    I had a wonderful experience with Lauren. She assisted me with all my questions and concerns. After my first visit, I came back a second time and Lauren remembered my name and the floor plan we viewed. She was very diligent in helping me make the right decision. I ultimately decided on the townhome and will be moving in soon. Of course some of the reviews are concerning, but I’m stepping out on faith and giving this property a chance.

    Such a beautiful place! Maintenance and staff is great. The manager is also very respectful and listens to any concerns you may have. Everyone here makes you feel comfortable and show they want you to have a great living experience.

    I recently attended my first ever resident event at my new apartment complex and I have to say I was completely blown away! Andrew & the rest of the leasing staff are truly second to none! The amount of attention to detail and effort put into this event was incredible! The property is well maintained, the amenities are awesome and I really love my unit. All of this to say thank you Modera Frisco Square Team, I am beyond impressed!

    I have lived at the Modera for a year and recently moved from a two bedroom to a one bedroom apartment. The entire leasing staff did an excellent job of making my transition extremely smooth and efficient. Any questions I had were immediately answered directly by a personal phone call which is so rare in our society today. It truly sets the leasing staff to a higher standard of professional service and efficiency.

    We are proud residents of the Modera Frisco Square! They keep the community spaces immaculate. The leasing staff is also highly responsive to our inquiries. We had a maintenance request and they got to it right away! We love living here and recommend it to everyone!

    I just moved out of Modera Frisco Square, I was one of the first move-ins when they opened and I absolutely loved living at the property. I wanted to renew my lease so badly, but entering into a new chapter in my life, there just wasnt a unit I could transfer into that fit the exact needs for us (but I looked for something at the complex hard so I could make staying a possibility). The staff is absolutely amazing, every single one. They will help you in any way they are able to. The property is always extremely clean. I never felt unsafe living here. They have great resident events that people actually want to go to and show up to.I had an amazing experience living here and would have stayed if I could have!

    I’ve been a resident here for almost a year now and I have genuinely enjoyed my experience here at Modera Frisco Square. The property is gorgeous and the location is great! Most residents I’ve met here are really nice and a lot of people show up to the community events, which is cool.Most of all, I really love the staff, and I honestly feel bad that some residents are so quick to complain or leave reviews. If you reach out to the office about any issues, they are so helpful and informative. I see most negative reviews are about the alarms, which were fixed a long time ago. It was frustrating, but they sent emails out with explanations each time. Not everything is going to be perfect in an apartment but most people here know that the staff actually cares about everyone’s experience and that matters most and issues never last long.Thank y’all for everything you do!

    Ive been living here for about 4 months and I absolutely love living at Modera Frisco Square! I want to give a personal shout out to the property Manager, Brooke! She has treated me with nothing but respect and she was a big reason why we moved here.The amenities are top notch (Golf simulator, dog wash, bike room, huge pool, etc.) But 1 thing that stands out is the management team. They are always responsive and very nice.

    This review is way overdue! I moved in around May this year and the staff here is phenomenal. I saw this place while driving around looking for new apartments to stay, and was greeted with a warm smile and welcome from Leanne one of the leasing representatives. She asked right questions off the bat and basically helped me narrow my search. She showed two units and sent me all the information I needed to decide. Three factors played in my decision, 1) it was close to work 2) the units are brand new and 3) Leanne made it such a pleasant experience and having great staff in a community you will call home is important. I went home and actually chose a different unit from the ones Leanne showed. This is where I think the staff her goes above and beyond, because Leanne sent me a video of what the unit looked like since it was different from the other two she showed me. She didn’t have to do that but she went out if her way to do so!I definitely recommend living here.If I were to nit pick, it would probably be some dog owners don’t know how to pick up after their pets, which is very annoying. This has nothing to do with the staff here as they do what they can. Residents here just need to be responsible with that, as having a livable community is not only the responsibility of who work here but also those who live here.

    I submitted a maintenance request to the Modera Frisco Square maintenance team and Gabrianna Salazar was assigned to my order. She did a great job. I really appreciate the promptness of acknowledging my request and the name of the team member who would be taking care of my order. Communication was very professional.

