    This was the best place I could have ever chosen to live! I lived in Modera for 18 months and just recently moved out. My experience here was nothing but amazing. The community is fantastic and feels extremely safe. It shares the property with LifeTime fitness, which is a huge plus! The property itself is beautiful and has great amenities, but the best thing about it is the community. Most times, you move to a property and thatā€™s it because you donā€™t really interact with anyone but it is different here. Everyone here is very friendly, hangs out around the front office or lobby areas, so itā€™s impossible to not make friends. Lastly, the staff is amazing. The maintenance team is relatable and quick. Every single leasing agent does a great job and is super welcoming. The 2 managers Melissa and Kelly are the nicest and best people ever! This was an extremely well run property and itā€™ll always be special! Itā€™s a 10/10 and I hope the property stays that may with the support of the parent company :). Sad to be leaving but you wonā€™t regret the location and perks of this place.

    Iā€™m very happy living here! The amenities are awesome, and my apartment is a dream. The leasing team has some of the nicest, stand-up people, including Melissa and Eddie.     Incredible experience finding my new home at Modera Six Pines! Gaby P. was amazing- she helped me through the entire process and made me feel so comfortable in making this big decision. The apartments are stunning, with so many great amenities, how could I resist!     I have been a resident at Modera Six Pines for close to 3 months and I absolutely LOVE living here. The complex is amazing including all of the amenities. I have met many of my neighbors as well. Eddie, Melissa and Kelly are so friendly downstairs. They also always take the time to say hello and also give my sweet dog so much attention. My entire experience at Modera Six Pines has been absolutely incredible.

    Ve been a resident for a few months now and I have zero issues with my apartment, itā€™s so spacious and the property in general is always clean and welcoming. Iā€™ve been lucky to have pleasant neighbors and the location is perfect for my commute. The manager Melissa and assistant manager Kelly have always been so helpful, the leasing agents Gaby and Aleisha are amazing. All of them are professional and always eager to help, and have such positive attitudes itā€™s contagious, I appreciate their excellent customer service. Keep up the good work girls and thank you for making my time here enjoyable.

    The application and move-in process was very easy. All the staff at Modera is super friendly and made us feel very welcome.     ~Well, this place is new and a lot of amenities will take a few months to open up officially. But they clearly let you know that upfront. This place is not easy to get into which in my book is great. I perfer to be in a more adult oriented complex that houses mostly professionals and not in a dorm style apartment that has constant noise issues. I also dont want to be in an animal kingdom that allows loud barking dogs owned by careless owners that failed to properly curb them. So, if strict polices are set in place to prevent the aforementioned I am all for it. Now, onto my experience thus far with the complex and management. I first spoke with Elizabeth and from there the experience has been nothing but pleasant. I already have a place and will be moving officially in August 12th. I was able to take a tour and see the complex thus far at least what was open. The entrance to the complex is beautiful and makes one think about a lobby of a luxury hotel. The mailroom was spacious and easy to get in an out. The ā˜•ļø machine was perfectly placed by the elevators for a quick cup of Joe on your way to work. The elevator didnt feel like you were moving at all from floor to floor. The only amenity that was open for touring was the business office. As you can see it has tons of room, a reading nook, and 2 closed in conference rooms in case you want to have a friendly get together or a business meeting. Onto the apt which was a studio and actually perfect for me. I would recommend this apt for a single resident but not more than. The apartment itself has beautiful new stainless steel appliances, dishwasher, fridge,a chef style sink and gas grill, the living room/dinning room has built in book nooks to place all kinds of accent pieces to make this your home. There is a brand new washer and dryer with plenty of room left for a laundry hamper and cleaning supplies. The bedroom is small but perfect for me, the closet is a decent size and the wood plank shelf is a plus. The one thing besides the lovely dark cabinetry and plank flooring that caught my attention was the bathroom especially the lightening around the mirror (Whether you are donning on make up, fixing your hair, or playing around with selfies nothing is more annoying when light relects on and not from the mirror). Then of course a deep tub with a large shower head was also I nice feature. An extra bonus is a built in Comcast modem preventing those annoying boxes that are an eyesore. Each room has 2 modern ceiling fans to use when not using their state of art AC. Of course all of this is nice, but nothing made me smile until I slammed my right foot down on the floor and almost broke my ankle. It was like hitting solid concrete which means noise reduction. There is not an apartment resident alive that doesnt like to come home to a quiet place without constant banging and slamming of neighbors. Aside, for all of this the apartment complex is built close to a hospital, shops, restaurants, and the Woodlands town center. The town center itself has officers in and out 24-7 so very convenient should a problem arise. Well, that is my take thus far and hopefully this review will only get better once I move in....~

