    Brandon, Ruben, & Matt all came and helped me with my wasp problem, changed my AC filter, and replaced the light above my stove shortly after I put in my maintenance request. Love the efficiency this apartment complex has! Thank yall again!

    I recently had an issue with the air conditioning at my place. The a/c guy Matt came over promptly and tried his best to fix it. Sadly it needed a part that had to be ordered. Matt brought over one of those portable units which worked well. When the part came in, Matt came back and installed it, and OMG it works wonderfully now, never been so cool and comfortable. Thanks Matt for the excellent service. I only hope he gets paid well, because a good technician is definitely worth it.

    I love the community here at the montecito everyone is friendly and quiet even my guests who have come over have complimented me on how quiet that neighborhood is and how respectful and friendly all my neighbors are I love living here it is peaceful and very unique thank you for a great place to live.

    We have lived here for two years, and just signed a new lease for a larger unit and I can’t say enough good things about this property. The management and leasing team has been incredibly kind and helpful, going above and beyond for us whenever we need them. Brandon, Matt, and Reuben are amazing, efficient, thorough and respectful when it comes to any and all maintenance work.

    I absolutely love it here. Montecito is the first apartment Ive ever lived that I was happy to sign a new lease. The maintenance team is very nice and speedy. My apartment is very spacious for a very good price. Its very quiet here and I feel so safe. I love that its gated but only closes at night so I dont have to constantly fool with it. Sometimes its a bit hard to get the office to answer the phone but whenever I go up there they are always very friendly. Honestly if thats my biggest complaint thats a win.     I lived here July 2019-July 2020 and really liked it. I loved my apartment because it backed up to the dog park and overlooked the city park. The maintenance guys were always awesome and the office staff friendly.The ONLY issues I had was:1.) They automatically charge a cleaning fee when you move out, no matter how clean you leave it. They should be honest and state that part of your deposit is non-refundable.2.) The roaches were impossible to get rid of at times. It wasnt infested, but the fact that Id see one or two even though I had a dozen baits scattered throughout bothered me.**But, know that they werent bad or frequent enough to be a deciding factor. I feel like this is just one of the joys of renting an apartment.3.) They constantly had mass parking spots occupied by construction stuff.Overall, Im not quite sure why this place has so few stars. Id still live there if I didnt buy a house. Also the dog community there is so friendly!

    This was far more than ideal... Its was the easiest transition ever moving from another state... When I said experience speak volumes... Michelle and Brittany are your first class host... I pick one of the best places thus far⭐️⭐️⭐️⭐️⭐️ BEST MANAGEMENT #KUDOS

    Love the Montecito!! Happy resident for 2 years and just renewed for year #3. Location, perfecto. 10 minutes from downtown, quiet and safe. Mabel Davis Park right next door is amazing for morning walks. Friendly office and maintenance team. As a perk for renewing, Amber offered a free carpet cleaning. And most importantly, this property is on the emergency power grid. We only suffered 45 minutes of power outtage during storm this past February. Consider that.My only complaints, because hey ... life. #1: One of the entry gates is ALWAYS open. Hopefully youre a wise human who locks their doors and cars at all times anyway but yeah, not very consistent additional security. #2: Office team never answers the phone. If you have a real concern, show up in person. Email is fairly responsive too.Thats all, I love it here!

    My experience here and Austin started off extremely rocky. After viewing so many properties I was exhausted and frustrated. After 2 weeks of apartment hunting I landed here at Montecito Apartments which I can proudly say I love. The community is great, friendly, clean, and quiet. The leasing agent that set my anxiety of moving into a new city and clearing up a small mix up was Desiree. Theyre people that are just good at their job and then theyre are people that are Desiree (great). She was not only professional but kind, patient, and very understanding. She explained every single detail of whats required to move in to what im proud to call my new home.

    This is my second year living here. Good price for Austin, close to downtown, but away from all the traffic. They shut the water off a little too often, but they notify you a few days before so you can prepare for it. There are sometimes fleas in our kitchen, but nothing too awful. Theres tons of awful reviews on here so I figured I would jump on and say that I have had a great experience so far. The current management is super friendly and maintenance is usually on top of it.

    Ive lived here since July 17. I ran into an issue with my roommate & had to move from a 2x2 to a 1x1 in March. Alison & Oscar helped me so amazingly that my move went super smooth. I love how my maintenance requests get answered in a reasonable manner regarding priority. I love the location of these apartments. Five minutes from my university & 15 from both my jobs!

