    We moved in just a month ago, and we couldn’t be happier with our new home. The location is perfect for us—being European, I love to walk, and its ideally situated right across from Whole Foods, near the Bayou, HEB, and CVS. The concierge team is exceptional—Rosy Hernandez is always friendly and attentive to both me and my guests. We love her! She always smile and welcomes us in the best way possible. The new amenities are a real standout, and everything is brand new and well-maintained. We also appreciate how the concierge handles our packages; there are never any issues, as they manage everything for us. The leasing agents are very responsive, and we had a wonderful experience working with MJ. Plus, the community has great partnerships with local spots like Andiron, and they organize events that really bring everyone together. We’re so glad we chose to make this our home!

    Fantastic Living at Modera WaughLiving at Modera Waugh has been an amazing experience. The apartments are modern, spacious, and thoughtfully designed with top-notch finishes.     I recently had the pleasure of touring Modera Waugh, and while I ultimately did not choose to reside there, I simply had to share my experience with their exceptional staff. Karina and Selena went above and beyond in showcasing the property, offering insightful recommendations, and making me feel welcomed in a new area. Their professionalism and warmth made the tour very memorable. Additionally, Omar at the front desk exuded great hospitality and was incredibly accommodating during my visit. The outstanding level of customer service exhibited by the team at Modera Waugh is truly commendable and sets a high standard in the industry. I am thoroughly impressed and would highly recommend this property to others, truly a 10/10 experience!

    I have lived in many apartment buildings, and Modera is by far the best! The apartment itself is beautiful, and I get to watch the sunset from the comfort of my home. Randall, MJ, and the rest of the management team make it feel like a real community. They are very kind, attentive, and always go the extra mile to ensure everything runs smoothly. Whether it’s quickly fixing maintenance requests, organizing community events, or simply greeting residents with a smile, they make living here feel like home.The management team is dedicated to creating a welcoming environment. They take the time to get to know each resident personally, fostering a sense of belonging. The amenities are well-maintained, and any concerns are handled quickly and professionally. Even though there are some things out of their control, they strive to fix issues as soon as possible.The community spirit at Modera is outstanding. Residents often come together for social gatherings, creating bonds beyond just being neighbors.One of the highlights of living here is watching the beautiful sunset from my apartment. The view is breathtaking and serves as a daily reminder of how special this place is. I’m very happy to be part of this community.

    Living at Modera has been an absolutely amazing experience. The apartments are luxurious, spacious, and equipped with excellent, modern appliances. The management team goes out of its way to make the experience as pleasant as possible. Every concierge, especially Irene and Rossy, has been incredibly friendly and helpful; they made my moving experience remarkably easy and convenient. The amenities are unmatched, and were fortunate to have outstanding, luxurious monthly events featuring unlimited food, drinks, and happy hours. I look forward to calling Modera my home for many years to come!

    Lean and great- looking interiors design. No carpets is a big plus. Appliances and bathroom have good quality pieces. However, windows are small compared to competitors, and the overall attention to details and finishes is below the line for this price level. The building is brand new, hope it will keep it up to the expectations!

    My partner and I toured here and we loved it!! This complex was in our top 2 picks. Unfortunately, we decided to not lease here because our top 1 pick was better for our commute. One thing I loved about this place was how personable the leasing agents were with all their residents. All the residents looked happy living there. The floor plans were super spacey and the A1 closet was huge. The tour agent showed us so many floor plans, if our top choice didn’t exist, we would have been leasing here! Anyways 5/5 for us

    I had the pleasure of bringing The Vegan Hippie food truck to Modera Waugh, and it was an amazing experience! The management and staff were incredibly welcoming and accommodating, making sure everything ran smoothly. I’d also like to give a special thank you to the wonderful residents for their support and enthusiasm for our plant-based menu.     Our experience at Modera Waugh has been nothing short of excellent. The staff truly makes all the difference. Randall, MJ, Selena, Irene, and Rosa have been incredibly helpful, kind, and attentive since day one. They consistently go out of their way to ensure everything runs smoothly and are always ready to assist with a smile.The amenities are fantastic, and the location is perfect for enjoying everything Houston has to offer, from Buffalo Bayou Park to downtown. While new buildings can naturally come with a few challenges, the staff has been proactive and efficient in addressing any concerns we’ve had. Their dedication to making Modera Waugh a welcoming and comfortable place to live is clear.We’re grateful to be part of this community and highly recommend it to anyone looking for a place that truly feels like home.

    ***Not a Resident***This is an immaculate property. With apartments everywhere in Houston, this one stands out because of its location, the amenities, and the floor plans.The property has an amazing view of the city. It’s conveniently located to shopping, restaurants, and more (seriously, right next door). It’s easy to get anywhere from its location.Unique amenities are tough, and let me say, this property has them. The pool has an incredible view and is beautifully set up. The gym is two levels with a hot yoga space overlooking the city, PILATES MACHINES (!), and more.And lastly, the most important, those floor plans. They are spacious, well thought out, and carpet free! Absolutely gorgeous appliances.Eddie provides top-tier support from scheduling a visit, providing a tour, and walking you through the application process. This property is a true 10/10

    Irene with concierge services is the absolute best. She helped make our move in more efficient and always has a smile on her face anytime I see her downstairs. She always remembers my name and takes extra effort to make me and our guests feel welcome.

    I moved into my apartment on July 5, 2024, and my experience has been nothing short of excellent. From the start, the sales team was incredibly friendly, always willing to help and answer any questions I had. A special shoutout to “MJ,” who exemplified professionalism and timeliness every step of the way, ensuring a smooth transition into my new place.What truly stands out, though, is how the entire staff went above and beyond in the aftermath of Hurricane Barrel, which affected millions of people in Houston. Israel (head of maintenance) support during that difficult time made a significant difference. Despite the chaos and challenges, the entire team remained responsive, compassionate, and fully committed to the well-being of the residents. I couldn’t have asked for a better team during such a stressful period.This has been one of the best apartment living experiences I’ve had, and I highly recommend this community to anyone looking for a place where the staff truly cares!

    My leasing experience was beyond exceptional. MJ helped me out tremendously! I had a tight timeline and had to be out of my current apartment in 5 days. Although tours were fully booked till the following week, MJ was able to get me in the very next day. I toured and signed my lease in less than 48 hours and began moving in. I can’t wait for the community to come to life. Such a beautiful complex with great amenities and awesome staff!

    I’m an apartment locator and I recently brought a client over to Waugh. We got the exclusive tour with Randall the property manager. He was amazing and so patient with my client. He answered ALL our questions and was super knowledgeable about the property. I tour a-lot of communities on the daily and never received this level of customer service. My client was already sold with the features, but Randall was definitely the deciding factor for him.

We were approved in a timely manner and the process was streamlined with the expertise of MJ. He took the time to answer all of our questions and made the process less stressful than it can be.     Wanted to rent a larger 1bd with a study at this new property so bad but I just couldnt justify paying 3k for 1 person to live there. Maybe for a couple with two income. So i will be looking elsewhere, however i wanted to leave a review for MJ. He was so helpful and answered all my questions, took measurements, sent me videos and was always very professional. Thank you MJ! Also, the property looks amazing, the finishes are top of the line, and the location cannot be beat.