    Ive been living at Modera for 8 months now and I cant say enough good things about it! The community is friendly and quiet, perfect for someone who values peace and relaxation. The apartments themselves are spacious and well-maintained, and I especially love having my own balcony. The pool area is a great place to cool off in the summer, and the gym is always clean and well-equipped. The management team here is fantastic ā€“ theyre always helpful and responsive whenever I have a question or need something fixed. The maintenance staff is also very efficient; they get things done quickly and professionally. Overall, I highly recommend The Modera to anyone looking for a great place to live in The Woodlands.

    Beautiful! In the heart of the Woodlands yet quietly off to itself on Six Pines. So close to Market Street. Loved the amenities, cant wait to start my new chapter here! Bailey who toured me was amazing even though I came a little early. She was fantastic and I can tell all the details are looked after in the building including safety which is very important to me. Cant say enough about how this building is all inclusive and offers great amenities!

    I moved into Modera Six Pines October 2022 and am so glad I chose this place. My corner apartment is spacious and I love the views from the large windows! The property is kept very clean, smells wonderful, and is in a great location close to numerous restaurants, shopping, and outdoor concerts. It feels extremely safe here which is very important to me. The management and her team have made me feel welcome and have always addressed my needs. I was new to the area and they recommended a loving groomer and convenient storage unit nearby which I have been pleased with both. Maintenance response is quick and always respects my privacy which I appreciate because I have a dog that is not crated inside my apartment. Theyā€™re very dog friendly and warmly welcome my dog with a tasty treat daily. In the beginning, some residents wouldnā€™t abide by the rules of using a leash and it was a little unnerving to walk my small dog, but I was impressed and pleased with how well management enforced the leash rules. In fact, management is very good about enforcing all rules here and I like that. I made an excellent decision to live here!

    I simply love this luxury apartment complex. The location is amazing, brand new, close to everything. The units are beautiful, and weā€™re designed with a great use of space. Itā€™s a quiet community where I feel safe, so much that Iā€™d let my daughter live here without question. Iā€™d be remiss if I didnā€™t mention that Melissa and her team are top notch! She is so sweet and accommodating. Her whole team is fabulous and Melissa especially made mefeel like part of the Modera family even before I moved in. If you are even thinking about finding a luxury apartment around the woodlands. Make sure you check Modera out!

    I love this place and my home! The office staff is great and they are so knowledgeable and friendly. They made my decision to move here easy. I just met the maintenance guy and he was great and funny! The building is beautiful and always clean and smells amazing. My neighbors are all so friendly and my dogs have enjoyed meeting other dogs. As stated before, I love this place and my home and will be here for a while longer!

Amenities: Great coffee and Earl Grey tea in the lobby, and you canā€™t go wrong hanging out in the Hideout ā€œ renamed the man cave in our family. Thereā€™s to many amenities to name but definitely better than any other apartment community in this area.2. Location: From the The Woodlands Mall , Hā€‘Eā€‘B, Whole Foods to The Cynthia Woods Pavilion where the best of the best concerts can be enjoyed itā€™s all within 0.8 miles or a less than 20 min walk.3: Living: The community is always clean and quiet. You can see the proud team taking care of the community as if itā€™s their own home.4. People:Melissa the manager is receptive and very caring. Sheā€™s out and about taking care of every detail.Luca did our welcoming check in and is an absolute delight to work with.The maintenance manager is knowledgeable and get any work completed in no time at all.I can list every employee if Iā€™m honest for their kindness, respect and Iā€™m consistently amazed by their performance.5: Their positive attitudes and love for this community shows in the reception you get every time you step into the reception area. My dog wonā€™t let me go in any other door so she can get her love from the office staff.

