a lease is the potential presence of roaches, especially if youre considering an apartment on the 1st or ground floor. Additionally, some units on the 2nd and 3rd floors across a few buildings may also experience this issue, likely in the 2nd and 4th buildings, though Im not entirely certain about the specifics. My experience in the first building revealed that roach issues were confined to just the 1st/ground floor.

The office staff has taken great measures in taking care of matters that concerned all of us. I feel better living here. If you’re seeking a new place to live, this place is really close to a lot of convenient places to shop for food or clothes, or even if you would like take out food or dine somewhere. If there’s a winter snow storm like there was a few years ago, this location is within the grid of a hospital and a senior care building, meaning if a lot of places are getting power outages, these apartments won’t go through em.

I recently moved out of Palencia to move to a place near my new job. I initially stayed in Palencia because of its proximity to UTD. This is one of the best housing units near the campus. It is really a good apartment unit and I enjoyed my time there. The Leasing Office personnel are ever smiling and very helpful especially under the current management. The maintenance service is top-notch. Most of the times the maintenance would arrive within hours of reporting complaint. Never had any security issues.My only complaint was that gym never had sufficient machines neither were they working most of the time. But apart from that, it is a great place.While moving out too, we werent charged exorbitantly, only what seemed fair. Overall an excellent place.I would have liked to stay if I could help it, especially now that I face such long maintenance delays in my new apartment.

I’ve lived at the Palencia just under a month and I am very pleased with my apartment and it’s amenities. Prior to moving I was in search of an apartment that included a garage for storage and vehicle parking that was affordable. The Palencia met all my needs. The garages are spacious and the property grounds are always clean and well kept. My apartment has everything I need. Jane, the property manager was very helpful concerning my move in and has been very responsive to my requests. Jane truly leads her staff by example. I’m impressed with the Palencia and would encourage those interested in relocating to give them a try.

I have been living here for about 3 months now and the new management has made a lot of improvements. I think they have fixed all of the issues mentioned in earlier reviews. The maintenance staff is quick to fix things and the gym and pool are well maintained. Only complain I have is some of the electrical stuff in the apartment is pretty old, but considering that this is an old apartment complex thats fine. As a UTD student, I find this as the beat off-campus location to be living in.

Ive lived here with my son for 2 years and I can say that I havent had any issues. The management is great and kind to me First time I went to check the place Jane assisted me and walk me to see the apartment She ask other coming visitors in courteous way to wait since shes the only person there that time .Price is good and its a really a good area close to my sons school and also my work in Dallas The staffs are really courteous and professional specially Sindhu and Elizabeth. I salute them for their professionalism and attitude towards tenants. .As for the maintenance,they get the job done in timely manner. Parking is tight but as long as you have covered parking spot your ok coz youll never know some neighbors visitors might fill those free parkings sometimes but not always.When I had car accident I dont have car to use I just ride the dart bus just in front of the apt complex. And when I have extra time for biking this apartment is close to the trail in meandering way.Its really been great to live here but I have to move out since I need to get a closer place to my parents so they can come see my son when Im not at home because Im very busy and working 2 jobs again now Overall .I highly recommend the place.

I love living here at Palenica. The community is small and people are nice. Its gated nice grounds two pools and I guess it just feels like home. The Management staff is on top of everyone. They have coffee every morning if you just want to drop by and say hello. They also offer events geared to bring the community together like Tacos by the pool, pizza at the gate or Sunday brunch.Inside my apartment it is my home and they have upgraded units with all new plank floors updater lights and new blinds as well as new stove, refrigerator, dish washer and microwave. New cabinets through out. They are older so made strong also makes them quite.So you get a lot for your money. If you visit here tell them Kenneth sent ya.

So not too long ago, I gave a rather unkind review. I realise now that I overreacted to just one incident that wasnt even really a mistake on the managements part; it was more of a communication issue. However, the management took my grievance seriously and addressed it very adequately. Mistakes in communication happen and they can be really aggrevating, but if youre being made to feel like youre being heard and care is being taken to accommodate you, you know youre dealing with decent people who really want to do a good job.

I am a current resident of Palencia (formerly known as Mandalay). I see a lot of reviews posted prior to the change of management and wanted to post a newer one.My boyfriend and I have been living here almost 6 months and absolutely love it. Every time something has broken, or started leaking, the maintenance staff has responded EXTREMELY quickly (if its a leak within an hour or two!)Weve had absolutely no problems with noise, and with the new appliances and flooring, the place seemed BRAND NEW to us (no smells/stains/ any trace of prior residents) We also got to view the EXACT unit that we got prior to leasing, which was nice as opposed to other complexes that let you view their nice model but not the unit you would actually be living in.So far weve had an extremely pleasant time leasing here.

Weve been here for 2 years now and the apartment is very nice, the leasing staff are responsive and do their job, and the maintenance people are quick and additionally theyre always going around and doing upkeep on the grounds maintaining its overall appearance. People who complain about this place have one bad experience and run to the web to vent.

Good appartments to live for. Good and quick service to your queries. Mostly all appartments are bed bug free. Gated community is an added advantage. The only drawback is it is costlier than other nearby appartments and it is not on UTD 883 bus route.