    Friendly, and helpful staff. Clean community. Willing to work with you on issues that are, or will be issues. Great location. Unfortunately, there are noise issues.     So far so good! I had to downsize from a 3 br house into a 2 br apartment for the first time in 15 years, but its spacious and hasnt felt cramped at all.Updated apartment, friendly and helpful staff, friendly and helpful maintenance who responded to and resolved two minor issues quickly, and a lovely old Austin feel to the grounds because of the big trees everywhere. Those big trees do invite tree roaches, little spiders, and roly polys to live in them though. When its hot they will try to come indoors. In my month here Ive seen them spray twice, and the only time Ive found live insects inside they died within the hour. Being a native, this doesnt bug me. Im also on the ground floor, so I expect it a little more. 10 minutes to downtown, South Congress, Barton Springs, the airport. Good food very near by (888, Hai Ky, P. Terrys, Don Juan), Mabel Davis Park next door (huge pool with lap lanes, nice skate park, trails), nice little neighborhood overall.The specs:No privacy railing or fence for either ground floor patio (one is private and the other is shared), but I do have a nice palm tree which acts as a barrier.Limited storage space in kitchen, bathroom, and elsewhere (no coat closet or linen closet), but I happen to have a plan with giant remodeled bedroom closets so its ok. Other models may differ in this regard, of course.Excellent natural light and double patios for all the plants! Theyve trimmed the lawn and hedges once since Ive been here, that I saw, but theyre well maintained.Recessed space for TV with a light above it, which prevents window glare and space issues and keeps it feeling cozy in here.Faux wood floors feel soft, arent hard/loud, and are easy to vacuum and mop. They were laid well too, unlike every other apartment I toured.Carpet in the bedrooms only, and its brand new and a good color/texture. Its darker so wont show normal wear, and fluffy so its easy to vacuum.Good water pressure, nice shower heads, water gets hot quickly and can get very hot.AC works so well I never have to set it below 76. My usual setting is 73-74 in other places Ive lived, but here 77-78 feels best and 76 is what I set it to overnight. Amazing!Not a lot of neighbor sounds, though Im on the outside of the complex. Upstairs neighbor is very stompy, but it doesnt bother me and isnt super loud.Free Google Fiber is nice and Ill keep the free plan for a few more months. When Im ready to download a game or spend more time online for work, Ill probably upgrade to a paid account. But for streaming television and basic phone/internet/game play, 5 mbp is fine. The only issues with lag or quality are when the whole building is home and trying to watch Netflix at the same time, and even then its not that bad.Cute little laundry room, though I think its the only one for the whole complex. 6 washers and dryers, though the dryers are huge. I havent had any problems getting an open unit though. Credit card operated soda machine is nice too. My plan comes with washer and dryer connections on the private patio, but I havent brought mine here yet. Good thing the laundry room is nearby!The pool has also been cleaned twice since Ive been here, but I have yet to use it. Its smaller, but the pool area is cute and there are little waterfalls to help muffle any noise.The recycling bins are just too small. They have huge dumpster for trash, and only two small cans for recycling. Its always full when I go to take mine out.Amazon brought my package to my door while I was here, but if I werent home it would go to the office to wait for me. I hope they dont get annoyed with my online shopping habits around the holidays, but its secure and I appreciate it!Fees:Application - $500Administration - $250Pet deposit - $400 perPet rent - $25 perTrash - $8Pest - $3

    My bf and I are on our 2nd lease here and love the location! Dog lovers paradise because its right next to a park with a one mile loop. The tenants and staff are super friendly. Huge shout out to the maintenance staff! They are on top of it! Yes the property is older and it does depend building to building but its affordable for the location and If youre going to pay $800 and up for a 1 bedroom and have it be 10 min to downtown, South Lamar and Eastside; than youre not going to get high end finishes with the pristine exteriors that so many peeps expect! This is a great option if youre on a budget and want to be in the city! Done and done!

    This place has been great. Friendly staff and neighbors. Dog friendly. Easy access to public transportation, but off the main streets. Just a couple of minutes to 35 or Ben White means you can hop onto the highway system within minutes (and then stop, because, hey, Austin traffic). Rent isnt great, but I always felt I get more here for this rate than other places Ive considered. Im still living here, but moving out soon and will try to remember to update based on that experience.

    Ive been living here for two years now and simply love it here! Its quiet and peaceful. A lot of trees, plenty of parking and excellent staff. By far the best apartments Ive found in this area and the price is very comparable to others.

    We had to move from south Florida with in a week, the ladies here were amazing, they went above and beyond to help us get everything settled, we have been residents of gable communities for 7 years now and was so happy to find one in Austin! They have the perfect mix of corporate and personal!

    I been living in montecito for almost theee years, I’m writing this review because its important to recognize the outstanding maintenance team with Brandon and Mathew who always come almost immediately to take care of my maintenance requests, this guys are outstanding workers, they come with the best attitude and ready to make my living much easier, since I’m living here (is my third year)I been experiencing their professionalism and commitment.

    Bus lines are nice. Apartments are good for the rent you pay. In the neighborhood not being on Oltorf Avenue like other buildings with similar rent means you do not deal with as much street.

    Advantages: The environment is very good, there is a wild flower park next to it, and the 2b2b unit is most suitable for families to rent. Disadvantage, but sometimes the water goes out.