    We love living at Modera Six Pines. The building/our apartment is brand new! The location is perfect with nice restaurants and shopping so close. Not to mention all the nearby fun events!     Professional staff and management. Respond quickly to requests. Nice amenities and love the 24 hour coffee / tea station. Areas of opportunity- the double doors between the elevators and hall are a hassle if your hands are full. Wish the gym had sweat towels / bottle water. Build quality in certain areas could be better. Overall itā€™s really one of the best buildings in the greater woodlands area. The entire leasing staff is phenomenal.

    Modera Six Pines is an incredible place to settle into. Making a huge jump from Australia for work, I was worried about somewhere to call home away from home.     Aside from my noisy upstairs neighbor that has now moved out, I LOVE IT HERE! The property is so beautiful, we are literally down the street from the police department and just minutes away from the mall, outlet stores and fun activities.     I love it here! Great community and neighbors, and facilities and accommodations are immaculate. And you cannot beat the location: 3 minutes away from luxury shopping and a full spectrum of restaurants- urban apartment living doesnt get better than this!Ask for Eddie if looking for a place- he is phenomenal and bends over backwards to get you the information you need to make the right decision for you. He sent me videos and answered every question for me, while I was deciding. I definitely made the right decision!

    I love this apartment all the amenities and infrastructures are high quality. The staff onsite is very friendly and helpful. One thing thatā€™s little upsetting is that the electric charging stations in the apartment are priced at 35cents/kw whereas the charging stations normally in apartment should be free charging for residents. All the other apartments that has charging stations is also free to residents. I remember before we moved in the charging station was free but was later changed to 35c/kw. Please can the management team consider lowering or changing it to free for residents.Thank you

    It have been a great experience living here. From the moving experience and the few months that I have lived here, it has been a great experience. The leasing office workers are very great. The apartment is neat and nice. It is well secured and there is no parking issues. Guys , this is a great place to live. It feels like home living here .

    I loved the times I came and visit and toured the Unit. plenty of trade to find, market street is walking distance to the mall, Mastros steak house is amazing. Louis Vuitton and Gucci and ysl is really close by. this property is in the heart of the woodlands. I also find the Price Very affordable. The lobby is beautiful and the staff were friendly. Love how clean the building is and still has that new scent to it. and very very very Peace-full.

    Beautiful building and units that have just what I need in an apartment! Theres a floor plan for everyone. The pool, gym, library, and areas to lounge make living here spacious and comfortable outside of your home. The location is wonderful, quiet and very close to Market Street, The Woodlands Mall, and Waterway Square. HEB and Whole Foods are very close for groceries. The Pinecroft Center is close too for Target and HomeGoods! There are countless places to eat nearby. I truly enjoy living here with my dog and meeting new neighbors. Eddie in the office is great!UPDATE: After living here for a couple of months, I wanted to provide an update on observations!-The smoke detectors are extremely sensitive, even with the fans and vents on. I cook every day and it goes off when nothing is burnt. My dog freaks out every time.-You can hear anyone and everyone if theyre in or passing through the hallway.-Lifetime is being built right across from the building so that should be a nice supplementation for the small gym we have!-Amazon deliveries need to go through Fetch which is an excellent delivery app/service.-Food deliveries can be complicated so its easier to meet them in front of the building or the lobby.

    The people here are fabulous even after Ive moved in. The place is extremely clean and up-to-date on all amenities. The pool is on the fourth floor which is totally awesome! I guess my disappointment came when I realized theres no interior storage, no pantry, and not much in the way of cabinetry.But there is so much positive here than otherwise so yeah I give it five stars!