    My husband and I had the chance to tour with LeAnn a couples times and with Andrew once here, and they are absolutely incredible!! Even though we went back a few times to see different units & take measurements, they were super kind and accommodating to let us do so with a smile on their face. Their stellar customer service helps us feel at ease that we will be in good hands!We love the units, furnishings, and the area with the luxurious touches. We’re super excited to be residents here!!

    Move-out update: we have a couple of months left here, and THANKFULLY the fire alarm situation appears to be resolved. :) Overall, we have enjoyed living at Modera. Wanted to agree with other reviews that the maintenance team is truly great, and they deserve all the praise for their work. We love the leasing agents too. I also appreciate that the dog stations around the complex are always filled with waste bags (so there is no excuse for owners to not pick up their dog’s poop!)Update 3/6/24: ok, the fire alarms really are taking a toll on EVERYONE (mentally and physically)… imagine being sick, exhausted, and having to wake up at 6 am… and then the fire alarm jolts your entire household awake at 3 am. Each time there’s been an alarm, I’ve documented it (and this is the 8th one I’ve experienced since last summer). :( It’s frustrating but an honest reality to those of us living here. The first couple of times it happened, everyone was downstairs with their pets, and we all kind of joked about it. Today, only a handful of residents were outside and I could just see the exhaustion and exasperation on their faces. :((Original review)The location of the apartment is great (close to the tollway, and it’s also within walking distance to Frisco Square)! The staff is very kind and friendly. I love the community events they throw every few months, as it is a great way to meet other residents and the apartment staff!

They have a really solid team!Lauren guided us through the leasing process with patience and professionalism. She was always available to answer our queries, took time to explain the terms of the lease in detail, and ensured that the whole process was as smooth and hassle-free as possible.     We have been here since May I believe and have absolutely loved it. LeAnn showed us around and was incredibly kind, patient, and informative. She had an answer for every question I had and even gave us extra suggestions based on what we said we were looking for which really really helped!! We were in a hurry to secure a spot that checked all of my boxes (as I’ll admit I’m difficult to please when it comes to apartments) and Modera had it all. Plus LeAnn was able to get us situated insanely quick which really helped calm my anxiety of finding a new home. I’ve never loved an apartment so much that I use the amenities but Modera is so cool that I definitely take advantage when I can (my favorites are the game room, co-working space, and the grills in the enclosed courtyard, when the lights come on it’s SO cozy!!). Everything is always clean, the staff is extremely responsive, and the maintenance team is absolutely fantastic!!!

    The apartments are new and well maintained (as of now). The maintenance team is also prudent in resolving issues. Id recommend it as a good place to live!Having lived here for 2 months now, only downside may be that some appliances (stove, microwave) are not of the best quality and some insects show up in the apartments once in a while.

    Lauren has been extremely helpful and friendly. The community is incredible. Very happy to have have Modera as my new home. There were some construction delays initially but everything was handled professionally and was out of the property management’s control. Overall, great experience so far!

    Modera Frisco Square is such a beautiful property. The amenities are 10/10, the pool is the biggest I’ve ever seen for an apartment community and the staff is the absolute best. Outside of a few areas still being under construction, the area is in such a convenient location, close enough to the main road but tucked away in a quiet area.Shoutout to LeAnn for making my move in experience from tour to move in so smooth! :)

    Lee Ann has been so helpful…above and beyond! Always has a friendly smile. But they have a lot of electrical issues here....fire alarms have gone off 4 times in less than a year, power surges, broken garage gates that take weeks to repair.

    My husband and I are excited to be among the first residents at Modera Frisco Square. We have lived in Frisco Square for nearly four years and we love the location. We are a few blocks from the DNT and we are able to walk to the library, restaurants and downtown Frisco. We have watched the Modera being constructed and we like the architecture, choice of residences and amenities. The online application process was efficient and we were able to complete the entire vetting process remotely. Pets are welcome and they feature a Pet of the Month in their newsletters. Our cat, Muffins, is the first furry resident. LeAnn is wonderful to work with and she was able to answer questions, provide documents and help make our process smooth.