    The staff at the Modera have been awesome and always happy to see us! The property is new so everything smells pleasant and fresh. The location is perfect and so close to shopping, dining, work and play activities.

    *******Long Post Alert*******I first and foremost want to let everyone know that I am NOT being paid to write this review, nor is there any incentive attached to this review, this is simply my honest review of my experience with Modera Six Pines thus far.IF THERE WERE 10 STARS, MODERA WOULD GET ALL 10!!!Lets start with the tour. I booked an appointment for my husband and I to tour this property with Edgar on Saturday January 14th, 2023. And from the moment we walked in the door we were greeted with smiles and good vibes. It was pretty busy with a lot of move ins and other tours, and that was great to see! Our tour was fantastic and thorough. We got to see all of the amenities on the different floors, and even got to look at a plethora of different floor plans to help us make our selection. This property is stunning truly! And one of the floor plan we looked at and eventually ended up going with HAS TWO FREAKING BALCONIES IN A ONE-BEDROOM (like, are you kidding?!)We actually left after our tour to go and tour about 4-5 other complexes within 20 minutes of the Modera, and funny enough Edgar said wed be back, and we did come back because no other apartments had anything in comparison to the Modera.The application process was as painless as could be. Every step of the way Edgar took care of us. He responded very quickly to all of our emails, and left no question unanswered. He made sure we had nothing to worry about. Not only is this property awesome, but I know when we move in, we will continue to experience this great care. I look forward to it!Edgar, thanks again so much for your patience and kindness during this process. So glad weā€™re able to get somewhere and Iā€™d rather go through all this for such an amazing property with an amazing staff than another property that does not care.And I would like your manger to know that you are and have been exceedingly helpful and generous with your time. My husband and I will never forget or take for granted all of your efforts to provide us with the information we needed during this process.To anyone reading this wondering if you should go and check out the Modera Six Pines, PLEASE DO! The Modera is literally in the best location ever, the amenities are endless, and there is a Lifetime Fitness being built practically on the same plot with an 8-story parking garage coming soon.Im not just saying this, in fact, it pains me to say this because I want this place to be a secret LOL.

    Great apartment complex, the amenities are amazing, the staff is very helpful and friendly. Lots of different events that you can participate in to meet other tenants and make new friends, this is specially great as a newcomer to the area.

    Luca was by far the most amigable and attentive person, she would answer all my questions and make sure she responded to all my emails or phone calls in a timely manner! She knew all of wants and needs I toured and singed like 30 min before closing! If I ever have a work order or concern they take matters as soon as possible! I really like my new home at Modera at Six pines ā˜ŗļø

    Staff is friendly and responsive. Answered all my questions. The apartments are really nice with stainless appliances, granite countertops, and fiber internet.Update: everything is still good after almost a year here, and really, my only complaint is that your packages cant be sent here. They use Fetch, so unless it is USPS, it has to be sent to the Fetch address, and Fetch will deliver them. If you need anything rushed delivered, you better send it to UPS/FedEx store or to a local amazon locker.

    This apartment complex is beautiful and fairly priced imo. The area is relatively quiet even with construction going on. Luca & team do a wonderful job of making you feel welcome and theyā€™re patient with you every step of the way through the app process. You definitely want to check this place out. Youā€™ll regret it if you donā€™t.

    This apartment complex is wonderful! The amenities are amazing!!!! You really get what you pay for here. Aside from the apartments, Luca and Eddie are so helpful and very kind! I would highly recommend this complex to anyone!

You can hear EVERYTHING. Ive stayed in alot of apartments and the floor sound barrier insulation at this building is the worst (poor quality). For the amount we pay in rent, I feel it should be much better. The tenant above me constantly dropping stuffand it sounds like Fred Flintstone lives above me. If anything larger than a coin drops, youre gonna hear it. I have to wear ear plugs at night so my sleep doesnt get disrupted šŸ˜’Just hope the tenant above or beside you shows some type of etiquette.
